After a long day of working together with residents of Pangsapuri nuri penang finally the jmb / agent agree to postpone the agm meeting date to other date ..

As for COB to the residents they have failed to resolved the situations and are more tai chi master pushing away and letting go responsibility by using the act 757 just for an excuse of not doing thier work that is hearing and helping residence that come to them . They expect all jmb /Mc that have no problems and they will surport only thoose in favour to them . Double standard !!

So to all residents , please know your right learn and get to know act 757 strata title act , as we are all living in multi-storey building .

I hope the residence will use this opportunities to do some changes and always stay united and choose the right leader to represent you all as jmb / Mc .. and engage good agent that work for jmb / Mc and residence as workers not as boss that control jmb / Mc and residence.

（槟城21日讯）峇六拜努里公寓（Pangsapuri Nuri）居民不满槟州建筑物专员委员会冷待居民对公寓管理层的投诉。

该公寓居民代表于周四到光大与委员会碰面，其中居民代表阿基迪表示，当居民代表前往建筑物专员委员会的光大办公室，希望向当局详细解释及出示公寓管理委员会滥权的证据时，聂阿里斯竟然只是向代表指有关当局已经回信，因此没必要再谈，就把他们赶走，令他们感到不满。

他指出，该公寓管理委员会涉嫌滥权谋私，除了不曾向居民公布委员会的账目，其中更有高层涉嫌发包该公寓工程于自己的公司。他指出，管理委员会不仅没有公布账目交代居民所缴交的管理费去向，反而更有意提高管理费，却没有认真看待公寓的安全问题如防火系统及地层下陷的问题。

他透露，该委员会并无遵守14天前通知居民的规定，且故意选择在办公日期（周三）举行居民大会，试图让多数持反对意见的居民无法出席，且取消民众大会上的问答环节，刻意回避居民的问题。

然而，当民众致信建筑物专员委员会后，对方却在承认该大会有问题的状况下，要求居民继续召开大会，并声称已经派官员前去了解。“但该官员只是来到委员会的办公室，聊了几句就离开，并没有和其他居民了解情况。”

他认为，有关单位没有严肃看待此事，且随意打发上门的民众是没有诚意的做法，因此希望州政府可关注并尽早解决居民的忧虑。

However, when people wrote to the buildings Committee of the High Commissioner, but in conditions of recognizing the problems of the AGM, asked residents to continue to convene the Meeting , and claims to have sent officials to investigate . "But the officials came to the Committee's Office, chatting and then leave, and not with other residents to understand the situation.

" In his view, the authorities did not take this matter seriously, and feel free to pass the door people are disingenuous practice, so want the State to focus on and as soon as possible to address the concerns of residents.

Again Again Residence Rights Been Taken Away Until Our Safety Been Put Aside By The Current MC Management Commities Of Serinabay Lead By Ustaz Yusuf And Members

As residence we have the right to be granted excess to go in and out of this building as residence especially the most important common excess that is our building in and out doors , they MC can use what so ever rules that they can say but when it come to residence safety nothing can be excuse , as residence i questions the instructions that made by ustaz yusuf and members by locking our in and out common excess doors that is our exit point of emergency during fire or any other disaster if happen in this building ..

I have made a report to the BOMBA headquarters in penang pertainning this matter and BOMBA have come and made this inspections yet given out letter of thier result of this inspections that what are the things they have to open and what they MC can closed in the name of security ..

And Below Are The BOMBA Penang Reply To Me Back After Telephone Conversation With Its Investigating Officer Pertaining The results of this visit here ... He also mentioned MC of serinabay Cannot do like this just because the reason they dont have money .

We as residence see in the accounts statement of monthly usage there is money collected but why our security and safety is not a priority to us that have been paying maintainance without fails need to suffer and been given reason that we dont have money !!!

From BOMBA Feedback the result of this inspections done was turn into letter of report address to MC of serinabay to collect it but until now no action have been taken and yet all this doors still lock , is this responsibble action shown by this MC of Serinabay Now ?

MC of serinabay now is in power more then 15 Months allready and according to Act 757 Strata Tittle Act They must call for AGM and present all thier Audits accounts to the residence here in order to be allow to carry on in power or someone else need to take over this commities on behalf of the residence , they cannot be delaying AGM and COB komtar doesnt look into this matter yet favour them to carry on even it is more then 15 months manange by them . Does everything about law and order COB komtar need to wait for complaint then only they will act as actors saying they are doing thier jobs .. Doesnt they COB Have Monitoring Systems to check all accounts of MC / JMB in Penang Are in Order and order thoose or remind them that MC/JMB need to follow act 757 ? .. All this drama have been going on so much in so many place in penang , what are they COB are doing there in KOMTAR Level 11 ?

