<p><span style="font-size: medium;">Sales continue at a robust pace in February with all price categories showing good activity.  Properties priced to the current market are receiving multiple offers in some neighborhoods.  Real estate continue to be very localized and the supply and demand is different from one community to another.  </span></p>
<p><span style="font-size: medium;">Here is the latest report from NABOR today:</span></p>
<p><span style="color: #148a8a;"><em><span style="font-size: medium;"><strong>&#8220;NAPLES AREA MID-PRICED HOMES SURGE 29 PERCENT</strong></span></em></span></p>
<p><span style="color: #148a8a;"><em><span style="font-size: medium;"><strong>Pending sales of all single-family homes and condos increased</strong></span></em></span></p>
<p><span style="color: #148a8a;"><em><span style="font-size: medium;">Naples, Fla. (Feb. 17, 2012) &#8211;   Pending home sales of Naples area mid-priced single-family homes and condos (between $300,000 and $ 1 million) surged 29 percent in January 2012, according to a report released by the Naples Area Board of REALTORS® (NABOR®) which tracks home listings and sales within Collier County (excluding Marco Island).</span></em></span></p>
<p><span style="color: #148a8a;"><em><span style="font-size: medium;">Naples Area Board of REALTORS® data shows that the overall market experienced 8,295 closed sales for the 12 months ending January 2012, a 5 percent increase over the 12-month period ending January 2011 (7,879 closed sales).</span></em></span></p>
<p><span style="color: #148a8a;"><em><span style="font-size: medium;">NABOR® data shows:  </span></em></span></p>
<ul>
<li><span style="color: #148a8a;"><em><span style="font-size: medium;"><strong>Overall pending sales</strong> in the $300,000 to $500,000 category increased 34 percent from 115 in January 2011 to 154 in January 2012.  </span></em></span></li>
</ul>
<ul>
<li><span style="color: #148a8a;"><em><span style="font-size: medium;"><strong>Closed sales in the $1 million to $2 million</strong> category increased 13 percent from 336 to 379 for the 12- month period ending January 2012.</span></em></span></li>
</ul>
<ul>
<li><span style="color: #148a8a;"><em><span style="font-size: medium;"><strong>Inventory dropped 19 percent</strong> from 9,388 in January 2011 and remains at a low level with 7,860 available properties in January 2012.</span></em></span></li>
</ul>

<li><span style="color: #148a8a;"><em><span style="font-size: medium;"><strong>Average days on the market (DOM)</strong> in the $500,000 to $1 million category decreased 10 percent from 213 in January 2011 to 192 in January 2012.</span></em></span></li>

<li><span style="color: #148a8a;"><em><span style="font-size: medium;"><strong>Overall sales</strong> of homes and condos between $1million and $2 million increased 53 percent, January 2012 compared to January 2011.</span></em></span></li>

<p><span style="color: #148a8a;"><em><span style="font-size: medium;">&#8220;<strong>The $500,000 to $1 million category has been historically a leading market indicator, and that category experienced a 23 percent rise in pending sales</strong> from 100 in January 2011 to 123 in January 2012, a positive sign,&#8221; remarked Dr. Shelton Weeks, Director of the Lucas Institute for Real Estate Development &amp; Finance at Florida Gulf Coast University.</span></em></span></p>
<p><span style="color: #148a8a;"><em><span style="font-size: medium;">&#8220;A good report from developers, along with positive comments of an overall healthy market, may bring more buyers off the side-lines,&#8221; said <strong>Mike Hughes, General Manager of Downing-Fry Realty</strong>. &#8220;The strong activity in pending sales brings a sense of urgency that if they wait too long to make a purchase, the property may not be there.&#8221;</span></em></span></p>

			<content:encoded><![CDATA[<p> <em><strong>I love going to the beach every morning looking for shells and I am always hoping it is a <del>slow market</del> low tide, so I would have a big selection of shells to choose from</strong> and find my rare and elusive Alphabet Cone, Colorful Natica, or Paper Fig.  Ahead of me, I see someone bending down to pick something up.  My heart sinks and I am afraid that they got to my favorite shell before I did.  I walk over to the same pile of shells, my heart racing now, and behold here is my cone sitting there on the top for everyone to see.  When I was a newbie to shelling I would stop and wonder why that person before me did not pick this absolutely beautiful and rare find.  <strong>Now I jump with joy that it is not what they are looking for and it will be mine.   </strong></em></p>
<p><em><strong>You learn real quick that we are all different and not looking for the same thing.</strong>  We think the standard of beauty is the same, but like everything in life it is relative and depends on your personal needs, desires and tastes.  So <strong>why is it when a home buyer finds a property they like and its been there for a while, the first reaction they have, is &#8220;Why didn&#8217;t anyone else buy it?</strong>  What&#8217;s wrong with this house?&#8221;</em></p>

<p><em><strong>Yes, there are more shells in the sea that will come on the <del>market</del> shore tomorrow, but</strong> today I can still find what I want, and maybe what comes tomorrow does not fit my collection&#8217;s needs and just might not be as large, as colorful or in the same condition.  Now here is an advantage in home shopping over shelling, you can fix or repair a home and it will shine as new, but a broken shell can&#8217;t be fixed.</em></p>
