										<content:encoded><![CDATA[<p>According to the reports by Straits Times, most of the buyers for PS/100 are Singaporeans and Permanent Residents. PS/100 is the newly launched business SOHO (Small Office Home Office) by Far East Organization.</p>
<p>The development, which is the first under Far East&#8217;s dedicated business SOHO brand, saw all its 100 units sold out after sales started over the weekend.</p>
<p>Prices for the strata office units, which range in size from 420 to 517 sq ft, average $3,000 per square foot.</p>
<p>Corporate buyers accounted for another 20 per cent. The businessmen came from various sectors including shipping/logistics, investment, trading, business consultancy, and professional services.</p>
<p>PS100 is part of an integrated hotel-office development, occupying levels 7 to 11 of the upcoming Oasia Downtown, a 27-storey business hotel.</p>
<p><span style="text-decoration:underline;"><span style="color:#ff0000;text-decoration:underline;">A buyer, Mr Tham, who bought two units &#8211; one to rent out and the other for his own use &#8211; said: &#8216;The Marina Bay area is going to see more development so this is a good chance to come in early before prices rise.&#8217;</span></span></p>
<p>A recent Colliers International study noted that occupancy levels of such strata office spaces located in the central area was estimated at 91.7 per cent as of February.</p>
<p>A plus for tenants is the professional concierge services offered at the integrated hotel, and the use of its meeting rooms and business centre for a nominal fee.</p>
<p>Each office unit comes with 5m high ceilings, a kitchenette and attached bathroom, and dedicated air-conditioning unit.</p>

<p>It&#8217;s fair assessment of this project shows that <a title="Skysuites @ Anson" href="https://skysuiteanson.wordpress.com" target="_blank">Skysuites@Anson</a> will be taken away by storm if it was publicly launched. What do I mean by a public launch? At present,  showroom is now open for walk-in&#8217;s or people who happen to pass by or visit the nearby temple for their prayers.  Some of the buyers are introduced there by friends, some are walk-in&#8217;s from Altez showroom and some buyers happen to stay at the Amara Hotel decide to visit the showroom,  impressed with the kitchen fittings provided by the Developer (Allgreen) at the showroom (and also for the actual unit).</p>
<p>There is no publicity of a grand launch for this project.  Skysuites@Anson has yet to be exposed to the masses via the media communication and that is the newspaper, the radio and television. This project sells by itself. Investors and buyers know it is a good buy for investment. Hence, most of the units here are 1BR or 2BR that is purely for investment.</p>
<p>Don&#8217;t wait for the next round of cooling measures or Skysuites@Anson to be launched next year. Grab the opportunity now while the price is relatively attractive.</p>

<p>As you can see from the URA statistics, sales are still going strong, achievable even without media advertisements (newspapers, television, radio, news reporting, etc).  The project literally sells by itself because of the location, demand, transport, good rental yield (based on the existing and surrounding condo units) and future business potential growth at Marina Bay Financial Centre.</p>
<p><strong>Skysuites @ Anson</strong> has not really publicly launched to the masses unlike other condo units.  This make prices attractive now for buyers and investors to get a unit. Prices would have been much higher today if it had been publicly launched.  On record, 171 units has already been sold &#8211; that makes it 47.5% sold &#8211; through friends, investors, people working at Shenton/Raffles Place, email, word-of-mouth and flyer advertisements. It&#8217;s still not too late to get one for investment.</p>

										<content:encoded><![CDATA[<p>Showbox apartments in Singapore are slowing gaining popularity. Statistics show that despite of their size of 500 sq ft or less, these private residential apartments are accountable for at least 7 per cent of condominium sales over the past year, up from 4.2 per cent the previous year.</p>
<p>According to a report by iProperty, on average 197 showbox units were transacted per month between August last year and last month, with their average price at S$1,546 per square foot (psf). This is 42 per cent more than S$1,090 psf for condos from 501 to 1,500 sq ft, and 25 per cent more than S$1,232 psf for condos larger than 1,500 sq ft.</p>
<p>Last month, the average price for shoebox units was S$1,549 psf, up 14 per cent on-year. The price growth was substantially higher than the 4.9-per-cent increase for units between 501 and 1500 sq ft and 9.9-per-cent growth for those more than 1,500 sq ft.</p>
<p>Showbox units are common in cities like Hong Kong and Japan and the data shows that even with the significant price increase for small apartment, there is consumer confidence in rental yield and capital appreciation.</p>