For this case truly clear that MC Of Serinabay Apartment Now Doesnt Care About BOMBA Requirement And Doesnt Even Care About Residence Safety In This Building ...

Do they know that COB must be responsible if no one will take care or become MC / JMB of any building , Because managing " Bangunan Bertingkat " is under COB Komtar Juristition , even the sijil of mc / jmb is given by MBPP COB Komtar ...

By right all this can be solved if COB Komtar do thier work instead of to much politiking .. they just pandai Tai chi tolak sana tolak sini , yet ada pula seekor kambing yang boleh dikorbankan tak tahu undang undang COB komtar sudah terlepas Kerana kambing hitam ini ..

I have prepared lawyer to surcharge COB under act " Fails to Perfoms Thier Duties and Rasuah " by not singining the handover at that time until they show who is responsible for RM500K worth of back debt Done By Marwan and his jmb members / falsified audit report presented by jmb to COB komtar accepted by COB even i have letter from auditors company saying he the auditors dont do this audits report both me and auditors make polices report upon this matter and involed 2 auditors and company , polices commercial crimes say the need COB consent before anything can be taken action but COB with Ahli majlis Yusuf Belon push this police report and say let the polices do thier investigation but yet approved the fraud audit report presented in the JMB Agm to hand over , is this the way for COB to handle fraud case ? i only know that if COB fails to settle the handover that is near dateline in acts , they COB can be surchare for thier failure that why they bring Ahli Majlis just to use thier kambing korban tu sign this handover safeguard thier interest as they know i would not sign this handover / by right what that kambing hitam sembelihan is doing also is wrong as MC Member im the chairman at that time say NO !!! this kambing hitam sembelihan is Deputy Chairman Say Yes !! only 2 represntative of MC in this meeting at COB Offices , he cannot sign until he bring into commities meeting and get other members to agree with him then he can come in again to sign the handover , but this kambing hitam sembelihan just dont care and mentioned that ahli majlis is my friends not nice to not agree to him ..

Dont residence see how many Ahli Majlis Involved In this Case under my Hand , How many YB Come down to win confidence back of the residence here after i have diclosed YB wife conflict of interest ? Open your eyes !!!

Now Another Cover up for residence of Serinabay For so long A " New Public Playground " going to be given after reposession of state land at the side of serinabay for residence to say " Good Job " They care for serinabay residence ...

POLITICS IS SO DIRTY , Rakyat Is The One Suffering ..

SERINABAY APARTMENT IS GETING WORST UNDER DAP PENANG STATE GOVT EVEN AFTER 2 YBHG STATE ASSEMBLY MEN COME INTO THE PICTURE AS RESCUE MISSION THAT TURN INTO DISASTER

Today 16.01.2017 as one of the residence of 230 units of houses from block A of serinabay apartment in jelutong have to climb up using stairs to their own house none of the 3 lift is working .. I feel pity the old and the unfortunate that need to climb staircase to go into their home , there is 23 floor in block A and 1 floor is 10 units of house and if 1 unit have 5 people living can we imagine how cramp and how hard for a family to go in and out of their house ..

There is NO notices what so ever been given to inform us residence that they are going to stop all 3 lifts today earlier by the management company of "Island property management company sdn bhd " and there is no explanation why is all this is happening ..

Before this i have told from this blog why i resign and didn't want to take up the post of chairman because of the terrible finding of miss used of money and fraud auditing that create a lot of expenses and alot of debt by the last JMB committees and their management company ( details from my previous blog posting here in this blog ) Later they want to hand over to me but they can't answer all the evidence shown that there is alot of fraud accounting and miss used expenses done without residence concern and approval done but COB komtar 11th floor penang its director just don't care and keep pushing me to sign and take handover ... all this are bullshit !!! even the ahli majlis with them just to close case and push for me to sign and handover .. I didn't sign any document but they succeed to convince my deputy chairman ustaz yussof yaacob to sign this handover document that is all SHIT !!! ..

