It is a short sleeves and shorts spring, summer and autumn with few bugs on the alert. The air is clean and fresh and because of the elevation - 2100 ft to 3500 ft - the air movement is brisk, not stagnant and most of the breezes blow north to south.</em></p> <p><em>Secondly, is the remarkably friendly yet sophisticated townspeople. Major services are excellent and close by. This small town boasts a full 72 piece symphony, the smallest town in the USA to do so. State Theatre has a <a href="http://www.southeastdiscovery.com/southern-way-of-life/2011/05/western-north-carolinas-flat-rock-playhouse-an-entertainment-gem" rel="nofollow">playhouse in Flat Rock</a>, a neighboring town just 3 miles away which boasts a year round venue. </em></p> <p><em>Outdoor recreation opportunities rival those available in any city, with the exception of an ice skating facility. Many golf courses, and country clubs are also available. The 500,000-acre Pisgah National Forest surrounds this magnificent location. City parks, open-air concerts throughout the summer months, two darling parades each year - pour mounting evidence on the absolute peace and fulfillment the families of the area enjoy. The hidden charmer is the size of the town, it could really be called an upgraded and sophisticated Mayberry. And - with the Blue Ridge Community College and Wingate University in Hendersonville, the town is ever so vibrant.</em></p> <p><em>“Second move in retirement” is an adage about what to do when the upkeep of a single residence in retirement may be more than one wishes to take care of in an advancing age. It is very important to understand this possibility, and the value of not having to plan to leave town. Hendersonville is blessed with a wide variety of such senior accommodations, meaning that social, religious, and entertainment options do not have to be forgone if a senior needs assisted-living at some point. Residents may need to move only a couple of miles away into the more caring environments of adult villages, thereby continuing their lifestyle of enjoying Hendersonville and all they have become accustomed to here. This is important to note because moving into assisted-living is a big step for a retiree to do at some point in their lives. Being able to reside in the same town, in this case Hendersonville, provides folks the ability to keep many attributes of their life the same. Attributes of daily life they have come to love and enjoy. In other words, a move to Hendersonville can and should be a permanent move with no reason to ever again need to relocate, which can be increasingly difficult as people age. </em></p> <p><em>Two major population centers are within an hours drive. <a href="http://www.southeastdiscovery.com/areas/greenville-south-carolina" rel="nofollow">Greenville/Spartanburg, SC </a>has a population of 1.2 million and is 45 minutes away. <a href="http://www.southeastdiscovery.com/areas/asheville-north-carolina" rel="nofollow">Asheville, NC </a>has a population of 450,000 and is only 20 minutes from Hendersonville. Asheville's Regional Airport offers 45 daily flights and is just 15 minutes from Hendersonville. Greenville/Spartanburg's International Airport is also relatively close by, at 45 minutes distance. </em></p> <p><em>I-26 a major US Interstate, is directed right through Hendersonville and its easy access allows a resident of Hendersonville to easily connect with other interstates (such as I-40 or I-85), thereby providing automobile access to anywhere in the United States.</em></p> <p><em>Churches, synagogues, restaurants, hospitals, other intensive medical facilities, such as a modern oncology facility are readily convenient... Grocery stores including sumptuous high end specialized gourmet markets, and open-air farmers markets offering the freshest of fruits and vegetables are convenient to all residents of Hendersonville. And yes, Hendersonville does have its very own Mast General Store. </em></p> <p><em>There is no problem with services living in Hendersonville as the town is large enough to offer a wide selection, small enough to provide customer care and a friendly shoulder to lean on.</em></p> <p><em>Regional professional baseball is available in Asheville. There is a charter trolley to take residents and pick them up at the Asheville Field. High school sports in town provide wonderful and refreshing outlets for sports-minded folks and a sense of community. The Hendersonville library has consistently ranked as the #1 library in North Carolina for its size and is crawling with bright energetic folks enjoying the offerings.