How quick can I get my business internet?

If I was consulting a business about their internet access I would always tell them to never sign the lease until you know the answer to these two questions.

Is the internet access I need available at that location and how much is it?
How much time is needed for the install?

Internet access is so common today that many seem to think it is available everywhere, but it's not. Internet access, and it's cost, has a lot to do with your distance to the Central Office. For example if you are more than 15k feet away from a Central Office the chances are your location will not qualify for DSL. By the same token, if your looking for a T1 and your Internet Provider (ISP) is not located in the location then they'll have to backhaul the service to one that they are in and that can raise the cost.

How do you get around that? Simple call me and I'll test your location.

When it comes to install do not assume that it is as simple as flipping a switch. ISP's have to provision the line from the local office and that process (depening on the type of service) could take anywhere from a couple of days up to a month or more.

"Pints for Prostates" Are You Male? Do you love Beer?

It's been a while since I supported any issue via this blog. And of those I have supported none really had anything that did or for that matter could directly impact me, (except for may breast cancer awareness). Well, maybe it's a sign of my age or maybe it's a sign of my awareness, who knows...that being said I have installed a banner on the right sidebar that supports a cause called "Pints for Prostates".

Pints for Prostates is a grassroots effort to reach men with a critical message about prostate cancer screening using the universal language of beer.

How Stable is your Title?

Title companies are either closing shop or cutting back. Which has caused several people to wonder about the stability of their preferred Title Company. One thing you need to know. If your preferred company is a smaller locally owned or regionally owned company they are not the one who actually insure the title policy. Those policies are actually insured by a larger company often referred to as the "underwriter". Therefore, if you are worrying about the insurability of the title policy then you need to find out how stable is the "underwriter".

Fitch Downgrades Stewart's Title Subsidiaries
The insurer financial strength ratings of Stewart Title Guaranty Co. and its wholly owned subsidiary Stewart Title Insurance Co. have been downgraded from A-plus to A by Fitch Ratings. The rating outlook is stable. Fitch said the downgrade stemmed from deterioration in the profitability of the companies' parent, Stewart Information Services Corp. The previous rating had been based partly on an assumption that Stewart Information Services' technology-related investments might enable it to "show better margins than peers in a down market, which has not been the case," Fitch said. The two Stewart companies are now the only title insurers rated by Fitch to have a stable outlook, the rating agency said. Wondering about FHA Streamlined 203(k) and REO's?

Yesterday I wrote"Real Estate and the rest of the '08".

Today Kevin Sandridge left a comment that said...

"Hey Scott - what have you seen in regards to the use of FHA Streamlined 203(k) programs in your area to fix up some of these REOs? Anything?"

Well, that's not my area of expertise, so I asked Jevon Domench with New America Capital here in Vancouver, WA if he could answer that question.

"There has been a significant increase in the use of the FHA Streamlined 203K loan program recently. We held a seminar for industry professionals (Realtors and lenders) nearly 5 months ago and it was a novel concept to all in the room at that time. We presented it from the angle that this is a way to make the most of the market that we are in. A few individuals chose to run with the concept and develop a market niche and have done quite well recently. With the amount of foreclosures on the market, this is a tremendous tool to have available to borrowers. We have about 25 lenders currently offering the program to us, but about 3 of those do it heads and tails better than anyone else out there. If you have any further questions, please do not hesitate to give me a call…"

Real Estate and the rest of the '08

Good news for buyers - Traditionally Real Estate prices either flatten or decrease in the fall and winter. So, if you are looking to buy now may be the time you've been waiting for. You do however have another option. Wait and see if the prices continue their downward trend in '09. If those who predict that they will are correct here is what will happen...prices will trend up for a bit in the spring, if they don't hold you'll see them begin to trend down in the middle of the summer and more so in the fall of '09.