Later after i give my resignation letter the next day ustaz my deputy was approached by YB Ng Wei Aik that heard the news and call for a meeting to tell residence State Govt that is him will help ustaz and form new committees to run this place , they aggressively start doing collections in advanced and ask residence to come down and pay their maintenance in advanced to save this building in paying water and electricity bills .. they collect quit alot more then RM70 - 80K to settle the utilities bills but still fails to collect the outstanding debt that old debt that residence don't pay , and NO action been taken to those that don't pay their maintenance bill so long that amounted to RM400-500K as what the previous problems JMB claimed .By taking payment in advanced the problems not going to be solved but they just postpone the problems to another date in future ...

Now after 1 year DAP and theirs new MC committee's take over problems that is postpone now submerging , today 16.01.2017 Monday all 3 lifts in block A not working , all 2 more block have at least just 1-2 units that is just working from 3 units each 3 blocks Lifts ..Our building security card systems have not been working for more then 1 year , our CCTV monitor that been placed at ground floor of all 3 block ontop of lifts have been remove into the management offices , all CCTV monitor at our main block B guard house have been dismantle out don't know put where at least there is 6-7 LCD monitors missing , our MC management meeting room round table and meeting chairs missing , the meeting rooms is empty , our gym rooms equipment missing , our swimming pools not operational for more then 1 year water is empty , our landscape trees and plant is left to die not taken care or watered , Until today 16.01.2017 no residents accounts statement bills been issued out to all residence upon their payment and outstanding current status asking us residence to pay their maintenance given by the MC from Island Management Company to residence ..

Day by day this building is falling to the state of unmaintained why ? every month we residence pay our maintenance ... but we got Bullshit !!! Until when all of the DAP YB / MC and Island Management Company is going to say all this is because " People Have Debt And A lot Of Residence Don't Pay Their Maintenance " but after more then 1 year this YB Ng Wei Aik / Lim Lye Sim / Ustaz Yossof MC And Island Management Company cant and even don't take actions according to act and the power of State Govt Penang Assemby men to residence or people that don't pay their mantenance fees until now ..Why ???

What happen to the speeched given by all these YB to the residence here that DAP State govt of penang will help all of the residence here ???

Why cant they take action but instead acting like in movies or drama ???

This is our first day of suffering climbing staircase into our own home even we have paid our part in maintenance fees ... I just cant imagine if because of this problems if one of the residence died because of Heart faillure or stroke while climbing this staircase who is responsible ????

What happen if somebody is having emergencies called for ambulance but ambulance need to climb this staircase to give medical support to victims in this block A died because of late receiving medical intention who is responsible ???

Those all these politician really care about us living in hell here ... Hell that is created by them because the authorities that allow all this to happen especially COB Commissioner Of Building And All this Adun And Assemblymen that doesn't do their jobs always put politic first people interest last ...

To me for this Serinabay Apartment Jelutong Penang Case I blame :

1. Penang State Govt : = Fails To Ensure Enforcement Of The ACT Been Taken Action By COB Komtar 11 Floor Penang , COB didn't take action upon Fraud Audit Report With Proves Of Auditors Denying that the audit report send to COB is fraud and falsified Auditor Signatory ...The Police commercial crime also even Special Branch unit fails to take action upon all evidence and report been launch .State Govt penang have Allocation Of Fund just for Problematic Residential High rise that can be used to help us all even Federal Govt have these kind of fund too but why left us like this , Even top ranking People in federal govt political party live here in this building but why cant they help us ... both federal and state govt always show as HERO out there in public but why ZERO to us residence here in Serinabay apartment jelutong Penang .

2. Adun Sg Pinang , Ng wei aik , Ustaz Yacoob & Commities and Island Management Company Sdn Bhd = Fails to really solved the roots of the problems by taken action upon those that doesn't want to pay maintenance fees and have great amount of maintenance debt that is amounting to RM500K above , but
they can only say the CAUSE of the problem but NO SOLUTION to the problems ...

They Come In 1 Year , they see , they say , they promise , and they walk away like ACTORS in drama or in movies ...

After I post this blog and spread around only 1 lift is operational now after a few hour , but the real question now is why just 1 lift operational from this block A building have 3 lifts ? We residence face this lifts problems is more then 1 year and how much more year we need to have wait just to have 1 out of 3 lifts operational ?

Again the answer is we got no money and a lot of people residence don't pay maintainance fees ...

I'm sick and tired to hear this reason but no action been taken to those that don't pay their maintainance ..

1 year is not enough for all of you to take action and collect back all those back debt of residence don't pay more then RM500K ?

What have you all been doing this 1 year ?

Dear Residence ,

First of all congratulation for the newly elected MC of serinabay head By Ustaz Yussof Yacob and the Rest of residence plus DAP members of YAB Eng Wei Aik Teams ..

