Summer event

Summer is here and we hope it’s a great one for all Slate Ridge residents! The Slate Ridge Summer BBQ will be on Saturday, August 11th from 5:00 PM to 9:00 PM. As always, the tents will be set up in Crosswick Ct. and the Home Owner’s Association will provide food and drinks. We encourage all residents and their families to attend.

We ask each guest/home to please bring a side dish or dessert and folding chairs.  The details are located on the RSVP registration form.  Please register to allow the association to predict the amount of food and drinks needed.  There is also an entry place to mark the side or dessert being brought to lessen the chance of repeat dishes.

The RSVP registration form is located on the website slateridge.net , and will be published on July 2^nd. It will remain open until August 10^th at 6:00PM.  An email will be sent to everyone in the directory as the neighborhood BBQ nears.

The BBQ is FREE for all 2018 paid up HOA members. If you have not paid the HOA fee, the cost is $15 per person in your party to help offset the cost. You can simply join the HOA for the 2018 year for $35.00.  We will also be collecting dues at the BBQ.

Important Update

Late last year, the HOA retained a Real Estate attorney to handle the Restricted Covenants and address the complaints from many residents, including sheds in Slate Ridge, yard upkeep, mail box requirements, satellite antennas, tree maintenance, boat and campers in driveways, and ways to strengthen the HOA and covenant enforcement. Regarding the shed issues, it was suggested that it is in the best interest of the HOA to avoid legal litigation with members and residents, because of the lack of positive outcomes. It was also suggested that the HOA consider revising and amending the restricted covenants to improve the Slate Ridge subdivision. Based on the feedback, the HOA would like to bring a number of issues to be voted upon by ALL RESIDENTS of Slate Ridge, paid members or not, to amend and consolidate all three restricted covenants (Slate Ridge, Crosswick Ct. and Drugan Ct.) in early 2019. In order to approve any or all of the ISSUES we would need a majority vote of Slate Ridge’s 174 homes:

1. Amend covenants to allow for sheds of a restricted model, type, size, color and location

2. Form an architectural committee to legislate and approve all new shed builds to ensure meeting the subdivision aesthetics.

3. Making the HOA mandatory for all Slate Ridge households and to hire an HOA Management Service to manage all HOA matters, and enforce all Slate Ridge covenants.

4. Increase HOA fee to a reasonable amount to help cover all current costs and the HOA Management Service.

5. Add to covenants: Yard up-keep and cleaning requirement, which align with all households, cedar mailboxes, and satellite antennas (Direct TV, Dish, etc.)

6. Grandfather in existing sheds considering they are painted to conceal and blend in with the Slate Ridge existing and appealing look.

7. Maintain the current board and welcoming committee both with a 2-3 year term limit voted by members.

Considering the aforementioned issues, the HOA would encourage active participation on enforcing and maintaining the Slate Ridge subdivision. Hiring an HOA management service would allow more enforcement and/or regulations, and relieve current resident members from the task. With the current board structure and Welcoming committee still adding value, the HOA will continue to support our yearly activities. Lastly, the Slate Ridge Association encourages new residents to take a leading role to help cycle leadership and the vision going forward.

The format for voting on the issues is to be determined. The association will setup meetings to address residents’ feedback on the matters and set a time table for the process.

Membership Update

As of June 30^th, the HOA has 77 paid members of 174 households. Again, it is recommended to our residents to renew your yearly membership. Compared to last year’s participation, the association membership is up!

Referring to the expenses chart below, the Slate Ridge Association is running at a deficit and is at 44% of total paid residents. To cover our normal HOA expenses, not including legal fees, the association would need 90 paid members.

Speeding is a constant issue on Slate Ridge Blvd. The association encourages residents to contact the Reynoldsburg Police Department to address this issue.

Other Complaints

The HOA receives a number of complaints about speeding and noise, barking dogs and dog waste, cottonwood tree seeds, uncut grass, neighbor’s messy yards, boats and trailers parked in drives past the allowed time, etc. The HOA tries to address them by calling the city and mailing letters. Some are City Ordinance issues which residents can report directly. Some of these are common sense and we suggest speaking to our neighbors directly.

Deed Restrictions

Please remember that boats, trailers and campers are not allowed on Slate Ridge properties and driveways for more than 72 hours.