</em></p> <p><em>Should a physical trauma occur, <a href="http://www.southeastdiscovery.com/southern-way-of-life/2011/04/asheville-north-carolinas-mission-hospital-an-impressive-health-care-system" rel="nofollow">Memorial Mission Hospital in Asheville </a>is connected with Duke University and is one of the South's top 7 hospitals. It has a helicopter available 24/7 to respond. Pardee Hospital has installed a new landing pad at its facility.</em></p> <p><em>The adjacency to the Pisgah National Forest, part of the Great Smokies, is a coveted benefit. The Blue Ridge Parkway is about 8 miles from Hendersonville and this provides access to what is the nation’s most well-regarded and frequented national park. The year round majesty of the forest is breathtaking. The waterfalls, tunnels, hundreds of miles of well-marked trails, access to Mt Mitchell (the Eastern half of the United State's highest peak) which is about 40 minutes away - all contribute to non-stop accolades.</em></p> <p><em><a href="http://www.southeastdiscovery.com/southern-way-of-life/2011/05/asheville-and-black-mountain-north-carolina-spring-and-summer-festivals-to-enjoy" rel="nofollow">The Biltmore Estate</a> is 15 miles from Hendersonville and visible from Carriage Park. America's largest home, perched on a knoll, is on the northwestern side of Hendersonville. Sierra Nevada Brewery, this nation's largest and most successful <a href="http://www.southeastdiscovery.com/southern-way-of-life/2011/08/asheville-north-carolina-getting-noticed-for-its-microbreweries" rel="nofollow">microbrewery </a>for boutique ales, has just purchased a site in Henderson County to be the new East Coast Headquarters. They chose Hendersonville due to the quality of water they will have access to, the highway system and the genuine beauty of this area. Sierra Nevada Brewery is destined to become a major attraction as the company will feature a restaurant as well as facility tours. </em></p> <p><em>Retirees are really interesting folks. Those who choose to relocate at retirement are fascinating, as many who relocate at this stage of life have adventurous minds to try new things. Many have been too busy working and raising their families. Over the past several years, Hilton Head Island residents and visitors have witnessed the struggles and declining fortunes of the 30 year old Mall at Shelter Cove – not unlike the similar fate of malls across the country. Over time, it was apparent, shoppers had become discontented with the location, parking experience, maze of escalators and fluorescent ambience of an indoor mall and the concept of smaller shopping “villages” with tree-lined streets, fountains and parks stepped in to replace this experience.</p> <p>Recently, a real estate affiliate of The Kroger Company, Blanchard & Calhoun from <a href="http://www.southeastdiscovery.com/areas/augusta-georgia" rel="nofollow">Augusta, Georgia </a>, purchased a 42-acre parcel of land and the approximately 300,000 square feet of space at The Mall at Shelter Cove, located at 24 Shelter Cove Lane across from Palmetto Dunes. The new ownership is called The Shelter Cove Town Center, LLC.</p> <p>The Mall at Shelter Cove will be torn down – except for Belk, which is currently the anchor of the mall – to make way for what developers call a “lifestyle center” – an open-air format that offers a wide range of upscale retail, office, leisure options, and living opportunities, always situated in a well located and convenient setting. Lifestyle centers are touted to be cheaper to operate than a traditional mall, the shared maintenance cost of the common areas to be one-third of a traditional mall, and offer more visibility and sales per square foot (at least a third more) for its tenants. Mark Senn, of Blanchard & Calhoun, said they will incorporate the surrounding natural environment adding park space and walking trails to the nearby waterfront. Blanchard & Calhoun is also planning on developing living options along the waterfront. The Kroger Company has developed several “super stores” called “Kroger Marketplace” in Ohio (a key feeder market for real estate and vacation rentals on Hilton Head) which not only carry groceries, but also home goods. Senn said that the new Kroger will primarily be a grocery store, but all options are still being explored.