      <title>I want to see a home</title>
      <description>A summer or so ago, I was meeting a buyer client at an open house.  When we arrived, I ran into another past client with his sister and another woman.  It turns out the other woman was an agent.  The buyer was browsing on Zillow and clicked "see this home," and was assigned an agent who didn't ask if she was working with anyone, made an appointment to meet them at the home, and as luck would have it, she loved it and didn't realize she now had to work with the agent who met her there.  She was just in the "thinking about it phase," so she hadn't called me, we hadn't filled out any paperwork, and she was shocked to learn that she could not buy the house from me.  The other agent even tried to get the home she currently owned as a listing, but the buyer... now a seller, was firm.  She was listing her current home with me.  I  had worked hard with her brother to find him a house, and she had always intended to work with me. Why am I telling you this story?  Because the general public often doesn't understand how these things work.  Even if you are at the beginning of "maybe" thinking about, possibly "maybe" making a move, please do yourself a favor.  If you have a relationship with a trusted agent, call them even if you aren't sure.  You will not be wasting their time; they want to hear from you.  The fact is that the house in the story above was already an open house.  She could have seen it, decided she liked it, and we could have gone back to see it again to confirm this was the one.  We sold her home for over asking with her preferred closing date, and she is now happily in her new home.  The moral of the story isn't that I should have kept in touch.  I do. Always.  The moral of the story is, please don't ever feel you are too early in the game; your agent will always be glad to spend time with you to help you decide when the time is right. Photo by Firmbee.com on UnsplashSusan C.       <title>October!</title>
      <description>But when October goes....  Autumn is an undeniably beautiful season, but for me, the shortening of the days and the cooler temperatures (although it still feels like summer here in Chester County today) give me a blue feeling. My pool closed last week, and the task of putting everything away until next summer begins.  If you have a pool, you are wise to have it closed professionally.  In our area, I've been using Great Valley Pools since the pool opened over 20 years ago.  After they do their job, I start with the umbrellas, pool floats, and toys, etc.  It's a sad job for me because I am a summer person.  To counteract the blue feeling, instead of a walk after dinner with my little dog Joey, I try to take a break from work during the day and get some sun on our faces.  Here is a photo of Joey, enjoying the last Sunday by the pool.&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/susanman/files/PXL_20250927_135310974.RAW-01.COVER.jpg"&gt;October symbolizes change, harvest, and transition as we go from the long and sometimes lazy days of summer into the shorter, cooler months of Autumn. The trees show off their gorgeous fall colors, people decorate their porches and front steps with pumpkins, and our little ones look forward to trick-or-treating. We go from juicy peaches and watermelons to crisp apples and tasty oranges.  I'm trying to talk and type myself into enjoying the fall, in case this isn't obvious.Could you help me?  What do you like best about Autumn?Susan C.       <title>Thankful Thursday, 4/24/25</title>
      <description>Spring has finally sprung in East Goshen Township, Chester County. The trees are glorious, the grass is green, and the hum of lawn mowers is once again the backdrop to a beautiful summer day. &lt;img style="margin:5px auto;display: block;" src="https://activerain.com/image_store/uploads/agents/susanman/files/PXL_20250422_153931753.RAW-01.COVER.jpg"&gt;As I sit here, my little cat Dani walks in front of my computer, steps on my keyboard, and generally makes sure she gets some love!  The best part of a home office is being here with my pets!We had a lovely Easter Sunday with my family, including the next generation, my granddaughter, and my great-nephew.  In short, there is a lot to be thankful for.  The sun is shining, I presume the birds are singing (my ears do not pick this sound up), and life is good. Carpe Diem!   Susan C.       <title>It's Thankful Thursday, 4/3/25</title>
      <description>Gosh, how did April already arrive?Today is April 3, and we are expected to experience April showers.  We are still not experiencing as much rain as usual; however, when it does rain, it comes down in heavy amounts here.  I'm grateful today for my landscaper who has weeded and mulched my entire property.  I'm grateful to have the means to pay for help as I  just can't keep up with it at 65!  In preparation for spring, I had my front and back walkways power-washed and all the beds mulched.  We had so much rain that the front garden bed washed all the mulch onto my newly power-washed front walkway.  I'm not quite as thankful for that, but as the expression goes, into each life, at least some rain must fall.  Today, I'm thankful for my pets: Joey, the mischievous dog, and my two cats, Dusty and Dani, who are both 14 and are very much a part of our family. As always, I am thankful for my family, especially my little granddaughter, who seems to be displaying her grandmother's sense of humor.&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/susanman/files/mila.jpg"&gt;Carpe Diem! Susan C.       <description>There are currently 7 homes for sale in this popular, over-55 community.  Of the homes currently for sale, prices range from $520,000 to $699,900. Good news for buyers: 4 of the seven have recently reduced their prices.       <title>Does your real estate agent have the tools they need?</title>
