Stop what you’re doing! I have an urgent message for any and all folks currently considering a new build, remodel, or full gut renovation. There have been some massive home innovations and advances in the home field over the past few years that I simply MUST share with you. Today, I’ve pulled eight of my favorite recent inventions – we’re talking deeply-discounted custom masonry, drywall advances that cut install time by 50%, and vacuums that appear and disappear like magic – that I’m dreaming of adding to my own home one day. Can I share with the class?

Home Innovations For Masonry: Monumental Labs

I present this mind-blowing startup to you in the hopes that you might need to commission a stone ornament for a building, or that perhaps you might be in the market for a custom marble sculpture. (Whom amongst us isn’t, you know?) I KID, I KID. But Monumental Labs is the real deal – they’re on the frontlines in the war against bland, lifeless, dull, throwaway architecture.

Here’s the deal: by pairing robots with skilled stone-carvers, the team at Monumental is working to reduce stone fabrication costs by up to 90%. Said another way: they’re making beautiful construction affordable again.

They’re already taking on fabulous projects, like the library facade at Benedictine College and the stunning balconies at the Villard Houses in New York City. Soon, they’ll be able to create whole buildings from stone – just like the good ol’ days. If I ever build a house, this team will be my first call.

Home Innovations For Drywall: Muddskip

If you’re taking on a new build, repairing drywall after electrical or plumbing, or framing up some new walls (be gone, open concept!), you’ll be glad this one is on your radar. Muddskip reduces the time it takes to finish walls by 50% or more. You read that right: FIFTY. PERCENT. OR. MORE!

This product has been winning awards left and right at major building shows this year – it reduces waste, eliminates the need for sanding, works with a ton of different substrates, and can even strengthen your joint compound of choice (therefore increasing the joint flexibility and reducing the number of cracks in the future).

To hammer it home: Muddskip can knock a whole week off a whole-home framing project, can deliver a superior product and finish, and may even help you reduce those labor and material costs. If your contractor isn’t familiar with the product, be sure to throw it on their radar. I’m sure they’ll thank you!

Home Innovations For HVAC: Quilt

After witnessing the Quilt in action at Brady’s house (scroll to photo #11 for some familiar faces!), I’m certain that this is the only mini split unit I’d ever consider putting in my home. It’s actually a beautiful product, which is something I never dreamed I’d pen about an HVAC method I’d formerly seen as clunky, obtrusive, and a necessary evil.

The difference? Quilt is tiny – less than 8 inches tall – and endlessly customizable. It can be painted, wallpapered, or even covered with chic wooden paneling (that’s what Brady opted for in his mid-century house, and it’s actually visually harmonious!).

Emily installed a unit in her gym – you can read her in-depth experience here – and loved the product so much that we’ve turned to Quilt as the HVAC solution for our 1850s guest cottage renovation.

Let’s stick with this magical, invisible technology for a second and take it one step further: AN INVISIBLE INDUCTION BURNER. That’s right: in the near future, your porcelain ceramic countertop might be able to do double duty as a cooktop – no traditional range required.

It’s not on the market yet – just making the rounds at builder and trade shows – but it’s living proof that we’ve entered an era of rapid technological development in the home space. High-end kitchens of the 2030s will look nothing like the kitchens we idolize today. Are you ready for the paradigm shift? Would you consider an invisible induction range in your island?

I’m going to level with you: I didn’t know that there could be innovation in the paint space. I figured that every brand had its own special formula, and that once it’s been set, it just…exists forever? It’s a blind spot. I didn’t know that these brands (like Sherwin-Williams) were constantly working to develop better products!

But develop a better product, THEY DID. A few of you might remember that a 2024 trip to Antarctica turned me into a nutcase about nature (still going strong, 2.5 years later) and really transformed my attitude towards everything I bring into my home. Enter: Sherwin-Williams’ new Emerald Symmetry paint, which is a sustainable, plant-based (!!!) formula with zero VOCs. The paint offers the same industry-loved color and coverage that professionals expect from the big SW, but it’s better for the planet.

Early reviews of the new product are glowing. To be fair, I’ve only ever used Sherwin’s paint (Pueblo in my living room, Evergreen Fog in my hallway), but I CANNOT WAIT to tackle my next project with this new formulation. I love when brands work to make more sustainable products!!!

As it turns out, being a nutcase about the environment spills over into my energy usage and consumption. Span is a re-imagined electrical panel with a twist – it can unlock whole home, room, and individual appliance data to help you save money long-term.

Home Innovations For Cleaning It All Up: Chameleon Retractable Central Vac

Also at the top of my wishlist? A CENTRAL VACUUM. To me, this is luxury. If you’re not familiar, a central vacuum is like a big, built-in house cleaning system. In most cases, you simply attach a hose to a motor – far easier than lugging a plug-in (or even a cordless!) vacuum around, but in Chameleon’s case, the whole thing is self-contained. You simply yank a hose out of the wall, vacuum the mess, let it retract, shut the panel, and BAM. Clean room.

As the recent inheritor of two cats (bringing my total to three) and a small jungle’s worth of plants, I find that I’m constantly sweeping and vacuuming up fur, tracked litter, and soil. And a cordless vacuum is sufficient for those tasks, sure – but it also needs to be docked, charged, and schlepped. I dream of the day when I could simply open a panel on the wall and have an industrial-strength vacuum cleaner at my disposal. IT’S ON THE BUCKET LIST, BABY! (The list is pretty boring, if I’m being honest.)

Happy Sunday, everyone. Hope everyone is as excited about Orlando being back on the blog as we are! In case you missed his post, check it out here. This week’s house tour is a stunning deVOL kitchen. This home was originally built in 1890, and this particular space was a swimming pool once upon a time! Now it’s a beautiful kitchen with lots of collected pieces and stunning cabinetry.

From Emily: These leopard pants are for all of you/us who want to go leopard but not in a “Peggy from Married with Children” kind of way. They are baggy but have a nice barrel shape that isn’t schlubby. They have pockets in front (not adding bulk to the side of the hips), an elastic waist, and hit right at the ankle. They have volume for sure, but are still really flattering. I’ve worn them with sweaters, denim shirts, sweatshirts, flats, mules, and slippers. Just an easy throw and go that doesn’t feel high maintenance, but certainly looks stylish. I’m wearing a size small, and they are big in the pant, but any smaller and I wouldn’t have been as comfy in the waist.

Let’s also not forget that MOTHER’S DAY is right around the corner! Here is a post we did last year with some custom sentimental ideas (which would need to be ordered soon) and great experiences. This is another big post we did with ideas from you! Some of the links may need to be updated, but we are working on that. Regardless, it’s still full of amazing ideas.

From Jess: For whatever reason, I was putting off watching Steve Carell’s new show, Rooster. I think it was because I adore Steve so much that if there was a chance he wasn’t a “good guy” in this new role, my heart couldn’t take it. At least not right now… Well, great news, he’s a good guy, and the show is so sweet and easy to watch. I binged 6 episodes last Sunday. It’s also a Bill Lawrence show, who more recently created Ted Lasso and Shrinking, so you know you are in good hands. Oh, and I really love the reboot of Scrubs (also Bill’s show). It very much feels like a continuation of the original tone and heart. They nailed it.

From Gretchen: The sun’s been coming out a little more in Oregon, meaning I’m letting my legs out of their cage and leaning into a more regimented fake tan routine. But with that, I’ve found myself in need of a darker shade of makeup to match. I’ve been a loyal consumer of IT Cosmetics for my lightwear foundation, but heard good things about Laura Mercier’s Oil Free Tinted Moisturizer and decided to give it a try – especially since I’m an even longer fan of her translucent setting powder (which lasts FOREVER, btw). So far, I’m reallllly loving the stuff. It feels super light on my skin, blends well, and integrates nicely with my other products (like my holy grail, the Fenty contour stick in Mocha). Shade 2W has been a good match for my “summertime skin,” plus I love that this product has a decent SPF!

From Marlee: I saw someone on TikTok recommend this gradual tanning lotion, and I decided to try it since it’s so affordable – it’s great! I’m so happy it’s finally starting to warm up outside, but man, my legs haven’t seen the light of day in so. long. This lotion is nice because it gives you a really *subtle* tan, but it’s so so easy to apply, doesn’t look streaky enough, and you literally can’t mess it up. I usually just put it on my legs and arms after every other shower, and I like that the smell isn’t crazy. I’d say it takes about 3 applications to build, and it’s SO low effort, which is the biggest appeal to me. I’ve also been using the $20 face drops from the same brand, and they’re just as good as the $60 Tan Luxe drops that I’ve been using for years.

From Caitlin: I just stocked up on this two-pack of unbelievable natural deodorant from Megababe (and saved a lot of dough in the process!). I know what you’re thinking – “natural deodorant just doesn’t work.” But you’re wrong! Hear me out: I am a sweaty lady. I’ve been wearing this deodorant non-stop since 2019 and am happy to report that it aids me in smelling like a fresh lil’ flower EVERY. SINGLE. DAY! It really is that good – even Dennis uses it and will attest that it works for his man sweat, too. I cycle through the scents and formulas – Santal is my favorite, Smoothie is divine (this was the one that hooked me!), Green never fails (this one is Den’s go-to – it works magic), Coco is sweet and summery (not a fan of coconut at all, but I still look forward to slathering it on every morning!), and Glow is the perfect pick me up – and I genuinely love they way they apply and work ALL DAY. Don’t even get me started on the Thigh Rescue!!! If you haven’t tried Megababe despite my yearly glowing endorsement (and the thousands of 5-star reviews), what are you waiting for?!

