How it should be is simple. The networking group should come together at least twice a month and talk about how to make each other’s business more productive and better for the consumer.

The days of pitching yourself are over. They should be driven to help each other gain more exposure within their own spheres of influences and not the promotion of self.

If you have had exposure with local networking groups, not all, but some, you will find that it is all about self promotion and giving out as many business cards as possible within a very short timeframe.

Today needs to be different. Local networking groups should strive to make each other’s businesses stronger and much more prominent within the local community in which they serve.

These are the facts, the listing agent is in a signed contract with the seller. The listing agent knows the sellers bottom line. The listing agent knows the sellers true motivation and why they want to sell their home, condominium or town home.

As a buyer, unless you have a buyer broker agreement with your real estate agent, you are not under a signed contract.

Therefore, from the start, the listing agent has you in a position of advantage. In law-enforcement combat training to have someone in a position of advantage over you means they are more effectively able to counter and be the aggressor.

When you hire your own representative, That agent that is on your team and your team alone. By this very action, you’ll have now put yourself in a position of advantage over the listing agent and the seller.

Of course, we love to sell our sellers listings ourselves. But it depends on the seller, whether they are comfortable with the fact that we know their bottom line.

When we are representing both the seller and the buyer on a single real estate transaction, we know both the sellers bottom line and the buyers maximum amount that they are able to spend.

Finally, it’s going to come down to how much you trust your chosen real estate professional. Having our backgrounds securely fastened in law-enforcement, makes us question more than most people in the world. By getting the best representative you could possibly find, that will put your best interest above and beyond their own, is not easy with regard to real estate services.

Do yourself a favor, watch Google, watch Bing, look at yelp, find that real estate agent that will best represent you.

We did receive a call this AM from a Gentleman that wants to buy a home in Glendale. He said he was not in a hurry and has been looking for a while.  He also commented that he was “in-between” agents.  We talked about the auctions in Southern California and that game. We also talked about what type of real estate may be his optimal for us to hunt.

Because he is in a price range where all of the “investors” are buying – we may want to target Short Sales -  which investors don’t hunt as passionately as they do Foreclosures and Bank Owned real estate.

So, as the title states, REMAX Gets my team and I in the door.

We show charts, graphs, statistics, and the like to prove the points above about REMAX.  But, then we talk about our Paris911 Team of Realtor Associates.

Paris and I started The Paris911 Team securely founded on Law Enforcement Officials and assisting them with their home hunting and sales needs. We also had a “Why” that we have not forgotten and still mandate all of our Team Members to live by if they want to remain in our employ.

When we purchased our first home in the mid 1990′s – We were completely railroaded by the one who was supposed to be representing Paris and I.  It got very ugly before it was made right. However, the damage was done.  We were so distraught that we became motivated to want to switch professions, and with a passion, help others buy and sell real estate without fear from the “predatory real estate agent”.

It did not stop there – we also watch the lending arm of the real estate transaction to ensure that Lenders are playing a fair game.  As with Escrow, Title, Termite, home inspection, etc…

however, case in point was yesterday where a gentleman had e-mailed me about some rental listings he had found in Huntington Beach California. It seems that these rental listings were not actually for rent. These listings were put together by some shyster in the real estate world in order to capture someone’s personal information.

Come to find out, when I had contacted the actual agents that have these particular, for sale only, listings, they were shocked and in awe that someone would do this.

As I explained to these real estate professionals, selling information obtained from the Internet has become very big business. In fact, I’m shocked that more people aren’t out there, via trick or device, having people give up their personal and sensitive information.

What I told the gentleman that e-mailed me, upon calling him back, was that I could get him rental listings in Huntington Beach California. I also explained to him that Paris and myself do not do any rental or lease representation in Huntington Beach, or even where we are headquartered in the Santa Clarita Valley.

He was shocked that I was helping him. Which in of itself is quite interesting. It seems no one helps and especially when there’s no money in it.

While not record breaking, this is a sight for sore… Buyers.

“Sight for Sore Eyes”, was the logical choice – but most Real Estate buyers in the world are banging their heads against the wall when it comes to getting their offer accepted on the real estate for sale.

The reason is that over 70% of buyers are utilizing the FHA loan.  When the sellers see that someone else has written an offer that is conventional in nature, 20% conventional, that offer appears much stronger in the sellers eyes.  Not because it can get closed easier, but because the appraisal is not as critical.

FHA has certain standards, like VA, that protect the interests of the Buyer.  So, if you have a property that is missing carpet, has holes in the walls, needs paint and needs appliances to be replaced, FHA and VA will mandate the seller pony up to fix those items.

When the seller has several different offers to choose from – all net-ing them the same amount of money – they are going to choose the offer that requires less money to be brought into the deal, from the sellers pocket, when dealing with FHA and VA’s appraisal standards.

Therefore, in today’s Santa Clarita real estate market, where we have a large amount of buyers and where true “saleable properties” are at a minimum, Sellers are going to give more creedence to the Conventional Offers and even more-so to Cash.

Frustrated, don’t be.  Time will fix everything.  During the past 24 hours we have had 18 new listings hit the Santa Clarita real estate market for sale.  It has been several weeks since that amount of activity, in the form of new listings, has occurred in the Santa Clarita Valley.