WARNING: Remember Real Estate is Local - If you are in a declining market with high unemployment, etc. then waiting maybe the best choice if you are looking at price only. Keep in mind though that you also need to factor in the cost of renting, the possibility of higher interest rates, etc.

Bad News To Real Estate Services - Things do not look good for Real Estate Services companies, especially builders. This is the time of the year that they typically begin layoffs. Many have been doing layoffs and closing offices all year. They are not done!

Good news for '09? As the foreclosure inventory begins to be bought up look to see people pumping money in to these properties. Remember many of these properties have been trashed and they will need rehabilitation. That will be good for handy men, building supply companies, etc.

Attended a Socail Networking Twebinar on Twitter

Attended a Twebinar (it's a webinar where the participants are encouraged to interact using Twitter). Today's twebinar, hosted by Chris Brogan, was on the value of Listening.

If you've followed this blog for any amount of time you know that I have advocated the advantages of Social Networking for business for sometime now. Mainly I've talked about how you can use it to tell your story and build relationships with your clients.

You've also read where I've talked about how it can be a great tool for customer service. Today's twebinar on listening highlighted that very fact.

Imagine a couple of situations

First, you are a major brand. Did you know that you can monitor what people are saying about your brand through the use and implementation of several "free" social networking tools? Doing this gives you a good idea of what the general public thinks about your brand and also gives you a venue to react.

But I'm not a major brand...I offer a service.

That brings us to the second situation. Let's say you offer a service...you can also monitor key issues that you solve. Let's, you're a dry cleaner. You begin monitoring key words such as stains, ring around the collar, etc. When you see that someone is asking questions or has a problem around that issue you offer advice and solutions. Now, instead of being seen as a direct marketing approach you are being seen as someone who is helpful...(This is what I call "subversive marketing).

Social Networking is all about Customer Service

I'm amazed at the amount of professionals who have profiles on various social networks yet they never check them.

Look, if I was to come into your place of business would you ignore me? What if I had a need and you provided a product or service that could help me...would you look the other way?

Well, you should begin to look at these social networks that you are a part of as an extension of your place of business and not as a mere distraction.

Just as you would not tolerate an employee smiling or saying hi to a customer you should also not tolerate your client base being ignored online. Say hi to them from time to time, comment on a picture, follow up on a question...just in general practice good customer service.

Are you managing your online presence

I was doing a little research on a potential client the other day so I (can you guess - I Googled them). Sure I get the typical company website (which is no more than an online billboard) but I also got a link to one of the online sites that she syndicates her listings to. I click the link to view the listing...yup, it's there, her name is there, her company is there...but wait...no picture, no contact information, nothing. Sure I could follow the listing link backwards and get all of that...but I want it now.

Here's a valuable hint - if you are syndicating your listings to one of these sites be sure you have a profile on that site. Not very many people are actually going to take the extra steps to contact you. Theses sites are a great tool, if you use them.

If you want to Stand Out on the Internet.

I spend a lot of time discussing with clients their online presence and for those that have a website I always ask the same question. Do you visit your own site? Most of the time the answer is no. I then follow up with this question, If you won't visit your site why should I? Their answer is usually a mixture of [insert blank stare] and "Well, I know what's on there". That's when I ask them to show me their site and usually it is a standard company template with all of the boiler plate language that everyone else in their has on their site.

If you want to stand out on the web then you have to stand out on the web.

Ask yourself this, "If this wasn't my site and I landed on it...would I come back?" A fun little exercise that I ask them to do is simply take a survey of the sites you frequent.

Why do you go there?
What does it offer you that similar sites don't?
Look at the design - are the pictures, how much text is there, how long does it take you to find what you're looking for.

I asked someone these and similar questions once about their site. Their answer was I don't have time to surf the internet. Well, then why are you talking to me about your online presence. Standing out on the web takes more than embedding a few keywords into your code. It takes some thought, some careful planning and most of all it will take work. By work I simply mean that not only should your content be relevant and engaging it needs to be fresh.