From Arlyn: During our move across the country this past week, we were in and out of people’s homes (THANK YOU JESS), Airbnbs, and airports. TVs were packed up, my phone battery was crying for help, and in general, my nervous system was completely frayed. My daughter had gotten a paint-by-sticker book for her birthday (shoutout to Veronica, one of our fave EHD photographers), and I decided to grab an adult version for myself and my husband in case we needed to busy our minds without screens. THANK GOODNESS I did this. I got myself the ’90s one, which is so fun and nostalgic, and I got my husband the architecture one. These make awesome gifts to yourself or someone else, are affordable, and give you literal hours of no-tech fun.

From Mallory: I’m currently zhuzhing up my outdoor space for summer, so I was looking into cute outdoor accent pillows and GASPED when I saw this extra-long bolster from our fav: Lulu and Georgia. I take my cushions inside when we’re not using them for longevity, so I hate having to take hundreds of throw pillows in and out – so the single long sofa pillow is perfect for me. I got it in the blue colorway, but I love all of them so much!!

When the words “spring dresses” start popping up as the temperatures start to warm up, it feels like the whisper of hope is filling our hearts. What also initially comes to mind when spring dresses are talked about are…florals, puff sleeves, etc. Now, there is nothing wrong with those details. I love them…but not typically for me or my spring dress style. I don’t mind a pattern, but I want it simple and usually just a stripe. I mostly prefer solid spring dresses with more modern lines.

Some of you commented on Em’s spring dress posts (this one and this one), requesting solid spring dresses and more modern cuts. While Em really likes these dresses in theory, they don’t speak to her or her body (her words) the way they do to me and, clearly, some of you. I guess we are two sides of the same spring dress coin, ha. So, since I am a solid spring dress enthusiast, we decided it’d be best for me to take the reins and find really awesome spring dress picks that fit this category and help those of you wanting this type of spring dress. This is Emily Henderson’s blog, of course, so we must start with denim. The first one is actually one that Emily would absolutely wear (and has in the past…well, something similar). It’s cool, modest, can be worn throughout the year, and has that great subtle stripe. The sleeveless zip-up is casual but chic. It has that great, longer, and full skirt, a tie to draw attention to your waist, and a front zip for you to choose how much chest you feel like showing off!

I really love the effortless “throw on and go” look of the first dress. You can easily wear a standard bra, and those seams really elevate it, so it’s not cool, boring. The second is a bit more “dressed up” but can be worn to SO many different kinds of events, both casual or a little dressy. The waist tie is a big trend right now, but also pretty classic, so it’s not really ever going to be “out”. It’s an unexpected chambray piece and from a brand that I can personally vouch for their high quality.

Onto even more structure! When I first saw the navy blue dress, I thought it was denim, but it’s cotton poplin, so it’s very lightweight. I love the contrast stitching and how it would instantly make you feel put together with it on. It also comes in orange and olive green. For the green dress, there are SO many things to love – the neckline, the oversize sitched pockets (there are back pockets too!), the great hem stitching. I also love the canvas material. It feels a little “edgy” without trying too hard. This one also comes in a few other colors.

Sometimes all I want is a cute dress that just hangs on my body, you know? That’s exactly what these two offer! The red dress is vibrant but cool, and I really love the ties and ruching near the hips as well as the wider straps. Dress up, dress down, it’s roomy, the dream. The blue dress (that also comes in black) is one that is really up my alley. So simple but so pretty. Of course, your standard bra won’t work, but for me, I’d throw on my Cakes and call it a day (but I know that’s not what’s ideal for everyone).

It’s time for some dark neutrals, which I love wearing in the spring and summer too. But what I love about these 3 are the necklines. The first one is a modest scoop which I feel looks great on so many people (if not most!). The asymmetrical hemline is also pretty fun mixed with the canvas material. The black dress with the square neckline is so dreamy to me. Depending on the types of bra you wear, you might need to get one that works with that kind of neckline, but aside from that, no notes. It’s just SO elegant but not so dressy that you can’t bop around town in it. It also comes in dark brown. The last dress has that awesome deep V-neckline halter. I can get a little shy with this kind of style, but I also want to shake that off. Why not show off a little cleavage if you want to!? This linen beauty is simple, chic, and I love the wideness of the halter too.

A button-up linen dress screams spring and summer to me. It really evokes an effortlessness we all yearn for during the hotter months. This first shirtdress is so classic. Sometimes you just want to cover those shoulders but still want a pretty dress shape. This gives you both. However, if you prefer no sleeves, you can’t go wrong with the brown dress. It has a V-neckline, but much more modest than the one in the previous section:) Now, what I love about this last black dress are the buttons, specifically. They stand out, they’re small, are placed close together, and are alternating shapes. They really evoke vacation, warm weather, and ease. The neckline is also so pretty:)

I’m a big tie waist fan. It accentuates the waist, but I get to control how much and change it as I please. These two dresses are so great for that reason and more. The burnt orange dress is sophisticated but easy. The shape is clean, the pockets are awesome (always), and I love the neckline so much. It comes in 2 other colors. The cream colored dress is a faux wrap, so you don’t have to worry about a gust of wind doing you dirty! This one, too, is chic in its simplicity and bonus points for being “normal bra approved”. It also comes in brown.

Sorrel Dress | One-Shoulder Midi Dress

Yes, there is a little pattern in this post, and it starts with the incredibly cool green dress. That high boatneck is SO beautiful, the tie straps add playfulness, and the mod pattern is so fun but not too, “hey I’m a spring dress!” Also, notice the steam around the waist. The perfect detail that also creates some shape. This one comes in a floral too, if that’s your preference:) The beige one is close to my heart because I own it in brown! I feel so good in it, the twist detail is my favorite, and it’s so versatile.

Solid spring dresses but in bold, beautiful colors! Both of these remind me of something Audrey Hepburn would wear. I want to be strolling down an Italian street in one of these. The contrast trim around the neck and arms of the pink dress makes it feel so special. It also comes in navy! The red dress is…perfect? Yes, it’s perfect. Here it’s more dressed up, but you could easily throw on sandals and a sweater and look just as chic. It also comes in white.

Solid Spring Dresses: Thin Strap “Halters”

If you can’t tell, I’m really into talking about necklines, and these are so fun. I want to be that woman in the striped dress bad. It’s simple but bold and incredible. The solid blue dress is awesome because you can choose that cool criss-cross strap look, or just tie them in a bow in the front, or leave them hanging. We love a “one dress, many looks” option! It comes in three more colors, too. The last dress has that real easy, beachy vibe that I am yearning for. And the thin halter strap is just really pretty.

Ruching is a detail I feel that many of us are quite fond of. It comes in so many different versions, so let’s go through these three now. The green dress almost has a simplified Ulla Johnson feel to it. It’s drapey, chic, and looks so easy to wear. The white one screams spring to me, but in a simplified sort of way. It’s not overly ruffled or patterned, but still really romantic. It comes in 2 other dark colors. The last one is from the same brand as the white one but has even cleaner lines. The thick straps and narrow scoop look very “simple but special” to me:) Oh, and it’s a racerback too, and also comes in black.

Solid Spring Dresses: Modest And Cool

Modest and cool are two words that very much go together. Case in point, these beauts above. Ok, that first one isn’t cheap, but it was too good not to at least show you and introduce you to the brand, Me+Em, in case you hadn’t heard of it. The sleeves, the seams, the high neck! All so good. The blue one, on the other hand, is equally as cool but less expensive. A totally different vibe to the pink, but both elegant and a little eclectic at the same time. The belt isn’t included, but I think it’s so great with it. And these two are very bra-friendly.

Solid Spring Dresses: Slip Dresses

Midi Dress with Stitching Details | Two-Tone Satin Dress | The Sonata Dress

I know slip dresses can be tricky bra-wise, but if you are a fan, I love all 3 of these. The color and stitching down the front of the blue one are to die for (also comes in black). And speaking of black, the two-tone satin dress is so chic! You can sit with confidence (not worrying about what might get on it), but still have a light colored dress at the same time. Plus, I think you could wear a regular bra with this one (at least a demi-cup). The last one is from The Great and is just romantic. Very “vintage night gown” in the best way. I would love to have that dress in my closet.

Solid Spring Dresses: Modern Knit

Time for the knits! A knit dress is perfect for spring, and as long as it’s not too hot, great for summer…at least summer nights. The dark olive green dress is so elegant. The slits on both sides of the neckline (the model’s hair is blocking one side) is just one of those details that make all the difference. The Kelly green dress is crocheted and ready for a girl’s brunch! It’s playful, a little airy, and has a great cut.

More knits? Why yes! That first pink and red striped dress is so exciting to look at! Like the diamond neck blue and green one, it says, “I know how to dress for vacation.” I want it for my summer vacation. There are 2 other colorways. I also want the boatneck one. Another chic neckline with that throw-on-and-go look. It comes in black and white, too! The last one is a little dressier but has a sophisticated casualness to it. I love the sheer detail on the skirt and the way the colors are blocked. This one also comes in a more colorful blue option.

Solid Spring Dresses: Cool T-Shirt

Round Neck Sleeveless Sundress | Nell Polo Oversized Maxi Dress

Let’s end this dress post with the comfiest, coziest type of dress: the t-shirt dress. The first sleeveless one is only $19 and comes in a bunch of other colors! I, of course, love the pockets, but I also love the added fabric under the arm so you don’t “show off” your bra. The other striped one is so great, and I really want it. It just looks so comfy but cool, right?? I want to throw it on to run errands, hang out at my friends’, grab lunch! So everywhere.

