Sorry. I'm not telling you to give up decorating all together but let's edit it a bit because you want buyers to see them in the house, not you. Outside skip the creepy and go for autumn decor - pumpkins, perhaps a scarecrow and a wreath of leaves and pots (or plantings) of chrysanthemums. &nbsp;For Christmas and such, go with white lights, skip the multi colored this time around as it's distracting and abandon all things that inflate.&nbsp;<br /><br />Inside do not cover up every surface or good selling points (like the fireplace or staircase) because the house starts feeling cluttered and small. &nbsp;Pick small areas to enhance with natural elements like pine cone wreaths or evergreen garlands. Go for some red accents for pop and interest. &nbsp;You don't have to forgo the tree but do make sure it doesn't take up the entire room or walkway. &nbsp;This is also a great opportunity to set the dining room table with a great Thanksgiving theme or for a holiday feast.&nbsp;<br /><br />Just because your home is on the market doesn't mean you have to get rid of all of your traditions, but you need to help your buyers imagine them creating their own traditions in the house too so keep that in mind as you gear up.&nbsp;<br /></div><hr  style=" clear: both; visibility: hidden; width: 100%; "></hr><div class="feedflare">

I want to tell you for those that have a glimmer in their eye right now that their home is safe for a while longer, this doesn't apply to California where the court system isn't involved in the foreclosure process. &nbsp;Sorry.<br /><br />However there are some banks, like BofA who have extended the freeze to all 50 states and there's a hope that perhaps more will follow suit. &nbsp;This many give homeowners additional time to short sell their homes in lieu of being foreclosed on. &nbsp;This is great news for families that are already in distress and an opportunity to come out cleaner and safer. &nbsp;Devil's advocate position on this? These delays in the foreclosure process could further depress the value of our homes because it will keep vacant houses vacant for that much longer (every neighborhood in Temecula and Murrieta has a house where the owners moved out and the bank hasn't quite taken possession) and it delays the correction of the market. &nbsp;It may be a saving grace to some that may have a crippling effect on how quickly we're able to heal and move on in our area. And perhaps, hope upon hope, the banks will take the&nbsp;moratorium to streamline their processes in general to help everyone out.&nbsp;</div><div class="feedflare">

There are certainly ideas that not everyone would be able to install (what association in Temecula would be pro windmill?) but the little changes like lighting the bathrooms with sun tunnels (fancy skylights) and using LED lighting could be adapted anywhere. &nbsp;<br /><br />So for those inclined to buy that little remodel, I will be directing them to this article as a great guideline on being proactive with their real estate choices. &nbsp;How much value do you think they added to the home?&nbsp;Please go to This Old Home to see all of the pictures and details.&nbsp;&nbsp;My only problem with the article is that there were no before pictures it wasn't laid out well for on-line reading, but that's a whole different story.&nbsp;<br /></div><hr  style=" clear: both; visibility: hidden; width: 100%; "></hr><div class="feedflare">

Sorry, instead of a lecture on morality and the rights and wrongs of the world, I just want you to be aware that these things are happening. The following are&nbsp;excerpts&nbsp;from a column written by <a href="http://www.romeobserver.com/articles/2010/09/30/opinion/doc4ca4ca1202592642710605.txt" target="_blank">Tim Bates in the Rome Observer and the full article can be read here.</a>&nbsp;<br /><br /><br />1. "The preparation of two different settlement statements (the statement that summarizes all the fees and charges incurred by both the buyer and the seller, also known as a HUD-1). The first settlement statement reflects the accurate price and is given to the seller; while the second reflects a much higher price and is given to the mortgage company. The difference is then split amongst the conspirators, and then usually "laundered" for the purposes of concealing it from the IRS, which is another crime. Another common type of real estate fraud is the act of providing fraudulent qualifications to the mortgage company to assist the buyer in purchasing their home."<br /><br />The buyer is also responsible for this crime who can then face charges for providing false documentation.&nbsp;<br /><br />2. Appraisal fraud: "Appraisal fraud takes place when the appraiser values a property at a highly exaggerated amount, while fully being aware that the property does not warrant that value. The issue here is that you are buying your property based on what the appraiser provides." - this has been largely solved by the mortgage industry crackdowns. &nbsp;Here in California, appraisers are ordered through a central system and the lender has no direct contact with the appraiser largely eliminating this type of fraud.&nbsp;<br /><br />3. Foreclosure rescue scam: "These people prey on the desperation of those facing foreclosure by promising to re-negotiate with the lender on the buyer&rsquo;s behalf for a "small fee.&rdquo; This fee usually ranges from $1,000 to $3,000. Once the buyers pay the fee they are told that the process can take anywhere from 45-90 days and to just "ignore" any foreclosure notices they receive in that time. &nbsp;Unfortunately for the buyer the company then folds up and disappears with their and many of their neighbors money, without having made a single contact to the lender on their behalf. This leaves them not only that much closer to foreclosure, but also that much deeper in debt. Most are unable to find their way back and are forced into foreclosure, losing everything."<br /><br /><br />Crazy right? So check on the references for anyone you are going to be working with. &nbsp;It means a little more work for you but it will protect you in the long run.&nbsp;</div><div class="feedflare">
