As you have probably heard, drywallers are also working on the third floor, they will be all wrapped up by Tuesday next week.

Dear Tenants,

Pete and I had several “reality check” moments this week. We have since made modifications to the schedule to try to restore the building common areas to their rightful, non-construction-zone, state. Thank you for your patience. (see below post about insurance negotiations for an explanation of the delay).

We need one more week of patience as we work to restore the restrooms and corridors and get the construction guys and their messes out of your way!

Be Prepared for One more Week:
Monday and Tuesday- we will be working in the upstairs restroom drywalling, painting and installing the necessary electrical so it is fully functional, clean and available for use by mid-week.
Wednesday – Friday- we will be working in the downstairs Rudy’s restroom and adjacent corridor to make sure it is fully functional, clean and available for use by the following monday.

We will post directional signage in the building letting clients and customers know when there is a closure of the restroom and where to find alternate facilities (up or downstairs).

Throughout the week we will be trying to improve workman traffic, messes, and impacts on the hallways. By the end of the week I hope to have restored a restroom on each floor and made the hallways as good as new. We will then begin to isolate work in specific areas and provide notice as fewquently as possible of any impacts.

Thanks so much for bearing with us. Please do not hesitate to call us with any concerns about noise, messes or any outages.

Have a great holiday weekend. See you monday!

Heath Properties, the owners of the building, have been seeking an insurance settlement with Safeco Insurance. Initially this seemed like an easy process, but has been complicated with a disagreement over the cost of repair work. Real Assets is seeking to resolve the issue by working with the adjustor directly; however, the settlement has been delayed pending a negotiated settlement. Until such a settlement is reached it is very difficult to begin the repair-work as it necessarily hides the damage. We will keep you posted. In the meantime Real Assets will increase its efforts at keeping the common areas clean and usable, including the bathrooms.

Thank you very much for your patience. If you have specific issues within your space that need to be addressed, please email peter with those requests and we will try to tend to the issues that may be most affecting your ability to conduct business.

Tenants,

Thank you all for your patience and cooperation as we work to clean up and restore the property following Saturday night’s fire. Earlier this week, in addition to basic clean-up and securing the site, a comprehensive survey of damage was performed which will serve as the backbone of the restoration efforts.

Two restrooms have been disabled due to damage and need for restoration, one on each floor. All four restrooms will need to be renovated completely but will be done in shifts, one each on each floor at a time.

Last night significant wall and ceiling demolition was performed in the back stairway to remove water damaged materials and to expose areas for further drying and inspection.

A hazardous materials survey was performed prior and all hazardous materials are being contained and removed with your safety a foremost priority.

Selective demolition of areas in the back stairway will continue tomorrow; we have not been told of any additional closures that would affect traffic up and down the stairs, but please use the front stairway for access up and down while crews are working in the back stairway.

Thank you. Feel free to call or email with concerns or questions.

We regret to inform you that a significant fire occurred in the 1605 building over the weekend, Saturday night. We are pleased to inform you, however, that it was controlled and there is minimal damage to the majority of the building spaces. Thanks to Chris Rodgers who actually was doing the night-owl-thing, working saturday night at 2:30 when he smelled smoke. Without his involvement it would have been much worse. Also a big thank you to the 40+ firefighters to showed up to locate and battle the blaze.

The blaze started as an electrical fire in the ceiling of the basement and spread up a plumbing chase adjacent to the rear stairwell.

We have clean up crews working at the building. Throughout the next several weeks/month we will be removing some of the burnt building materials and replacing with new. It will take that long for the smell to dissipate. Please be patient with the messes, workers, and smells throughout that time.

If you have specific concerns that we can address: excessive smell, if any plumbing or electrical seems not to be working, etc… please let Peter or Adam know. pkuchan@realassetsps.com or asimon@realassetsps.com.

Thank you very much for your cooperation. And thank you very much to Chris Rodgers for saving the day.