Three weeks ago, I made a post announcement that my family and I were moving across the country, from South Pasadena, California, to Raleigh, North Carolina. Our next chapter and our new home. At the time, I was in a panic over all the logistics left to do, like finishing packing (we weren’t close), and finding a place to live. Nearly a month later, I’m on the other side of all of that, and what a journey it has been. All of our stuff made it into boxes or into the hands of new people via selling or donations, and, even though it felt like it would never happen, we found a place to live. Keep reading until the end to get a peek at our new place, but stick with me until then to see how we got there. Because it wasn’t straightforward at all, and that was super unexpected.

How The Actual Move Went + Roadway Moving Review

When I left you last, I shared that we had decided on using Roadway Moving as our cross-country movers, rather than a PODS, which we used when we moved from Florida to California. For us, it had to do with convenience, confidence, and a little more hand-holding than the self-service nature of a container. Rather than have a point of contact for PODS, plus local movers to load it and then local movers to unload it, we were after end-to-end service, both because I couldn’t even consider adding one more phone number and appointment to my calendar, and that there’d be no accountability when there are three people to point fingers at.

Never having used a long-haul mover, I didn’t totally know what the process would be like, and truthfully, I feared that boxes would get lost, things would break, and my stuff would be held hostage until we paid an invoice that was well above what we were quoted. At least that’s what I always heard people say happened to them with moves this big.

Honestly, I was thoroughly impressed with how we and our move were handled. A few days before pick-up was going to happen, my coordinator reached out, and we went through all the final inventory of box counts and furniture items we were bringing. My price was updated so I knew exactly what I needed to pay (and TBH, I still kind of thought it would change after the fact because that’s the reputation of these kinds of things).

On moving day, the truck rolled up with a team of four. We ran through the house and all our stuff, and they got to work. Floors were covered, corners of walls and door frames were protected, and they expertly wrapped up my furniture with furniture pads, stiff cardboard edge protectors, and then plastic wrap. It was really impressive to see the care they put into protecting our things.

Once the truck left, I figured we wouldn’t hear from anyone for another 2 weeks or so, but five days later, I got a call that our truck would be arriving in a day or two. My husband and I were pretty shocked. If anything, it came too quickly, because we weren’t mentally or energetically ready to launch back into moving mode in reverse.

How Did Move In Go & Did The Price Change?

Exactly one week from pick up, our stuff was delivered to our new home. Unreal. I had an open line of communication with Luis, our end-point foreman, and he updated me all along the way and helped me coordinate everything. After a handful of hours, the team had unloaded our things, put them in all the rooms we requested, opened whatever box we asked them to in order to see where certain things should go, re-built anything that was disassembled, asked us if everything was in exactly the right spot in every room, and then took away all of the trash. Oh! Maybe what I’m about to say is industry standard, but every SINGLE item that went on the truck had a unique QR code and number sticker on it. We all knew exactly how many items were loaded up in California, so we knew that we had it all in North Carolina. They have to scan everything in as it’s taken off the truck, and I felt super confident we wouldn’t eventually realize something was missing.

The only issue we had in the whole process was three small damages (a small crack along the edge of our breakfast nook table, a small scuff on a nightstand, and one of the wheels of a metal storage shelving unit ended up bent somehow), which is unfortunate, but I’m already in talks with their claims department to address them. I’m confident we’ll get it sorted.

Oh, and the price I was quoted ended up being exactly what we paid. No less, no more (and I’m fairly certain we ended up having more on move-out day than we included in the final quote). At no point did I feel like I was being bamboozled, and, my friends, that’s an invaluable feeling when you’re flipping your life upside down.

How’s Life Feeling So Far In North Carolina?

We’ve been North Carolina residents for 9 days, so…it’s a bit premature to say. The first few days were full of big emotions. On our third morning, we were sitting in a cafe having coffee and breakfast, and the Miley Cyrus song “Malibu” came over the speaker, and I cried into my avocado toast. See the photo of my daughter above on our street, which still feels incredibly raw, and my first FaceTime call with Jess the other day made my whole soul pang with longing for the comfort of good friends.

But we’ve done this before, 8 years ago, and I know it’s a process. We didn’t feel at home in Los Angeles for close to 2 years, and I need to remind myself of that. I am actively in the grieving stage of our move, while also trying to be grateful for the opportunity to change our lives. We’ve explored some really beautiful parks and trails, had a Sunday coffee shop meet-up with an Internet friend of mine, and met extended family that came and helped us unpack kitchen boxes on their day off from work. It’s clear we are wildly blessed, and even though we’re swimming in boxes to unpack and stepping over suitcases, I’m actively trying to take in these early weeks because I know I’ll look back at them fondly (or at least be endeared by them) in a few months or years.

Unlike in LA, we can zip around the city in no time. There’s some traffic here and there, especially during rush hour, but MY GOODNESS are the roads mostly peaceful. I hear birds chirping, we saw a BALD EAGLE and her babies in a nest, my daughter says “Mama, a hawk!” at least once a day. There isn’t much to complain about besides the standard pains that come with leaving people and places you love.

“Arlyn, Tell Us About Your New Place!”

Ah, yes…our new home. I used the word “journey” a few times, and I mean it. It was not easy to get here, especially considering we were trying to rent a home from across the country, nearly site unseen. This is not for the faint of heart, and if you can avoid this by any means, I highly recommend you do not do what we had to. Here’s a quick recap, so we can get into the good stuff:

We applied to FIVE homes. I’ve never experienced something like this before, not even in a highly competitive market like Los Angeles. The first place we saw and liked, the owner told us at the end of a very thorough live video walk-through that someone had already applied, and they were deep in the process of reviewing their application. Cool. I mourned that place for weeks because it was really stinking nice with an absolute dream of a kitchen.

From there, we found another spot that had potential, but when I had Ajai (remember her?!? She lives near Raleigh, too!) go take a look at the surroundings, she gave it a thumbs down because the unit opened up directly onto one of the busiest highways in the area. So we kept hunting, and thought we found *the* spot. It had built-ins around the fireplace in the living room, tons of square footage for all of our needs, a large kitchen with a sizeable island, and was in a great school district. The only red flag is that it had been sitting on the rental market for months and months, and the property manager conveniently kept side-stepping my questions about it. So we asked that extended family I mentioned we just met to go take a look in person, and they noted that the kitchen had a very strong smell of mold. NOPE! We withdrew our application nearly immediately because that’s just not something we wanted to deal with.

In desperate need of an address to give the movers, we ended up putting in an application for the place by the highway because it checked most of our boxes, but then they told us someone else had already applied. Sigh. That same day, I dug up another beautiful rental a bit further west than we wanted to be, but the look of the place was enough to make us not care that much. Well, the next day, the property’s realtor got back to me that we were rejected, and after some pressing, we found out it was because I was self-employed and the home’s owner didn’t “think that would work out for me.” I’m not entirely sure that was even legal, TBH, but whatever.

At this point, I had worn a hole into my kitchen tile, pacing back and forth in panic. Our movers were coming in less than a week, and we DIDN’T HAVE A PLACE TO LIVE!!!!!!!

But then, I decided to reach out to a property that kept popping up in my searches that I had ignored because it was right by a big mixed-use/commercial development, and I was originally after something that felt more like my previous neighborhood. But once we did a video walk-through, we both knew it was the one for us. And the development right outside ended up being incredibly convenient for everything we could possibly need, and it was super walkable, which isn’t common in this area.

It wasn’t perfect, and not every style choice was our style, but it checked the boxes of most of our non-negotiables, such as square footage, bedroom and bathroom count, school district, and cost.

Welcome To Our New (Temporary) Home

I saw temporary, because the plan is not to stay here for longer than a year or two. Our goal is to buy a home of our own, and we’re using this time to get a feel for the city and neighborhoods and figure out where exactly we want to be. This is pretty tricky in terms of designing, considering I sold almost everything from our main living spaces, and I know anything we get for here may or may not work in a future home. How do I decorate a temporary home without being wasteful both in terms of money and resources? The plan is to buy a ton of second-hand, btw, but I’ll talk about that more in a future post.

Here she is:

Let’s start in the dining room. While I’ve never had coffered ceilings on my “must have” list, I do really appreciate woodwork, so this was a big, exciting moment for me. It’s all quite traditional, which is a considerable change from our two homes in Los Angeles. I can see our Christmas tree in the corner, and the fireplace flickering during the holidays. The space is LARGE, and I’m excited to get a table with more seats so I can feed more people!

The lighting and finishes aren’t my taste, but I’ve never shied away from swapping out fixtures because that’s an easy fix. Some added draperies, furniture, and soft goods are going to absolutely transform this place. I have no plans to paint (though some peel-and-stick wallpaper might make an appearance somewhere), but instead, I’m challenging myself to work with the warm, creamy walls and make them feel intentional. My next post will walk through some plans, so definitely come back next week for that.

The dining room is open to the living room, which centers around the fireplace. If we owned this place, I’d put built-ins in those nooks, but as we’re just renting, I’ll just have to get creative. Hint: My armoire might finally have a home (it doesn’t fit in our new bedroom, sadly). Don’t mind that enormous bundle of wires coming out of the wall. We’re trying to figure that out because our landlord’s solution was just “Oh, cover that with furniture.” Huh?!?

I’m realizing now, as I look at the photos of the kitchen, that I didn’t take every angle, and I’m missing a part of it. Whoops! But it has a little area to have our breakfast nook, and many more cabinets than we had in our last place. It even has a proper pantry, which I’m stoked about.

Our bedroom is smaller than our last home, and we’re trying to figure out furniture placement here, but it gets beautiful light, and the A/C blows right in my face at night, which is my dream come true.

My daughter’s room and bathroom are fairly basic, and I dream of what changes I’d make to the latter if we owned this place, but it has everything we need. Me and her are already scheming about the unicorn and rainbow Chasing Paper wallpaper we want to add to her room—she picked it herself.

