If a timeshare owner is unhappy with their timeshare, they may assume that the best way to get rid of it is to resell it. Many timeshare owners are referred to rental and resale companies by the resorts where they purchased a timeshare. Unfortunately, the secondary timeshare resale market offers very little value for the membership and many possibilities to get scammed again by fraudulent resale agencies that work in tandem with the resorts, or prey on people who have already been scammed by the timeshare industry.

A common timeshare scam is for the resale agent to contact the client and say that they have a confirmed buyer for the client's timeshare membership. The purchase offer will include an attractive purchase price and various terms that the client is required to agree to in order to process the sale. One of the terms will typically be for the client to ensure that all monthly payments and maintenance fees are paid up to date with their resort. This is one way for the resorts to ensure that unhappy clients are not delinquent in their timeshare fees.

Another term in the purchase offer that the resale agent provides is that if the client pays the maintenance fee, but the week is available for the purchaser, the amount paid for the maintenance fee is added on to the price for the purchaser. The scam in this scenario is that the resale agent does not say what happens if the sale falls through. In reality, the sales are typically not processed, and the client has paid an additional maintenance fee and likely waited so long for information about the sale that they also lost the use of the week for that particular year.

The resale agent will then ask the client to send a copy of their certificate of membership to verify the ownership. Once the ownership is verified, the resale agent will send a Transfer Form which outlines the resale agency's fees to process the transfer. The scam is that the client is required to pay the transfer fee before the completion of the sale. In legitimate real estate transactions, the fees to the agent are paid at the end from the profits that the client receives from the purchaser. Once the transfer fee has been paid, the client has no recourse to try to recover the money from the resale agent should the sale not actually go through.

The resale agents claim to keep the purchaser's money in an escrow account until the sale is completed. In reality, escrow accounts do not exist in Mexico. This fraudulent statement is made to try to instill confidence in the client by using a process that is common in the United States. In reality, the resale agents scam clients by having them pay their timeshare maintenance and monthly fees owed, as well as the transfer fees, and then they will stop replying to the client regarding the sale. The transfer will never go through, an escrow account will never be set up, and the purchaser is fictional.

Selling timeshares is very difficult, particularly timeshares with resorts that are renowned for scamming clients. The problem resorts sell many timeshares because they have high-pressured sales pitches and don't allow clients to have any time to research their purchase. On the secondary resale market, buyers are more aware because they have the time to research the company they are interested in owning a timeshare with, and they have many purchase options available to choose from, most at bargain prices. The valuations and purchase offers that the resales agents make to sellers are unrealistic and prey on people who want to recover some or all of their lost investment in their disappointing timeshare plan.

If you have a timeshare that you no longer need or want, and were sold it based on fraudulent promises, you should consider cancelling your contract as a more viable option to selling it on the resale market.

When making a timeshare purchase that costs thousands of dollars, you should expect professional and legitimate service from all the timeshare staff members that you encounter. The salespeople are hired by the resort to represent their sales efforts. As such, the timeshare salesperson should provide you with a business card with their personal email address and telephone number that belongs to the resort system. If the sales person gives you a business card with their name hand printed on the card with their Hotmail, Yahoo or Gmail email address or their personal cell phone number, walk away as this is a scam! They will try to convince you that they are doing you a favor by providing you with their personal contact information where you can reach them at anytime if you have any questions or problems. They also fraudulently claim to even be available in the evenings and on weekends because they are dedicated to their clients' well-being. This is a common scam in the timeshare industry.

In reality, we have heard from many defrauded timeshare purchasers who have experienced problems with their timeshare memberships. When they try to contact their salesperson at their personal email address, the message is returned as undeliverable. The salespeople set up these email addresses to give the impression of excellent customer service; however, these are false email addresses, so the message will not get delivered or will get sent to an inactive account to which no one checks or responds. The personal cell phone numbers are also a scam. When clients try to contact them, they are typically inactive or disconnected phone numbers. The clients are left feeling helpless and foolish for believing the salesperson's lies about pretending to be their friend.

It is wise to ensure that you have the correct names and professional contact information for all the people that you were in contact with during the sales presentation to ensure that you don't get scammed and in case you are required to follow up with them regarding your membership. You should even attempt to send an email or call them at the address/number they provide you before you agree to sign any contract. Take your time to do the research to ensure that their contact information is valid, so that you do not get caught in a situation of timeshare fraud. When spending tens of thousands of dollars on an investment, you need to ensure that your hard-earned money is being entrusted in good hands.

