將為人父嘅我忽然想睇下點十二生肖既次排序.

十二生肖排序的傳說
生肖故事 鼠以詭計力壓牛登榜首 中國十二生肖以鼠、牛、虎、兔、龍、蛇、馬、羊、猴、雞、犬、豬的次序，其實是甚麼為依據來排列呢?為何渺少的老鼠竟能排在威武的虎和巨龍之前，似乎大小不分，對於生肖的排列，民間流傳著一個這樣的故事。話說盆古初開之時，玉皇大帝掌管天下，某日與群下眾臣相討，要將子、丑、寅、卯、辰、巳、午、未、申、酉、戌、亥等十二地支，配以十二種動物作為十二個屬相，於是普召天下走獸，齊集於凌宵寶殿，經過一輪甄選之後，龍、虎、馬、牛、羊、兔、猴、雞、犬、豬、蛇、鼠金榜提名，一眾動物並排於玉帝面前，十二生肖是選了出來，但玉帝仍為牠們的排序而煩惱，這時一頭豬，自告奮勇走出來說，可為玉帝效勞，玉帝聽了大喜，於是將事情交給牠去辦。玉帝退朝後，現場立即起訌，經過一輪爭議，眾獸推舉溫和寬厚的老牛作為生肖之首，當時得到老虎和巨龍的認同，不過多事的老鼠卻不服氣，並提出反對，又提議牠與黃牛到民間走一趟，看誰較受老百姓注意，於是大家一起便走到街上。當老牛經過時，人們全無反應，這時老鼠騎到牛背上，百姓立即嚷著，這麼大隻的老鼠一定要打死牠，這時黃牛與老鼠立即拔足狂奔，返回玉殿之後，老鼠沾沾自喜，豬遂按協定，將黃牛排在老鼠之後，雖然眾獸為黃牛不值，不過豬心裡在想，這樣大小不分，就能魚目混珠從中取利。
龍在競跑比賽中敗於兔手下巨龍和老虎大發雷霆，力指白豬是非不分，當時眾獸大驚，立刻對兩位大王作出安撫，牠們推舉老虎為山中之王，猴子又將王字金匾，貼在老虎的額前。而當時公雞長有一對角，卻將它送給巨龍，並推舉巨龍成為海中之霸，從此兩王掌管水陸萬獸，這樣兩王才甘於屈居鼠牛之後。可是一波未平，一波又起，這時喜歡搞事的野兔又閃出來，說自己比巨龍聰明，應該排在巨龍之先，巨龍聽了勃然大怒，遂向野兔作挑戰，提議到樹林競跑。於是兩獸便走到叢林中鬥跑得快，巨龍雖可騰雲駕霧，但在飛翔途中，一對龍角被荊棘纏住動彈不得，野兔直奔終點贏了這個回合，於是排在巨龍之前。
猴、蛇、馬、羊比試雜技分排名
生肖排序最後只剩下猴、蛇、馬、羊、豬的排位未定，喜歡煽風點火的豬，又心生一計，提議四獸分為兩組比試雜技，於是紅馬和青蛇成為一組，而獼猴和山羊則是另一組，紅馬熱心助人，當時青蛇長有十六對腳，走起路來很笨拙，於是紅馬便為青蛇做了一套龍衣，並將油塗在龍衣上，青蛇穿後頓變得靈敏很多。那邊廂，山羊可沒有這麼大方，牠一向討厭獼猴將草地淺踏得一塌糊塗，所以當猴子要求山羊將身一部份羊毛剪出來，以遮自己的屁股，山羊一口拒絕。比賽當日，青蛇一身龍衣，一時在樹上盤捲如藤，一時又在水面滑行如梭，好不威風；至於獼猴雖則亦能做出一連串上天落地的翻騰動作，贏得不少讚賞，可惜當牠在打筋斗時，一位老百姓突然叫道，快來看猴子的屁股著了火，這時獼猴頓時覺得很難堪，一分心便從樹上跌了下來，輸了這次比賽。這樣青蛇和紅馬就排在前面，獼猴及山羊就因欠缺團結而屈居在後了。
雞被龍欺騙了一對角
巨龍因比賽落敗而終日鬱鬱不歡，又抱怨公雞送給牠的一對角累了牠，公雞聽了覺得好後悔，好心著雷劈，便要求巨龍將一對角還給牠。不過狡猾的龍卻道，雖然這一對龍角令牠輸了，不過用來裝飾一下外表也不壞，又向公雞表示，要還也可，等到太陽從西邊升起就可以了。於是，公雞從始便在每日天未亮前，向著西山引頸觀望，等著太陽從西山出來，並不停在叫喚巨龍，希望還牠一對角。
犬因行為不檢被判罰排到最後野兔得到勝利，天犬也有一定功勞，皆因比賽之前，天犬曾告知野兔，牠的尾巴過長會阻礙前進，便提議將野兔的尾巴剪掉，結果野兔真的贏了。可是當天犬到臨恭賀野兔時，野兔態度囂張的表示，今次勝利全憑自己的實力，與天犬無關，更指天犬令牠失去漂亮的尾巴，天犬一聽之下真想哭出來，於是老羞成怒將野兔的勃子咬住不放，結果天犬因行為不檢而被判罰排到最後。
豬被貶排序為最後
當各動物的生肖已排好時，豬覺得自己最英明，就將自己的名字寫在最前頭，並將整過甄別過程一五一十的向玉帝稟告。玉帝聽完，就宣佈將豬的位置排到最後，又力斥牠是非不分，是個沒用的蠢才，更將牠貶為低等動物，後代要一直留在凡間，任人宰殺。從此，玉帝按地支將十二生肖排寫成：子鼠、丑牛、寅虎、卯兔、辰龍、已蛇、午馬、未羊、申猴、酉雞、戍狗、亥豬、等十二生肖表、並下聖旨將十二生肖發佈天下。