Above is going to serve as my office, as it’s too small for a proper guest bedroom, but I’m excited about what I can do in here! Small but mighty, friends. And below is our downstairs guest suite, which I know my husband is dreaming of using as his photo studio. Yes, the left shade is broken (a common pain point in this rental), but we’re going to do some switcheroos between rooms to fix that.

Before I leave you for now, I want to share a bit more about what to do (and not do) if you’re ever in a situation like us that you have to rent a place to live while not in the same city, because I learned a lot in the process. Here’s my top advice:

• Absolutely, positively, never EVER send any personal information or money to a property representative or owner without doing a live video walk-through, making sure the property you’re seeing exactly matches the photos on the listing. There are so, so many scams out there.
• If the property has a realtor attached to it, be sure to look them up under the state they’re claiming they are licensed in. It’s super easy: Just Google the real estate licensing database by state, and you can look them up by first and last name. The listing may also include their license number. Make sure that the number matches who is actually representing the property, and that they are active.
• Do not be scared to ask a lot of questions. Have them send more detailed images of anything you want to see more closely, study the rental listing history, and listen to your gut. If something feels fishy, it probably is.
• Find someone, ANYONE, to walk it for you if you can. A friend of a friend. A cousin of a coworker. A real human that you have some sort of connection to. This isn’t always doable, especially if you’re moving to a new city where you know no one, but if you dig around enough, you just may find someone willing to walk it for you.
• Become best friends with Google Street View. Study the surroundings, click up and down the streets, and follow the roads to see what things look like, what’s nearby, how busy roads look, etc.
• Do a deep dive on Reddit about the area, the address, the development, the realtor, the assigned schools…literally anything you can find. When your ability to drive around in person is cut off, this is crucial to get a real sense of the neighborhood.
• Use trusted platforms such as Zillow, Trulia, Redfin, Realtor.com, etc. I know plenty of people who have found places to live on Facebook Marketplace and Craigslist, but not site unseen. Too risky.
• Cross your fingers and hope for the best…but be familiar with the logistics and cost of breaking the lease. We made sure we were fully comfortable with what it would cost us to step away from our lease if it ended up being a disaster. Luckily, with the exception of some funky things that needed attention when we first got here, our place ended up being great so far. It’s only night two, as I write this, but we’re already settling in and feeling good.

So that’s where I am with everything. I’m excited to get unpacked, get some furniture in here, and start feeling like a human again. It’s a whole new life, a whole new world, a whole new home. Like I said, come back next week as I dive deeper into our design plans, and do a more in-depth tour of all the things.

After lamenting and hemming and hawing over painting the fireplace for three years, it’s odd to say that I actually really like it white right now. I’m currently living with my personal favorite of our living room furniture (the rose and blue Barb sofa version). It’s soft and pretty, and feels appropriately balanced with the white fireplace. But today’s post is more about styling the fireplace mantel and less about the fireplace itself. Turns out the white brick is a lovely neutral background for all my “stuff”. But our fireplace is big, and the mantel is long, so sometimes I feel like it’s easy to clutter it up if I’m not careful. I go in and out of loving “stuff” (some days I want more, other days I want one single painting). I doubt any scientist has ever studied women’s hormones in relation to how much visual clutter they can handle, but let’s just say these days striking that balance is hard. Maintaining it is even harder. So let’s see the evolution, and I’ll show you where we are today.

Ok, I’m only including this so you can see how bare everything was when we moved in (it takes time to layer, folks). And I guess we didn’t paint the new brick on the floor yet (not sure if we thought we shouldn’t or if it just got done after the fact). This iteration isn’t a real one, but it’s still fun to see

Fireplace Mantel: July 2023, First Living Room Reveal (Real Simple Shoot)

First, we shot the house for Real Simple in July of that year for the September issue, which, honestly, we weren’t ready for, but nothing like a scramble to have you order furniture so fast. I still really love it for the most part (low-key wishing I hadn’t sold that rug to my brother, it would actually look awesome with my current setup – SHOOT!!! And it’s 12×15, which is impossible to find). What works here is that eye-grabbing painting, accented with hits of black and wood, and then something natural and organic (the plant that I believe lasted 10 days).

Fireplace Mantel: November 2023, Rugs USA

Next, we shot it for Rugs USA, 6 months later. They restyled the mantel in a way that I also loved and was so fun to see them pull from our prop garage. The stylist Getteline Rene pulled out the mantel mirror (which we have since painted a mauve) and added huge branches coming out of my incredible Bzippy vase. This whole setup always felt a bit cold to me (not the styling, but the rug + the white walls). I also think the sofas were too far apart, which was intentional to show off the rug. I really liked it, but I wouldn’t say it’s warm, exactly. We probably should have lit that fire. But it’s a great reminder that massive branches cut from your tree can absolutely be the star (and costs nothing). I lived with it like this for a long time and really like it.

Fireplace Mantel: October 2025, Alice Living Room Update

Last year, we shot it again with the two new Alice sofas and my new vintage paintings. I think this feels balanced with the level of styling in the room. The two matching sofas give a less eclectic vibe, so having the mantel be a bit pared-back felt right.

Fireplace Mantel: November 2025, Barb Living Room Update

This is the sofa iteration that we are living in and that we shot in November of this year. The mantel is different from what it is now (see below), but a lot of the same warm and soft elements. I really love this version. I didn’t buy anything for it, just styled from my prop house (which is admittedly abundant). The Cy Twombly lithograph never really pops up there, but with the other two colorful paintings flanking it, it has enough power (I think).

Then we played with “Boots” being up there (my new painting by artist Brooks Burns). I LOVE this photo and this version. The painting really holds court up there, and the warmth of the styling helps. For whatever reason, in person, the contrast between the painting and the white felt too stark, and it was hard for your eye to see the painting (it’s science, I don’t get it). The contrast was too high for the amount of light this room gets (which is decent but not great). I loved the styling, but overall it felt unbalanced (it has since made it into my bedroom above my bed, which is understandably controversial).

Fireplace Mantel: April 2026, Fresh Styling

Here’s where we are now (last week). I didn’t fuss with it, just shot it how I’ve been living in it, and I really like the vibe. I layered the lithograph and painting more, added some poppy books, and a new vase from Anthropologie with apple blossoms cut from our orchard. OOH, and you can see the new wallpaper in the stairwell! What you don’t know is that I changed out the painting on the stair landing for the huge colorful abstract that was in Elliot’s room (we are redoing her room, more to come soon). It’s so awesome, and now I might be bringing even more color into our living room for spring/summer (in accessories, pillows, etc).

As you can see, all the elements are there – art that feels balanced in scale, accessories that contrast against the art, something organic (branches or a plant), and really utilizing the entire mantel. The only thing I want to try, but I haven’t made the effort yet, is to actually hang one big piece of art on the brick (not leaning). We’ve tried it before with command strips, and things fall down instantly (too porous). So we would either have to drill into the brick or hang from the wooden beam.

I think the evolution of the mantel styling feels appropriate to me. I’m still trying to figure out this living room, but I love living in it (the Barb sofas are so comfortable and inviting), and we still use the fire, even in April. Which one would you live with??

I’m baaaack with another “affordable but looks expensive” roundup! As requested, we are talking about bathroom faucets because they’ve been on my mind too. Anyone who has ever done a renovation knows how quickly things add up. Then, when you get to the pretty stuff (like a bathroom faucet), the budget can require you to choose the more “budget” option. But just because an $800 faucet may be out of reach, doesn’t mean you can’t have one that’s beautiful, and you love. I searched high and low for options in both modern and traditional styles that also come in a variety of faucet types (single-hole, two-handle widespread, wall-mounted, etc). Oh, and if you see one you love but it’s in the wrong finish for your bathroom, most of them come in at least a few other finish options! (P.S. You don’t have to be renovating to give your bathroom a little faucet refresh. It’s a fairly affordable swap for a very satisfying upgrade:)) Ok, pretty faucets await!

MODERN

When I say “modern,” I’m talking clean lines and/or utilitarian accents. These bathroom faucets can absolutely go in a more traditional home as a cool contrast. So don’t feel that you must keep modern with modern and traditional with traditional. However, it is a good rule of thumb if you are unsure of what to go for.

Affordable Bathroom Faucets: Modern Matte Black

Widespread 2-handle Bathroom Faucet – $57 | Gibson Two-Handle Widespread – $211

A modern classic, if you will. Both of these very much have a Kolher feel but without the heftier price tag. Clearly, they are very similar, but the handles are slightly different. I really like the simplicity of the less expensive one (and for $57, how can you beat it??), but then I do think the cone-like(?) style of the other handles does make it stand out in a great way.

Ramus Single Handle Bathroom Sink Faucet – $140 | Avallon Single Hole and Handle Sleek Faucet – $88

If you need a single-hole faucet, I love that these two are modern but a little soft. The first one comes off pretty modern, but then the curve in the top handle really elevates it for me. The second faucet looks more utilitarian to me in the best way. I love a knurled detail on metal, so that the handle is a 10/10 for me, and the spout is what really gives me the utilitarian feel.

Affordable Bathroom Faucets: Modern “Silver”

Nicoli Widespread Bathroom Faucet – $165

What I really like about this bathroom faucet is how the handle columns are the same width all the way up to the handle itself. So you think it’s the same as the first matte black one, but it has a slightly different feel. This faucet also comes in a lot of other finishes and combos and has a very high rating with over $1,800 reviews.

