Its common here for sellers to pull their listing from the MLS, then re-list with a different price.  As example, the new construction projects -- The Porches and Stonewood at Eagleridge.  &lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;In summary, if you are looking for a 3 or 4 bedroom property with higher end finishes close to the mountain, then compare the actual new listings with what is selling.  You will find there is &lt;span class=&quot;Apple-style-span&quot; style=&quot;font-style: italic;&quot;&gt;not&lt;/span&gt; a big increase in new inventory that fits your criteria.  Also, you&#39;ll find this is the real estate others are purchasing now. So far, $23 million in Steamboat Unbridled revitalization projects are underway, reports Steamboat Resort Ski and Resort Corporation. &lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;2006 Steamboat is for sale.  December 2006 - Intrawest ULC has agreed to buy the Steamboat Ski Area and related assets for $265 million from American Skiing Co.&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;2007 Intrawest doesn&#39;t waste anytime, we saw the bulldozers hit the slopes that feed the base area. This began the revitalization which is transforming a once steep and slanting slope into a beginner friendly experience.  &lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;2008 the Ski-Time Square buildings come down, several walkways are torn up, snow melting system are put into place, a new traffic circle is completed to ease traffic problems from shuttles and busses. Though many of us locals are sorry to see the legendary Steamboat establishments such as Dos Amigos, Mother&#39;s Deli, the Butcher shop fall to the track-hoe, a new look to Ski-time square is needed.   &lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;2009 we enter the phase of Promenade and Daylighting of Burgess Creek around the Base Area. The Promenade will form a pedestrian connection from the Ptarmigan on the Southeast side of the ski runs to the Thunderhead and Torian Plazas. As a key feature of summertime, Burgess Creek will surface through the entire base area and will provide for a fun summer. &lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;Plans include an amphitheater and Burgess Creek flowing alongside the promenade in the summer to form a series of pools and falls.  Outdoor dining, a fire pit, focal landscaping and a pedestrian connection from Mt. Werner circle to to the promenade.  The base will come together so you can walk from the retail shops, restaurants and bars at Torian Plaza to the elegant spa, alpine clubs, restaurants, and music venues at One Steamboat Place and around the Gondola. From there, take a gondola ride up to Rendezvous to enjoy one of the best views in the U.S.A and enjoy some incredible food atop a mountain.&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;Work has been progressing on construction plans but the progression of the Promenade may lie in the hands of the Torian Plum property owners. Projects constructed by the SSRA on private property are funded by sales tax revenue to bond the capital construction. However, the cost to manage the Operations and Maintenance are the responsibility of the home owners.&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;So I began with a question, how will this effect your condominium investment? Well, bad news 1st - all property owners along the Promenade contribute to a joint fund to take care of operations and maintenance. This is the dollars it costs to keep up the snow management, landscape maintenance, cleaning, repairs, and utilities. Ski Corp (SSRC) will take care of maintenance, but each property owner will contribute based on the square footage of improvements on each property. In other words, your HOA (Homeowner Assoociations Fees) will go up some on existing properties included in the Promenade plan.  New construction budgets are calculating these costs into their budgets. &lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;How much will HOA&#39;s go up on the effected existing properties like Torian Plum?  From my calculations, not significant in comparison to the benefits the improvement will bring. I would hope the existing owners see the potential.  If you count on rental incomes to help offset the HOA fees and taxes, then consider what someone spending $1000s / week to visit here would like to experience.&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;Now the good news. From 2006 we&#39;ve seen some ski-in real estate appreciate as much as 33% per year. This was calculated on a sale in 2008 of a similar condo. Some is higher and others like The Grand at Steamboat are lower -closer to 6%/ year. Of course, all we see lately is bad news, but you have to ask yourself, if you could buy and hold, (enjoy some world class skiing in the meantime) what will your investment return when the revitalization is complete?&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;Property sales have slowed so our inventories are up, interest rates are historic lows, Steamboat is being re-defined. Realistically, its a much better year to negotiate a good deal then it has been in the past 2 or 3 years. Almost all of the One Steamboat Place development has been pre-sold at over $1000.00 per square foot = $2.3 million and up.