Archiving your Emails with Outlook and Gmail

Users who use Outlook with IMAP to access their Gmail account (whether regular Gmail or Google Apps Gmail) will have problems when they attempt to archive their Emails using Outlook AutoArchive or manually initiating an Outlook archiving process.

There are 2 issues that prevent archiving from being successful with Outlook:

Gmail Related Problem: Gmail manages Emails in a different way than what usually Email Servers/Services do.
- Gmail uses labels instead of folders. Multiple labels can be assigned to the same Email; and when you get a new Email it will automatically have 2 labels: Inbox and “All Mail”.
- Gmail uses the “All Mail” label as the place where you should be archiving your Emails. This means, you will never have to delete any Email and you will always be able to access old Emails.
Outlook Related Problem: Outlook has an odd method for archiving Emails; it makes use of the most recent date of Sent, Received, and Modified dates of an Email. There are various reasons on why the Modified date of an Email would get updated and it is most apparent when you have an IMAP account; as soon as you connect to the IMAP server and have Emails synchronized, the Modified date will be set to the Current date! This makes the archiving process virtually only relying on the Modified date. An attempt to archive Emails using Outlook may result in archiving nothing! More about this is available at the Microsoft article (do NOT follow their lame workaround).

In this tutorial, we will tackle these issues by

Modifying the Gmail Settings to change its behavior with Outlook and IMAP.
Using third-party software, called MailStore, to archive your Emails depending on the Sent and Received dates of your Emails.

(Outlook 2007 is used in this tutorial)

Important:

After changing the Gmail IMAP settings as you will see in the next section, the “All Mail” folder will no longer show in Outlook. If you have Emails that only have “All Mail” label, you will no longer see them in Outlook and, in this case, if you wanted to archive them or deal with them locally, you will have to assign these emails another label such as Inbox or any label you want. You may do that using the Gmail webmail interface or Using Outlook before applying the new settings.

