<p><strong>ORLANDO, FL, November 30, 2022</strong> &#8211; Lakeland-based SVN | Saunders Ralston Dantzler announces the opening of an office in <a href="https://www.saundersrealestate.com/about/locations/florida/orlando/">Orlando</a>, marking the fourth <a href="https://www.saundersrealestate.com/about/locations/">SVN | SRD office</a> between Florida and Georgia. The firm has appointed<a href="https://www.saundersrealestate.com/commercial-real-estate-broker/advisors/?brokerId=rafael.mendez%40svn.com"> Rafael Mendez, CCIM</a>, to lead the new office expansion. Mendez, who was named Managing Director, will be based in Orlando and oversee the new office’s operation. The firm has been listing and brokering real estate transactions in the Orlando area since 1996.</p>
<p>“<em>Our decision to open an office in Orlando this fall is not only the result of SVN | Saunders Ralston Dantzler Real Estate’s evolution as a full-service real estate firm but, more importantly, the result of how fast the Orlando CRE market has matured and morphed into a global destination for business</em>,” Mendez said. “<em>From industrial to office and retail, rental rates and occupancy have reached new heights. <p>Throughout his commercial real estate career, Mendez has consistently practiced business management, working with some large health industry leaders and legal system professionals. As a current board member for <a href="https://www.flccim.com/districts/central-district/" target="_blank" rel="noopener">CCIM Central Florida District</a>, Rafael has acquired a stronger business analytical mindset and developed the skills needed for his new role in Orlando.</p>

<p>Since the 1970s, there’s been a direct correlation for homebuilders in this country between selling to the retail end-user, and the buyer’s desire to build equity while chasing the American Dream.</p>
<p>Since then, institutional money has become a huge player in the multifamily arena, culminating with the recession of 2008. As a result, <a href="https://www.sfrhub.com/" target="_blank" rel="noopener noreferrer">SFRhub</a> is now seeing the institutional players discovering what their predecessors have known all along; single-family rental homes are a safe, solid, and lucrative investment strategy.</p>
<p>Today, those looking to acquire existing SFR homes to create portfolios, need to be smarter, perform greater due diligence, understand the submarket, and drill down on each home in the portfolio to fully understand the capital expenditures required to hit the desired rents and returns on investment.</p>

In the U.S., single-family permits gain 10% year-over-year in 2020, with a current total of 916,000 that is estimated to increase to 950,000 in 2023.</p>

<p><strong>Davenport, Florida (May 6, 2020)</strong> – <a href="https://svnflorida.com/">SVN Florida</a> has coordinated a leasing deal that will see the construction of a new <a href="https://www.publix.com/">Publix</a> at the Champions Crossing in Davenport, FL. <a href="https://svnflorida.com/advisors/?brokerId=Ali.Mushtaq%40svn.com">Ali Mushtaq</a>, SVN Florida Senior Advisor, worked to secure the agreement for the property owner, Savi Tri-County, LLC.</p>
<p>The new Publix at 1200 Champions Drive in Davenport is set to open in the summer of 2021. Champions Crossing is at Highway 27 N and Bella Citta Boulevard, a busy intersection with a traffic light. Developing the property for Publix is Jim Gendreau and his company, Tailwinds Development, LLC (<a href="http://twdre.com/">twdre.com</a>).</p>
<p>The <a href="https://www.championsvue.com/">Champions Vue</a> apartment complex and <a href="https://www.woodspring.com/">Woodspring Suites</a> extended-stay hotel help make this – and Davenport in general – “a white-hot, sought-after area,” according to Mushtaq. He added that more than 5,000 housing units are coming into the local market.</p>
<p>“This property is the epicenter of development in the area, an outstanding location,” Mushtaq said. “It’s in a heavily trafficked tourist area with hotels and apartment complexes all around with hundreds of units. There are also more parcels available for tenants who will benefit from the traffic this store generates.”</p>
<p>Mushtaq is currently in discussion with other businesses that have expressed interest in the other space on the property. The remaining gross leasable amount is 7,121 square feet inline space out of 16,000 square feet. The outparcel B retail strip, the largest available strip, has 5,415 square feet available.</p>
<p>Suresh Gupta, CEO of <a href="https://www.parksquarehomes.com/">Park Square Homes</a>, is the property landlord. Mushtaq noted that both Gupta and developer Gendreau were selected because of their solid track records in the industry.</p>
<p>Gupta anticipates this will be a thriving spot for the Publix grocery store. “We expect this to be a very successful location because of the amount of growth in the area, especially all the vacation homes,” he said. “There’s another Publix store about four miles from there, but we showed the company that the amount of residential in the area will allow them to support another one.”</p>
<p>One of the factors that Gupta believes will drive the store’s success is the volume of vacationers in the surrounding area. “There’s a lot of short-term stay nearby and the people there tend to buy in bulk,” he said. “They buy on a weekly basis, getting their tubs of ice cream or whatever else they need. That helps a lot with sales in the area.”</p>

