<p>The client wanted a home for informal entertainment both indoors and out, centered around enjoying the pool area, easy access to the boat at their private dock, and enjoying the preparation of food and dining, along with a great selection of wines.</p>
<p>One enters the home in an all-glass gallery with views of the resort-like zero edge pool and the Intracoastal Waterway beyond. To the west of the gallery are the public spaces of the home; to the east is the spacious owners’suite. Nearly all rooms have windows on two or three sides for great indoor/outdoor connectivity.</p>
<p>The site originally sloped down toward a rip-rap edge at the water. A retaining wall was built near the water’s edge and fill was brought in, creating a much larger usable outdoor room for the pool, spa, and outdoor sitting areas.</p>

<p>After nearly two decades in California, a couple decided to relocate their family to Palm Beach, the wife’s hometown. Despite swapping oceans, however, they wanted to bring the breezy vibe of the Golden State to South Florida. They envisioned a residence with a laid-back yet elevated style—something sophisticated and chic that isn’t too fussy or precious. “We needed a space that worked for three kids, a dog, the beach and outdoor living,” the wife says. Designer Lauren Ashley Browne, a childhood friend of the wife, understood exactly what they desired.</p>
<p>“It’s all about bringing happiness and letting natural elements be the focus,” says Browne, who had designed the family’s Manhattan Beach house. “They’re a young family and had grown to love the indoor-outdoor California lifestyle. There’s an homage to the history of both Palm Beach and California here.”</p>
<p>She wasn’t the only close connection on the project. “This is a family home built by friends,” muses architect Patrick Segraves, a former neighbor of the wife. Working with builder Alex Falk, he conceived what he calls “an island contemporary home” that fits sensibly into its secluded street on the north end of the island. “They wanted a casual beach house but not a traditional one,” Segraves explains. “The proportions and details are in keeping with what we do, but they wanted an open plan, not formal spaces. That’s becoming more common here in Palm Beach.”</p>
<p>A casual stone driveway sets the relaxed coastal tone from the outset, and opening the front door reveals the structure’s indoor-outdoor quality. “The French limestone front steps go right through to the rear loggia, so it’s one continuous space out to the pool,” Browne notes. “That’s a pretty new thing for Florida design.” To emphasize the open floor plan, a traditionally West Coast concept, the designer encouraged natural light (“We barely have window treatments in the house,” she points out) and pursued a clean aesthetic, opting for white oak floors in the great room and bedrooms, leathered stone countertops in the kitchen, zellige tiles in bathrooms, limewash walls in the main bedroom and plastered ones in the main bathroom.</p>
<p>Further blurring the lines between inside and outside are doors that open completely to the covered loggias and reveal a silvery-gray landscape. “We wanted to soften the outdoor space and create a minimalist palette,” Browne explains. Working with landscape architects Don Skowron and Jared McClure, the team brought in drought-tolerant natives and plantings like jasmine for fragrance.</p>
<p>Of importance to Browne was to have the interiors transcend the outdoors, rather than compete with them. So she developed an inclusive and consistent design based on layers of minimalist colors, rather than expected bold South Florida hues. “It was very important to keep the palette neutral for a more California feel,” the designer says. The more simplistic strategy ensures nothing inside is overly bright, creating a sense of serenity and lightness while keeping the focal point on the outdoors and the clients’ artworks.</p>
<p>A limited palette does not mean boring, however. Browne explored depth in textures, choosing pieces such as linen sofas and bouclé cashmere chairs in the living area and an African stool—used as a coffee table—sandblasted to a more neutral color in the family area. “It’s a very tactile house,” she observes, adding that durability was key. “We treated furniture selection as if the children were part of the home, not a concern in the home.” As such, the designer employed Moroccan rugs, pillows made of vintage textiles, brass accents and leather dining chairs that age over time. “It’s about embracing those elements and accepting imperfection as an understated luxury,” she says. “There’s a little bit of a European aesthetic, and the design incorporates some modern elements, but it’s livable and comfortable. These pieces come together to tell a story.”</p>
<p>And while the residence is built for sandy feet and wet paws, the couple’s ground-floor bedroom was designed to be a sanctuary. “We’re always excited to get into our room after kids are in bed—it’s calming,” the wife says. Light gray walls envelop the space, home to natural textures such as a linen bed, a shearling bench and a jute ceiling pendant. In the bathroom, a glass-walled steam shower opens to an outdoor shower, furthering the relaxing atmosphere while brightening the room. “All that daylight really opens the space,” Browne says.</p>
<p>Settled in Palm Beach, the owners view their new home as an extension of their family. “The house reflects who we are,” the wife says. “There’s nothing perfectly done or staged. It’s authentic.” And still a little bit California.</p>

<p>It’s been a bit of a challenge to keep track of the number of never-lived-in houses developed on speculation that have sailed off the market since the coronavirus crisis sent Palm Beach’s real estate industry into overdrive several months ago.</p>
<p>The latest spec project to exit the marketplace was a recently completed four-bedroom house at 1556 N. Ocean Blvd. The house sold for $7.15 million on a far North End lot measuring three-tenths of an acre, according to the deed recorded Wednesday.</p>
<p>The house has 5,552 square feet of living space, inside and out, according to the sales listing prepared by broker Christian Angle of Christian Angle Real Estate.</p>
<p>The buyers were Kerrie Lance and her husband, Howard Lance, who in 2017 sold their house in the Old Palm Golf Club community in Palm Beach Gardens, property records show.</p>
<p class="gnt_ar_b_p">Howard Lance serves as chairman of the boards of Summit Materials, a Denver firm that services the paving industry, and of Nashville technology firm Change Healthcare, according to a brief online biographical sketch.</p>
<p class="gnt_ar_b_p">He also is a former president and CEO of Colorado-based Maxar Technologies and was previously an executive adviser specializing in private equity at The Blackstone Group, one of the world&#8217;s largest investment firms.</p>
<p>The buyers were represented in the sale by agent Bobby Goodnough of Sotheby’s International Realty, according to the local multiple listing service. Goodnough and Angle declined to comment.</p>
<p>The house was developed by Susan Shulman, who manages Pearls of the Palm Beaches LLC, the North Palm Beach-based limited liability company that sold the property. Shulman is married to Ron Pertnoy of Shapiro Pertnoy, the West Palm Beach firm that built the house. The family company is headed by Pertnoy and his cousin, Steven Shapiro.</p>
<p class="gnt_ar_b_p">Shulman has developed a number of Palm Beach spec projects with her husband&#8217;s firm over the years, building records show.</p>
<p class="gnt_ar_b_p">The house on North Ocean Boulevard was listed at just under $8 million May 19 and found its buyers quickly, Shulman told the Daily News.</p>
<p class="gnt_ar_b_p">“A week after we listed it, it was under contract,” she said.</p>
<p class="gnt_ar_b_p">The house hit the market about two months after Palm Beach officials issued their first emergency order related to the coronavirus pandemic. Real estate professionals reported <a class="gnt_ar_b_a" href="https://www.palmbeachdailynews.com/news/20200528/rebuilding-america-palm-beach-real-estate-agents-expect-busy-summer-by-all-indications" target="_blank" rel="noopener noreferrer" data-t-l="|inline|intext|n/a">an extremely busy summer</a> as residents from other parts of the country sought to rent and buy move-in-ready houses in Palm Beach to use as havens during the pandemic.</p>
<p class="gnt_ar_b_p">The house that just sold stands on the corner of North Ocean Boulevard and Caribbean Road and is the fourth property from the beach.</p>
<p class="gnt_ar_b_p">The two-story layout includes an “open-concept” kitchen adjacent to the family room, along with a library, formal dining room and “gorgeous architectural detailing throughout,” said Angle’s sales listing. It also has an elevator, a full-house generator and a two-car garage.</p>
<p class="gnt_ar_b_p">Interior finishes include detailed ceilings, wood floors and stone elements, including marble. Outside are a covered loggia, a fireplace and a swimming pool with fountains and a sun shelf.</p>
<p class="gnt_ar_b_p">The house was designed by architect Patrick Segraves of SKA Architect + Planner, who has worked with the developer on other projects, Shulman said.</p>
<p class="gnt_ar_b_p">Buyers today are looking for high ceilings and “great proportioned rooms,” Shulman said.</p>
<p class="gnt_ar_b_p">&#8220;You can&#8217;t skip on quality in Palm Beach,&#8221; she added.</p>
<p class="gnt_ar_b_p">The seller bought the property in 2018 for a recorded $2.725 million, property records show.</p>