When clients try to contact the resorts to ask for their salesperson, they are often told that the salesperson no longer works there, or was fired. It is true that there is high turnover in the timeshare industry. This is due to many reasons, here are just a few:

� Legitimate salespeople are encouraged to use fraudulent tactics to increase sales, so they choose to quit as they do not like to risk their name by using unethical practices in a timeshare scam.

� The salespeople do not want to follow up on complaints of fraud or timeshare scam, so they leave to work at other resorts. Some timeshare salespeople have a history of moving from resort-to-resort very quickly in order to avoid prosecution of their timeshare fraud.

� The timeshare resorts fire the salesperson to use them as a scapegoat. The resort claims that they did not support the salesperson's unethical practices, so the person was fired. The resort also claims that they cannot cancel timeshare memberships that were sold by this person because it was not their fault and they don't have individual proof of the lies that the salesperson told to the individual client in the scam.

� In reality, the salesperson does still work in the office, but his or her secretary has been advised to say that they no longer work there in order to render the scammed client to feel like they have no recourse.

When you purchase a timeshare, you're only buying an allotted time for the year-luckily most companies are rather generous with the time allotted. A week, even up to a month, is possible. And you don't even have to worry about other people during your vacation time staying with you (unless this fits the terms of your timeshare contract.). It's like having roommates who are never home in an apartment that--most of the time--you get to spend time alone in or with your family. And you don't have to worry about footing all of the upkeep and maintenance either. That's the beauty-alone time AND you aren't paying for everything. Plus, say that you can't vacation at your usual time, and Tim who has his vacation time in winter would rather go in the summer this year and sunbathe instead of ski. Well, your vacation is in late May, when your eldest child's wedding is. So, you could come to an agreement with Tim to switch for that year, no questions asked by the company. Just make sure that you don't stay for longer than you're supposed to, and you should be perfectly fine.

Keep in mind that throughout this whole process, you don't have to sit through a presentation with the intention of convincing you to buy the timeshare. Finding a quality timeshare for sale might seem like an awful lot of work. You have to sit through a presentation, find a place that has what you're looking for, and hope that the price isn't quite as steep as it looks at first glance.

Luckily, this is easier than you might think. After all, you don't have a whole bunch of time to be chasing down every timeshare for sale to find out if it might be just what you were looking for. And the prices are frightening! It's simply not all that practical, and when it comes to investing, practicality is EVERYTHING. But most of the presentations you'd have to attend just aren't.

When you look for timeshares for sale online, you're able to find them for a reduced price, resales (which have even more taken off of their price), timeshares in an area around certain attractions of your choice, and, best of all, you don't have to sit through a long presentation!

Presentations on timeshares for sale can take anywhere from one hours up to four or potentially five. Every working class American KNOWS they just simply don't have the time to wait for such a thing. It isn't exactly that you wouldn't try...it's just that the time simply isn't there. Practicality dictates that, in all honesty, you'd be better off NOT attending the presentation. If it isn't what you want, but in an effort to leave the presentation conference, you simply sign anyways, then you just made a mistake. Their video may have been too long for you to keep focus, or too fast paced for you to understand what all is going on throughout the whole thing. It doesn't have anything to do with you-the video just simply didn't go through all the details.

Luckily, you can find what you're looking for, down to specifics, with a lot less stress than at a conference. You simply search for what you're looking for, where you're looking for it, and then browse until you find your perfect match. After you've finished, you may notice the price is lower-this is because timeshares sold at a conference have to cover your "free gift" and the advertisement of said timeshare. After all, videos can only look so good without a few special effects to glam things up. That costs quite a few shiny, pretty, coppery pennies. When you look for timeshares for sale online, you don't have to worry about any of this. You pay for what you're getting (minus the free gift), and you are able to pay for what you want. It's easier to find out information about the property that you are considering purchasing than with a video and it's easier to understand just what you're getting in said purchase.

Gone are the days when you were forced to sit through a five hour long timeshare presentation, trying to make your way to the end. Once you made it or fell asleep, a peppy salesperson tried to hustle you into buying the property at a high price for a very short vacation.