Welcoming Committee Update

The Welcoming Committee continues to deliver baskets to new residents. Beth and Tracy are residents who have volunteered their personal time to welcome new members to the neighbourhood.  They also manage the Facebook group, so be sure to like us!

The BBQ on Saturday, August 11th^, is dependent on good weather. In case of poor or rainy weather, please check the website.

No action needed as we have not seen any petition from Mr Mathews or the other parties

2) Discuss the suggestion from Madeline to seek approval from a majority of the residents to possibly modify the deeds restriction under a set of conditions The board agreed to reach out to residents after getting some additional information from Madeline.  Also any compromise by the board and the majority resident will require a number of conditions including:

1 - Change the HOA Chatter to be mandatory for all residents to participate. So they have a larger stake in all matters concerning our subdivision

2 - Forming an architectural committee to oversee and approve any new structures.

3- Possibly to approve 1-2 units that will meet the looks and aesthetics of the subdivision

4- Restrict size, color and location of the unit

5 - Seek partial compensation for the current shed owners to cover the cost of amending the deeds.  Since they are not current members of the HOA

6 - Make modification to exiting shed such a painting, etc to resemble the look of the home

Event Update:

Thank you very much to the Anderson's family for hosting this year's event. We had a great turn out and a total of 90 residents and family members rode around the subdivision. Also thanks to all the residents who participated in the luminary; about 80% of households participated. That was great. Happy Holiday's

Holiday event

Season’s Greetings to all! The 2017 holidays are now upon us. The HOA wishes every Slate Ridge resident a joyous and safe holiday. The luminary and carriage rides are scheduled for December 16^th 2017. The luminary set time will be 5:00pm each luminary kit will be delivered that week and the Carriage rides will run from 6:00pm- to 9:30pm. This year we are gathering at Tom and Beth Anderson’s house at 7936 Slate Ridge Blvd for they have been kind enough to host the gathering. The departing and arriving location will be on Crosswick Ct. a short walk from Tom and Beth’s house.

The vendor will be bringing a wagon that can accommodate up to 12 people. The online RSVP form link is https://form.jotform.com/slrhoa/slateridge-holiday-carriage-rides

You can also find the link on our website. If all the time slots are already taken, send an email to association@slateridge.net or call Jose Gomez at 614-284-1318 ahead of time. With the larger wagon, we can accommodate more people and we can also extend the ride time if we have to.

Membership Update

Again, I would like to remind our residents to please renew your yearly membership.  We have been below 50% of total paid residents for a while.   The $35 annual membership fee is relatively insignificant for a neighbourhood where the average home value is well over $200,000. Our expenses are relatively low and we try to manage the HOA very frugally. I have posted on www.slateridge.net the 2018 HOA Fee PayPal access to process secured online payments via PayPal or major credit cards.

I would also like to invite residents to join the HOA board and/or attend the board meetings. We can use your help and your input. It is also important to cycle the HOA leadership. I will schedule and publish our next meeting on the website after the holidays.

Speeding is a constant issue on Slate Ridge Blvd.  I encourage residents to contact the Reynoldsburg PD.  It is known the police cannot patrol Slate Ridge all the time, but if they are called collectively, they will increase patrolling in our subdivision and place speed signs to monitor speed more frequently.

Deed Restrictions

The HOA has been contacted by a number of residents with complaints regarding sheds and temporary fencing. Please check your deed restrictions; these are included in the property closing documents. These restrictions are restrictive covenant (run with the land) making sheds and temporary fences illegal on Slate Ridge. An approved permit from the city of Reynoldsburg is irrelevant. We have placed the three General Warranty Deeds on our website. You can also find the subdivision deeds a the Franklin County Recorder’s website https://recorder.franklincountyohio.gov

Welcoming Committee Update

Thank you to Beth Anderson and Tracy Beatty for taking on the Welcoming Committee later this year. They have recently started delivering welcome baskets to the newer residents. We hope to continue the tradition. We have given them a tight budget and they have done a great job putting them together.

By the way, Beth and Tracy are residents who have volunteered their personal time to bring back the committee.

Also, if you cannot light luminaries for any particular reason, we encourage you to ask your next door neighbors.

Lastly, the HOA has been asked for a Facebook page.  We are looking into the opportunity of a closed group for Slate Ridge residents only. There will be more to come…
