Dormitel Project Toril - Bill Of Materials

2019-02-11T15:52:00.000-08:00

These are the comments from our Civil Engineer Consultant on the Building of Materials submitted by the Contractor for the Dormitel Project in Toril

Comments on Electrical and Electronics

Comment on Fixtures

Comment on Painting

One thing to notice on the quote is the 64 gallons of paint for a 92 SQM floor area?

Comment on Plumbing

Pricing for cistern tank was also included even if the water system is coming from the main distribution line.

Some amounts doesn't co-inside with the BOM which is a very big factor in sending out the final quote for approval.

In summary we have declined to pursue the services of the contractor. Even the materials pricing that they have provided doesn't match with the market pricing.

Dormitel Project Toril

2019-01-20T15:21:00.000-08:00

2019 is another year where we started venturing into a new boarding house/dormitory project in Toril, Davao City, Philippines.

The project location is just 13 kilometers away from Eden Nature Park.

Later on once this project is completed this would be one of your choices for AirBNB Bookings.

This project should have started June of 2018 and was stalled as we are undecided at that time to proceed on the negotiation with the contractor.

We had the chance to have our vacation last December of 2018 and was able to have a "face to face" discussion with the newly recommended contractor.

Here's some timeline on the progress of the project

20 January 2019

After 2 weeks of discussion on the perspective and floor plan here's what's being agreed by the contractor and owner.

We are just awaiting for the Bill Of Materials and total projected cost of this project.

More info will be added soon.

Stock Alert: Sell SMPH, Buy SECB (10 March 2016 - Thursday)

2016-03-13T23:15:00.002-07:00

As emailed from Truly Rich Club

SMPH (SM Prime Holdings) has hit our target price of P21.70, so you can
sell.

From your proceeds of this sale, you can divide to our other recommended
SAM stocks. If it's a huge amount, divide into 3 to 6 months and deploy
each month.

Bank of Tokyo as a strategic partner. The Bank of Tokyo bought 20% of
SECB, buying at 2.8 times its book value. Pretty cool, right?

Note: SECB has gone up in the past two days, so please see to it that you
buy below our Buy Below Price of P154.20.

Our Target Price for SECB is P185.

Maximize your return

2016-03-09T19:31:00.001-08:00

From Evernote:

Maximize your return

If your starting point for investment is just $1, life is easy! You can only go up.

Realistically, most people start in the middle – about $10,000 to $20,000. But with the overload of financial information in the marketplace, people sometimes prefer to do nothing because they fear to lose their money due to a bad investment decision. In the end, most people end up leaving their money in the bank.

Where's the best place to put that money? What are the ways to make the most of your money?

Your financial adviser will say that the "best investment" for your money will depend on the risks you're willing to take.

However, in today's unpredictable stock markets, chasing short–term returns is only for people who can afford to lose. Therefore, the prudent thing to do will be to take a long–term strategy that tries to minimize risks and provide reasonable returns.

That's where long term investment would come in.

Bank Financing Comparison : BDO versus East West Bank

2016-03-09T10:10:00.001-08:00

I have accounts on this 2 banks so I decided to compare on which would be more cost effective in terms of interest.

The loan will be used on an apartment building in Cabanatuan City just at the back of Wesleyan University of the Philippines.

We have the budget but a bit short of a mil to start kicking off the project of additional 4 door apartment building.

We are supposed to delay it for another year to boost up our funds and we also thought of getting a loan (haven't done this before). Just looking up some figures on the respective bank's website below are the figures.

BDO

EASTWEST BANK

This is the computation from East West Bank

East West is a bit high with a few hundreds but I haven't look at yet on the processing side of things which is also a part of the consideration.

A good reference for other banks would be this link from gma network

Investing on a Nanny in Singapore

2014-10-14T21:41:00.000-07:00

In Singapore, having a Nanny is of great advantage as this would free you up in a lot of things.

Advantages that I can think of

- I won't be doing the house hold stuff such as cleaning, cooking, laundry, washing the plates etc. :)

- this means I have quality time to do other things such as

- a dinner date with my wife

- do homework with my son and play.

- play time with my little girl

- take a rest

- read a book

- attend night events such as weekly devotional and other meetings

Or course getting a nanny in Singapore is not a walk in the park and here's the process on how to do it assuming that you want to do it on your own and not requiring the assistance of an employment agency to process the application.

- Before you apply please visit the MOM website

- attend the seminar from MOM

- requirements for Nanny

- Application process can also be found on this link.

There are 2 options for the seminar. Either you do it online or attend on the allocated schedule date.

I have opted for the online training which lasted me for almost 3 hours.

Upon completion of the online training. A certificate will be provided to acknowledge that you have completed the course.

After 3 days you may process the application of FDW. Fill up and enter the necessary information from the link provided.

It will take at least a day for the IPA to be released.

Once you have the IPA the next step would be to process the insurance coverage of FDW.