Those days are gone, kaput, and extinct. You never have to deal with or look back on those horrific days ever again. There's a revolution-a novelty. Something new, improved, and ten times better: the era of timeshare resales has dawned and has started a timeshare renaissance.

Timeshare resales are old timeshares-not necessarily badly kept ones. Sometimes the owners have simply outgrown vacationing yearly and want to make a profit off of their old investment and have a quality timeshare for sale. They can't care for the property, and honestly would probably rather just stay home and chill in their back yards as opposed to running up and down the beach, mountain, etc.-are resold by the company or even the soon-to-be-former owners. Either way, you can find many great deals that allow you to find the vacationing spot of your dreams, without all of the extra cost that you don't need.

Timeshare resales cost quite a bit less than brand new timeshares. A large portion of the cost is simply in advertisement, free gifts that might come with the viewing of the timeshare, etc. Timeshare resales don't require quite as much advertisement-after all they're so cheap they practically sell themselves! They end up being half or more of the price than a brand new timeshare, leaving you with quite the deal. Plus, there's no long presentation to sit through and you don't have to deal with timeshare salesmen or women. All you have to do is browse. (This also means no free gift, but for the money saved, this isn't such a big deal. You can buy your own special gift for what you're saving.)

With all this in mind, you may be wondering just what on earth is a timeshare. What does it do? Why is it worth it?

A timeshare is a property that you and several other people purchase. Think of it like having roommates when you get an apartment. Only, instead of having to fight over who forgot to pick up their dirty socks, left dishes in the sink, etc, you pay for a specific time of the year. Meaning that if there are dirty laundry issues with another owner/"roommate", you aren't the one who has to worry about their socks. Their dishes are their problem, and not yours. You're the only person/family there during the time allotted for you, unless the term of your purchase requires you to share with another owner or family.

Purchasing a timeshare is several times more cost-efficient than buying your own vacation home. Instead of footing the whole cost of upkeep, you get to share it. When you purchase a pre-owned timeshare, you get to do this for even less.

No longer is buying a timeshare a task that must be done after a long presentation that leaves you befuddled and confused. With the novelty of the internet and the internet market, comes a new way of buying the timeshare you so desire-a timeshare store.
Timeshare stores are perfect for finding timeshare resales and other quality timeshares. It's made easier by several factors, such as:

No Presentations
Instead of sitting for hours at a presentation that might put you to sleep, you are free to browse the timeshare store and find what kind of timeshare you want. Do you want your timeshare to be located near a ski resort? In the search parameters, you can specify this and find mountain timeshares. Are you a beach bum? Same concept. The only difference may be the location, and even then, you have a wide, varied choice. If you're a northerner looking for southern exposure, it's easy to find timeshares in the lower region of the United States, and the same works in reverse for the southerners, westerners, and the easterners.

Price
Most of the timeshares at timeshare stores are half or less than the cost of a brand new timeshare, due to the cost of advertising and the free gifts that usually come with a timeshare presentation. Without these expenses, a resold property-or even a brand new one, have extreme price drops, just because of how much less advertising is needed.
The rest of the timeshare is pretty much the same. You buy an allotted vacationing time for each year. It's significantly less than it would be to buy your own vacation home. Instead, like grade school pizza parties, everyone gets a slice or a little more for minimal costs. You can even trade your vacationing time with someone else in the event that you'd rather have your vacation in, say, the winter as opposed to the summer that year. Or maybe your mom has a big surgery coming up and you want to be in town to help her. But your vacation happens to coincide with her surgery. All you'd have to do is call up or email co-owner George, ask him how he feels about maybe trading, and see how it goes from there. As long as it's the same allotted time you're paying for, it's perfectly fine and there aren't any penalties, fees, etc. It's all allowed!
But unlike pizza in most cases, you are able to resell your timeshare once you decide that you've outgrown vacationing. Which is perfectly respectable-everyone reaches a stage where all they want to do is sit in their back yard with their feet in the kiddie pool, and that's enough vacation for them. In which case, you sell your timeshare. You can sell it back to the company or to an individual party looking for a timeshare to call their own. They'll appreciate being able to find a deal (resales are quite a bit cheaper than new timeshares. Selling your timeshare for the same price as you bought it would not get you many potential buyers. Brand new timeshares are expensive because they cover advertising and a whole plethora of other things), and you'll be free to use the money you gained to buy a better kiddie pool, or possibly even a Jacuzzi.