Cass 9″ H Single Handle Single Hole Bathroom Faucet – $105

There’s that knurled detailing again! I think that the wheel-shaped knob definitely makes this fixture look far more expensive than just over $100. Modern and sleek but with that utilitarian personality! Plus, Emily has those wheel-shaped knobs in the mountain house

Single-Hole 2-Handle Bathroom Faucet – $114

This faucet feels unique, and for that price, I think it’s a steal! I put it in the modern category, but it does almost have a vintage style, so it could easily work in a more “vintage” or traditional home. It also comes in brass:)

Celestine Widespread Faucet – $86

I wanted to add this one in gold too (although it’s technically a different one than the first matte black faucet). As you can see in the affordable basement bathroom from Emily’s best friend’s home, this style looks great in real life.

Claremont Two-Handle 3-Hole Deck Mount Widespread Bathroom Faucet – $239

I’m pretty obsessed with those square handles and overall finish. This bathroom faucet feels both modern and vintage to me. And don’t worry, you can spread the handles out to 16″. It’s on the higher end of my $250 price cap for this post, but I think it’s totally worth it. This baby looks luxe to me.

Circular X Widespread Bathroom Faucet – $152

Wait, I love this one too. SO chic, right?? This is modern done very right and for such a truly amazing price. If I saw these in a bathroom, I would think they were 4x the price. Oh, and they also come in 4 other finishes. I can’t stop looking at those knurled knobs!

Talk about a pretty wall-mounted bathroom faucet! This one only comes in brass, but if you are looking for a modern wall-mounted faucet, you don’t have to look any further. It’s so pretty and is just $60!

Mendavia Single Hole Bathroom Faucet – $135 | Jewel 6 in. H Single-Hole and Handle Bathroom Faucet – $115

Ok, I know this first single-hole bathroom faucet is a little extra detailed, but I also think that’s what makes it look expensive (in the right bathroom, of course). Imagine it in an MCM bathroom! It also comes in a few other finishes. It’s a bit of a risk, but one that I know will pay off. For the second faucet, it’s just really pretty! I believe they are sold on West Elm’s site, too, if that makes you feel more confident in hitting purchase:)

TRADITIONAL

Now for the traditional section! Bathroom faucets are a pretty great and easy way to lean into the style of your home (or the style you are giving it:)). Since bathroom faucets are semi-permanent fixtures, it’s a great way to bring in a piece that looks like it’s always been there or is meant to be in the space. Let me show you what I found.

Affordable Bathroom Faucets: Traditional Black And Oil Rubbed Bronze

This more ornate detailing is so pretty. The faucet is delicate but still feels substantial! Oh, and the reviews are all great.

I really love how this one also toes the line of modern and traditional. It could totally go in their category, but for someone who wants that modern traditional look, then look no further. It’s so pretty with subtle special details and is an awesome price.

Heritage Two-Handle 3-Hole Deck Mount 4″ Centerset Bathroom – $110

While this one isn’t matte black, it’s close enough:) It’s the perfect little traditional style centerset with those dreamy porcelain handles. So with the combo of the gooseneck spout and pretty handles, this cutie looks far more expensive than its price. It does come in a few other finishes, too!

Speaking of goosenecks (spoiler: there will be more), these two centersets are also expensive-looking, beautiful options. I love how both of them have knobs with hot and cold labeled porcelain centers. I am in total shock that the first one is only $55.

While they are a little higher in price, I feel very good about saying they look much more expensive than that.

Wall-Mounted Bathroom Faucet – $164

Now this faucet looks like it’s straight out of Em’s farmhouse! The other great thing about it is that you can choose from 3 other finishes and a handful of different handle types. A gooseneck on a wall-mounted faucet is truly one of my favorites.

This is a very elegant version of a gooseneck centerset. Those porcelain handles I of course love, but I also love the more subtle engraved “H” and “C.” A very chic version that’s highly rated and comes in a few other finishes.

Ok, Etsy is a very good place to look for special bathroom faucets. Of course, you need to look at reviews and all of the things they do (or don’t) come with, but tell me how gorgeous these two single-hole ones are! Look at that spout opening on the first one. These prices are on the lower end. I’d say the $300 to $500 is more common.

But even if you aren’t ever going to go the custom route (it’s certainly an investment) today, I’ll give you general tips, show you how to hang curtains, shades, and why we chose what we chose (including when a motorized option makes sense). I’ve learned so much and have increasingly dialed in opinions. You may or may not agree with mine, but curious enough to find out???

What you don’t see in these photos below is the multiple meetings with our Decorview designer, with so many beautiful fabrics and shade samples brought to YOUR house (you don’t have to leave). They also bring years of expertise and experience on what to use when and where, and how wide/high to hang them all. It’s hard to count the hours of measuring, not to mention fabricating (off-site), and lastly (and what is worth more to me than gold) the hours and hours, if not days and days, of installing each one by professionals. You are involved in the design decisions, of course, but the professionals take care of the rest. It’s incredibly luxurious. There are a lot of custom window treatment places online, but none come and install in your home for you, which is truly one of my least favorite things to do (You need anchors, you need to make sure everything’s level, etc). So, for those of you who have the budget for custom, I can 100% vouch for Decorview to do the job. Now on to all my rules and opinions, which I truly love to give (Ask Brian ;))

Wait, Why Do You Need Or Want Window Treatments In The First Place?

Ok, this is design 101, but you know I love this stuff. Three reasons:

1. Light control (sun, brightness, glare, etc). Either light filtering or blackout, the sun can be too much.
2. Privacy (neighbors, peepers, a sense of coziness/intimacy).
3. Because you are ready to take your home to the next level. To help soften a room, add style/design/pattern/texture/color. To highlight and frame your windows, add a layer that makes a room look more finished, pulled together. To add balance, texture, and depth. Because you are reading this and you love your home.

Simply put, window treatments (drapes, curtains, shades, or blinds) add both function and style. Some styles of houses don’t need them, but if I’m being honest, even some of our rooms in the mountain house that I opted not to have them would probably benefit from that extra softness and texture. I’ve never met a room where I wished they didn’t have curtains or shades. But they can be expensive…

When To Go Custom And When To Buy Readymade

While this is a sponsored post with Decorview (a custom window treatment company), even they would admit that if you have a standard 8-9′ ceiling and are on a budget, there are decent standard curtains out there that you can hang yourself. I have done this many times over the years. Custom isn’t necessary for every room. Here’s when you might consider custom:

1. Odd or oversized windows, especially really tall windows.
2. Rooms where you want to mix both curtains and roman shades in the same fabric (impossible to buy ready-made – a massive hole in the market).
3. If you are a designer or homeowner doing a full house remodel/furnishing and want to save yourself or your client time (and therefore money). Of course, custom is expensive (anything custom is), but the time you save having them do almost all the work is truly incredible (DAYS of billing hourly). Choosing each treatment, window by window, working with the fabricator, then working with handypeople to hang…it’s a lot. Most designers have a window treatment person or company, and if you are considering one, I highly recommend Decorview. It’s a one-and-done service where they handle every single bit of annoyance and minutiae.
4. You want something special. You can get blinds in any length or size on the internet, and many are fine! But if you want something special because you, like me, love design, then you might go custom (even if it means sewing yourself).

I think the River House is a great case study for what to choose when/where. So I’m going to go through room by room and talk through all things window treatments.

The Family Room – Blackout Curtains and Matching Motorized Shades

The family room is meant to be a cozy, dark, tonal TV room, and yet that big window faces west, so in the summer when the sun sets at 9 pm (prime movie-watching time), it blasts straight through onto the TV. They needed blackout curtains, and since they are on sliding doors, shades would have been doable, but clunky (and a lot of light leaks, which I do not enjoy). So we chose a dark green linen from their collection to work with the design of the room (anything too light would have ruined this tonal, cozy vibe) and hung them high and wide with blackout lining, of course.

My Curtain Hanging Tips/Rules/Opinions:

1. Hang high and wide – this makes the window look bigger and your ceilings taller. We hugged the ceiling and mounted the brackets 8″ outside the window. Ideally, when fully open, you don’t see the edges of the window, but you want them wide enough that you get as much light and visibility as possible. Just repeat “High and wide” (if you don’t have a custom length, you don’t have to go this high, but just go as high as you possibly can and size up and hem if needed).
2. The curtains should “barely float” off the floor. This is super hard to execute, so it’s ok if it’s a slight bend or floating an inch (but not more than 3″, promise me!). Decorview does this so perfectly through exact measurements to ensure the curtains float. It’s really the Lord’s work.
3. Big windows need big hardware. We used 1 3/16” to make sure it was scaled to the window and room. I only use small rods for cafe curtains.
4. Wide windows need multiple brackets to support properly, with “pass-through” rings to be able to open and close along the rod, even with brackets. Decorview’s are so smooth, with silicone on the inside, so they are still really quiet.
5. If you are going custom, add a pleat to add fullness (which looks prettiest both open and closed). We chose the single pleat, which is not hyper traditional but looks really high-end.
6. Stay away from exposed grommets (the big circles). This is a personal style preference of mine, but it’s worth noting (I’ve used them before in a pinch, but stylistically just not my favorite!). I don’t mind hidden tabs or even rings with clips when executed neatly.
7. Dark fabric can fade from the sun on the inside edge, especially if linen or cotton. We used a poly blend, which should be more fade-resistant, but the sun is powerful, so just know that going into it (we only have the sun blasting a few months of the year here, when it’s winter, it’s either gray or lower in the sky behind trees).
8. The hem on the bottom should be at least 3″, ideally 4″ but scaled to the window (i.e., shorter cafe curtains could be 3″).

They also had two big windows flanking the big glass doors, and we could have done curtains, but since we had this big bench seat, we chose shades in matching fabric instead. Now my brother (who wanted everything in the house motorized) chose to hard-wire and motorize them, which I didn’t think they needed (I’ll walk through where/when I think it’s a good idea later). But they work great and are beautiful.

