In February 2024, one of our directors began his own separate property company. Called "Sand and City Property Holdings", this new venture continues the same dynamic progress that GND PROPERTIES has been experiencing recently.

Concentrating initial on residential properties in the South Coast of England; we look forward to completing our first acquisition in the next few months.

Buying your first home is a big deal, so it's important to get everything right the first time around. Whether you're buying your first home or moving to a new area, there are lots of things to consider before entering into a contract.

You should also think about the type of property that you want to live in. Do you want to own a house or rent an apartment? If you're planning on buying a home, it's important that you consider how much money you can afford each month as well as what kind of mortgage deal is available.

Ensure that you have a good credit score.

A good credit score is important, but it's not the only thing lenders look at.

As you're shopping around for a mortgage, make sure you check your credit score before applying for a mortgage. Your credit history can impact how much money you can borrow and what interest rate you pay on that loan. A higher score means more money available to borrow and lower monthly payments because of lower interest rates.

If you have a low credit score, try to build it up before applying for a mortgage. Pay your bills on time and don't take out too many credit cards or open too many lines of credit.

Saying Goodbye to a loved one, is always heartbreaking. And waving them on to a different future with someone else, is even more so.

So it is with a truly heavy heart, we say a fond fairwell to one of our legacy properties.

243 Amhurst Road, Stoke Newington has been sold today.

A Victorian building that had a massive shop..and huge 3 bedroom Flat was bought by a local businessman.

We all wish the commercial tenants, Kahraman and his lovely hardworking family, all the best in this amazing new chapter of their history.

And we will begin to recover from the past two years of craziness and stress. And enjoy the fruits of our labour's, and work towards finding new opportunities.

One door closes.... what will happen next? Who knows!

Customer Update COVID-19

To all of our tenants and visitors,

From Wednesday, 14^th May, 2020, in accordance with Government advice to the estate agency industry; our Newhaven offices will now be open again.

Under the continual updates and new Health Guidelines being introduced to reduce the Covid-19 exposure, we will also still be working from home as much as possible; though we will be able to welcome you into our office by appointment only. New Health guidelines also applies, as does the new Guidance from our Partner Serviced Offices that we are part of that building's Community Health Advisory Notice.

We remain fully committed to supporting all of our customers, and are changing and adapting the way that we operate, enabling many of our staff to work remotely, and whilst our office’ doors are now open, we will continue to be available to you online, on the phone and via email, as we emerge from this extraordinary pandemic.

We continue prioritising support for our Commercial Business Tenants and our residential lettings customers; and look forward to welcoming new clients, as well as one of the thousands of clients that we have helped in the past; we are here to help, even if you just need a friendly voice to talk to.

It is very important that if you find yourself in a financially difficult situation, because your employment situation changes suddenly; and you are not able to pay rent or applied for Govt Furlough payments / Benefits / etc; you need to inform our letting team, as soon as possible.

We are able to negotiate some help, case-by-case, with consultation and advice. During these extraordinary times, we will accept UC/Benefits payments or Furlough Payments.

Not paying rent at any time has serious implications, and can lead to issues to cease a tenancy abruptly; and in rare occasions, rapid evictions.

We are very grateful to return back to our office, and for your understanding at this time, just as we are thankful to our ever-supportive staff and teams.

We will be in touch with you soon with further information and any updates will be posted on our Blog; but please bear with us as we work as quickly as we can, as we all adapt to this Coronavirus situation and the “new normal”.

To all of our tenants,

In accordance with government instructions, our Newhaven offices are now temporarily closed

until further notice as we all do what we can in the fight against Coronavirus (Covid-19).

Whilst we will not be able to welcome you into our office, we remain fully committed to

supporting all of our customers. We are changing and adapting the way that we operate, enabling many of our staff to work remotely, and whilst our office’ doors will be closed, we will continue to be available to you online, on the phone and via email throughout this crisis.

We are prioritising support for our Commercial Business Tenants and our residential lettings customers; and if you are one of the thousands of clients that we have helped in the past, we are here to help, even if you just need a friendly voice to talk to.

Our "SACP Portfolio Flyby" movie gives us again the wonderful opportunity to reconnect and say, "thanks" to our loyal friends and stakeholders, shareholders; executive team; our fabulous tenants, and our hardworking staff.

How did Arnold Schwarzenegger, the Terminator, start his empire with a 6-pack?

