Don't Fear the Radon System!

Here in New England, we have to be concerned with a substance known as Radon. Radon is a gas that is naturally emitted from the lovely rock formations (known as ledge) that are inherent to our land. Radon gas has no odor, and no color, and the reason it is a concern is that it is a cancer-causing gas.

Did you know that Radon exists in the air that we breathe? Yes, if you live in New England, you are probably breathing radon right now. It quite commonly seeps into the air in our homes, usually via the foundation or even the water, if a home is serviced by a well. Even granite countertops can emit small amounts of radon. And in small doses, it is relatively harmless*. But when radon starts to collect in high doses, it can indeed become a health hazard.

This gas has existed naturally in our environment for who knows how long. Yet most people are quite naive about radon. In fact, when I show a home that has a radon mitigation system, most buyers, out of fear and lack of understanding, will pass on making an offer on that home.

So, I am here to say: If you find a home that you like, and it has a radon mitigation system, buy it! The seller has already taken appropriate steps and expense to protect you from the effects of radon.

Yet, I have heard buyers, and even agents, say that if a home has a radon system, it must have radon in it! How silly. That is like saying that if a car has an exhaust system, it must have carbon monoxide in it.

On my street, I know of homes that have tested with radon levels of 2.0 (within EPA limits) and homes that have tested at levels of 11.0 (higher than EPA recommends). A home with a radon mitigation system is a good thing. A radon system is basically a big fan that pulls the radon gas out of the air that you breathe. That's it. If a seller has taken pains to have one installed, you are ahead of the game. You and your family can check one more hazard off the list and breathe easier, knowing that this cancer-causing substance is being ventilated from your home.

* See the EPA's web site on Radon gas, for full information. Central Massachusetts is in the Red Zone for Radon levels. Get educated about Radon before you purchase a home in New England.

Holland Elementary School 5K Race - May 20, 2012

The 2012 Holland Elementary 5K is just around the corner. To be held on May 20, 2012, this race is an annual event that supports the school's 6th grade trip to Camp Bournedale.

The Holland Elementary 5K includes a 5K race for walkers as well as runners. There is also a 50-yard Kids dash just before the 5K. Members of the inspirational Team Hoyt will be coming in from around the country to participate, and the race ends at Dick Hoyt's "The Finish Line" restaurant.

As a sponsor of this race, I'll be bringing the RE/MAX Hot Air Balloon to the event. In case you didn't know, we RE/MAX agents have the balloon at our disposal for educational and fund raising purposes throughout the community. For this 5K event, we'll be offering tethered hot air balloon rides for a small donation; all funds go to Holland Elementary School. Last year, hundreds of dollars in balloon ride donations were raised for the school.

Join us for this family-friendly 5K Race in support of the 6th Grade at Holland Elementary School. The race starts at Holland Elementary School & ends at Dick Hoyt's Restaurant - "The Finish Line." Hope to see you there!

Saturday 5/19: Pasta Dinner at 6:30 pm. Tickets are $5 at time of registration. Sign up by May 11.

Sunday 5/20: Kids 50-Yard Dash at 9:30 am. 5K race at 10:00 am

T-shirts will be given to the first 150 pre-registered racers/walkers.

Massachusetts Celebrates Patriots Day - April 16, 2012

Here in historic Massachusetts, the third Monday of the month of April is set aside for celebrating the anniversary of Paul Revere's ride and the battles of Lexington and Concord. Known as Patriot's Day, this Monday holiday is earmarked by several longstanding traditions.

The most well-known event is, of course, the Boston Marathon. This 26-mile race from Hopkinton to Boston draws all kinds of people, from elite athletes to fund-raising bandits. Residents along the race route set up bleachers and hold all-day parties, cheering on the runners as they fly past.

Downtown Boston is also host to a parade, and in many of the towns nearby you will find Revolutionary War reenactments. With the runners from the marathon, and the patriots from the parade, Boston is full of interesting people on Patriot's Day. And a visit to Old North Church a is time-honored tradition on Patriot's Day. "One if by land, two if by sea."

Patriot's Day is a state holiday, so schools are closed, as are state, county, and municipal offices. This holiday marks the beginning of the public school system's spring break. If you happen to be in Sturbridge on Patriot's Day, you can enjoy musket and militia demonstrations at Old Sturbridge Village. This is truly a day for U.S. history buffs.

Brimfield Trail Race to be Held Sat. April 28, 2012

It is trail and road race season in New England, and one of my favorite races is quickly approaching: The 4th Annual Brimfield 5K Trail Race will be held this year on Saturday, April 28, with a 9 AM kick-off. There is also a one-mile walk for those who prefer to go at a more leisurely pace.

My friends and I ran this race last year and had a great time. The race course is a figure-eight track on fairly level path through the Brimfield section of the Titanic Rail Trail. The course runs along the Quinebaug River and is quite beautiful. This year will be especially sentimental, however, as I expect that we will see significant remnants of the damage cause by the 2011 tornado that ravaged our scenic area.

Tick Alert for 2012: Extra Caution Required

Living in the Northeast part of the country, we are always on watch for ticks. These are the tiny critters that transmit Lyme disease to humans, dogs, and other mammals.

According to The Wall Street Journal, 2012 is expected to be a high alert year for tick activity. Warm winter temperatures and decreased low field mice population are two of the primary causes of the increased potential for finding a tick on yourself or your pets. I can vouch for that: In the middle of March, after raking leaves, my husband found a tick crawling on him.