</p> <p>Glynn Jenkins, director of communications and public relations for Kroger’s Atlanta Division, which includes South Carolina, stated “the new Kroger … will provide a unique and interactive shopping experience, designed to be a convenient and inviting addition to Hilton Head Island.” </p> <p>Except for Belk and Kroger, there is no new name and no other tenants have been confirmed yet. But the mixed used, new urban style center will feature national and regional as well as local businesses which could include restaurants, coffee shops, healthcare, office and leisure choices. </p> <p>The $17.3 million price was a bargain for the new purchasers, down considerably from the $36 and $26 million sales tags for the previous two owners. Efforts to revive the failing mall included building a 12-screen movie theatre which was approved by the Town but the financing could not be found.</p> <p>Blanchard & Calhoun is currently working with the Town on plans for the site, and the next step will be to take those plans to the Planning Commission. After approval from the commission, final plans will be forwarded to the Town Council for approval. Meet Oriental, North Carolina</h1> <p>Kimberly Houston — Wed, 25 Jan 2012 19:10:24 +0000</p> <div class="field field-type-filefield field-field-images"> <div class="field-items"> <div class="field-item odd"> </div> </div> </div> <p>Oriental, known as “The Sailing Capital of North Carolina” lies on North Carolina’s eastern shore in Pamlico County, in the area known as the “Inner Banks.” Just below where the Neuse River connects with the mammoth Pamlico Sound, the second largest sound on the East Coast, this tiny and charming fishing village captivates visitors, many of whom turn into lifelong residents. </p> <p>It’s easy to figure out how the town of <a href="http://www.southeastdiscovery.com/areas/new-bern-oriental-coastal-north-carolina" rel="nofollow">Oriental, North Carolina </a>earned its "Sailing Capital” designation -- with 900 permanent residents and roughly 2,700 sailboats, sailboats outnumber citizens three to one. With Oriental’s prime location on the five-mile-wide Neuse River at the junction of five creeks, it’s no wonder that kayakers and canoers are almost as numerous as sailors. Visitors can charter or rent a power boat, and even a captain. Oriental is also a world-class sportsfishing destination. The annual Tarpon Tournament attracts anglers from up and down the East Coast, and the area is known for its light tackle and fly-fishing. </p> <p>For those who would rather watch than participate in the town’s abundant boating-geared fun, boat watching opportunities abound at the Town Dock or one of the several marinas in town, with boats stopping in Oriental from the entire East Coast and beyond. In other words, people move to this area to retire and relocate or have a second home due to the boundless opportunities for <a href="http://www.southeastdiscovery.com/southern-way-of-life/2011/07/keowee-toxaway-state-natural-area-for-the-camper-in-you" rel="nofollow">outdoor recreation</a>. And - people move to the Upstate for jobs. With companies such as Michelin Tire Company, Fluor, General Electric, Greenville Hospital System, Spartanburg Regional Health Services and BMW Manufacturing all having facilities located in the Upstate - this Western South Carolina region has remained relatively healthy during this economic time due to the employment outlook this area has produced. The trend for the area is an overall decrease in the inventory available as the number of homes for sale declined by 15.6% last November to the lowest level of inventory for the year, while the supply of homes for sale went from a 14 month high in supply in May of 2011 to an 11.6 month supply as of November 2011. That is an improvement. </p> <p>While there is a steady decrease in the inventory of homes in the Greenville, South Carolina area, it is believed the real estate market still isn't seeing the real 'uptick' yet and this is in large part to the stricter lending requirements buyers face to get a mortgage loan. Lending requirements remain firm, which for many of our retirement relocation and second home buyers - is a moot point as many are either paying cash or they are putting down a sizeable down payment. In many cases, these buyers can pay cash but are choosing to obtain a mortgage as the rates are so low, they would rather invest the difference thinking they can earn a higher return on their investable funds compared to what their borrowing costs will be at current mortgage rates, which are hovering in the 3 to 4% range.