<p><strong>Business is booming at Kobosko’s Crossing.</strong></p>
<p>The Wellington shopping plaza is just over 10 years old, and, thanks to a recently renewed leasing push, is almost full with only one space still available. The former farm stand turned local business hub sits on the south side of Forest Hill Boulevard between State Road 7 and Lyons Road.</p>
<p>Recent additions include fitness studio CycleBar, SmizePro MedSpa and Re/Max. The Fired Station, a paint-your-own pottery studio, opened Aug. 1. And coming in October: Born2Dress, a locally owned boutique retailer.</p>
<p><a href="https://www.chancellorpropertygroup.com" target="_blank" rel="noopener"><strong>Leasing agent Kevin Shapiro of Chancellor Property Group said five new businesses have moved into the bustling center in the past eight months, changes that “completely pivoted the plaza.”</strong></a></p>
<p><a href="https://www.chancellorpropertygroup.com" target="_blank" rel="noopener"><strong>The last open spot, a 3,500-square-foot furnished office space, already has seen interest, he said. He credits that interest to the plaza’s location and Wellington’s “extremely low” office vacancy rate.</strong></a></p>
<p>Kobosko’s Crossing is home to shops and restaurants including Dunkin Donuts, Basilico’s Italian Restaurant, Red Balloon Consignment, New Thai Cuisine and one of the original occupants, Kobosko’s Kreamery ice cream shop.</p>
<p>Nicole Fuller, owner of the Fired Station, said she chose Kobosko’s for her studio because she was familiar with the area after her family moved to Olympia when she was in high school. “I kind of grew up in that plaza,” she said.</p>
<p>The plaza also offers a central location with which many in the area are familiar, she said. “It’s close to the mall, and everyone knows the intersection of Forest Hill and 441,” she added.</p>
<p>The restaurants provide for foot traffic that, since her store opened Aug. 1, have brought curious shoppers to Fuller’s door. Many are Olympia residents, such as her parents, who have watched eagerly since Fuller painted “Coming Soon” on her studio’s front windows.</p>
<p>“They come in with their ice cream and say, ‘We’ve been waiting for you,’” she said, laughing.</p>
<p>Fuller is using her year of maternity leave from the Palm Beach County School District to get her business off the ground, having delivered her son in May. The timing couldn’t have been better as the space in Kobosko’s became available, she said. “It was just perfect,” she said. “This is a great location.”</p>
<p>The recent changes have made the plaza more female-friendly, said Born2Dress owner Sophia Bornschein. After about a year of serving clients from a storefront on Pierson Road, Bornschein is taking more of a retail approach to her appointment-only boutique.</p>
<p>Her shop, which opens Oct. 20, is designed to feel intimate, like stepping into a friend’s closet to try on clothes. But the time has come to expand and allow walk-in customers, Bornschein said: “It’s gotten to where it’s time for me to grow.”</p>
<p>She chose the spot in Kobosko’s because she has “shopped there forever.” She will take over the space soon to be vacated by the Avon store.</p>
<p>“I try to make it fun … and make it an experience,” Bornschein said. “That’s kind of what makes this new location so exciting: I get to try something new.</p>

<p>A long-term <a href="https://www.palmbeachdailynews.com/business/the-colony-palm-beach-kicks-off-renovation/zVvmWbPK7O10lo8Rm9VZ8O/" target="_blank" rel="noopener" shape="rect">renovation</a>, which includes multiple phases, started this summer with The Coral Ballroom, a 2,800 square-foot space that features three arched floor-to-ceiling windows and colors inspired by the beach. The room also will feature a private, hidden terrace accessible only from the ballroom.</p>
<p>“We are looking at all the public spaces in the hotel and how to reanimate them in a way that both honors The Colony’s history and feels luxuriously relevant,” Sarah Wetenhall, the hotel’s co-owner, said in a statement. “Our goal is to create gorgeous livable spaces that delight our guests and engage the Palm Beach community.”</p>
<p>The hotel partnered with several builders and architects to design the space, according to a news release, including Kemble Interiors, Inc., architect Peter Papadopoulos of Smith &amp; Moore Architects, Shapiro Pertnoy Companies and Jorge Sanchez of SMI Landscape Architecture.</p>

<p>The ballroom also will feature white coral chandeliers. Last week, artists Alice Ludwig and Joseph Steiert were painting the white oak floor of the ballroom. Steiert, who was hired by Kemble Interiors, designed the floor’s coral pattern to echo the chandeliers.</p>

Yet, when purchasing a home situated on one of the most picturesque and private settings in Palm Beach, compromise was hardly an issue for a local newlywed couple. Both fell in love with the stunning views and superb location, however the property’s original dwelling left much to be desired and was due for a major overhaul. Built in 1989, its dated and suboptimal design–for example, a massive chimney in the living room obscured the view of the ocean–belied its stunning location.</div>

