The City of Vancouver and the BC Government have proposed a new temporary modular housing building at 215 West 1st Avenue that would house approximately 50 Vancouver residents experiencing homelessness. The site would neighbour the Sole Food’s Olympic Village Farm. Sole Foods is working with the City and BC Housing on potential links between urban farming and the proposed new building.

The building details:

• Three-storey building containing 52 social housing units;
• A Floor Space Ratio of 0.12 (approximately 24,789 sf); and
• A maximum building height of 46.6 ft.

On May 4th there will be a Jane’s Walk from Spyglass Place to Creekside Drive to explore the evolution of the oldest section of Vancouver’s Seaside Greenway. The walk will begin at Spyglass Place under the Cambie Bridge and progress westward to Creekside Drive.

When: Friday, 4 May

On Saturday, June 2 there will be a event to celebrate the completion of the South False Creek Seawall Upgrade. The will be some treats, music, fun family-friendly activities, and a bike tune-up station.

Bring a water bottle and blanket to hang out, enjoy the festivities, and share what you appreciate most about the South False Creek Seawall, the oldest section of Vancouver’s 28km Seaside Greenway.

SEAWALL IMPROVEMENTS

• Wider and largely separated walking and cycling paths
• Green boulevard to separate walking and cycling where possible
• Upgraded path lighting
• A low fence between the dog off-leash area of Charleson Park and the new cycling path
• New benches and landscaping including 17 new cherry trees along Island Park Walk between Alder Bay Walk and The Castings. The trees have been planted in deep tree wells to ensure their viability and are now in full bloom! ​

A few days ago it leaked out that the Steel Toad Brewing Company would be closing at the end of January (2018). Steel Toad opened in the restored and rebuilt Opsal Steel Building at 1st and Quebec in 2014. When it opened it became the 3rd alcohol-first food and drink destination in Southeast False Creek; competing with Tap & Barrel and Craft Beer Market along with numerous micro breweries just up the hill in the South Main area.  The building is an awesome space, but with all that competition and such a big space Steel Toad had its work cut out for it from the start.

Tap & Barrel have bought the nearby brewpub and will rebrand it with a new sub-brand T&B Brewing Co. T&B Brewing Co. will create a “Brew Lab” where they their brewmaster, Kerry Dyson, will focus on working with other local brewers on collaboration brews.

The latest proposed location is in the southwest corner of the Olympic Village Canada Line parking lot.

• The building would be three storeys and contain approximately 50 single studio
  homes
• At least 10% of the units would be wheelchair accessible.
• The building would be in place for up to five years, with the possibility to extend another five years
• The building would be managed 24 hours a day, 7 days a week, by an  experienced non-profit housing operator.

This proposal is being developed in coordination with the False Creek South Neighbourhood Planning Program.

False Creek Temporary Modular Housing Community Information Session

The City of Vancouver, Vancouver Affordable Housing Agency and BC Housing will host a Community Information Session about the temporary modular housing being considered for the site at 595 West 2nd Avenue.

A new provincially backed loan program provides loans of up to $37,500 to help first time home buyers who have saved a down payment.

What the Program Offers

This amount is matched by the BC government because of the Home Owner Mortgage and Equity (HOME) Partnership program. The program provides a maximum of up to $37,500 or up to 5% of the purchase price, with a 25-year loan that is interest-free and payment-free for the first five years. No interest or principal payments are required in the first five years of the 25-year loans, as long as the home remains the buyer’s main residence. Purchase price must be $750,000 or less, excluding taxes and fees. After five years, buyers will make monthly payments at prevailing interest rates. The loan will be registered as a second mortgage.

The government is hoping to help first time home buyers get into a really tough real estate market:

“The province provided an example of a home purchase price of $475,000. The minimum down payment required for an insured first mortgage is $23,750. The new buyer would be able to receive up to an $11,875 interest-free loan for five years under the new program.
The loan support will run for three years and the province estimates about 42,000 new homebuyers will take advantage of the program.” Source: CBC 

How and When to Apply

The time to apply for this program is after you have saved a down payment and have been pre-approved for a mortgage, but before you actually start making offers on properties.

The B.C. Home Owner Mortgage and Equity (HOME) Partnership supports eligible first-time homebuyers. To qualify for the program, all individuals with a registered interest on title must reside in the home and:

• Have been a Canadian citizen or permanent resident for at least five years
• Have resided in British Columbia for at least one year immediately preceding the date of application
• Be a first-time buyer who has not owned an interest in a residence anywhere in the world at any time
• Use the property as their principal residence for the first five years
• Purchase a home that has a purchase price of $750,000 or less (excluding taxes and fees)
• Obtain a high-ratio insured first mortgage on the property for at least 80% of the purchase price
• Have a combined, gross household income of all individuals on title not exceeding $150,000
• Have saved a down payment amount at least equal to the loan amount for which the buyer applied