</p> <p>The Greater Greenville South Carolina real estate market continues to lead the national trend of falling inventory. This area has seen a 14.7% decline in inventory which hasn't seen these levels of inventory for about four years. This is a sea change for sellers who have been battling a strong buyer's market for the past five years. It is also food for thought for current buyers actively looking in this area - to realize their days of being able to purchase properties well below the listing price may be coming to an end.</p> <p>Greenville also has a higher affordability in their average home price ($140,000) than the national average ($165,000). Given that statistic, the falling inventory numbers we are seeing and the job market outlook for the Upstate - it all points to a better than national average real estate market for this Western South Carolina region going forward in 2012.</p> <p>A community we'll mention is <a href="http://www.southeastdiscovery.com/communities/cherokee-valley-travelers-rest" rel="nofollow">Cherokee Valley</a> which is located about 20 minutes outside of Greenville. For about half a decade, we've seen the real estate market in a challenged state. Buyers have waited on the sidelines, sellers have been forced to re-adjust their pricing and then, we've seen foreclosures and short sales like never before.</p> <div> <p>Given the state of affairs described in the previous paragraph, this has caused quite a bit of inventory to come to the market over the past five years, giving buyers in the market to purchase, a great inventory to choose from. </p> <p>Regarding interest rates... The 30-year fixed-rate mortgage hit a record low this week, averaging 3.91%. Rates have been at or below 4% for the past 8 weeks and are now almost 0.9% below where they were at the turn of the year. The 0.9% decline translates into a savings of $1,200 per year for a buyer on a $200,000 loan. The 30-year rate was 4.81% just a year ago.</p> <p>The 15-year fixed-rate mortgage tied the record low set last week, it averaged 3.21% for the week ending Dec. 22, 2011. The 15-year mortgage was 4.15% a year ago.</p> <p>The 5-year treasury indexed adjustable-rate mortgage (ARM) last week averaged 2.85%. This rate was at 3.75% a year ago. The 1 year treasury indexed ARM averaged 2.77% this week, down from 3.4% a year ago.</p> <p>Borrowers receiving these rates can expect to pay on the 30-year fixed-rate a payment on average of 0.7 of a point, the 15-year fixed-rate mortgage requires an average of 0.8 of a point and the ARMs require an average of 0.6 of a point. A point equals 1% of the mortgage amount. So, if you are borrowing $100,000 - a point would equal $1,000.</p> <p>This decline in interest rates has increased affordability for buyers and helped existing-home sales improve for the second month in a row since November of 2011. In addition, new construction of single-family homes increased in November of 2011 for the second month in a row. Home builder confidence also rose in December to its highest level since 2010.</p> <p>Here at <a href="http://www.southeastdiscovery.com" rel="nofollow">Southeast Discovery</a>, we wanted to provide some factors that are influencing what we are seeing in the market right now. We believe buyers and consumers have adjusted to the 'new economy'. Meaning, people have accepted the fact their current home values have dropped. They also realize that where they are looking to relocate to for retirement - those valuations have also adjusted. An even trade off? If their home in the Northeast used to be valued at $800,000 and now the market value is $625,000, that is a decline of $175,000. Yet, the coastal Carolina home they want to purchase, near the intercoastal waterway that once was priced at $650,000 is now selling for $450,000 - that is a market decline of $200,000. See our point? </p> <p>Second - inventory is attractive right now. There are quality lots and homes in the market to purchase. If you are interested in living on a lake in <a