<p>The clients, who together brought four adult children and three grandchildren to their new marriage, hired designer <a href="https://www.carolinerafferty.com/" target="_blank" rel="noopener noreferrer">Caroline Rafferty</a> and architect <a href="https://www.smithmoorearchitects.com/" target="_blank" rel="noopener noreferrer">Daniel Kahan</a> to transform the claustrophobic structure into a modern family beach house, where the gorgeous ocean vistas were unobstructed. Most importantly, the home had to be family-friendly. “They wanted a place where everyone could hang out together comfortably,” says Rafferty.</p>
<p>Due to strict zoning code restrictions, Kahan quickly realized a complete demolition was out of the question. “We had to figure out a way to renovate within the confines of the existing building,” he says. “Essentially, we would have to create an entirely new house within the current footprint.” As if that were not a challenge enough, the team was working under the added pressure of a tight deadline: The couple wanted the home to be ready in time to host 50 guests for a family holiday.</p>
<p>Collaborating with builder <a href="https://www.shapiropertnoy.com/" target="_blank" rel="noopener noreferrer">Josh Pertnoy</a>, they began the ambitious work of removing the four exterior walls, while keeping the roof in place. “The clients basically wanted to live in a big fishbowl with as much glass as possible,” says Pertnoy, who erected pale Portuguese limestone walls punctuated with mahogany-framed glass windows and doors, creating a seamless blend between the outdoors and in.</p>
<p>Kahan also conceived a new, airier look for the interior, drawing inspiration from French Art Deco buildings, furniture and even boats, and Rafferty was on the same page when it came to the decor. “I was really inspired by the look of 1920s modern seaside homes in the south of France,” says the designer. Still, the clients’ preferences were, of course, paramount. “When people ask if I have a particular style, I always say my style is my version of what the client desires,” says Rafferty. “I always begin a project by sitting and listening to what my client likes and doesn’t like, how they want to live and what’s most important to them.”</p>
<p>Because the wife, a doctor of Egyptology, preferred comfortable, traditional designs while the husband, a Tony award-winning Broadway producer, favored cooler, contemporary styles, the unanimous consensus was to go for a modern look with soft, classic touches. Kahan added subtle shadow lines and moldings, while Rafferty layered in relaxed fabrics and textures–chenilles, velvets, linens and alpacas–that make the home feel warm and inviting.</p>
<p>For many of the furnishings, Rafferty traveled to Paris with the wife, returning to Palm Beach with a plethora of vintage and modern treasures by the likes of Audoux-Minet, Rene Prou, Gio Ponti and Andre Arbus. She also incorporated much of the couple’s existing art collection, ranging from contemporary works by Roy Lichtenstein and Andy Warhol to ancient antiquities from China,<br />
Egypt, Cambodia and Greece.</p>
<p>Acting as a subtle influence throughout, the ocean remains the home’s main attraction. In the living room, Rafferty opted out of installing window treatments, letting the wall of glass overlooking the water speak for itself. And in the bedroom, a hand-embroidered upholstered headboard and curtains with a wave-like motif were chosen, while Kahan lined the roof with glazed white ceramic tiles with a similar undulation.</p>
<p>Outside, landscape architect <a href="https://nieverawilliams.com/" target="_blank" rel="noopener noreferrer">Keith Williams</a> felt it was important to play off the new home’s crisp design. “I wanted to work with the architecture and make the surroundings feel clean and modern,” he says. “Also, the ocean is a very tough environment where very few kinds of vegetation will do well.” So, Williams kept things minimal and natural, mixing green island ficus with coconut palms and sea oat grasses. The understated landscaping allows the family to enjoy unhindered views from their pool area, which Rafferty furnished with custom-designed sofas and chaises from McKinnon and Harris. “We kept the palette mostly white so as not to distract from the ocean,” says the designer. “The only pops of color we added outside are in the throw pillows.”</p>
<p>Designing the home turned out to be one of Rafferty’s favorite projects. “It was a joy to work on because the team collaborated so well together, and the clients were so responsive and open to new ideas,” says Rafferty. And in the end, despite the zoning challenges and time restraints, the residence was ready to debut its dramatic makeover just in time–the holiday went off without a hitch and devoid of any compromises.</p>

<p>FIRST PHASE OF HOTEL’S CAPITAL IMPROVEMENT PLAN</p>
<p><strong>PALM BEACH, JUNE 11, 2018 &#8211;</strong><strong> </strong>Long known for it’s signature Palm Beach aesthetic, <a href="https://www.thecolonypalmbeach.com/about-welcome">The Colony Hotel</a> has partnered with <a href="https://kembleinteriors.com/">Kemble Interiors</a> and architect Peter Papadopoulos of <a href="https://www.smithmoorearchitects.com/principals">Smith &amp; Moore Architects</a> to fully re-envision the famous hotel’s ballroom and function spaces.  Located adjacent to the main hotel in what was formerly known as The Pavilion, the main ballroom and attached gallery will undergo full renovations by Palm Beach builders <a href="https://www.shapiropertnoy.com/">Shapiro Pertnoy</a> Companies this summer, reopening in fall 2018 with a fresh look exuding sophistication and Kemble Interiors&#8217; chic vision of Palm Beach.</p>
<p>The ballroom renovations will be the first major step in a long term multi-phase renovation plan envisioned by The Colony’s owners Sarah &amp; Andrew Wetenhall.  “We are looking at all the public spaces in the hotel and how to reanimate them in a way that both honors The Colony’s history and feels luxuriously relevant ” says Sarah Wetenhall.   The Wetenhall’s vision and Kemble’s influence can already been seen at work in the refreshed pool area’s wicker furniture and cabana stripes.  Subsequent phases of the hotel rejuvenation will bring facelifts to the restaurant, lobby, and Palm Court.  According to Wetenhall, “Our vision is to create gorgeous livable spaces that delight our guests and engage the Palm Beach community”.</p>
<p>At the heart of the initial renovation phase is <strong>The Coral Ballroom</strong>, a 2,800 sq. ft. space that will be defined by soft colors and natural motifs inspired by the beach located steps away from its door.</p>
<p>To fully embrace the splendor outdoors, three grand arched doorways will be cut into the eastern wall of the Coral Ballroom, opening to a private terrace designed by landscape architect <a href="https://www.smilandscapearchitecture.com/">Jorge Sanchez</a> from SMI Landscape Architecture Inc. Evocative of a secret garden, the serene terrace can only be accessed from the Coral Ballroom and is otherwise hidden from view.   Inside the ballroom, antique white coral chandeliers inspire matching sconces which will bathe the room in soft dappled light.   Coral also comes to life on the ballroom’s custom pickled and bleached wood floors, which will be painstakingly hand painted with white branched coral patterns.  Walls are to be upholstered in soft cream and beige fine linen stripe, lending a cozy and intimate feeling to the space, and a tromp d’oiel pattern of geometric shells will run beneath a coral stone chair rail encircling the room. Using materials and colors of the sea, Kemble will create a sophisticated environment appreciative of Palm Beach’s natural beauty.</p>
<p>Flanking the Coral Ballroom to the west is the smaller Solarium, a sun drenched room with a wall of french doors opening onto the hotel’s lawn. For those seeking a more intimate setting, the Coral Ballroom will be devisable into three rooms to accommodate smaller gatherings.  The new venue’s subtle palate can stand graciously on its own, or allow the space to be easily transformed to suit diverse visions and bring fantasy to life.</p>
<p><em>ABOUT THE COLONY</em></p>
<p>Located in Palm Beach at the end of Worth Avenue overlooking the Atlantic Ocean, The Colony has played host to musical legends, countless movie stars, U.S. Presidents, and even served as the winter home of The Duke and Duchess of Windsor. <p>Agent Carole Hogan of Brown Harris Stevens acted on behalf of the sellers in the sale, just as she had when they bought the property for $6.16 million three years ago.</p>
<p>Hogan listed the house for sale at $8.75 million in March and put it under contract at the tail end of August, according to records in the <a href="https://www.pbbor.com/" target="_blank" rel="noopener">Palm Beach Board of Realtors </a>Multiple Listing Service.</p>
<p>Acting for the buyers was agent Guy Buzzelli of Scott Gordon Realty Associates.</p>
<p>Brent Nicklas is the managing partner of <a href="https://www.lexingtonpartners.com/" target="_blank" rel="noopener">Lexington Partners</a>, a private equity firm he founded in New York City. His wife is an interior designer.</p>
<p>Among its amenities, the two-story house with an elevator includes a living room with a fireplace, a library, a formal dining room, a three-car garage and outdoor loggias with a summer kitchen, according to Hogan’s listing. Finishes include custom millwork and dark wood floors.</p>
<p>Ingrid Johnson and her husband, a spinal surgeon, have longtime ties to Louisville, Ky., although they had visited Palm Beach for a decade before buying the house, <a href="https://www.palmbeachdailynews.com/news/local/two-end-season-house-sales-top-million/3HnGB9yThLTq3du3VP56AJ/" target="_blank" rel="noopener">she told the <em>Daily News</em> in 2014</a>. The Johnsons were motivated to buy after seeing the fierce competition generated by what was then an extremely limited supply of new houses on the island.</p>
<p>“The market was starting to close up on us,” she said at the time. “The walls weren’t even up yet. But we saw the plans and really liked what we saw.”</p>
<p>She added: “It’s a very well-finished house. There was not a detail that was missed.”</p>
<p>The company that developed the house was founded by longtime Palm Beacher Barbara Kay and her daughter, Susan Shulman, who is married to builder Ron Pertnoy of the Shapiro Pertnoy Cos. The house was Act II Properties’ first spec project. The same team later developed another North End house at 253 Jamaica Lane. That four-bedroom, 5,404-square-foot home sold in April for a recorded $5.4 million. Listing broker Christian Angle of Christian Angle Real Estate acted opposite agent Ashley Copeland of Brown Harris Stevens in that deal.</p>
<p>Angle was also the listing agent when the house on Eden Road sold three years ago.</p>