From what I heard presences in this EGM is Nik Ariff and YAB Eng We Aik ... I'm not presence because I have things to attend ...

A lot of decesion made in this meeting is more on electing new Commities and YAB promises to help residence of serinabay apartment ... Hopefully I hope So .

Nothing is mention in this EGM regarding the RM500K creditors debtors that just mention now it's getting lower because of collections done by YAB Eng teams come down to collect the 3 month that reach about RM60K if I'm not mistaken , now mention that have decrease ... Nothing also mention about audits Accounts of the Handover from jmb to mc that is still un adopted ... With a lot of fraud auditors and audits presented in this handover AGM Jan 2016 ... And please this new Commities remember that this 3 - 4 months collection done by YAB Eng and YAB Lim team is also not audited yet and also need to be audits .. YAB eng receipts must be replace by New MC official receipts ... Then only it is valid .

So now I also understand that they need to look forward and collects the residents debt inorder to settle the jmb creaditors debts ... I wish all the best , Hopefully you all can .

But never forget the reason why all this happen and do something about it ... Just don't make promises like what jmb did and later we residence will have to come again to the same terms and condition here in serinabay

MY RESIGNATION LETTER AS CHAIRMAN OF MANAGAEMENT COOPERATION 2016-2017 TO ME LAST AGM ACCOUNTS IS NOT VALID NULL AND VIOD BECAUSE OF FRAUD AUDITED ACCOUNTS PRESENTED INTO 16 JAN 2016 AGM OF MC FORMATIONS BUT WHY COB AND AHLI MAJLIS PAS JELUTONG ALLOW IT

As chairman i really disappointed in Nik ariff COB director and Tuan haji yussof ( yussof Belon ) Ahli Majlis PAS jelutong ... decision to waive my proofs of original letter from Auditors Offices saying that the 2014 and 2015 audits accounts is not audited by Tuan Haji Aziz tahir From AT Konsortium Chartered Accounts Firms and still persist in MC to received this hand over ... But i as chairman of mc didn't want to sign this handover and until the end didn't sign anything , neglected to receive anything from JMB2013-2015 Instructed by COB and Ahli Majlis ... This is because to me this are all set up side winded agenda just for MC to handover because according to act COB need to ensure jmb must hand over within 3 months from AGM Date ..So if they except this letter from auditors that this accounts is fraud then the whole AGM is null And void !!!

In the other hand the attitude of an ahli majlis is so not professional , how can he and Nik Arif allow us MC to take over when the MC certificate is not out yet until the second meeting ..they JMB 2013-2015 just bring in Receipts of payment for Quick rent 2015 into this meeting NOT the certificate Of MC then push for Handover to MC ...They also know that the process of approving this MC certificate Needs 2 Department Consent to be approved then only the MC certificate is out .. Now all this will definitely drag from 15.03.2016 at least by end months of march , now what can MC do without certificate and JMB 2013-2015 have stop the security and cleaners ...who going to do all this works if MC cant engage company without certificate , cannot open bank accounts do collections , cannot make letterhead ,chop and receipts books with MC name and certificate in all this legal document ..

Now Cob Director Nik ariff is in meeting at KL and only will back on Monday 21.03.2016 now who is going to handle and services this apartment ....NO MC members want to remain in MC if like this how COB used My Deputy Ustaz Yussof to become "mangsa kejadian" and get him to sign this handover even without my signature as chairman ...JMB2013-2015 should not be release of duty because they are the one that present all this problems of accounts fraud spend more then what they have in things that goes to waste.. in the end they handover with DEBT of RM500K for MC to pay .

Now my victimize deputy Ustaz Yussof Yaccob have also clarified by COB Director Nk Ariff that MC must be responsible and pay old debts by JMB2013-2015 and give word of confidence that he need not to worry that COB Will help him to collect back all the residence owe money for MC to payback all this RM 500K Debt left by JMB2013-2015 With UN adopted falsified signatory not valid audited accounts ..To me COB is making him comfortable because if he can say like this that mean he can also do it earlier to help JMB2013-2015 to settle their own Debt before but why don't he ...