href="http://www.southeastdiscovery.com/category/tennessee" rel="nofollow">Eastern Tennessee</a>, there are beautiful lake front lots selling at a real discount to where they were priced just 5 years ago. Dreamed of having a majestic mountain view in the <a href="http://www.southeastdiscovery.com/category/north-carolina/western-north-carolina" rel="nofollow">Western Carolinas</a>? Well, there are some lots and homes with views that just might take your breath away and prices have adjusted on these properties as well, in your favor as a buyer. And, what level of amenities do they really want...and at what cost? Are there other attributes to a development other than amenities built that are equally as important? We think so.</p> <p>Developments seeing success in this market have struck a healthy balance between building quality amenities that make sense long term and are aesthetically attractive. When the developer sells their last real estate within a development, this usually marks when they will turn over the amenities - and the responsibility to maintain and operate them to the property owners. It is up to the residents to effectively take over and manage the amenities, even if the community decides to hire a property manager, it is best for the residents to have some handle on the overall process.</p> <p>The demand for grand clubhouses and oversized amenities has lessened greatly over the past five years and has been replaced by more realistic expectations. For buyers, it's more about the substance than 'the show'. For diligent developers who are true stewards of land development and creating sustainable lifestyle communities, this should be a welcomed change in buyers' mindset. It's now about delivering realistic expectations and creating 'real' communities with critical mass to ensure the long term success of a development - turned community. </p> <p>Developers experiencing success in today's marketplace are creating viable communities that have appropriate amenities built. But, what about the fiscal condition of the state? Perhaps not an issue in the past retirees have paid much attention to when perusing a suitable retirement location, but recent data will give you pause - if not outright concern, about the unfunded liabilities of most states. A recently published report, “The Widening Gap”, by The Pew Center carries broad implications that may just affect your choice in retirement locations. And, although any of the states mentioned on the <em>Pew pension and benefit problems list </em>might have the will and the resources to correct these issues—if they don’t, prepare for the inevitable fallout.</p> <div> <p><strong>Pensive About Pensions<br /> </strong>The data of the states’ pension liabilities show that the vast majority of states have large deficits and have chosen to ignore their current and worsening pension problems. Most, but not all of the states in trouble, are low-tax states which very well may have contributed to their problematic deficits. The Pew Center’s findings show that as of Fiscal Year ’09 the states had a collective $660 billion shortfall in the funding of their future pension obligations. Only three states had fully funded pension plans: New York, Washington, and Wisconsin.</p> <p>A few states are addressing the problem by reducing promised benefits to their workers, lowering future benefits, raising taxes, and/or increasing benefits funding. It seems clear, however, that without corrective changes, services like transportation, Medicaid, education, and social services, among others, might have to be cut as well as taxes raised. The effects of these changes, however, will not be without their own set of problems: property values may decline; businesses and talent may leave the state causing higher unemployment, which then leads to general discontent among the population.</p> <p><strong>According to The Pew Center, a healthy state’s pension fund should be 80% funded.</strong>With that in mind, thirty-one states were below the 80 % threshold for a well-funded pension system. The states with the lowest percentage of funding in FY 2009/2010 are: Illinois 51%; Connecticut 53%, Kentucky 54%; West Virginia and Louisiana 56%; Oklahoma 57%; New Hampshire 58%; Rhode Island 59%; and Alaska 61%. Although a few states are beginning to take action, the vast majority have chosen to ignore their looming pension problems.