<p><a href="https://www.palmbeachpost.com/business/shapiro-pertnoy-companies-build-family-lessons/dsJxpYIjhSCyvIItjG10gL/" target="_blank" rel="noopener">Palm Beach Post</a> &#8211; Two brothers from Baltimore moved to Miami after World War II to launch a clothing business called Baron&#8217;s Men&#8217;s Furnishings in Miami Beach.</p>
<p>Their sons, Steven Shapiro and Ron Pertnoy, worked for their fathers and conceived and managed a hippie clothing division called The Other Half in the 1970s. Think: bell-bottom blue jeans for $6.50.</p>
<p>Shapiro and Pertnoy pursued other interests, but in the 1980s, the cousins formed their own Palm Beach County company that builds custom homes.</p>
<p>Today, Shapiro/Pertnoy Companies has evolved to include commercial property management and luxury real estate development.</p>
<p>Now, Shapiro&#8217;s son Kevin and Pertnoy&#8217;s son Josh are following the same path &#8211; learning from and working with their fathers. That translates to more than 60 years of family business knowledge, passing from one generation to another.</p>
<p>&#8220;Our fathers&#8217; words are still with us in a lot of things that we do, and we pass it on,&#8221; Steven Shapiro said. &#8220;Our fathers would have been very proud.&#8221;</p>
<p>Name: Steven Shapiro, principal.</p>
<p>About your company: We are based in West Palm Beach with 17 employees. We have a lot of companies that do a lot of different things. There are two main areas: luxury and commercial construction, and leasing and management of commercial properties.</p>
<p>We were the first single-family builder in the Polo Club in Wellington. As time went forward, we started building in other parts of the county &#8211; from Boca Raton to Jupiter. In 1981, we started building commercially in Wellington. We have 80-some homes in Admirals Cove in Jupiter.</p>
<p>How your business has changed: We&#8217;ve gone through multiple phases. The phase of early growth and grasping what our industry is about. At the time, Palm Beach County was one of the fastest-growing counties in the country. We were lucky enough to be a part of this success.</p>
<p>We saw that period of glory followed by a very severe downturn in the industry. Because we were reasonably diversified, we made it through those recessionary times by relying on things that were still working when everything else wasn&#8217;t.</p>
<p>We had tremendous success though the &#8217;90s at a time when too much success can also be detrimental. I always use the example: One can build 10 houses well, and the 11th house may be just too much. And that puts all 11 of them at risk of not being done well. We learned about what our capacity was.</p>
<p>We got smaller. That phase, the phase of learning what our capacity was to keep people happy &#8211; our customers and our tenants &#8211; we never went outside of the lines. We only want to do what we can do well.</p>
<p>Advice from your fathers: It&#8217;s about the relationship that you establish with the customer that you are going to have for a very long time. We count many of our customers as our closest friends.</p>
<p>What you tell young people about your business: The construction and development business is perceived as its own little microcosm. There are so many facets of both. There are lots of opportunities. Whether they are in real estate brokerage or management or the facets of construction alone. When people say, &#8220;I&#8217;m interested in real estate,&#8221; you have to drill down. A great way to learn the business is through sales or leasing to find out what the customers really want. Then you find out how to give it to them.</p>
<p>What do you see ahead for Palm Beach County? Palm Beach County is always going to be a growing and building county. As long as it gets cold up north, people are going to come to South Florida. It&#8217;s difficult for people to move from Boston or New York or Chicago or Cleveland to Miami unless they have a reason to be there. Palm Beach County is still not overly trafficked. If you go farther north, you get a little culturally deprived.</p>
<p>Power lunch spot: Somewhere I can get sushi.</p>
<p>What is the most important trait you look for when hiring? The ability to get the big picture. We look for smart people who get it. I&#8217;d rather have a person who is an A-minus at what they do and gets the big picture and is a team player.</p>

<p>Four more single-family houses priced between $6 million and $10 million in Palm Beach landed under contract this week, boosting evidence that the bottleneck holding back sales over the past year may finally be easing.</p>
<p>In all, 24 houses can be found in the “sales pending” category of the Palm Beach Board of Realtors Multiple Listing Service , according to a search this week. Those listings range in price from $1.495 million to $22 million.</p>
<p>A similar search three weeks ago showed just 16 houses in the pending category.</p>
<p>The four latest properties under contract in the $6-10 million range include two brand-new homes developed on speculation and two older ones. Of the latter, a traditional-style four-bedroom house at 350 El Brillo Way stands on one of the prime “El” streets in the Estate Section; the others are El Bravo Way and El Vedado.</p>
<p>Built in 1950 with 7,446 total square feet, the house on El Brillo carries a price of $9.8 million and has been listed for about a year by Sotheby’s International Realty agent Tina Roberts, who is also known as Christine Gibbons. The property is owned by a trust in the name of Barron G. Collier II, courthouse records show. Collier shared the house with his late wife, Theresa Ann “Tami” Collier, who died in 2015.</p>
<p>Brown Harris Stevens agents Liza Pulitzer and A. Whitney McGurk barely had time to record the MLS paperwork for their Estate Section listing of 220 Jungle Road before it went under contract. They listed the house at $7.95 million on Feb. 10 and had it under contract less than two weeks later. Designed in 1935 by noted society architect Maurice Fatio’s firm, the house has four bedrooms and 4,822 total square feet. It was the longtime home of the late Patricia Sovereign Gates Norris, who died in February 2016.</p>
<p>Of the two spec properties in the quartet, both are on the North End. The one at 257 Sandpiper Drive is a just-finished, four-bedroom, 5,080-square-foot house developed by Gary Purucker and Patrick Marrano of Purucker &amp; Marrano Custom Homes. Corcoran Group agents Craig and Heather Bretzlaff, who is Purucker’s daughter, have the house priced at $6.7 million.</p>
<p>She describes it as a “classic Bermuda” with an “open floor plan, volume ceilings, extensive millwork and a rear-entry garage.” The interiors were finished and furnished by McCann Design Group, the studio run by interior designer Palm Beacher Sara McCann, who also owns the Hive home-furnishings boutique in West Palm Beach.</p>
<p>About a half-mile north at 1233 N. Ocean Way, developer Rene Alonso has just put the final touches on his four-bedroom, 5,348-square-foot house. It entered MLS at the tail end of January at $6.295 million and found its buyer shortly thereafter, reports listing broker Bill Yahn of the Corcoran Group. The landlocked Colonial-style house has an unusual feature: deeded beach access via its own 10-foot ocean parcel.</p>
<p>The four properties join 253 Jamaica Lane, another never-lived-in North End house that went under contract Feb. 10 in the same price range. Broker Christian J. Angle of Christian Angle Real Estate has the four-bedroom Colonial-style spec house, developed by Shapiro Pertnoy Cos. , listed at $6.575 million. It has 5,404 square feet of living space, inside and out.</p>
<p>“These newly listed houses are trading at prices consistent with other new house sales we’ve had recently,” Yahn said. “They’re not being discounted. It shows strength in the market.”</p>

