The one thing is an absolute when you are talking about real estate and that is change. Real estate is cyclical and we have all seen and felt the changes over the past six years. While many of us did not experience or have forgotten what all of this felt like when the market crashed in the early 1980’s, it is all too real to us now. Everyone has felt the crunch of the market and the overall economy in form or another. Many of us have dealt with job loss, sickness or injury, which have caused us to fall behind in our mortgage payments or ultimately caused us to lose our homes. Over four million homes have been foreclosed on since 2007 according to CNN Money. So if you are in distress, you are not alone. There are many avenues to help you get out from under the burden of your house.

If you are in a position where you owe more on your home than it is currently worth, then you may qualify to sell it in what is called a short sale. A short sale means that you sell your home for less than what you owe on it. Some banks will pre-approve a short sale and others will wait until you have an offer on the house before they will approve it. If you have an FHA loan you must be approved in advance for the short sale and they require you to maintain your home and keep the utilities on. So if you are thinking of abandoning your house, do not do it. You can do more harm to your credit by walking away than you would if you stayed and sold it. Short sales can be a long, in depth process, but can provide you a much better option and provide damage control for your credit. Typically a foreclosure prevents you from mortgaging another home for about seven years; a short sale only prevents you from mortgaging a home for about two years.

Another option is the HAFA short sale. HAFA, housing affordable foreclosure alternatives, is different than a traditional short sale in that it completely releases the owner from their mortgage debt after selling the property. This means you will no longer be responsible for the amount that is deficient on the loan. The deficiency is guaranteed to be waived by the mortgage servicer. It also gives the owner a less negative impact on their credit. There are certain eligibility requirements that must be fulfilled to qualify for a HAFA short sale.