      <description>We can choose between putting our listings on a combination lockbox or a Supra, Electronic key in our area.  The supra tells an agent who accessed the house and when.  It stops unscrupulous people from obtaining the combination and helping themselves to the seller's belongings.  This doesn't happen often but it happens. Or, an unscrupulous agent who doesn't feel like meeting the buyer at a house can give his client the combination and away they go.  This happens way more than you'd think, fortunately, it's never happened to one of my listings.&lt;img style="margin:5px;" src="https://activerain.com/image_store/uploads/agents/susanman/files/462545987_526437820173611_8625967821197067511_n.jpg"&gt;  I always ask the seller which they are more comfortable with.  A combination can be appropriate if the seller lives there and can be there after the showing to ensure the home is properly locked up. If the seller is away or has a second home and is not there often and their home still houses all of their belongings, an electronic key is the only way to keep the house secure.Whenever I have a situation, where I feel the house is more secure with an electronic keypad, there are agents in our market who refuse to use them due to the cost.  It's a whopping $120 a year.  For me, it's the cost of doing business.  Does your agent have the app or does your agent need to call the listing agent whenever one is required to have them meet you at the house?  Susan C.       <description>I was born and bred in South Philadelphia.  The only thing I know about horses, I learned from watching movies and TV shows.  In my world horses never lay down, or so I thought.Years ago, almost 40 to be exact, when I moved to the suburbs and started selling real estate, I was driving north on Airport Road in West Chester when to my horror, there were several horses, lying down in a field!I was panic-stricken so I drove down the long driveway to alert the farmer that his horses may be dying!  I got out of the car and ran to the front door.  Running in heels isn't ever advisable and of course, I turned my ankle.  As it reached the front door, a large muggy dog ran up to greet me by sliding his wet muddy paws down the front of my dress (in those days, a dress, pantyhose, and heels were just about mandatory).Knocking frantically on the farmer's door, I was so upset that no one was home.  This was in the days before cell phones.  I raced to a pay phone to call a friend I knew who worked with animals at the SPCA.Her name was Jacquie Stanke and she was one of my dearest friends, now gone for many years.  Jacquie answered the phone and I rushed into my story about these poor horses, lying down and maybe dying in the field on Airport Road."Oh Susie, horses lay down sometimes".  Was Jacquie's answer to this ridiculous city girl.  In my world, horses on TV slept standing up!I now live 2 minutes from this farm as the crow flies, horses no longer live there, and likely the farmer, who I am very grateful was not home that day, doesn't live there either.   I laugh every time I drive past that farm and so does my ex-husband who still talks about that story.Just recently, comedian Nate Bergatze told a story about going to Mount Rainier and seeing a dead horse https://www.youtube.com/watch?v=PJgSm3xy3LA.  If you've never seen it, it's worth your 5 minutes.  So happy to not be alone. Cover Photo by Claire Nolan on Unsplash  Susan C.       <title>"Can I ask you a quick question?"</title>
      <description>A month or so ago, I was referred to a man who lived next door to a townhouse that I listed.  It sold in a few days, with favorable terms to my seller-client.I visited the new prospective client at his home, fully prepared with a full market analysis.  He expressed that he needed to sell to buy and that he wasn't sure he was even going to move.  He hadn't been in the house very long, about a year, but didn't like the development or the location.I spoke with him a time or two after that, and he seemed to be staying put.Last night, he called my cell and asked if he could ask me a quick question.  I wasn't a quick question. He then proceeded to tell me that he bought a house that was closing in two weeks and that his current home had been on the market for 11 days. He listed with a friend, who found him the home he purchased because he wanted to help his friend out.  It seems his friend is a part-time agent and this man wasn't all that pleased that his house is sitting (11 days is not that long) and he wanted my advice.I told him that I couldn't offer him advice at this point because I would be interfering with his agency agreement with his friend. I reminded him that I was a full-time realtor with a lot of experience.  He wanted to once again use my experience and knowledge.  Sorry, it doesn't work that way.       <title>Monday musings</title>
      <description>The summer is winding down and it always makes me a little blue.  My birthday month is coming up and that's the only saving grace to the end of summer for me. Yes, I obnoxiously celebrate or pretend to, for the entire month of September.But for now, it's still August in a summer where here in PA, we've had so many hellacious storms.  We are expecting another this evening, with thunder and high winds predicted.  Even still, there are so many places that are hurting.  The photos out of Maui are absolutely heartbreaking.  The following is from an Amazon wishlist page that the Realtors Association of Maui has put together.  As an agent, I can't help but hurt for other agents in areas torn by natural disasters.  Not only did many lose their homes, but they also lost their income as you can't sell homes that are no longer standing.  If you feel moved to help, the link is below.Our friends in Maui are suffering a great deal of loss due to a destructive fire that took out a historical Hawaiian town called Lahaina.       <title>Does your listing agent take pride in your home?</title>