Changing the Gmail IMAP settings,

Login to your Gmail Webmail account.
On the top-right of the page, click on the Settings link.
Select the Labs tab.
Look for “Advanced IMAP Controls” section then click on the Enable radio button.
Scroll back to top and click on the “Save Changes” button.
Again, click on the Settings link and then on the “Forwarding and POP/IMAP” tab.
In the “IMAP Access” section, you will see new options that can be set. If you haven’t enabled the IMAP feature before, you should do so now by clicking on the “Enable IMAP” radio button.
Under the “Auto-Expunge” section, click “Do not automatically expunge messages” radio button.
Under the “When a message is expunged from the last visible IMAP folder” section, click the “Move the message to the Trash” radio button.
Note: you can set the option to delete messages permanently, but this will not let you restore accidently deleted messages. If you just set them to be moved to Trash (as we have done above), the emails will be deleted automatically after 30 days (or you can later access the Trashlabel/folder and delete them from there).
Click the “Save Changes” button.
Click on the Settings link and then on the Labels tab.
For “All Mail”, uncheck the “Show in IMAP” checkbox. (This setting will be applied immediately).
Note: there is no need to click the hide link; it is just for the webmail and will not affect the labels visibility in Outlook.

Archiving your Emails,

There are two ways you can use to archive your Emails, either manually moving your items in Outlook or using third-party software to archive your Emails easily and conveniently. Choose the way that best suits your needs.

So you can:

Manually archive your Emails: By moving Emails to “Personal Folders” and then use AutoArchive on Personal Folders at a later time or move them directly to .pst files.
Or Using MailStore: that will allow you to easily and efficiently archive your Emails.

Before you attempt to archive your Emails, it is important to understand how Outlook and Gmail behave with the changed Gmail settings.

Deleting an Email in Outlook,

When you delete an Email in your Outlook IMAP account, the Email will not be deleted directly and instead, it will be marked for deletion by Outlook. When an Email is marked for deletion, you will see a strikethrough on the header of the Email. To complete the deletion process you will need to purge them and to do that: click the Edit item in the Menu bar, then point to Purge, then select

Purge Marked Items in “folder”, where “folder” is the folder containing your marked Email for deletion.
Purge Marked Items in “Account Name”, where “Account Name” is your IMAP account.
Purge Marked Items in “All Accounts”.

Adding the Purge Command to a toolbar,

For your convenience, you can add the Purge command to a toolbar. To add it:

Select Tools from the Menu bar, then click Customize.
Select the Commands tab.
Under Categories, select Edit.
Under Commands section, look for the Purge Command and drag it to a toolbar. Example: I have put it next to the delete button as shown in the figure below,

Moving an Email in Outlook IMAP,

You should understand what happens when you move an Email from an IMAP folder to some other Folder. When you do so,

The Email will be copied to the destination folder.
The original Email in the source folder will be marked for deletion. And therefore, you will have to purge it to complete the move process.

Automatically purging deleted Emails,

This feature is very helpful for that if you wanted Emails that are marked for deletion to be deleted automatically. To turn it on,

Select any folder of your IMAP account.
In the Menu bar, select Edit.
Point to Purge, and then click “Purge Options”.
Check the “Purge items when switching folders while online” checkbox.
Click the Ok button.

If that is set, you don’t have to worry anymore about purging Emails.

Note: When Emails marked for deletion are purged, they will be moved to the TrashFolder/Label (depending on our new Gmail settings). When an Email is moved to Trash, they will no longer have the “All Mail” label (achieving our goal for deleting an Email).

Note about Starred/Flagged Emails,

When using Outlook, the best way to delete a flagged Email, is to remove the flag first and then delete it. That is because we want to keep using the Gmail Starred label. If you delete and purge an Email in the Inbox folder where this Email is flagged, it will not be moved to Trash, and you will still see it in the Starred label/folder.

Now that you understand all this interaction for the new settings, it is time to setup the Outlook and MailStore for archiving your Emails.