Now, a high tick alert may not be much concern for those of you who are indoor cats. But for people like me, who are outdoor cats, this news is extremely concerning. Ticks can be found in the woods, under leaves, on stone walls, even on golf courses! Not to mention, your pets can bring them indoors.

Lyme disease can be difficult to diagnose and can cause permanent, long-term damage to the nervous system, musculoskeletal system, and brain. You may not even know that you have been bit by a tick, they are such sly little bugs.

Just thinking about ticks gives me the creepy crawlies.

The best bet is prevention, and I recommend that you read the article from The Wall Street Journal. You may also wish to contact your local Board of Health and look into Lyme disease programs in your area. If you live in Sturbridge, Massachusetts, Sturbridge Lyme Disease Awareness (S.L.A.M) has a fantastic number of resources about ticks and Lyme disease.

Get Your Running Shoes! HRU's 5K Run4Fun is on Saturday, March 24 in Springfield MA

Spring has arrived, and that means it is road race season. You can get your running program in gear this month by starting with the HRU 5K Run4fun on Saturday, March 24, 2012. Check-in begins at 9:30 AM. The race starts at 10:30 AM.

The race kick-off is at Samuel's Sports Bar/Basketball Hall of Fame. The course is a flat loop that goes along the Connecticut River and back through downtown Springfield. Be sure to reach the finish, because Samuel's Sports Bar will host the post-run party!

Race entry fee is $25 for preregistration; $35 day of the race (cash only). Runners and walkers are welcome. There is also a 1-mile walk. The first 100 registrants will receive an event t-shirt. Prizes will be awarded for 1st, 2nd, and 3rd place female, male, and wheelchair winners.

Teams may also register as a group for $100 for up to 10 youth in team jerseys.

HRU (which stands for Human Resources Unlimited) is a non-profit organization located in Springfield, Massachusetts. HRU serves mentally and physically challenged individuals. A major component of HRU's mission includes helping their clients find the means to secure gainful employment in their community. All proceeds from the 5K race will go to support HRU's Changing Habits, Transforming Lives program.

An interesting trend has started to appear here in Sturbridge in recent weeks. Agents from the MetroWest area are bringing their buyers to view homes in Sturbridge. My guess is that buyers are starting to notice what great homes are available here, and at very reasonable prices.

For example, a 2200 square foot Colonial style home, around 8 years in age in the MetroWest area is hard to find and will average around $450,000 in price. In Sturbridge, a similar property can be found for $100,000 less, and often with more square footage.

So, it appears that buyers are looking into more reasonably priced homes to the west of I-495. And I say, welcome! The delightful town of Sturbridge offers a greater variety of homes with more reasonable prices than the MetroWest area. Add in the fantastic schools, shopping, restaurants, natural resources, and highway access, and you have the perfect location for your new home.

Fun at The Stripping Workshop in Worcester MA

One of my favorite businesses in Worcester, MA, is The Stripping Workshop. Before your mind goes there, let me tell you that The Stripping Workshop is a furniture upholstering and refinishing shop!

Occasionally, I'll have a piece of furniture, usually chairs, that need new upholstery. And without a second thought, I take the piece to The Stripping Workshop. They offer yards and yards of upholstery fabric, in all different price ranges. You select your fabric and leave your furniture at the shop. They give you a quote and call you to pick it up when done. So easy and so beautifully done.

Right now, they are working on a set that my husband and I inherited from his parents. It is a mid-20th century chair and ottoman, made in Denmark and very mod in design. I selected an art deco fabric of red and orange half-circles to replace the worn and matted original yellow fabric. The folks at The Stripping Workshop called me recently to come in because they needed to rebuild some of the underlying framework of the chair, which had become rotted over time. I decided that they were moving in the right direction, and they will probably finish the chair by month's end. I'll post some photos of the set once all the work is completed. Both the chair and ottoman are going to look fantastic.

Deciding when to drop the listing price is difficult because it depends on the region and market. There's no one formula that will work across the board. However, there are guidelines that I think work in most situations. Here are a few standards I think work everywhere...

When the feedback says "It's too high!"

If the agents and buyers are coming back with pricing suggestions or verbal offers, and those are in line with the comps your priced above, then you're priced to high. That's the point you should drop the price. Don't wait for "the perfect buyer" to come along - it'll never happen. You'll increase the chances of a sale by dropping it immediately.

When you haven't had a showing in 30 days

With the exception of open houses, which don't count, if you haven't had a call to either preview with an agent or show a client, you need to drop the price. Regardless of the price range, if you're not getting at least one showing a month, the price is too high. If it's priced right, you should be getting a lot more showings. How much to drop depends on the property but drop it enough to get showings.

When a similar property sells for less

If a property in the same market that is a good comp sells for less than your asking price, drop the list price to capture buyers who were looking at that other property. If you want a little negotiating room, fine, but come to within 2% of the other listing price as soon as that home goes to "pending sale" status.

When the last price drop was 90 or more days ago

If the last price reduction was 90 or more days ago and you don't have a serious buyer on the hook, drop the price. Even if a buyer is considering the property, drop the price. Dropping the price will engage more buyers and existing potential buyers will be motivated to write an offer before someone else does. I've seen sellers sit on properties for months while potential buyers make up their mind. The result: wasted time and opportunities.