NOTE: It is a requirement for FDW to have an insurance coverage.

Normally they would suggest to get the insurance coverage from NTUC Income.

The cost for basic insurance coverage is 256.80 SGD. A top up can be added to include hospitalization and in case the FDW would run away.

NTUC Income would also require the estimated date of arrival of the FDW as they would submit the Insurance information to MOM at least a day before the FDW arrives in Singapore.

Assuming that the nanny has arrived in Singapore, has settled down and already starts working. Now it's time to consider on how you are going to provide the nanny her salary. it's either by giving the salary each month to the nanny. I just found out recently that there is an option for the employer to open a POSB savings bank account for the nanny with no initial deposit and maintaining balance. Details can be found here.

Did you know that Filipinos in Europe and America envy the Filipinos in Asia as it is easier for us to get a Nanny? For them it would be very costly.

Wesleyan Apartment Water System Proposal

2014-10-09T05:38:00.001-07:00

Starting an apartment project is not a walk in the park ( as what I thought). A lot of variables has to be considered. Saving and working hard for the budget is one thing. It took us several years to come up with the needed amount. Finding the right contractor is another hurdle. We can't just grab somebody who is a 'contractor' then award the project. A lot of reviews has to be done.

Another unexpected hurdle that we encountered on the early stages of this project was the water system. It was found out that the nearest source of water is 90 to 100 meters away. That means we have to lay down our own pipe from the apartment location to the water source. The local water district provided us a quote and it took sometime for us to digest the cost indicated on the proposal.

Property sector- SSS defers auction for Fort Boni lot

The auction date for the sale of an 8,300-sqm lot in Fort Bonifacio has been pushed back by the Social Security System (SSS) since it wanted more time to evaluate the eligibility of interested bidders. Currently on the shortlist are property developers Ayala Land Inc., Keyland Corp., the Net Group and Robinsons Land Corp.; real estate consultancy Jones Lang LaSalle; law firm Santiago & Santiago; and holding firm Clark Quay Holdings Inc. Property sector – 10 firms show interest in SCTEX service areas.

The Bases Conversion and Development Authority (BCDA) has named 10 firms that have expressed interest in the development and lease of two service areas along the Subic-Clark-Tarlac Expressway (SCTEX). The two service areas, which consist of two hectares each, are located in Barangay Santiago in Concepcion, Tarlac. Each lot would be leased for 25 years, renewable for another 25 years upon agreement of the BCDA and the winning bidder. The 10 firms who bought the Terms of Reference (TOR) for the lease and development of the Concepcion and Macangcung service areas were: Sea Oil Phils., Inc.; Inbound Pacific Freeport, Inc.; Manila North Tollways Corp.;

Sta. Maria Industrial Park, Corp.; FLG Management; Santeh Feeds Corp.; Phoenix Petroleum Phils., Inc.; Facilities, Inc.; Klean Fuel Auto LPG Refillers; and Pilipinas Shell Petroleum Corp. The deadline for the submission of the bids for the project initially scheduled for Sept. 6 has been moved to Sept. 10. MEG – Boosts Iloilo Business Park investment to Php35 Bil

Megaworld has increased its investment commitment in the 72-hectare Iloilo Business Park to Php35 Bil from Php25 Bil for the next 10 years. The higher investment follows the company’s expansion of the township from 54 hectares to 72 hectares last May. The business park will feature leisure, commercial, and residential components similar to all other township projects of MEG.

VLL – Expects Php80Bil in sales from Lakefront Vista Land stated that it expect to generate an aggregate sales of Php80Bil from its mixed-use community in Paranque which is in front of Laguna de Bay. The property company has allotted Php45Bil to develop the 60-hectare area. VLL added that they have already spent Php5Bil to develop 27 hectares in the area. The company has also allotted 10 hectares for commercial development in which they expect to put up BPO buildings.

Reiterate BUY rating.

We currently have a BUY rating on VLL with a fair value estimate of Php6.90/sh. We continue

to like VLL for its strong take-up sales and expanding margins. Economy – Inflation slows in August

The National Statistics Office reported that inflation decelerated to only 2.1% in August, below consensus forecast. At the same time, inflation was at the lower end of the range of BSP’s 1.9% to 2.7% estimate. The deceleration of inflation was brought about by the 0.3% decrease in prices of housing, electricity, gas and other fuels last August. At the same time, food and non-alcoholic beverages grew at a slow pace of 1.8%, lower than 2.3% last July. The National Capital Region (NCR) even saw a deflation of 0.1% last month. We have a favorable view on the low

inflation rate as this gives more room for the Bangko Sentral to keep interest rates low, which should be favorable for economic growth.

1. How much is transfer or settlement fee?

2. How much is depository or custodian fees?

3. How much is a transaction fee?

4. How much is documentary stamp tax and stock transaction tax?

5. How much is vat on commission and other levies thereon?