</p> <p><strong>An Unhealthy State of Affairs<br /> </strong>The states have about the same funding deficit when it comes to promised future health care benefits for retired employees. Only $31 billion, a paltry 5%, of their $635 billion obligation is funded leaving a shortfall of $604 billion! Only 7 states have funded at least 25% of their estimated future health care expenses (AK, AZ, ND, OH, OR, VA, WI). Alaska, it should be noted, is the only state on the low-funded pension list that has substantially funded its future health care benefits.</p> <p>Chronic deficits are another major issue that makes a state an unhealthy choice for retirement. The states with the highest projected FY budget shortfalls, expressed as a percentage of their FY 2011 budgets are: Illinois 52%; New Jersey 37%; Nevada 37%; Mississippi 28%; South Carolina 26%; California 26%; Maine 25%; Texas 22%; Connecticut 22%; and Louisiana 21%.</p> <p>Some of the states in the worst shape for funding their future health benefits are more tax-friendly to retirees, as you will see in the following summary:</p> <p></p> <p><em><strong>Illinois, 0.1% funded </strong></em>–10th highest state for property taxes; does not tax pensions or social security. Sales tax on high side at 6.25%. Income tax rate was raised to 5% in January, 2011 as a partial response to the crisis, as were business tax rates, and as a result, several large corporations, including Sears, threatened to move out of the state.</p> <p><strong><em>West Virginia, 4% funded</em></strong> – Sales tax is slightly above the national median at 6%. Property taxes are low with WV ranked 44th highest state for per capita property taxes. It is one of 14 states that tax social security income. Income tax has its highest bracket at 6.5% and ranks 19th highest among states that collect income tax. No inheritance or estate tax.</p> <p><em><strong>Oklahoma, 0% funded</strong></em> – The sales tax is below average at 4.5%. Property taxes are among the lowest in the nation. This state has a top income tax rate of 5.5%, which starts with incomes of $8,700. Social security income is not taxed. <br /> Kentucky, 15% funded – The sales tax is 6% and the state’s highest income tax bracket of 6% kicks in at $75,000. Kentucky ranks 45th for property tax collections. Kentucky does not tax social security income.</p> <p><strong><em>New Hampshire , 5% funded </em></strong>– The Granite State has a reputation as a low tax state. It is one of the few states with no sales tax. Property tax is, however, another story. NH is the 3rd highest state for per-capita property taxes paid. Pension and social security income is not taxed and income tax is a flat 5% on interest and dividend income.</p> <p><strong><em>Rhode Island, 0% funded </em></strong> – By any definition the Ocean State is a high-tax state. The sales tax is above average at 7% and property tax is 7th highest in the nation. There is an estate tax and it is one of 5 states that do not exempt any type of pension income from taxation, including social security. The top income tax rate is 9.9%.</p> <p><em><strong>Louisiana, 0% funded </strong></em>– This is another very tax-friendly state for retirees. The overall tax burden rank is 42nd out of the 50 states. The top income tax rate is 6%, which begins with incomes over $50,000. Social security income is not taxed, nor are public or military pensions. A portion of private pensions is exempt. The sales tax is 4%. There is no inheritance or estate tax. Property taxes are very low and people over 65 can apply for an exemption.</p> <p><em><strong>Alaska, 5% funded </strong></em>– Alaska is the lowest tax state, thanks to its vast energy reserves. There is no income or sales tax and the state actually pays a stipend to each and every resident. On the other hand, AK has the highest cost of living of any state.</p> <p>It is worth mentioning that the Southeastern states appear to be in far better shape on this pension issue, than their northern state counterparts. Virginia has their pension liability 80% funded, Tennessee is 90% funded, North Carolina is 97% funded, Georgia is 87% funded and Florida is 84% funded. South Carolina is the only southeastern state that has fallen below the recommended 80% funded threshold - coming in at 69% funded. Given this statistic, along with a milder climate, lower property taxes and overall lower cost of living this region is known for - it's no wonder many retirees look to relocate after their working years to the Southeast region.