Rules/Opinions For Shades:

1. Yes, your shades and curtains would ideally match in the same room (I’ve broken this room, which mixed opinions). Same fabric, but different functions is GREAT.
2. Inside mount (inside the window frame) is a cleaner look (and generally preferred), but takes up more of the window visibility (and therefore light). Many windows don’t have the room to do this (ours didn’t in our living room), so you’ll need to do an outside mount.
3. Outside mount means above the window frame and often requires a block to mount to so that the shade can fall over your window trim (not always, but it did in our case), and if you do it, I like it when it is the same width as the trim, just above it (i.e., not wider).
4. There are so many different styles – droopy and romantic or simpler. Unless you have extreme confidence, I would opt for a simple style that doesn’t command attention, just enhances the room, and highlights the window.
5. Shades can only be so wide for weight reasons (the mechanism can’t lift up a lot of weight). Decorviews mechanisms are really strong, so we could do wide, but often you’ll need to break them up, which is totally fine, but creates a gap and light leak (see mudroom below).
6. My feeling is that if you can reach them easily, just do manual cordless (or corded is fine!). But if you can’t, that’s when you could splurge on motorized (see game room, below).

One thing I learned in the mudroom is that this tiny black and white stripe looked gray on camera, which is a bummer and not intended. In person, it was/is a super sweet texture and classic stripe, but I should have predicted that in photos, it wouldn’t read properly pulled back. Just something to think about!

You’ll see here that we did three shades for each window, which I think looks best and is super great for weight/longevity. There are gaps which is fine here, but in a bedroom those light leaks might bug you (they would me – I’m very sensitive to light leaks, which is a thing, by the way).

Living Room

The living room was gorgeous before we added curtains and shades, but boy, did it come alive afterwards. Technically, they didn’t need light control OR privacy. The room faces east with trees, so maybe there is morning dapple, and it’s not street-facing. But as we pulled together the design, we added it – it simply didn’t feel warm enough, and my sister-in-law didn’t love exposed she felt while in here.

We really didn’t want this house to go toooo traditional, but these custom drapes and shades don’t feel trad at all. They just add warmth, color, texture, depth, and contrast – all the things we love in a home. We chose a dark green (brighter than the family room) that would still feel muted, not emerald, but added color.

We chose inside mount shades because the windows were tall enough to lose some real estate (which was about 12″). They look so pretty. These are manual, cordless, and they don’t use them too often, but they just add that added layer while also adding coziness in the winter.

Game Room

This room needed to be motorized because the top window was soooo high. Did it need window treatments? Kinda because the sun blasted through here in the afternoon. It felt weird to treat the bottom window without the top one (it would have felt naked). So we treated them all the same with this soft taupe that almost disappeared when up, but was a soft cream when down – light filtering, but not blackout. They pull these down way more than they thought they would, mostly because of privacy from the street. They just don’t love feeling exposed, so it’s nice to have the option even on cloudy days. Motorized was crucial due to the height.

Dining Room

We went with the exact same treatment in here as in the game room. The soft taupe, inside mount, and my brother wanted them motorized. Now, since these are easily reachable, this might be where you don’t need to upgrade to motorized. But they love that all four can go up while they are making coffee and easily come down should they want to feel cozier at night.

Primary Bedroom

For their bedroom, they chose motorized top up bottom down blackout shades. If you don’t know that term, then see the photo below. “Top Down Bottom Up” is fantastic for privacy while still allowing visibility and a lot of natural light.

When to do top down bottom up:

1. When you want privacy, ie, street-facing, but you don’t want only “closed” or “fully open”. You can decide at what point you can raise it.
2. For bedrooms or bathrooms where there might be people outside:) You might want them high enough to be at your neck in case you are changing.
3. For any room where you want to see the sky, but don’t want people to see in. It’s a fantastic option for shades.

The only con with it is that you have fewer options in the type of material. Decorview has a lot of options in tones and textures, but if you want a bold pattern in a linen, those are less available.

While Ken and Katire are super happy with their window treatments in their bedroom, I actually wonder if they would benefit from some curtains in addition to their highly functional shades. That was never the intent for this room, but I don’t think we’d regret it!

Kids’ Bathroom – Top Down Bottom Up Light Filtering

For the kids’ bathroom, they didn’t need blackout but did want privacy when the kids were getting out of the shower (not street-facing, but still!).

Daughters Bedroom

Top down bottom up just gives you a lot of flexibility and privacy while still seeing the trees and sky and getting a ton of natural light.

I know that window treatments can be more splurgy than we want them to be, but when done right, they are such an incredible investment in your home that pays off daily and long term.

Even in really contemporary houses, that final layer adds so much warmth and homey-ness. It makes any room look less amateur and way more elevated. Decorview has a ton of fabric colors and patterns to choose from, as well as super classic neutrals and textures.

I met Chad (in 2018?) at my friend Matthew’s house in Palm Springs. I could immediately tell we had a lot in common. When you’re meeting people by a pool in the desert, you usually end up having dumb conversations about Coachella or something random. So it was refreshing to talk to someone who could not only actively engage in conversation, but also could help lead it and [GASP] ask questions. Chad’s ability to speak in full sentences was especially noteworthy because he is hot. And scientifically speaking, nearly all hot people are physically incapable of asking questions. 

Chad and I became fast friends. We’re both from Northern California. We both went to school on the East Coast and lived in New York. We both have that weird mix of Type A perfectionist and weirdo artist (check out Chad’s pottery on Instagram @panicceramic). We want things to be interesting and unique, BUT ALSO PERFECT AT ALL TIMES. Neither of us is good at relaxing; we’re both perfectionists about our houses. We both love to agonize over super minute details. 

The thing I realize more and more as I age is the importance of older friendships. Meeting people in LA can often feel like you’re being sized up from the get-go. This has been particularly hard for me as someone who, since childhood, has always based my identity on my achievements. Which is fine when I have a book or a TV show coming out, but it often leaves me feeling like a failure if I don’t have some blockbuster “moment” to reveal to a person I’m meeting in an attempt to make them like me and find me worthy.

The kids I went to high school with (I’m looking at you, Caitlin, Sara, and Leigh) know who I am and that I’ve always kind of been the same. They know I’ve always been sincere, hardworking, ethical, and sensitive. They knew I was a TV star before HGTV gave me a TV show. And they know I’m still a star now because we believe that much in each other. When you see the work that goes into building your friends’ lives, you celebrate their accomplishments even when they’re not having a moment. You do this because you know their talent and heart, you’ve seen it for years, you’ve seen it develop.

Chad came into my life just as I was writing my book and putting together the first season of my HGTV show “Build Me Up.” I’ve had various peaks and valleys in my career, and this was definitely a good peak. I’d worked really hard to get there, and it finally felt like my career was getting to a more stable place. Things were great til 2020, then as we know, things went off the rails. And for me, they remain pretty derailed, but a bit more stable than they were a year or two ago. I won’t get into it as I’ve written extensively about it on my newsletter, but let’s just say it’s been a LONG six years (but things are looking up… finally… I think?).

It’s important to me that Chad knew pre-2020 me. So he sees my potential in its best form rather than viewing me solely through the lens of the challenges of the past six years. Chad is constantly reminding me of who I am and what I can be. He sees my skill and talent when I can’t. And that’s the best thing you can ask for from a friend.

Since 2020, Chad and I have lived parallel yet opposite lives. While I’ve been constantly trying to invent new ways to make money to stay afloat, he’s worked through a few different (very time-consuming) corporate positions. We envy each other’s situations. I envy that he lives a financially stable life where he gets to live in one place and have a routine. He envies that I get to make my living on my own terms, off my creativity. 

Of all the people I know, 2020 was the hardest on Chad. Chad and I had spent New Year’s in San Francisco with our friend Earl, an epidemiologist who spent the entire New Year’s Eve telling us we were all going to die from a virus that was catching on overseas. Mind you, we were in a sweaty dance club, and the last thing we wanted to talk about was a bat disease. Despite our friend scaring us about a virus no one knew about yet, it was a fun New Year and the last semi-normal one for me. 

After the holiday, Chad and I went to Tahoe to spend a few days at his family’s cabin skiing. Like my mother, his mom, Hana, had spent part of her childhood in Japan. So the home was decorated with Japanese art, like the kind I’d grown up with in my house. We spent days skiing, afternoons having cocktails in the cozy, retro 1950s kitchen, and evenings eating hearty, warm meals in the main living/dining space of their log cabin. 

You meet people sometimes and feel like you already know them – they’re that good at engaging and making you feel comfortable. Hana Callaghan is one of those people. An accomplished lawyer, author, and academic, she could have a wildly engaging conversation with a wall. She’s engaging, kind, and protective of anyone who enters her sphere. When I accidentally swapped (the same exact skis with the same exact bindings) after using the restroom at the top of a hill at Pallisades Tahoe, the rental company told me I’d stolen the skis and was liable to pay for them. 

“Would you like me to call them and use my scary lawyer voice to threaten them?” Hana asked me. And she would have done it because she has a fearless effervescence about her that is contagious. Chad’s parents complement each other very well. While his dad has a dry yet laugh-out-loud funny sense of humor, his mom was more outwardly energetic and conversational (meaning: she is really smart and fun to listen to and thus dominates conversations). Those few days at Tahoe were a great little window into Chad, where his personality came from, and which personality traits came from which parent. 

In January 2020, I was mid-season shooting season two of “Build Me Up.” I wasn’t really seeing friends because I didn’t have time between shoot days and doing sponsored content on my days off, but one Saturday morning, I found myself lucky enough to make time to go to the gym. Right as I was about to start my workout, I got a call from Chad.

“My mom died.”

“…What? I’m so sorry…”

I had no words. What can you say? Just a few days before, we’d been in the warmth of Chad’s family cabin, with one of the most engaging women I’ve ever met. How could she be gone?