<p>The husband and wife, owners of the home, have 17 years of United States military service experience between them. Unfortunate circumstances, such as having a kitchen cabinetry company treat them dishonestly and leave their kitchen in disarray, have made things difficult for the family. Their kitchen was without a sink, so the family washed dishes in the bathtub. The family’s trailer home didn’t have flooring in the kitchen, since the flooring was meant to be installed when the cabinets were finished — two years ago.</p>

<p>Butters Real Estate and Management Senior VP Thomas Viscount represented Principal Life Insurance Co., the landlord at 10601 State St., in the 10-year lease. The company will vacate its Miami and Wellington facilities and &#8220;meet in the middle&#8221; in Tamarac, he said. Viscount said Kapco would add 30 employees to this location within the next year.</p>

This social action group was founded by its Chairman Michael Drahos and Kevin Swerdlin. Both Michael and Kevin were raised in Wellington and take great pride in playing an active role in its future. Michael is an attorney with Fowler-White, while Kevin is a real estate associate with Equestrian Sotheby’s. Year One boasts many achievements including <em><b>The Jump Off</b></em>, an event that raised money for Blooming with Autism, and was held at Wellington’s Horse Jumping Show Grounds. The crowning event of the year, <em><b>Wicked at the Wanderers</b></em>, was a sold-out event that brought in over $38,000 with all net proceeds going to the HELO Foundation, an organization that assists returning veterans get into an educational path upon their return from active service.</span><br />

<p><strong>Stacey Levy, Barbara Kay </strong>and<strong> Susan Shulman Pertnoy</strong> were chairwomen for the event, which recognized Ronnie Pertnoy with the<em> Bonei Kehillah</em> – Builder of the Community — award for his role in the design, development and building of the new facility, scheduled to open this summer in Palm Beach Gardens. Pertnoy, chairman of the building committee, is the founding principal partner of Shapiro/Pertnoy Cos. and has more than 30 years of experience in strategic development and construction of upscale residential and commercial construction.</p>
<p><strong>Mark Levy </strong>and<strong> Jack Kay </strong>were chairmen.</p>

<p>Wellington, FL – May 4, 2012 – When the real estate market began its precipitous fall in 2005, it became apparent that the building industry was in it for the long haul. The Shapiro-Pertnoy Companies are one of the few builders who fared well during the recession, and will continue to remain at the forefront of homebuilding as it enters its next cycle of production. Many may ask if the recession is now over, is the present the most opportune time to build or buy? Since the end of 2011, the answer is that the time to build is now.</p>
<p>Historically, the rise and fall of the Florida building industry functions cycles of approximately seven to ten years. The most recent recession wasn’t like the others, especially since it happened directly after a 15-year period of real estate prosperity.</p>
<p>“It was a really good time for all of those years,” Principal Steven Shapiro explained. “The famine that followed, however, was deep and long, and until recently, there were no indications that it would ever come to an end.”</p>
<p>During 2010-2011, housing values in most upscale sub-markets of Palm Beach County seemed to stop falling and began to stabilize. The absorption of surplus property began again, and presently there are more buyers than there are properties. The increase in buyers will once again raise the valuations of homes, and they will either increase in value or become more firm in their price. This change will also lead to the builders coming back into the market, buying land and begin building again.</p>
<p>“The truth is that most people would prefer something that is new, especially if it is only around 15-20% more than purchasing an older house. Today, financing options are plentiful again, and that extra 15-20% has become quite affordable. You are able to get home loans for less than 4%, and the cost of construction is still considered moderate in comparison to 5 years ago and likely, in comparison to the next few years, as things ramp up,” Shapiro stated.</p>
<p>The Shapiro-Pertnoy Companies realized in early 2012 that the year would be their most demanding year since 2007. They are currently finalizing job schedules for the 2012 year; however, they are already accepting customers for 2013. <p>Wellington, FL – April 4, 2012 – It’s a “Cinderella Story” when it comes to Josh Pertnoy, principal of the Shapiro-Pertnoy Companies. He undoubtedly began his career in one of the most unglamorous roles—sweeping floors and working as a laborer from adolescence. Presently, Pertnoy works with the two-generation company handling the construction of all residential and commercial buildings. It has been 13 years since Pertnoy joined the family business, bringing a youthful dynamism and hunger for knowledge while introducing a fresh outlook to the 34 year old company .</p>
<p>Pertnoy’s father, Ronnie, raised his son in the construction business, familiarizing him with the business in terms of labor and customer relations. Pertnoy began working full-time for Shapiro-Pertnoy Companies 13 years ago, quickly ascending the learning curve to grasp onto the multi-dimensional world of high-end construction. The one thing he always has cherished about his work ethic is what his father instilled in him as a child—sincerity.</p>
<p>“I think watching my dad while I was growing up and seeing how he interacted with our clients, subcontractors and people who work for us really helped me to learn those ethics and become the person I am today,” Pertnoy explained. “The hard work, honesty and ability to try and make sure everyone we work for is 100% satisfied really kind of shined through more than anything else.”</p>
<p>A Florida licensed contractor, Pertnoy manages all of the sites and handles the budgeting, schedules and employees on the job. <p>Wellington, FL – March 16, 2012 – Through the hard work and the efforts of cousins Kevin Shapiro and Josh Pertnoy, the second generation of the Shapiro-Pertnoy Companies continue to grow and expand the 34-year-old construction and development company. Each principal of the Shapiro-Pertnoy Companies has their own responsibility and position within the business. In Shapiro’s case, he may not have known what role he would eventually play, but what he grew to realize was the happiness and comfort working with family can bring.</p>
<p>Growing up in Wellington, Fl, Shapiro watched his father and uncle, Ronnie Pertnoy, build hundreds of luxury homes as well as dozens of commercial buildings in Wellington. After graduating from Wellington High School, Shapiro moved to Colorado to attend the University of Colorado in Boulder. During his time there, his focus was on communications, a similar field to his father’s job responsibilities as a principal at Shapiro-Perntoy. It wasn’t until he returned to Florida that he began to wonder where exactly his degree was going to take him.<span id="more-484"></span></p>
<p>“Growing up in South Florida I always imagined that I would one day take over for Dan Marino when he retired,” Shapiro laughed. “A little height issue got in the way. Upon returning to Florida after college I tried multiple jobs and did a lot of work for Walters/Gottlieb, a commercial real estate brokerage office. What began as a work-a-day became a work-for-years, but it turned out that I was learning a lot about my father and uncle’s business from a different perspective.”</p>
<p>Shapiro began working at Grubb and Ellis following his time at Walters/Gottlieb. He gained even more insight into the business in the areas of leasing and property management during his tenure at both Walters/Gottlieb and Grubb and Ellis. He found the knowledge invaluable as he tried to absorb everything. In 2005, Shapiro took the leap into the family business, arriving shortly after his cousin, best friend and co-worker Josh Pertnoy.</p>
<p>“I have something so unique working with my family,” explained Shapiro. “My dad and I sit ten feet away from each other, discuss ideas, grow the business and learn from one another. I also have the privilege of not only working with my family but also my best friend. Josh and I grew up together, sleeping at one another’s houses, competing in sports, going on family trips and even being each other’s best men in our weddings.”</p>
<p>Shapiro learned about the different aspects of the business as quickly as he could, absorbing knowledge from everyone around him. Although he had gained an enormous amount of experience from his previous jobs, his role at Shapiro-Pertnoy provided an even wider amount of responsibilities—residential, construction, evaluations, tenant improvements, lending, appraisals, and promissory notes—all were new to him, but also presented unique challenges and opportunities.</p>
<p>“The truth is that nobody ever knows everything, this is especially true in an ever-changing market. Nothing has ever really been handed to me working here, rather I have worked hard and if a mistake was made I learned from it and worked to avoid it. Shapiro-Pertnoy learned how to stay afloat during the down market, we challenged ourselves everyday and still came out at the top. There are so many pieces involved, but the companies that know how to survive this economic turndown will succeed as the market improves.”</p>
<p>One of the most unique qualities pertaining to Shapiro is the life experience he has gained during his recent step into fatherhood. He uses the same ethics and understanding in business that was instilled throughout his own childhood and now has within his own family—honesty, integrity and respect. Having worked for Kovens for many years, he soon became his protégé and started overseeing large sites as well as attending meeting opportunities and completing estimates within the office.</p>
<p>“I started at the bottom, and was fortunate enough to learn from the best,” Pertnoy described. “When I went to work for a homebuilder as a joint-venture partner, I also was overseeing projects, but ultimately I was the project manager on my own for a project in Greenacres. During that time, I would turn left onto Lake Worth Road to get to the site; I did this for 18 months. One day, our Shell contractor in Greenacres said he wanted to show me his farm in Loxahatchee, and I asked what’s a Loxahatchee? For the first time, we turned right onto Lake Worth Road, and headed west—that turn absolutely changed my life. It opened up different opportunities, and Wellington is where Shapiro-Pertnoy started.”</p>
<p>Since he and Steven formed Shapiro/Pertnoy Companies, Ronnie has developed, owned, constructed, leased or managed millions of square feet. His current projects range in size from 16 acres to one thousand acres, from Florida to North Carolina. Even with the recession, Shapiro-Pertnoy has several projects, both residential and commercial in the works. Their reputation speaks for itself, but without that one right turn over three decades ago, Wellington would be a very different place.</p>