</p> <p>One final note, from fiscal year ‘09 to fiscal year ’10, the average funding level across the 16 of the worst states fell slightly from 77% to 75%. For many, there's nothing quite like a freshly cut Christmas tree. And, by "freshly cut," we don't mean what the guy at the corner lot insists is "freshly cut" - a tree cut at a farm in northern Michigan or Canada, put in a stack until a wholesaler arrives, trucked through several states, put into another pile, eventually unbaled and stuck in a wooden stand, and left there until you happen along. </p> <div> <div>By "freshly cut," we mean the kind of Christmas tree that you choose and cut yourself (or have someone cut for you). If that kind of "fresh-cut" has been a holiday tradition for you - or if it's been a dream of yours - don't think buying a retirement or second home in the Southeast means your "choose-and-cut" options for Christmas trees are only about as good as seeing Santa slide down the chimney.</div> <div> </div> <div>In fact, the Southeast has one of the largest concentrations of tree farms in the nation. North Carolina alone is the nation's second largest Christmas tree-growing state, with more than 50 million growing on more than 25,000 acres owned by approximately 1,600 growers on 400 farms who sell an average of 300,000 annually. And there are "choose-and-cut" Christmas tree farms as far south as southern Florida.</div> <div> </div> <div>If you've lived in the Northeast or Midwest - or anywhere outside of the <a href="http://www.southeastdiscovery.com/southern-way-of-life/2011/11/the-silver-lining-to-the-recession-on-the-southeast-real-estate-market" rel="nofollow">Southeast</a> - and only know of the Balsam Fir, you'll first need to brush-up on your "tree types." Fraser Fir is the second most popular tree in the nation. This fir was named after Scottish botanist John Fraser, who found the species at elevations above 3,500 feet while exploring the Appalachian Mountains in the late 18th century. It's grown in the mountainous western North Carolina "High Country" region, which has the ideal altitude, soil, rainfall and climate for this evergreen. Fraser firs have soft, pleasant-to-touch needles, long needle retention and aroma, and are pliable yet have strong branches for heavy ornaments. OK, so maybe it won't be a giant spruce or fir, but those grown in the Sunshine State - once adorned with lights and ornaments, make the season seem bright nonetheless. The most common varieties are Eastern Red Cedar; Leyland and Arizona Cypress; Sand, Virginia and Spruce Pine; and Carolina Sapphire.</div> <div> </div> <div>Residents in or near <a href="http://www.southeastdiscovery.com/areas/palm-coast-florida" rel="nofollow">Palm Coast, Florida</a>, can head in three directions for their cut-your-own tree: North - to Jacksonville, where <em>Horne's Christmas Tree Farm</em> and <em>Rogers Christmas Tree Farm </em>opened the weekend after Thanksgiving. West - in Gainesville, head for <em>Unicorn Hill Farm</em>, which opened Dec. 1. And South - of Daytona Beach, there's <em>Watson's Cedar Grove</em> in Oak Hill, Florida, which is open daily. Near <a href="http://www.southeastdiscovery.com/areas/orlando-winter-park-windemere-florida" rel="nofollow">Orlando</a>, <em>Santa's Christmas Tree Forest </em>in Eustis has both choose-and-cut and "living" Christmas trees (balled and ready to plant in the spring), as well as a Christmas-themed park, wreaths, hay rides, a petting zoo and pony rides and hot cider. In Sorrento, Florida, is Oak Haven Farm, which sells strawberries and trees, and offers hay rides, boughs and wreaths and a produce stand. Along the southwest coast of Florida, there's <em>Whited's "Farm Fresh" Christmas Trees</em>, on Cleveland Avenue in Fort Myers, which offers a limited selection of "choose-and-cut" cedars, pines and cypress trees, and fresh-cut firs. And over in Cape Coral, <em>B.G. If you live in a coastal community, head for Jesup, Georgia, about mid-way between Brunswick and Savannah, where you'll find <em>Days of Creation</em>, which offers both "Choose and U Cut" and "Choose and We Cut" selections from Carolina Sapphire, Eastern Red Cedar, Murray Cypress, Leyland Cypress and Blue Ice. Rooted tree varieties include Deodara