We’re not really sure what caused Hana’s death (it’s inconclusive whether it was COVID-related or not), but to say this was unexpected is a massive understatement. 

As we all know, 2020 continued to be a pretty terrible year. And on top of all the COVID stuff, Chad lost the most important person in his life.

I bought my house in 2020, and Chad was the only one of my friends who didn’t have COVID when I moved, so he was stuck moving me in. We’d both had home buying on the mind for literal years at this point, but the next year, he started getting more serious about buying and put in 24 offers on houses that were rejected. Finally, in 2022, his 25th offer was accepted, and he was the proud owner of a two-bedroom, one bath, 1000 sq ft Spanish bungalow.

Chad, having my exact brain when it comes to design, did not see the house as it is when he toured it. He saw what he could make it into. The home itself is charming, but a bit too small to share. So he immediately wanted to add square footage, despite the relatively small amount of space he had to do so. Also, because we’re millennials, we both wondered whether the garage could be converted to an ADU for rental to offset some of the mortgage cost.

My plan for this post was to chat more about what we have in store for this house, but those of you who have been reading me for a while know one thing: I am NOT good at is brevity so today I’d like to stick to the “why?” of it all and keep our plans tucked away for the next juicy post. 

Something I have been trying to be more proactive about in my life is fostering my connections. When you go into crisis mode, the way I have for the past six years, you can retreat. And it takes time and energy to get back into the swing of things with friends and family. A practice I’ve started to remedy relationships that have fallen off is to reach out to people and suggest things we can do together. I asked my mom if she wanted me to come and clean up her garden. I asked my dad to help me cut down trees at my house. Sometimes you just need an activity that can act as the platform through which you can foster a relationship with a friend or family member. 

I wanted to work with Chad on his house because I know how lonely it can be to try and make a ton of design decisions on your own. It’s always better to have someone to bounce ideas off of. I also knew it would be a good excuse to communicate and stay on top of our friendship, in a time when we both felt a little too overwhelmed to prioritize fun.

I think this house is about a lot of things for Chad. Obviously, it’s about the milestone of home ownership and the desire for permanence and home. But it was also just a necessary distraction, a way to focus his energy, after his mom died. Chad is a solver, someone who is very uncomfortable sitting in the unknown. And from the outside, I could tell that his interest, then obsession with buying a house, intensified after Hana passed away. As a friend, I wondered, “Is this just a distraction, something to keep his mind off what’s actually happening?” I wondered if that was just going to postpone some sort of inevitable breakdown later. 

Ultimately, as well as I know my friend, I know he thrives best when you put a task in front of him. He needs engagement. So, of all the things to do upon losing your mother, there are worse things you could do than buy a home with plans to massively overhaul it. A part of my design philosophy for years, and the literal basis for my TV show, was that design is a proactive way to get your brain thinking about the future, how you will care for yourself and your family, and what comes next in life. I do think the house has been a healthy distraction, and I’m glad I’m a part of it.

As far as what we have in store for this house, you’re in for a treat because it’s going to be a major overhaul (I know this because we are actually pretty far into construction already). We will be adding a second floor, turning the garage into an ADU, adding a decent amount of square footage, and honoring the original Spanish style of the home. The plan is to add a bit of a modern vibe to this historic home without negating its original charm. So there will definitely be some noteworthy design moments along with some classic Spanish revival style.

This week’s house tour is one that has lived many lives! It was a grocery store, a café, and a soft drink shop. You have to see how it was restored into an incredibly cool home.

From Emily: Last weekend, we had a bunch of people come over for Easter, in the bright sun, in 77 degrees in Portland, so people were unprepared. I had to bust out all my backup affordable sunglasses for my friends, followed by the usual “Whoa, I love these sunglasses” comments. I recently stocked up on my Goodr shades (Amelia Earhart style for me) because they are so lightweight, have this slight soft texture that stays on your face really easily (even while really active), and they do a great job at what they are meant to do – block the sun. I obviously think they look good, too, or I wouldn’t buy them on repeat. They are $30 – $40, so buying 5 for me, Elliot, Charlie, and guests felt like a solid pre-summer stock-up purchase. Brian gets this version.  It’s honestly so hard to go back from these, y’all. They are just so good.

From Mallory: When I moved into my boyfriend’s place a few months ago, our closet only had a rod for hanging clothes, and there was A TON of wasted space above and below the rod, so neither of our clothes didn’t fit. Soooo, smash cut to our first project in the place: our closet renovation! We’re working with CA closets to put in some gorgeous cabinetry so we can fit everything in there, and I’m SO EXCITED! We’re getting pretty close to finishing it up (can’t wait to share more), and we just finished installing the cabinetry (yay!) Since we’re now finally utilizing our vertical space, I’ve been on the hunt for a pretty step stool that can live on the closet floor. Turns out the pretty step stool market is VERY bleak – until I found this one by Pierce & Ward. It is HANDS DOWN the best on the market right now!! I love the little details, and the walnut is so pretty! I’m so obsessed with their whole line at West Elm, it’s just SO GOOD.

From Caitlin: I’ve been following Sam Altman, the founder of OpenAI, for about 13 years now – he was the startup guru back when I was launching my own little business, and I devoured his advice. More than a decade later, I have shifted into devouring the insane, behind-the-scenes reporting that details the chaos inside his company. Enter: Ronan Farrow’s newest New Yorker piece, in which Sam’s former friends and colleagues call him a sociopath who will stop at nothing until his ends are achieved. I’ve read a few books about him – this one was good – but nothing compares to the deeply-reported drama and name-calling in this piece. I remember being struck by the way one of his mentors had described him years and years ago – “you could parachute [Sam] into an island full of cannibals and come back in 5 years and he’d be the king” – and it’s fascinating to see how those personality traits have evolved over time as Sam leads one of the biggest businesses in the world. I mean…is this who you’d trust with the future of technology and America’s GDP growth? It’s a fascinating read that’ll leave your head spinning.

From Marlee: My boyfriend and I are heading to Tokyo this week, and I’m beyond excited (open to recs if anyone has any:) also going to Osaka + Kyoto!). I sleep pretty horribly when I travel, so ahead of our trip, I’ve been making sure I’m stocked on all my sleep essentials. These melatonin gummies are awesome, don’t taste weird, and I find that I don’t feel too groggy in the morning – I like that it’s a pretty low does so you can take more if you need, but you don’t have to. I also can’t live without this sleep mask – the way that the band is super wide, instead of a thin, elastic strap, is incredibly comfortable, doesn’t mess up my hair as much, and stays on better in the night. Also, I cannot live without my hatch for white noise, but I’m trying to pack light, so I’ll be set with this 12-hour brown noise podcast on Spotify that’s my go-to when I travel.

From Gretchen: It’s the year of the fire horse–if you weren’t already aware–meaning this year is due to bring us new, intense energy, swift change, and independence. I’ve been enjoying adding little horse motifs in my home to remind me to lean into the energy. One of my favorite local artists (and friend of EHD), Nicole, designed these beautiful fire horse mugs. As soon as they dropped, I just had to have one! It’s so sweet, unique, and beautifully handmade. I love sipping my coffee out of it or just staring at it on the shelf. Check out her other ceramic art, too! Some really stunning pieces.

From Jess: My favorite, favorite white tank top is from the brand Dissh. They don’t sell that exact one anymore, but since the weather has been heating up, I took a little stroll through their site and found this halter tank (in white) and this wide strap tank (in black). No surprise, I also love them. They are just those kinds of tops that you can truly dress up or down because the quality is great, the cuts are perfect, and yet they are so simple. I will say that they do scoop a little low (not crazy, but enough), so for ease, I will likely be wearing my Cakes as my “bra”.

I have so many winning suits for you today – it’s honestly thrilling. I’m always in search of better, more supportive and flattering swimsuits for those of us who don’t want to wear tiny triangles over our nipples. I know A LOT of y’all want the same thing – so I did THE RESEARCH. No amount of Easter ham will keep me from trying on 52 suits to find the best 17 (so many frogs were kissed). The innovation of swimsuits is getting REALLY good, with more and more compression suits that create a shape I like on myself and smooth the bits and bumps. My body type is specific – big bust, curvy, short torso with a soft, “cozy” belly – as my kids say. I personally don’t feel as comfortable wearing two pieces because I hold some weight in my tummy so I’m looking for suits to smooth that out, while keeping me supported, comfortable and frankly, feeling attractive at 46. These 17 suits are seriously supportive and I legitimately feel great in them (with three under $50!).

**We do NOT photoshop these photos. I sure as hell get a spray tan, we shoot before lunch and I pose in ways that make me feel good (not all slumped over), but nothing is changed, enhanced or cleaned up in photoshop or AI. As my friend Jen says, ‘thank you for doing the lords work’. Constantly working on my body acceptance, folks!

I want to start with a new-to-me brand that I’m embarrassed I didn’t try before (so affordable I assumed they’d be garbage). Cupshe is made for larger busts, but still in cute/fun colors and styles and so supportive! This halter is legit so comfortable, pretty, and supportive in the bust. It doesn’t demand attention, but meets all my needs and the lowest price point. I’m so impressed with the quality and absolutely would have paid much more for this suit. The fit isn’t perfect (you can see some wrinkles in the back) but didn’t bother me at all (and wasn’t very noticeable).

Overall Value: 10/10 – Run don’t walk if you need a supportive black suit on a budget (I have four other black suits below that I also love a lot, but they are WAYYY more than $35).