<p><em>Wellington, FL – February 23, 2012</em> – Longtime Palm Beach County developers, Steven Shapiro and Ronnie Pertnoy established the basis for their luxury homebuilding business from an unconventional place, their fathers’ haberdashery business. From the start, the cousins learned to always put the customer first and provide the “finest” product for the best possible value, a philosophy that has helped mold Shapiro-Pertnoy Companies into the reputable business it is today. The successful pair partnered with their sons, Josh Pertnoy and Kevin Shapiro, to create the now two-generation Shapiro-Pertnoy Companies—flourishing with the family mindset as it continues to expand and leave its footprint across the Palm Beaches and Wellington. Each of the four partners of Shapiro-Pertnoy has a unique responsibility within the company. It is through their extensive knowledge within their respective areas that clients are provided with the most comprehensive information, choices and recommendations, making the homebuilding business nothing short of fun.</p>
<p>Shapiro learned at an early age the importance of growing a business through sustaining strong open relationships with customers. Although the cousins operated a hippie boutique in Miami in the 1970’s, each partner went their separate way for an interval of time. Ronnie found his niche in the construction industry, and Steven discovered the creativity and passion behind the film industry. When the pair found their way back to one another after walking their own paths, the philosophy that had been instilled in them from their fathers overlapped into their everyday lives—they always strived to be the best. Whether it was their once popular hippie boutique or their now highly regarded luxury homebuilding business, they wanted nothing more than to achieve the best and have the reputation that would follow suit.<span id="more-490"></span></p>
<p>“When I went off to boarding school in Massachusetts, I had always thought of myself as a better student and athlete than most,” Shapiro stated. “What I learned during my time there was that success was something that didn’t always come naturally. I had to work really hard to keep up with the other more talented students and athletes, a real surprise and life-changer. My time at boarding school became an essential lesson that acted as a steppingstone in both my personal and business life. You have to work hard. It is something both Ronnie and I have abided by for the succeeding four decades.”</p>
<p>When Shapiro graduated college, he pursued a career using his film degree. He used the same attitude to encourage partners and employees to be the best in the industry, helping build the fledgling film business into one of the most successful south of New York. When he and Pertnoy collaborated 34 years ago to create the Shapiro-Pertnoy Companies, it was his knowledge of sales, marketing and operations that helped to push the business to the forefront of homebuilding.</p>
<p>“Many of our competitors during our first few years in Wellington were carpenters first and worked their way up the ladder to become homebuilders,” Shapiro explained. “We came with a completely different vantage point, that of the client. While other builders were trying to maximize their profitability by doing things as cost effectively as possible, we were trying to build homes, make them last and keep our clients informed and happy during the process. We could build a home that would require less maintenance, could withstand nature and time, and offer a finer product.”</p>
<p>Although it was Pertnoy’s background that enabled him to focus more on construction, having worked for several years with construction companies prior to the establishment of Shapiro-Pertnoy, Shapiro would not let his lack of knowledge inhibit his performance in the sales and marketing department of the new company. Having worked for a real estate broker and a developer while in college, Shapiro definitely was not going blindly into the field; however, he soaked up as much knowledge as he could through books, magazines, classes and spending time in the field. He eventually received a contractor’s license, discovered he had a great sense for home design, and combined with his marketing and administration skills, helped the Shapiro-Pertnoy Companies become an unstoppable force. By 1981, they were developing and building a 63-home community, and beginning to expand into commercial building and development.</p>
<p>Shapiro has always acted as a customer liaison during the construction process for both homebuilding and commercial properties. He works closely with his partners Josh, Ronnie and Kevin on design and budgets for new commercial properties, and plays a big role in the design of residential and commercial projects that the company builds speculatively. In their early years, both Shapiro and Pertnoy handled existing and prospective tenants within the retail space, industrial park and office space on a daily basis. As their tenants grew well into the thousands, Shapiro-Pertnoy brought in middle management, who dealt directly with the clients. But after 1991, the pair decided that it was their one-on-one nature that kept them successful, so they refashioned themselves to what had originally brought them success—focusing on the customer relationships with their homebuilding clients and prospective homebuilding clients.</p>
<p>“We slowed things down a bit during the recession, building the company into something far more manageable, something where we were able to devote our time to our residential customers and a smaller group of commercial clients,” Shapiro said. “Communication is possibly the most important part of the homebuilding process. With the help of our sons, we have gained an overwhelming amount of insight into new technologies and markets, taking the Shapiro-Pertnoy Companies to an entirely new level. Reputation does mean something, and we have been very blessed to be a part of Palm Beach County’s growth over the last 34 years, and to still maintain the exceptional standing we gained as one of Wellington’s original builders.”</p>