I’d like to share with you how Arnold Schwarzenegger, the Terminator, started his empire with a 6-pack. Even before Arnold Schwarzenegger became the godfather of modern bodybuilding, before he became a mega movie star, or even before he was the governor of California, he was a commercial real estate investor. You see, the foundation of Arnold’s success was not his 6 pack abs. The foundation of his success was a 6-block apartment building he purchased in Santa Monica, California a long time ago.

Arnold’s Beginning

When Arnold first came to America, he needed to figure out a way to pay for his competitions, to pay to get to auditions, to pay to market himself, because he had a vision. To do all that, without having a 9 to 5 job, he saved every last penny he had from earning money in competitions, in giving workshops, and giving seminars, until he had enough money to purchase a 6-unit apartment block.

Arnold had a vision, and in that vision, he had a belief. That belief was he should first buy an income producing property. First, before buying a home to live in. That’s exactly what he did. He purchased a 6-unit block, he whilst he lived in apartment number 6, he rented out the other 5 units. That gave him the freedom to choose what he had to do.

Growing His Commercial Portfolio

Three years later, he sold his 6-unit block, and bought a 12 unit block. From his 12 unit down the road, he sold it, and bought a 36 unit block. At this point, now he’s seeing the possibilities of the power of commercial real estate, and it led him to build his empire. Which now consists of hundreds of apartment units, office buildings, and retail spaces, in west Los Angeles. Today, Arnold has a real estate empire worth $300 million.

That’s not the moral of this story. The moral of this story is, Arnold did all of this, all of that, before he became The Governorator of California. What I want you to get here, is Arnold used his real estate, his passive income producing real estate, to fuel his passions, and to fuel his dreams.

Fund Your Dreams

Arnold didn’t have a lot to begin with when he got started. For many people Arnold Schwarzenegger is a living embodiment of the American dream. He was born in the small town of Thal, near Graz, Austria on July 30, 1947, in a house that had no plumbing or phone. At the age of 21 he arrived in the US speaking little English and with only his bulging biceps to declare.
Something I want you to think about. We here, at Sand & City Properties, I personally believe that we are the best in getting people started here. We can’t guarantee you, that you’re going to build a $300 million dollar portfolio, no one can. We can surely help you here, to get started on this journey. Again, the moral of the story is, to let your real estate endeavors and investments fund your dreams and your passions. I want to share a quick story with you, hopefully to encourage you. This is the license plate to our car, California. It says Dad, that’s me, and high 5 PJ, Peter Junior, that’s my son. You see, I had a dream many years ago, driving down the California coast with a Daytona yellow Corvette stingray with a 427.

Some of you car buffs know exactly what that is. To me, it was the most beautiful car in the world. That was my dream. I mentioned that to my mentor, my mentor challenged me. “Peter, buy the car, but buy it with your real estate.” That’s what I did. I bought a small apartment building that cashed over 1,100 dollars a month. I saved up 6 or 7 months of the cash flow, went out and got the car. The payments were 300 per month. With my cash flow, I’d pay it off in a year and a half, but the coolest part was on one chilly April morning, it was really foggy that day, my son and I jumped in that car … I was a single parent, and a full-time engineer, and just a part time real estate investor. That morning, we drove down the California coast, and my dream was realized. It was funded through my apartment investment.

Celebrating our new updated blog,

with Fresh News and Thoughtful Ideas

As this year comes to a natural closure, and our minds turn to celebrations and the family festivities; it seems a poignant time to reflect and be thankful.

To begin with; 2017 should be seen as our momentous move down from Cambridge to our new offices in Newhaven, which gives us much to be grateful for.

Our gratitude to all of our new friends and co-workers that have come into our lives, as we begin our new journey in this Newhaven and Brighton area. For their endless support; authentic and honest warmth and helping us make our move so smooth and calm; despite the many details and daily problems that inevitably has cropped up. Such as, the Internet not connecting, or the printer malfunctioning. Our whole Admin & filing, and a new system that had to be unboxed and created from scratch; and brought back to life in some understandable way. And replacing all of the essential support businesses that keep us alive and in order.

The last ten months have been educational in itself; a lesson in patience; and a growth experience that whatever life or people throw at us; we have the tenacity and perseverance to tolerate the unexpected; and believe in the best of people.

So from the bottom of my heart, on behalf of me and my team, I'd like to thank and wish everyone at Basepoint Business Centres, a million thanks. Especially, Abby, Lucie, David and all of the other businesses that have made our move so pleasurable.