In the AGM 16 Jan 2016 in front of Nik Ariff i have mentioned to all residence all this vendor creditors DEBT by JMB2013-2015 is because of miss management of JMB that spend more then what they collects then they just used allocated fund to pay whatever they like in the name of just to run offices ... Can they JMB 2013-2015 take Quick Rent 2015 Money collected in hand and pay electricity bill when electricity bill fall under different allocations , who give them the authorities to do so no EGM yet they mentioned COB allow it and COB confirm allowing it but under what based or act..The consent Of residence is not required is this true..? why didn't COB check first if they presume they can collect quick rent RM43K and one house only pay about RM60-70 ringgit that mean about 700 house and shop doesn't pay their monthly RM110.00 services charge .... Can JMB2013-2015 Prove that ? what about the UN paid RM6,800.00 Monthly fees that need to be paid to MS elevators if they don't pay and show in creditors list RM110K as JMB debt but why in balance in bank as at December 2015 only left RM5K ...

What about JAN-MARCH 2016 monthly expenses that have not been audited!!! but still COB push MC for handover ...In last meeting also agreed by Ahli majlis and COB that JMB need to collect Normal monthly Maintenance plus Insurance 2016 plus back debt Of 2015 Quick rent then make payment to land offices then get the receipts to developer to release out MC certificate ...Now on 15.03.2016 meting No MC certificate / Insurance Not pay / TNB JAN-MARCH Not pay they just pay 2015 Quick rent and illegally Rent out all 2016 Mgnt Parking lot with not authorities from 2016MC just clearing out the house . Why Still COB and AHLI Majlis Allow all these ? no comment but still want me to sign the hand over ...I'm not that desperate !!!

Safuan on last Friday went again to auditors house to get signatory and make payment to auditors .. But again auditors decline and said " you bawa duit banyak mana pun Saya Tak Akan sign " so again this Safuan fails to get auditors signatory and make payment ...

So now this is what make someone do this Surat Akaun bersumpah under his name mr Safuan with chop of Pesuruhjaya Sumpah can pay RM5.00 and send to cob for proofs that this audit is legitimate !!!

Safuan bring RM2k cash to pay the auditors on friday

Now with this still cob trying to play a fool and doesn't want to take action against all this jmb ?

I'm a fool if I still think cob is helping us !!!

She is now contacting the auditor AT konsortium to close this case ... And arranging to meet the auditors in kl ... So clever ...

This is because thier partner in crimes MR Safuan workers in AT konsortium have find out that the auditors already know all thier backstabbing works ... She used Safwan to do this fraud audits accounts ... And now asking auditors to acknowledge the audits report that have been presented under the name of AT konsortium so they all will be free of the fraud charges !!!

But what they don't know is I have all evidence that show at konsortium have written letter that show that they are not appointed as auditor and did not do this audit accounts ...

Now is the time to test the auditors integrity and also to see what based they going to change the denial letter content saying that it's true !!!

I believe the auditor of AT konsortium cannot be bought in cash from them ... And not people can be RASUAH !!!

We will see the end game soon !!!

P\S : 2013 norazizi has done the audits report for serinabay but never get paid yet until now ... So according to law jmb must pay and give letter of termination of services to norazizi first before they can give letter of appointment to AT konsortium charted accounts ...

Im one of the Jelutong Serina bay residence. My floor unit is 18-24-07 , top floor which facing leakage on roof which fall under management governance . The complain have made over a year however the iQS management office just ignore my request even with the COB letter issued also they don't care.

Urgent: Seeking Assistance In Expedite The Water Leakage Problems

I am writing to seek for your assistance to pressure the management to solve the water leakage of the rooftop that cause severe harms to my unit and our lives.

2. I am the owner of unit 18-24-07 of Serina Bay Apartment, which is at the highest level of the block. The water leakage of the block rooftop has seriously caused my living room ceiling to fall down (pictures attached). During the raining season, serious floods happened in my unit, especially in the living room and the second room. The fan and lamp attached with the ceiling are not functional as the electric wires are wet. These conditions not only caused many inconveniences to us, and they have been very seriously threatened our safety and lives.

3. The water leakage happened since August 2014 and several requests and complaints we have been making to Serina Bay Apartment management, IQS Resources. I stepped to the management office but was only able to deal with the staff, not the property manager. Calls were made, e-mail as dated November 3^rd were sent (please refer to the email below), but were not attended.

4. I was told to wait for decision made during the management Annual General Meeting (AGM) at 1-September-2014, but was told to wait for another AGM at 31-December-2014, and then one more at 9-March-2015. My case has been dragged since August 2014 till today, and no significant actions taken by the management. However, the leakage problem and flood in my unit are getting more and more harmful day by day, which seriously need to be attended promptly.