Cupshe Sunshine Suit – $45

Again, I am genuinely so impressed with this $45 suit. I was able to order my cup size: 34DD and it fit so well, cupping my boobs in a nice shape without crazy cleavage (but some). The pattern was busy enough you couldn’t see anything underneath. It’s more cute than sexy, for sure, but man, I am impressed with how well it fit my shape considering how affordable it is (I don’t trust cheap suits, sorry – proven wrong!). It has double layer compression (but not crazy tight like the TA3), has adjustable straps and the butt is 3/4 coverage which I love. 10/10 for value. Keeping this one for sure.

Overall Value: expensive, so I’ll give it an 8/10 but I LOVE this suit.

Such a nice supportive, flattering fabric and great cheeky butt coverage. I’ve had this suit for 7 years and would never have bought it had it not been at a spa gift shop when I was desperate – all their models online look too thin to tell if it’s supportive. But it really is. It has shelf support for the bust and the way the suit is constructed it wraps subtly around to make the waist appear smaller (with double layered slight compression). The butt is 1/2 coverage, and it stays in place and doesn’t cut in at all. Comes in a lot of colors. Super classic and kinda can’t go wrong if you have the budget. Definitely one I always pack.

Another Cupshe that I was able to get in my size in 3-4 days shipping which just felt nuts to me (I believe they specialize in people with bigger busts). This one is another great daytime mom suit that I felt cute in but not too attention grabby (like some below). It supports, masks, and is so affordable. Not supportive enough to do crazy active stuff, but my boobs felt properly held and I loved the cut of the arms (that masked that area around the armpit). It’s going to be an absolute go-to for me when we have a bunch of families over for pool hangs and I want to feel cute, but modest enough.

Black Surfey TA3 – $188

It’s hard to beat this TA3 for flattering shape and a level 15 compression. These suits are extremely shape enhancing and make you look super hour-glassy if you are into that (I am). They can be very restrictive and come in a lot of loud colors, but boy do I feel good in them for the right occasion. They aren’t very comfortable (by nature of being so tight) so it might not be something you want to wear allll day but it sure does make you feel good, so it’s hard to say no to this one. I’ve collected 4-5 over the years, I wear a “Medium Short” in some and just a “Small Regular” in others. Many of them have cup sizes, too.

Supportive: 10/10 (you aren’t going anywhere, like it’s hard to take off)

“Snatched” is the only word you are going to think as you tighten the corset. They are literally made for curvy ladies (and some of my more straighter framed friends have tried them on and like them, but just don’t need what they do as much as us curvier folk that love this level of support).

Stylest Dream Sculpt Lace-up – $228

Stylest Dream Sculpt Lace-up

This brand, Stylest, is competing hard against TA3 for compression market share and is winning by creating more palatable colors and not quite as restrictive suits or va-va voom suits. I really like Stylest – it’s heavy compression, smoothing everything underneath the double layers of thick fabric. It is super supportive in the bust and, well, the whole thing isn’t going anywhere. I can’t figure out my size, TBH. The small just feels a little too tight, but in the medium there is some extra space. It’s certainly full coverage while being extremely flattering and smoothing. I tried the square neck and liked it but it was a bit too flattening in the bust whereas this one shapes to them more.

It also comes in a few other colors – I got it in red too and think it’s so fun.

The Bombshell TA3 – $188

TA3 Bombshell Suit

It’s called the bombshell and it comes in a higher cut should you want to really stand out. I like the style of this TA3 and wear it more than my others. The seaming is super flattering and you can select your cup size (so it actually fits). It’s really bold and very Jessica Rabbit so sometimes I feel self conscious in it (it’s a lot of boob). But I also feel really good in it and with a pair of Levi shorts and a breezy button up it’s a cute look for around the pool or on a boat. It doesn’t come in this blue anymore, but the black is actually kinda perfect.

Support: 7/10 (the cup is good, but I still flow out over top if I’m not careful)

Style: 8/10 (good color, but so bold!)

J.Crew Gail Classic Sculpt – $119

J.Crew Gail Classic Sculpt

J.Crew entered the compression game recently with some excellent suits in their trademark ‘classic sculpt’ fabric. The fabric is extremely soft and yet holds well (a great matte finish). It’s double layered and so easy to wear – comfortable but smooths what is underneath. I bought a similar suit from them in leopard last year (with the skinnier straps) and wear it a lot (it doesn’t come in leopard anymore but the colorways are so pretty). I wish they did more patterns this year – it’s a small assortment. The shape is sporty and I love the back. A nice price point (and on sale frequently). I have the leopard in this style too and LOVE it. Their two pieces look awesome – just cool and classic with the same smoothing fabrics.

The most expensive suit I own and yet I’ve worn it so many times I can’t possibly count.

I’ve been wearing this suit for a few years, on repeat for all high-sun vacations. I get sun poisoning (a week long rash) even if I’m very sunscreened (in Mexico, Hawaii, or high elevations) so a rash guard makes my more active days sooo easy, not to mention protects my skin. I typically wear a red swim top/bra underneath should I want to take off the sleeves for a bit. But otherwise I wear this with Lululemon red running shorts alllllll day long when we do any water adventures that are more active (I don’t wear this laying around a pool). Think water parks, rafting, snorkeling, tubing through caves, ziplining, etc. I feel really cute in it; I never have to adjust it and it smooths everything out really well without being too tight. It’s not hot at all, dries fast and easy to unzip in a pinch. I’m wearing a small here which is admittedly super tight for the first 8 wearings, then it loosens up a tiny bit. The butt is FULLLLL coverage (which isn’t my favorite look, but good for being active and stays put). They sell these matching swim wraps which I think is a cute look (but I tend to wear with flared out shorts to be more active). Comes in a lot of colors. Splurgy but high value if you want this level of cuteness and sun protection.

I LOVE this suit. It’s brand new to me and it’s already up there with my Andie Swim as far as versatility, comfort, coverage, style, flattering, etc. It’s modest but still cool. You wear it in the water, then throw on shorts for lunch and definitely easy to wear for more active water sports (like I could hike in it and still jump in the water, etc). It’s extremely supportive, but still really cute. And simple enough that you aren’t demanding attention. The muscle tee coverage is awesome. 1/2 rashguard 1/2 one piece. LOVE.

Boden Sporty Rash Guard – $140

Boden Sporty Rash Guard

Every year I try Boden suits and every year they don’t fit great on me so I return them. I ordered 12 from them to try and only two made it on the list (with caveats). Their fabric is just too thin and shiny (doesn’t smooth/mask enough) and their sizing is tricky (I think they only test on models with a narrower shape than me). That being said, they have GREAT colors and styles and I think for people that are less curvy because they seem to be really popular. This one I’m wearing is sporty and so cute, perfect for camping with friends and kids near a lake (modest, but still fun). It’s a size 6 and too big for me so I might trade it in for a 4 (but running low on stock so we’ll see). I love the colors and the overall modest-but-still-sporty vibe. It has some soft cups for boob support and comes in a lot of colors. The zipper string isn’t long enough to zip up yourself, which is an annoying design flaw and the lining is a light color that pops out a bit.

Scoop Neck Blue Spanx – $160

Scoop Neck Blue Spanx

I was so excited to try Spanx suits and I liked a couple, but I’ve got some notes. This style is pretty great but it didn’t ‘mask’ as much as I wanted it to – but it’s simple, classic, and not totally ‘mom’. The small was too tight but the medium was not quite supportive enough. It has double compression fabric but it’s thinner and a little shiny, so less great at smoothing (but still pretty great overall, honestly). I think if smoothing is less your challenge and you want a really comfortable, cool, classic suit that is creates a nice shape this one is GREAT. It has adjustable straps, nice medium cut that stays put in the butt. And comes in black as well. A solidly classic suit (but I prefer the Vitamin A suit which has a more compressing fabric). Oh and it makes your boobs look more voluminous should you want those to be enhanced!

I was impressed with the high quality of this suit – thick, extremely masking (the fabric has a thick texture) and still supportive. It gives ‘mom’ but the plunge in the front helps it a bit. But very thoughtfully designed to be really supportive without the overall restriction of the TA3s.

Boden Rash Guard – $150

Boden Rash Guard – $150

Another rash guard that is pretty specific for a more active and full sun protection day. I loved the colors and the sportier vibe and might keep this as an alternative to my Stylest swim that I wear ad nauseam. It doesn’t have support inside, so if you want bust support you’d wear a swim top underneath. The rash guards have multiple layers making them more smoothing, whereas their individual sets are a lot thinner.

Overall Value: 7/10, Definitely cute and fun for the right sporty day out in the sun, in a great color palette

Andie Swim Malibu One Piece – $112

Andie Swim Malibu One Piece

This is what I wear almost every day on family adventure trips and have for years (along with the Stylest rash guard). It looks like a tank top, has a shelf top for support and I feel cute but still supported/protected. The snaps add some style and pairing it with some cut off shorts or a flowy skirt makes it great for lunches out. I wear a small, regular length but they have long torso, too. The shinier, ribbed versions don’t mask as much (shine reflects, etc).

Overall Value: 10/10 (while it doesn’t score 10/10 in all of the categories, collectively it’s just so good for every day, constant wear).

The Plungey TA3 – $178

The Plungey TA3

Well, the plungey is exactly what it is (and it’s not one I grab for often – mostly just date trips with Brian). It’s A LOT It absolutely enhances this hourglass shape and is so low cut that you can’t help but show off your ladies. It’s super high cut (which is why I don’t reach for it often) but I’m sure on you all it would be hot as hell. I’m less comfortable in it than others, but admittedly it’s fun to pull out on certain occassions.

Mira One-Piece Swimsuit In Classic Sculpt – $99

This one is from last year in J.Crew’s Classic Sculpt fabric. I really like how it cups and shapes my boobs, without being too constricting. It’s comfortable (I’m telling you, the fabric they invented is so soft) and is just easy to wear. I wear this in the hot tub a lot with the family – it’s cute enough while being so comfortable.