      <description>I showed a home this morning that was unbelievably dirty.  It was vacant.  There was a note on the door from the listing agent to remove your shoes or wear booties, but you needed to use your fingers to trace the words as they were completely faded, having been on the door for I presume the entire 77 days that this home has been on the market.  77 days in our market is quite a long time.There were arguably 80 pairs of booties, thrown all over the floor in the entryway; there was no basket for the clean booties, no trash can for the dirty booties.  There were also folded-up boxes and trash leaning on the wall.  One of the few clean things in the kitchen was a new stove.  The dishwasher handle was dirty with rust stains.  We didn't make it into the basement so I have no idea what delights awaited us, however, the second floor had a hall bath where the washer and dryer would go if they were there and the floor was disgustingly dirty.  The mirror over the sink had all kinds of drips and stains.  Can you spell Windex? If the listing agent is wondering why this home hasn't sold, and if the seller wasn't cooperative in cleaning it properly, a good agent would spend a little money to get the house at least in clean showing condition. Yes, this is the seller's job but if they no longer live there, someone should be checking on the condition.  It was clear that no one had been there for a long time by the number of booties strewn all over the floor.Is your agent taking pride in your home?They should be.cOVER Photo by JESHOOTS.COM on UnsplashSusan C.       <title>Showing houses... one at a time!</title>
      <description>This market in Chester and Delaware Counties is brutal. One listing a day comes up for each buyer I am working with.  20 million buyers for each listing.  Yes... I know, I'm exaggerating but seriously, this is hard work.  Writing offers, giving the best possible price, conditions, and terms and still losing out.  It's crushing for buyer clients.I'm not sure what is worse, spending the day showing 10 to 12 houses to a single buyer or being on call 24/7 in case a house comes up for everyone you are working with.  For the past 3 years, I have been reluctant to even take a day or two at the beach for fear that a listing would come up that my buyers want to see!  Each year I think it will get better and we have been in this slog and dearth of listings for what feels like 5 years now. I know the market is changing in some areas but so far in the Philadelphia suburbs, we are still in a serious Seller's market.I'd love to hear from my colleagues across the US.  Susan C.       <title>Family Ties</title>
      <description>I've been thinking a lot about my maternal grandmother.  Her name was Elizabeth, as were my mom, my older sister, and her daughter.  They went respectively as Elizabeth, Betty, Lizzie, and Little Lizzie!My grandmother was a funny, quirky, complicated person.  She played favorites.  Among her own children and among us grandchildren.  She numbered us.  Of my sister and I, I was #2.  I was constantly being told that if I was good, I might someday be #1.  As I got older, my grandmother grew to appreciate my sense of humor.  This favoritism business never bothered me because I knew that crazy old lady loved me.  My other cousins didn't benefit from this knowledge and she was overtly unkind to them for reasons I was never able to fathom.My grandmother was profoundly hard of hearing (unfortunately, a family thing that I also suffer from) and because she couldn't hear, she assumed no one could hear her comments on other people's looks.  So embarrassing but pretty funny sometimes.As a child, I remember walking into a hair salon with her and hearing her ask for a cut and a blowjob.  I didn't realize at the time why that brought the house down but I do now, obviously.  She also called the Acme, our local food store, the ackame.  She thought if you washed your hair twice it was good because it brought out the "headlights"!  She called marshmallows marshmallies.Toward the end of her life, she developed Alzheimer's disease.  It went very quickly. My favorite memory of my grandmother was a rainy day in South Philadelphia.  I was walking down the street under an umbrella and someone was walking towards me under an umbrella.  When we reached each other, we both lifted our umbrellas and discovered each other!  We stood on that street and laughed and laughed.  That is how I choose to remember my grandmother.  Always laughing. She laughed like a cartoon.... yuk, yuk, yuk, yuk!If you've ever lost someone to Alzheimer's disease, you know how it steals your loved one.  My sincere sympathy to all who are in this position.   Susan C.       <title>National Fountain Pen Day!</title>
      <description>Fountain Pen day takes place on the first Friday of each year for folks who love to use them to celebrate and promote the use of fountain pens. It's been said that once you use a fountain pen, you won't go back to a regular pen again.  I haven't tested this theory because apparently, they can be quite costly!  One of the places you can buy these pens is https://www.truphaeinc.com/I read that the acknowledgement of this day was started in 2012.