Cedar and Leyland Cypress. In Dalton, Georgia, the <em>Cooper Christmas Tree Farm</em> has "U-Choose-&-Cut" White Pine and Leyland Cypress trees. According to the <a href="http://www.scchristmastrees.org" rel="nofollow">South Carolina Christmas Tree Association</a>, its farms "grow some of the finest Christmas trees in the nation," including the Carolina Sapphire, Blue Ice, Leyland and Murray Cypress. And, about halfway between Beaufort and Hilton Head Island are <em>A&A Christmas Trees</em> and <em>Okatie Farm</em>, both in Okatie, SC. Each grows Leyland Cypress, Murray Cypress and White Pine, while <em>Okatie Farm </em>also has Blue Ice, Carolina Sapphire, Deodar Cedar, Eastern Red Cedar and Virginia Pine.</div> <div> </div> <div>Not too far from <a href="http://www.southeastdiscovery.com/areas/charleston-south-carolina" rel="nofollow">Charleston, SC</a> are two farms that draw many choose-and-cutters. <em>Noel's Christmas Tree Farm </em>on Johns Island (11 miles) has Eastern Red Cedar and Leyland Cypress (and weekend wagon rides), while <em>Toogoodoo Tree Farm</em>, 21 miles away in Hollywood, features Carolina Sapphire, Eastern Red Cedar, Leyland Cypress, Virginia Pine trees. It, too, has weekend wagon rides, as well as fresh wreaths.</div> <div> </div> <div>For residents of <a href="http://www.southeastdiscovery.com/areas/myrtle-beach-pawleys-island-south-carolina" rel="nofollow">Myrtle Beach and Pawleys Island</a>, hopes for a fresh tree are kept alive in nearby Conway (15 miles), where <em>Booth's Christmas Tree Farm's </em>"choose-and-cut" varieties include Carolina Sapphire, Deodar Cedar, Eastern Red Cedar, Leyland Cypress, Virginia Pine and White Pine. The farm also has pre-cut and baled trees, as well as weekend wagon rides, fresh wreaths and a gift shop. At <em>True Blue Nursery</em> on Pawleys Island, you may not be able to cut your own Christmas tree, but you can get baled Blue Spruce, Deodara Cedar or Leyland Cypress to plant when spring arrives. The nursery also has pre-cut White (Concolor) and Fraser firs.</div> <div> </div> <div>Moving inland, near <a href="http://www.southeastdiscovery.com/areas/aiken-south-carolina" rel="nofollow">Aiken, SC</a> is <em>Tom Sawyer's Christmas Trees</em>, just 10 miles away, in Monetta, which has Blue Ice, Carolina Sapphire, Eastern Red Cedar, Leyland Cypress, Murray Cypress, Virginia Pine, White Pine varieties - and farm owners say they prune every tree. And <em>Friendship Valley Christmas Tree Farm</em> in Seneca, SC (near Lake Keowee) offers the same "choose-and-cut" tree varieties. Also in Seneca is <em>Sorrells Christmas Tree Farm </em>(dogs aren't allowed because of nearby farm animals). And, in Pickens County, SC - try <em>Center Bend Farm </em>in Harleyville, <em>Hilltop Christmas Trees </em>in Six Mile, and <em>Merry Christmas Tree Farm </em>in Norris.</div> <div> </div> <div><strong>Tennessee</strong></div> <div>Spread across Tennessee are some 33 Christmas tree farms that range in size from four to 1,000 acres and bigger, and all are members of the <a href="http://www.tennesseechristmastrees.org" rel="nofollow">Tennessee Christmas Tree Growers Association</a>. Tree species are diverse, including firs and spruces as well as "warm weather" trees like pines and cypress varieties.</div> <div> </div> <div>Near <a href="http://www.southeastdiscovery.com/areas/chattanooga-lookout-mountain-tennessee" rel="nofollow">Chattanooga</a> is the 10-acre <em>Reese Family Christmas Tree Farm</em> in Calhoun, which has Leyland Cypress, Murray Cypress, Arizona Cypress and Blue Ice. And <em>Dig It Farms</em> in Monteagle offers Fraser Fir, Blue Spruce and Concolor Fir, as well as wreaths, mantle pieces and ornaments. In Seven Springs, NC check out <em>Beautancus Christmas Trees</em> for Red Cedar and Leyland Cypress; in Kenansville, NC -Wilson's Tree Farm has Red Cedars, Virginia Pines, Leland Cypress, Carolina Sapphires, Variegated Cypress, Blue Ice and White Pines.</div> <div> </div> <div>In <a href="http://www.southeastdiscovery.com/southern-way-of-life/2011/01/wintertime-may-be-the-very-best-time-to-view-mountain-properties" rel="nofollow">western North Carolina</a> - where Fraser Firs rule - there are several tree farms near <a href="http://www.southeastdiscovery.com/southern-way-of-life/2011/10/which-ville-fits-your-bill-asheville-or-greenville" rel="nofollow">Asheville</a>.