I am so disappointed with the actions taken by the management which are actually dragging our requests for eight months. The management does not show their sincerity in settling the water leakage of the rooftop and my unit; and I am allowed to deal with the staff in management office only. I am desperately seeking for your department to help me in expediting this matter. Looking forward to your soonest reply. Thanks.

Im teh shih hung, Serina bay residence. My unit is 18-24-07. My rooftop have serious leakage that cause one piece of plaster ceiling in my house fall down. I complaint thru the management office since july but the progress was slow. The problems keep on occurred although they have told me they are doing something.
As of recent the whole living room wil be flood when raining. And my plaster ceiling look like going to fall down.
The fan & light that attached with the plaster ceiling will collapse and it is dangerous to my life.
I hopes you solve the issue immediately as it is very dangerous to me

We Made Complaint To COB And Taken action by giving the 2013-2014 JMB letter calling them to redo the AGM within 30 Day Starting 07/04/2015 until 07/05/2015 .... But Until Now 16/05/2015 The 2013-2014 JMB of Serinabay Penang Just ignore COB orders and keep delaying and denying the residents right to face them in meeting and answering all their miss management and explaining about our residences Sinking Fund that has been depleted without residence consent or in any EGM meeting .

I have call the director of COB again last 2-3 day back asking about our residence right to have AGM that has been denying by the 2013-2014 JMB of serinabay even that COB have instruct them to REDO the AGM Meeting ...

The director Of COB Komtar Have told me that they have Issue Out another Reminder letter so that the 2013-2014 JMB of Serinabay to REDO the AGM this with Dateline Of 14 Days from date of the letter , with this action he hope the 2013-2014 JMB will understand there is no more delaying and denying and straight away concentrate just to call all residence AGM within this 14 days ...

So far until today 16.05.2015 there is NO action by the 2013-2014 JMB NOT even a notices by them to residence to call for a meeting ....

Again our right as residence have been deniey again again its seem like as this building belong to them the 2013-2014 JMB ....

I also know why they the 2013-2014 JMB so eager to force the developers to do MC management Cooperation in Serinabay just because to deniey COB power over them and to avoid having AGM discussing their Questionable Audits Report that not been answer why has it been shown so BAD and with high Debts leftover ....and so many decision done by them that doesn't get consent from residences of this building ...

So frustrating and so sad to see these people that they think they can run away from all what have they done ...

I have even talk to PUTRAJAYA the head of COB Malaysia that pay all the salary of all COB staffs in Malaysia but report manage and report to State Government of respective state ...He also say in this case the State Govt especially the YDP of penang DR IR Hajah Patayah is the highest authorities that have power to settle this problems , i presume that COB komtar have update YDP upon this matters and i also really hope that we residence don't have to bring in media as our other action to seek for our residence right against this MONEY MAKING ONLY 2013-2014 JMB here in Serinabay Apartment Georgetown Penang .

As for now we still will be trusting in the Penang State Government to act more and less politics upon our problems ...but never denies the residence or rakyat power in this country .

My Resolutions To Be Pass In This AGM Meeting To Ask For All Serinabay Resident Support In This Meeting For The Best Interest Of All Residents Living Here In Serinabay Apartment Penang

The Other Issues In hand That JMB 2013-2014 Need To Answer Is :

1. Why the 2013-2014 JMB didnt instruct the IQS resources to be transparent in displaying all 32 management parking lot rental of 2014 and now they also dare to collect 2015 rental even though they have NO !!! valid athorities on thier terms to do this by taking 2015 -2016 JMB sources of other income and to let them see what other development to be done on thier terms as respects for the new 2015 commities rights.

Now what about the residents rights to know who is renting before 2014 and now 2015 and how much has been collected ??? ( 32 Parking lot X 1month RM80.00 = RM2,560.00 Minimum Rental Only Excepted 3 Months and above Or time 12 Months = You all do the math )

What about fairness to others residents in giving all rotations to have chances to rent this extra indoor carpark without getting MPPP and Trafics Sumons whe we park Outside ???

2.Why prevoiusly there are 8 day shifts and 8 nights shifts in house guards engage at below RM20K a months have been terminated by the 2013-2014 JMB and now replaces by not even full 4 person day and night guarding serinabay now ...Can 2013-2014 JMB Declare how much are we residents paying now ?

3. Why Previously they are 9 Daily cleaners company engage with pay of RM9,500.00 a months have been terminated by the 2013-2014 JMB and now replace and engage with not even full 5 person working cleaners tohandle all 3 blocks of serinabay ???.. and how much we residents is paying this new company monthly ???