<p>Wellington, FL – February 2, 2012 – It all began when an uncle and nephew from Baltimore made the life-changing decision to move to Miami, FL, to launch a clothing business and firmly plant their South Florida roots—the impact of the move paved the way for the future of the West Palm Beach based Shapiro-Pertnoy Companies. Their sons, Steven Shapiro and Ronnie Pertnoy, had the opportunity to grow up as rare and true Floridians.</p>
<p>Steven and Ronnie worked for their fathers for several years and eventually conceived and managed a hippie retail store called the “Other Half” where they developed their business philosophy that is reflected in the everyday work of the Shapiro-Pertnoy Companies. The pair worked together to always strive for customer satisfaction. Whether it was creating innovative marketing tools, designing vibrant mannequins or offering the best value, the cousins’ time together gave them the tools to build the future for their Palm Beach County custom homebuilding company.<span id="more-494"></span><br />
Although Steven and Ronnie took separate paths for a period of time, the cousins came together in the late 1970s to form what is now the highly esteemed Shapiro-Pertnoy Companies. Over the last 34 years, the Shapiro-Pertnoy Companies has achieved the highest level of success in not only custom luxury home building, but also in the development of commercial properties. The Shapiro-Pertnoy Companies consists of 17 employees and a number of other companies that do a variety of tasks. The main components of Shapiro-Pertnoy are two-fold: custom homebuilding, and development, leasing and management of commercial properties.</p>
<p>“We were the first single-family builder in the Polo Club in Wellington,” Ronnie explained. “We have gone through multiple phases including grasping the early growth of Palm Beach County in both its residential and commercial aspects. We realized the how fast-growing Palm Beach County was, and we were fortunate enough to be able to grow with it.”</p>
<p>In 1982, Steven and Ronnie built the first industrial park in Wellington, FL. At the time, Pierson Road was zoned as a future industrial site, but it was the inventiveness of the Shapiro-Pertnoy Companies that put the concept into motion. “We stood out there with our investors looking at the numerous Chinese pepper plants covering the land, needless to say, they laughed at us,” Steven elaborated. “We decided to pursue the idea anyway, and it turned out great.”</p>
<p>The cousins saw the ebb and flow of the real estate market with much insight due to their time spent living locally and building within Wellington. Their diversification in the homebuilding and commercial markets allowed for the team to make it through recessionary times by relying on what they knew. In the mid-1980s they pursued projects in the northern part of Palm Beach County, continuing to expand their reach and reputation in the community.</p>
<p>Both Steven’s son Kevin and Ronnie’s son Josh are following the same path that began in Miami many years ago—learning from and working alongside their fathers, continuing the future of the Shapiro-Pertnoy Companies into the next generation. Cumulatively, this creates two generations of Floridians and over 60 years of family business knowledge.</p>

<p><em>Wellington, FL – January 25, 2012</em> – On January 16, 2012, our nation’s Day of Service, the Shapiro-Pertnoy Companies completed their third annual Shapiro-Pertnoy MLK Day of Service. With the help of several subcontractors, local businesses and volunteers, Kevin Shapiro and Josh Pertnoy led the initiative for social action as the group helped local Royal Palm Beach resident Roberta Rothman. It was supposed to be a simple surgery, but October 27, 2011, was the day that a neck surgery changed Rothman’s life.</p>
<p>After waking from surgery, she discovered that she could not feel anything on the left side of her body, and she soon was confined to a wheelchair. It was brought to the cousins’ attention that Rothman was incapacitated by the consequences of neck surgery to help relieve compression in her spine and neck. She had awakened from surgery with a rare disease known as Brown-Séquard syndrome.<span id="more-496"></span><br />
The Shapiro-Pertnoy Day of Service is an event that offers an outlet for others to perform social action for those in need. After doing a thorough evaluation of the house, Kevin and Josh concluded that the work that needed to be done would involve widening doors, expanding the shower and building wheelchair ramps. Although the Shapiro-Pertnoy Companies have always made philanthropy an essential part of their personal and business lives, their Day of Service helps bring volunteers and subcontractors together to better the lives of those in need on Martin Luther King Jr. Day. Since its creation, the number of volunteers and subcontractors has grown exponentially, truly capturing the importance of this altruistic endeavor.</p>
<p>Gardenscapes donated many materials as well as their time to assist with the beautification of the landscape surrounding Rothman’s house. They trimmed numerous trees, removed dead plants and added new ones providing more color, and laid down mulch. With the help of the Southampton Companies, new tile was donated for installation in Rothman’s bathroom, and Colonial Decorators painted the bathroom and the expanded doorways. Local business Lutina’s Pizza Wellington donated pizza for lunch to those volunteering—over 40 in total. Volunteers from Insurance &amp; Financial Services Group worked in tandem with Denise Meyer and Gale Karofsky, amongst others, with hands on maintenance tasks, cleaning, and organizing the garage and interior of the house.</p>
<p>“This day was created to help others reach out in ways that were possibly not provided prior,” Pertnoy concluded. “Without all of the help these amazing people donated, the Shapiro-Pertnoy Companies would not be able to make such a large impact for those in need on this day.”</p>

<p><em>Wellington, FL – January 20, 2012</em> – On October 27, 2011, local Royal Palm Beach resident Roberta Rothman went in for a neck surgery that changed her life, but definitely not in the way she was expecting. After waking from surgery, she discovered that she could not feel anything on the left side of her body, and she soon was confined to a wheelchair. With the help of the Shapiro-Pertnoy Companies for their third annual Martin Luther King Day of Service on January 16, 2012, Rothman now is able to piece together the puzzle of her life after surgery.</p>
<p>Cousins Josh Pertnoy and Kevin Shapiro, Principals of the West Palm Beach-based real estate company created the Shapiro-Pertnoy Day of Service three years ago. Although the Shapiro-Pertnoy Companies have always made philanthropy an essential part of their personal and business lives, their Day of Service helps bring volunteers and subcontractors together to better the lives of those in need on Martin Luther King Jr. Day. Since its creation, the number of volunteers and subcontractors has grown exponentially, truly capturing the importance of this altruistic endeavor.<span id="more-498"></span><br />
It was brought to the cousins’ attention that Rothman was incapacitated by the consequences of neck surgery to help relieve compression in her spine and neck. She had awakened from surgery with a rare disease known as Brown-Séquard syndrome. “Both my mother and my sister had the same surgery and they were fine,” Rothman explained. “When I began my recovery from the surgery, it was completely different. I was suddenly unable to do things I once had taken for granted, like taking a shower. I do not have the strength to hold myself up inside, and the task alone was overwhelming.”</p>
<p>The Shapiro-Pertnoy Day of Service is an event that offers an outlet for others to perform social action for others. After doing a thorough evaluation of the house, Kevin and Josh concluded that the work that needed to be done would involve widening doors, expanding the shower and building wheelchair ramps.</p>
<p>“Until this amazing group of volunteers helped me, I had not seen the light of day since my surgery,” Rothman described. “They installed a wide ramp to my front door, something that absolutely changed my entire outlook on my situation. My dream is to one day be able to walk my dog, and being able to even sit outside with him is one step closer.”</p>
<p>Volunteers also had the opportunity to take part working with their hands to complete house maintenance tasks, something which the family has not had the opportunity to focus on since their attention has shifted to the health and well-being of their family member. The group worked diligently to clean and organize the garage, beautify the landscape surrounding the house and assist with maintenance within the house itself.</p>
<p>“It is hard to quantify the impact of these projects on the recipient or participant&#8217;s lives, but I imagine it is pretty dramatic. Rothman could not have been more grateful for the help she received, and we all enjoyed helping her during her recovery,” Kevin concluded.</p>