<p>Sarasota, Florida (March 18, 2020) – <a href="https://svn.com/">SVN International</a> has honored <a href="https://svnflorida.com/advisors/?brokerId=ashley.bloom%40svn.com">Ashley Barrett Bloom</a>, Managing Director of <a href="https://svnlotus.com/">SVN Lotus Commercial Real Estate Advisors</a>, with the SVN Humanitarian of the Year Award for his ongoing work in suicide prevention.</p>
<p>Bloom received the peer-nominated award at the <a href="https://conference.svn.com/">SVN Annual Conference</a> in Palm Springs, CA, which ran from March 3-5.</p>
<p>“It’s mind-boggling when you consider that suicide takes more lives each year than natural disasters, murder and war,” Bloom said. “There are over a million attempts every year and it’s the 10th leading cause of death. Despite all that, suicide prevention is greatly underfunded.”</p>
<p>Bloom’s own life has been touched by the suicide of loved ones and acquaintances. These include his father, grandmother, high school classmates, friends and other family members that struggle.</p>
<p>“A big part of the problem is the stigma of suicide, which keeps people from talking about it,” Bloom said. “If somebody’s parent dies of a heart attack, nobody’s afraid to tell the story. With suicide, it’s different. But we’re working to remove that stigma and get people talking.”</p>
<p>Chief among his efforts during the past year has been his work as a board member for the <a href="https://afsp.org/chapter/afsp-southwest-florida/">American Foundation for Suicide Prevention (AFSP), Southwest Florida Chapter</a>, which also won a national award from the organization in January: Most Improved Walk – Small Market. During its annual conference in Denver, the AFSP recognized the walk and its 130-percent increase in fundraising. Bloom’s AFSP chapter raised about $200,000 for the cause.</p>
<p>Bloom continues to be involved in many activities to raise funds in the fight against suicide. For example, he will walk 16 miles overnight during the <a href="https://www.theovernight.org/">Out of the Darkness Overnight Walk in New York City</a> in June.</p>
<p>An advocate of increased state funding for suicide prevention, Bloom addressed the Florida state legislature Feb. 27 on <a href="https://www.bigbendcbc.org/blog/february-27th-is-suicide-prevention-day-at-the-capitol">Suicide Prevention Day</a>.</p>
<p>“Suicide rates in Florida are higher than the national average, so we need to push for more funding of programs, education and treatment,” Bloom said. “Research indicates that suicide is preventable, given the right treatment and plan.”</p>
<p><a href="https://svnflorida.com/advisors/?brokerId=jerry.anderson%40svn.com">Jerry Anderson</a>, CCIM, Executive Managing Director of <a href="https://svnflorida.com/">SVN Florida Commercial Real Estate Advisors</a>, praised Bloom’s humanitarian work in this area.</p>

<p><a href="https://www.bankrate.com/glossary/d/distressed-property/">Distressed properties</a> can be solid investments for people seeking deals in commercial real estate. But you have to be careful.</p>
<p>These are properties that a lender wishes to sell quickly or that are under foreclosure. We’ve all seen them. Sometimes they’re sprawling, abandoned facilities sporting conspicuous “for sale” placards. Empty parking lots often surround them. Other times, there are still tenants in the building but the owner simply can’t hang onto it.</p>
<p>These properties can be attractive – even if they’ve fallen in disrepair – for an obvious reason: They have the potential to be profitable investments if handled right.</p>
<p>“Sometimes a buyer can pick these up well below market value; in fact, it’s fairly common to do so,” said <a href="https://www.linkedin.com/in/anthonymigliore">Anthony Migliore</a>, Senior Advisor for <a href="https://www.firstcoastcommercial.com/">SVN First Coast Commercial Real Estate Specialists</a> in Jacksonville, FL. “After the necessary repairs and upgrades, there’s an opportunity to build up equity and eventually sell the property at a substantial profit.”</p>
<p>The reasons vary as to why properties are distressed. A financially strapped owner may have difficulty keeping it maintained. Commercial and industrial facilities that aren’t kept up properly can grow increasingly dilapidated. Once the disrepair reaches a certain level, the property may require more work than the owner can reasonably afford.</p>
<p>In other cases, the owner may be unable to fulfill obligations to the financial institution, or the property is worth less than he or she owes. When a commercial real estate investment is underwater, it often ends up in foreclosure.</p>
<p>There are many different reasons such problems arise.</p>
<p>“Personal issues can force owners to let go of a property,” Migliore said. “Business partnerships dissolve, people get tangled up in a divorce or a lawsuit. For whatever reason, an owner can end up with a lien on the property and it’s simply too much of a hardship to keep things going.”</p>
<p>Even with the price advantages that make distressed properties appealing, there are pitfalls to consider. For example, they can require a great deal of repair and upgrade. If you’re in the market for one of these deals, be sure you can afford all the improvements before signing on.</p>
<p>“A good <a href="https://svnflorida.com/advisors/">commercial real estate advisor</a> can help you by evaluating an investment and screening out the ones that won’t serve you well,” said Migliore. “If someone is seriously interested in a given property, a thorough inspection – even multiple inspections – can uncover problems that are not readily apparent and save the potential buyer a world of grief.”</p>
<p>Checking out zoning can also stave off unwelcome “surprises” after the acquisition of a commercial property. A careful inspection of the financial records is also a must. It’s imperative that the buyer determine exactly how much debt is attached and whether any other financial or legal liabilities exist.</p>
<p>“Going it alone can be a risky endeavor,” said Migliore. “You come out ahead of the game by getting a commercial real estate advisor involved in the process, somebody who knows the ins and outs. In the end, a distressed asset can be a tremendously profitable investment, but it helps to have someone on your side.”</p>

