The Fleming Island 32003 Zip Code was named one of the most affluent in the area by an article in the Jacksonville Business Journal last week. Fleming Island residents enjoy some of the most beautiful communities and miles of waterfront residences.

The zip code was re-named Fleming Island 32003 from Orange Park 32003 by the US Post Office in 2005, as the number of residents had grown sufficiently to support an entire zip code on the Island.

Homeowners are asking us this year – should I sell my home or wait? In the past five years, if a homeowner did not have to sell, then many chose to rent and wait for values to rise. Others had to sell because of their financial situations and some chose a ‘strategic default.’

Low Inventory and Rising Prices

The 2012 real estate market cleared out much of the inventory of homes for sale. 2013 has seen an increase in both list price and sales price for single family homes and townhomes. Condos still have financing issues, which keeps their prices down, with exceptions in sought after communities. MIDDLEBURG HOMES FOR SALE

Middleburg is a town located south of Orange Park in Clay County. The area of Middleburg extends beyond the town, beginning after the Bridge over Swimming Pen Creek at County Road 220. Homes south of Plantation Oaks Blvd. off of Brananfield Road are also included in the Middleburg area.

Notable communities with Middleburg homes for sale include Foxmeadow, Two Creeks, Pine Ridge, The Ravines, Retreat, and Longleaf Ranch. Orange Park South has a Middleburg address, but is just over the County Road 220 bridge off Fleming Island.

Foxmeadow has large lots and is zoned for horses. Two Creeks and Pine Ridge are Community Development District communities with amenities that include a Community Pool, Children’s Pool, Clubhouse and Fitness Center. The Ravines is a guard-gated community with single family homes and condominiums. Some of the condominiums are called “expandominiums” because of the floor plan that allows a one bedroom to convert to two bedrooms with two Murphy beds. Retreat is just down the road from the Ravines and new construction is still building there. Wiggins Construction and Nichols Construction are local builders. Longleaf Ranch is an Adams Homes and Sid Little community south of the town of Middleburg.

Middleburg has waterfront homes on Black Creek. There are rural areas with larger parcels of land outside the town. The Historic District on Main Street features homes dating back to the 1900s.