Why previously IQS resources is engage at cost of RM13,000.00 per a months with full stafs of 5 person should be working per a day but now under 2013-2014 JMB not even full 5 person per a day and can 2013-2014 jmb declare how much have we residents been paying to them monthly Now for the past 12 months of 2014 ????...

How much Is still Outstanding Not Settled Yet until now ? ..On the previous AGM 2013 .. residents have agreed to the notions of changing to enegy saver light for all common properties but depend on the fund income capability ... during the 2013-2014 JMB term , How many light have been change and what is the differents in cost wise ? is the total bills drop and what is the saver firgure monthly ? Do we cover back the total cost spend ?

10. why is all the entry and exit excess door security touch cards systems is not working for the pass 1 year under 2013-2014 JMB management ?

11. why is all security monitoring systems at the guards control rooms block B has not been funtioning for nearly 1 years during 2013-2014 JMB Management ?

12. I can see A lot of diying Plant and dry trees cause by poor gardening techniuqes and no monitorations Of Cleaners Company , IQS resouces and even the 2013-2014 JMB , Now who going bare all the replanting lost cost of all those leftout to die plants and trees that is inside our facility been given when purchase this house units inside our S&P that hold the values of our house ?...Is gardening Is included In The cleaners Contracts Engage by 2013-2014 JMB ?.

13. Prevoiusly Handover Of Assets Of 2011-2013 JMB To 2013-2014 JMB ... We are Supose to have 5 Units clamps ..Now can the 2013-2014 declare how many units lefts now to hand over ? What about clamping Fees How Much Have 2013-2014 Collected in 1 years ?...

14. Serinabay is a more then 18 months projects with the developers , and have allready been given out by the state govt the strata titles ... Can the 2013-2014 JMB declare How many units have done thiers MOT ( memorandum of transfer tochange name from developer to House owner and Bank ) ?.. Is it more then 25% ... Who will be empower by the residents In this 8th March 2015 AGM Meeting to have this meeting with developers to ensure the handover prosedure is win win and we residents get back our outstanding amounts hold under Pembinaan Kasporat Sdn bhd ... ? What ever the Results of this meeting should be posted at the notices boards for all residents to read ....I also suggest the New commities elected in this AGM hold the post of the Management Cooperations commities change to Society Acts and Starta Titles Acts ....

15. What about our Gym Rooms Facility And Game Rooms Facility it is totally differents from the previous 201-2013 JMB handover conditions and Differents units of Assets available in boths of these rooms now compare to earlier .... there is no addtional facility items been add in boths of this rooms ... Instead now its loosing more and more items to me has been stollen or destroy by un responsible residents because of lack of security and monitoration of all involed in the terms of 2013-2014 JMB .. now my question is :

- who going to bare the cost of all the lost of boths of this game And gym rooms assets ?
- Do 2013-2014 JMB claims insurances upon all this loses ? And how Much Is the Claims ?
- Why have not 2013-2014 JMB Change or replaces all that has been lost and spoils ?

16. We Serinabay have been charge by Pembinaan Kasporat bill by Pulau Reka Sdn Bhd before, upon Handover in audits reports of 3 units of Guards House as Serinabay Assets ... Now Why does 2013-2014 JMB doesnt utilized this assets and yet left it outside of serinabay compaunds unmaintained left out to rust and put polices logo on it ... is that polices bit ? do polices agree upon taking that guard post as police bit ? any black and white ? What is the polices respond upon it ? ... Now its has vandalised by outside people ... Who is going to bare the cost of repairing all this 3 units of guard post ?

Now these are just some of what to me JMB 2013-2014 need to declare before they stepdown as all this is crutual in determine the flow of future development by the new JMB/MC of Serinabay Apartment Penang ... What have been done ...Is Done !!! Now let's Look at the future and how to maintain and build up back what have not been done and should be done in future for the best interest of all residents living in this Apartments...

Remember if we want changes we ned to work for it ... later sit down and pray to god so that what we have work for is also what god intend it to be ...And always work with consistantly to maintain our interest in this social works that need sacrifices and good teamwork from all the residents ... If not it would backto square one !!! we need more concern residents to stand united with the New JMB/MC in giving 100% supports to develop more good development in serinabay if we want some positive changes ... If not just forget about it !! they will be more and more taking advantage residents that is so selfish only think about themselfs not about others living here in serinabay ..then we will see alot of good consern people moving out from serinabay then we all can imagine what is this place going to be look like ...It is all in your hands you choose what the future you are going to live in ... Choose to change And changes you will see !!!!