Commercial real estate portfolios are different: Optimizing them can increase </span><a href="https://www.investopedia.com/articles/basics/10/guide-to-calculating-roi.asp"><span style="font-weight: 400;">ROI</span></a><span style="font-weight: 400;">, sometimes significantly.</span></p>
<p style="font-weight: 400;"><span style="font-weight: 400;">Obviously, the first step in that process is evaluating your portfolio, crunching the numbers. You want an accurate picture of your costs and how they sync up with revenue.</span></p>
<p style="font-weight: 400;"><span style="font-weight: 400;">It’s also a good idea to do some </span><a href="https://www.entrepreneur.com/encyclopedia/market-research"><span style="font-weight: 400;">market research</span></a><span style="font-weight: 400;"> at this point. For example, find out what similar properties charge for rent in the area. Assess whether the surrounding locale is in decline or holding strong, and what kinds of businesses are looking for </span><a href="https://svnflorida.com/properties/"><span style="font-weight: 400;">commercial property for lease</span></a><span style="font-weight: 400;">. Importantly, determine whether your rent is in line with what other area owners are charging.</span></p>

It may have been profitable 10 years ago to lease sprawling floor space to a company that did business at the property and operated an onsite data center. <p style="font-weight: 400;"><span style="font-weight: 400;">It’s also a good idea to automate leasing processes as much as possible. When tenants pay via an impersonal medium, they tend to be more reliable as opposed to paying you directly (the impersonal process doesn’t cut them any slack and they know it).</span></p>
<p style="font-weight: 400;"><span style="font-weight: 400;">When you have unleased space, go to work devising ways to remedy this. If you have a team, set up a brainstorming session on how to make it happen. Square footage that’s not taking in revenue is working against your overall bottom line.</span></p>
<p style="font-weight: 400;"><a href="https://svnflorida.com/advisors/?brokerId=robert.hamman%40svn.com"><span style="font-weight: 400;">Robert Hamman</span></a><span style="font-weight: 400;">, a senior advisor with </span><a href="https://svnflorida.com/"><span style="font-weight: 400;">SVN Florida Commercial Real Estate</span></a><span style="font-weight: 400;">, said that simple improvements are also a good way to increase the value of a CRE portfolio. “Keep the property fresh and crisp, update painting, create curb appeal,” Hamman said. “Keep the windows cleaned, the parking lot resealed and striped &#8212; anything that can make your building stand out from the rest.”</span></p>
<p style="font-weight: 400;"><span style="font-weight: 400;">He added that it’s also helpful to ask tenants what they might like to see in the spaces they rent. “Treat your tenants like cash flow, because they are,” he said.</span></p>
<p style="font-weight: 400;"><span style="font-weight: 400;">Once you’ve performed your analysis, you’ll have a better sense of which portfolio properties are making you money and which are losers that you should put on the market.</span></p>
<p style="font-weight: 400;"><span style="font-weight: 400;">Remember, too, that when you’re adding properties to your portfolio, you’ll benefit significantly from </span><a href="https://sustainablecitycode.org/brief/mixed-use-zoning-3/"><span style="font-weight: 400;">multi-use zoning</span></a><span style="font-weight: 400;">. Don’t hem yourself in, buying too many buildings that are zoned for one purpose only. Your pool of potential renters is much smaller under those circumstances and you may have trouble leasing all your space. And refrain from buying a bigger facility than you can fill – for example, a huge warehouse in an area where there’s only marginal demand for such expansive square footage.</span></p>
<p style="font-weight: 400;"><span style="font-weight: 400;">Most of this is just common sense. Assess what you have. Based on that analysis, determine how you can boost ROI and then get busy executing your strategy. A better-performing portfolio is only a few steps away.</p>