Most of this philanthropy was done in their usual unassuming style, without fanfare. However, two years ago, cousins Josh Pertnoy and Kevin Shapiro, Principals of the West Palm Beach based real estate company, decided to offer an outlet to perform social action for others. The cousins developed the Shapiro-Pertnoy Martin Luther King Day of Service. This Monday, January 16, 2012, will be the third annual event.</p>
<p>It was brought to Josh and Kevin’s attention that a Royal Palm Beach resident was stricken by ailments resulting from a neck surgery. The consequences of the surgery left her with minimal use of her arms and legs, and confined to a wheelchair. “It is our goal to take some of the pressure off of this family, let them focus on what is really important, and let us take care of the work,” Kevin explained.<span id="more-500"></span><br />
The Shapiro-Pertnoy Companies, a group of volunteers and many of the companies’ subcontractors will work the day at this home to help make it easier to maneuver in a wheel chair. Josh and Kevin recently visited the residence, and determined the adjustments that will need to be made. Improvements include widening doors, expanding the shower and building wheelchair ramps. Volunteers will also have the opportunity to take part working with their hands to complete house maintenance tasks, something which the family has not had the opportunity to focus on since their attention has shifted to the health and well-being of their family member.</p>
<p>The Shapiro-Pertnoy MLK Day of Service has gained momentum over the last couple years with more participants volunteering with each new endeavor. “We have been fortunate to have friends, family, and business relationships with people who care as much about community service as we do and are always there to help when called upon for this event,” Josh stated.</p>
<p>The past two events have been directed at group homes for disabled adults. The homes were painted, landscaped, securitized by fence and one home beautified with the construction of an exterior trellis for the residents to enjoy the outdoors.</p>
<p>The Shapiro-Pertnoy Companies quietly serve in-need residents of the community throughout the year; however, this annual event was created for the participants as well as those being helped. Josh and Kevin&#8217;s desire for this event is to lead others to serve, and due to that service, see social action grow exponentially.</p>

<p><em>Wellington, FL – December 22, 2011</em> – There is no project too big or too small for the Shapiro-Pertnoy Companies. Although their primary focus for 34 years has been residential building and development, Shapiro-Pertnoy reaches beyond the norm, designing and building commercial projects as well. Their unrivaled standard of service and mission to find the best value for their customers is apparent in every project they undertake, including their commercial properties, tenant improvements and renovations.</p>
<p>Principals Steven Shapiro and Ronnie Pertnoy built Wellington’s Commerce Park, and it proved itself a gateway to the diversification of the Shapiro-Pertnoy Companies’ real estate interests. “Everyday as we lived and breathed building houses for affluent people, we were also quietly developing a variety of commercial projects around South Florida,” Pertnoy explained. “At one time, while building some of the most noteworthy homes in the region, we built, owned, operated and managed over 500,000 square feet of warehouse, shopping center and office buildings.”<span id="more-502"></span><br />
The Shapiro-Pertnoy Companies truly shine as a commercial builder because their experience stems from building residences. This experience allows for a more sophisticated and finer style of commercial property. “To build a warehouse for somebody is a fairly simple thing. Most commercial builders can do that with their eyes closed,” Shapiro stated. “In order to finish a Class A office for a tenant with high-end finish requirements, one requires skills beyond the average commercial builder. We draw on our years of luxury residential finishing to produce a finer finished product. We have always been able to balance both aspects of the building industry.”</p>
<p>The Shapiro-Pertnoy Companies are the developers and landlords of the Chancellor Corporate Center located on South Shore Boulevard in Wellington. Although the site was originally planned to host a hotel, Shapiro-Pertnoy saw the inherent risk involved with a seasonal structure, and changed the concept. At the time, there was a requirement in Wellington for a more sophisticated office building, and the plans changed to two 25,000 square foot office buildings and a shopping center. The Chancellor Corporate Center became the primary Class “A” suburban office project the city needed.</p>
<p>“Tenants began flocking to the new offices before its completion,” Shapiro described. “It became obvious that professionals were looking for more modern and sophisticated office space. The buildings remained fully leased until the recent downturn. And although we just have a few spaces available, it’s just a matter of time until all of the offices are entirely filled again.”</p>
<p>Due to the success of the Chancellor Corporate Center, the Shapiro-Pertnoy Companies began designing larger buildings for the north-end of Palm Beach County. Acquiring a parcel in Palm Beach Gardens, Shapiro-Pertnoy commenced the design for two 40,000-square-foot buildings, Latitudes in the Gardens. When the office market in Palm Beach County plummeted a few years back, the project was put on hold; however, due to some unexpected changes, the parcel is being redesigned into a larger, better planned office campus.</p>
<p>“We are looking to reach out to a different demographic of office professionals,” Pertnoy said. “Palm Beach Gardens is the prime area for science, health and education. We decided that although we weren’t going to become dependent on that demographic, it is definitely a field that is continuing to expand and grow. Our medical-related facilities will hopefully rival others offered. It is the perfect place for all things science and education in North County.”</p>
<p>The Shapiro-Pertnoy Companies recently completed a 10,000 square foot medical renovation for the Medical Center of the Palm Beaches and a 10,000 square foot clubhouse and private gun club as well as a 7,500 square foot service building for the South Florida Shooting Grounds. Whether it involves clubhouse renovations, fitness facilities, offices, warehouse buildings or retail, the Shapiro-Pertnoy Companies can do it all.</p>

<p><em>Wellington, FL – November 23, 2011</em> – In 1978, cousins Steven Shapiro and Ronnie Pertnoy founded Shapiro-Pertnoy Companies with a vision to provide an unrivaled customer experience and a product that strives to be better than the best. Joined by the young blood of each of their sons, the company is truly an exception to the norm with two generations of builders bringing something different to the table, therefore allowing their customers to have a positive and well-rounded experience.</p>
<p>Steven and Ronnie got their start in the business world while working at their fathers’ men’s clothing store in Miami, FL. The experience of working in retail taught the duo a philosophy that has worked for the last 34 years: “Always focus on keeping the customer happy.”<span id="more-504"></span><br />
The Shapiro-Pertnoy Companies were one of the first developers in the City of Wellington. Ronnie saw the growth potential of Palm Beach County while working as an employee for a construction company. He took a very strategic approach to construction and development, which is reflected in his work as the founding Principal Partner of the Shapiro-Pertnoy Companies. “I think that if you are transparent and you are passionate about what you do, and live a life of integrity, giving to people and the community, then all of those things find their way back to you in some kind of fashion. They are all keywords that we live by in life and business,” Ronnie described.</p>
<p>Steven decided to partner with Ronnie in 1978 after leaving the film industry. Ronnie had recently finished building his first home and Steven thought that they could make a name for themselves and build the business working together. “We came from the retail side where everything is geared toward the customer, not necessarily toward maximizing profitability,” Steven explained. “We were more concerned about making the customer happy so we could grow a business exponentially by referrals.”</p>
<p>Ronnie’s son, Josh Pertnoy, joined Shapiro-Pertnoy after attending college. He learned the construction side of the business at the very top from multiple subcontractors. At the time, his father was building a new home for the family in North Palm Beach, and it became Josh’s first official job. He was there from the day the bulldozer cleared the land, until the first moment that the electricity flickered on. Josh is now a Florida licensed general contractor, and he oversees a full-time staff of nearly 15 construction personnel as well as simultaneous construction projects. “When I watched those lights turn on, it felt like the most rewarding experience,” Josh expressed. “It’s been 12 years since I joined the company, and it has flown by.”</p>
<p>Kevin Shapiro grew up always admiring the way his father, Steven, interacted with people. After he learned what it was that his father did, he began to follow the same path. After graduating with a Bachelor of Arts degree in Communications from the University of Colorado at Boulder, he worked for several real estate companies on local and national levels. In 2005, Kevin decided to join the Shapiro-Pertnoy Companies. Kevin is a licensed real estate salesperson and licensed mortgage broker, he currently manages the combined companies’ properties as well as the lending arm of the company, S &amp; P Capital Corporation.</p>
<p>“Commercially and residentially, we start from the same place, keep them happy and do the right thing,” Kevin elaborated. “We really bring the family values and family ethics to a business, which is rare. When we do business with people, they become expanded family.”</p>