TRIBUTE TO ALL MY 2011-2013 SERINABAY JOINT MANAGEMENT BODY MEMBERS ..THANK YOU ALL .

Asalammualaikum , Salam Sejahtera And Salam Satu Malaysia , this is my jmb members tribute for all of those 2 hard years in making serinabay one step ahead in improvement and development ,

First of all my deepest thanks to all of you giving me support as chairman even though i know some doesn't agreed , some say its is hard and a lot of sacrifice time need to be spend for jmb but i still say come if you can ..yet among all there are some that really go all out with me.

As chairman to me and to whom that concern want to be a chairman the most important thing is control ..by upholding rule that you your self must follow and no favoritism , every mistake done by no matter who, must be deal fairly and standard , even though mistake done by your own jmb member or own family and friends all must respects other people rights in upholding the rule that is for the best interest of all ..

There will always be obstructions and attacks to chairman especially as you are always the targets if someone feels what have been implemented effects him or her self but not others ..to him or her your are problems then its going to be along cool winter for you if you make mistake ..always watch your back and always keep them closer ...in the end don't let them stop development ...always find solutions not fault.

Always prepare your mentality and secure your lost if dealing with some people that take it personally and treat you as treat ..as for me :

- My car window have been bomb in such time bomb using firecracker..But luckily I'm insured ..police report.

- My hand phone have received treats by sms ...Police report

- My Family also been treat ...Police report

- I have been attacked and broke my hand in process ...going for Jail 5 years , but ask to be release for the sake of his family ,by me pulling back the report.

- Been accuse of all lies that is in the end the truth prevails ...by doing all the development for them with no salary ask from them .

But in the end i decide to resign 24 hour the next day ,just because my in house security have been attacks using knife and injured him ...up to this extend i value life and i know that night they have said it out loud they just want me to resign .. on that night put in reversed that these people don't understand all been made is for best interest of all including them ..they just don't want to follow , they just don't want to pay maintenance's and they just think about themselves not others...now this group is dangerous and not rational ...they just follow their anger and hatred hearts ...they just don't care . but in the end when something bad happen then only they will show regret and ask for forgiveness ...very unresponsively and very unhealthily risks.

In terms of leadership a leader must always show vision and must always have alternative in solving problems as chairman knowledge and network is also one big factors in connecting dots to solve problems that sometime come intentionally and some unintentionally ...as chairman always minimize chances or minimize un sighted look hole in every aspects or development but continue monitoration from time to time is a must from all jmb ...never be complaisant in what you have always look for upgrade that can improve but always works by stages not to fast not to slow.

Development or improvement is necessary in any JMB because this will effects the house values in future ..the more development and improvement done will ensure the house units markets prices raised and this is good for house owners in theirs investment in near future ...we never knows what going to happens to our future but we do knows by having a good potentials residences that have its high markets demand will definitely helps if we are going for investment in deed.

I'm sure with the new 2014 JMB chairman and teams ,they will be do it better and give more development and improvement for the best interest of all residences .. as residences now I'm also like all of the residences here in serinabay apartment looking forwards in positive development that helps and raised the house values here. All the best to them ...

To all your 9 Staffs handling all this 3 blocks of 754 units houses in serinabay and garden landscape , i know it is tough but with good planning and delegations of works by your leader , we still can consider 80% of cleaning problems solved .. i know at that time your boss want to go for 100% problems solved with additional manpower but i have stated very clear we are running on reserved and some extra as the collections is slow at that time by now i think with the new JMB 2014 maybe they can hopefully .

IN HOUSE SECURITY

1. To all of my first night shift and day shift first direct engage in house security directly manage by me and Cikgu Mazlan ...Sorry after i resign the new jmb engage a company to replace all of you ... especially to PK En Ismail , PK Kannaga ,PK Indrani , respected for old but good example to the young like PK Hafsham , PK Shahiran and PK Rohaizat ..i also wonder why they let all you guys go ..so sad .To all 8 person day and 8 person at night with salary of RM1,200.00 per a month to me you guy have done a lot, may god repay all of you ...i hope you all excel in life.

And to all others Services Providers that i dint mentioned in details here, i value all your helps and commitment ,all your efforts i appreciated and noted .Thanks again ..IQS resources , Maxview Automations , Ms elevators , Simon Enterprise , Jaya Letrik Power Enginering , Seatech , Pump flow, Mr. Cheah Panel Plumber and all that i forget to mentioned your company name here.