For a better and more efficient use of the archiving method, please do the following in Outlook if you haven’t done so yet:

Disable Outlook Junk Email filter. You will only need to use the [Gmail]/Spam folder and so the Outlook junk filter should be disabled. To do so,
1. From the Menu bar, choose Tools then click Options.
2. Select the Preferences tab.
3. Click the Junk-Email button.
4. Select “No Automatic Filtering…”
5. Click OK, and then click OK again.
Add the Purge Command (see “Adding the Purge Command to a toolbar” section in this tutorial)

Setting up MailStore for archiving Outlook Emails,

Downloading MailStore,

Open the MailStore page.
Then Click “Download MailStore Home” button, or just use the direct download link.

MailStore 4.0.6 Installation, (by the time of this writing, version 4.0.6 was the latest)

After you have downloaded the software, run the installer and Install the program…

When you run the program for the first time, it will ask you “Where should MailStore store all e-mail and settings?” just click “Create a new e-mail archive” radio button and click Ok button.

Adding the Archiving Entry,

Launch MailStore.
At the top-right, and next to the Start button. Click on the Archive-Email icon/button, the icon is shown in the figure below,
At the top-center, click the “Microsoft Outlook” button.
Select “Archive Email Stored in your local Outlook” radio button.
If you have several Outlook profiles in the drop down box, choose the right one. If you have only one, just proceed to the next step.
Click the Next button.
In the Folders section, click the “…” button.
In the dialog, you can include/exclude folders for archiving. Normally, if you have many folders, you would want to include all and exclude some. To do just that:
1. Keep the “Include Folders and SubFolders” text area blank.
2. In the “Exclude Folders and Subfolders” section,
  1. Click on the Add… button. Then select “Personal Folders” folder and make sure that “Include Subfolders” checkbox is checked. Then click the OK button.
  2. Similarly, add the following folders from your IMAP Gmail account of the folder tree:
    - [Gmail]/Starred
    - [Gmail]/Spam
    - [Gmail]/Trash
  3. If you have accounts that you do not want to archive their Emails, you should include their root directories as well in this section (Exclude Folders and Subfolders).
Click the OK button to finish selecting folders.
In the Filter section, check the “Only archive messages that are older than” checkbox. You can set a Date or a Range. Typically, you might just want to set a range so that next time you want to archive your emails, you would just run the archive processor without modifications to the settings.
In the Delete section, click the “…” button.
Select the “immediately after archiving” radio button then click the OK button.
Click the Next button.
Enter a name for your settings in the text field shown.
Keep the “Run after clicking Finish” checkbox unchecked (we will run the archiving process in the next section). Then click the Finish button. You will see that an entry for you settings has been added.

To run an archiving process,

Select the Entry of it.
Click the Run button at the bottom right of the Window. (Or you can simply double-click the entry).

To change the settings for an entry,

Select the Entry.
Click the Properties button at the bottom right of the window and change your settings.

You can also create a shortcut for the entry on your desktop,

Select the Entry.
Click the “Create Shortcut on Desktop” button at the bottom-right of the window. If you double-click on the shortcut, archiving will start immediately.

Note: When the archiving process finishes, the emails in your Outlook IMAP account corresponding to the archived Emails will be marked for deletion (depending on our settings). And therefore, to complete the Archiving process, you will have to purge them using the Outlook Purge command. When the Emails are purged they will be moved to the Trash label, and will be permanently deleted after 30 days.

Exporting the MailStore archive to Outlook,

After the archiving process is done, you may need to export your archive to Outlook. To do so,

At the left pane of the MailStore screen, you can see the “My Archive” folder tree. If you want to export the entire folder, right click over it.
Point to “Export To” then select “Microsoft Outlook”.
Choose “Export Email to your local Outlook” radio button. (The option for exporting directly to pst files is not available with the free version). Then you can use the Outlook AutoArchive on personal folders only! (Or manually move them to .pst files).

呢排問題困擾左我好一段日子,今日年初四有人問起, 終於"的"起心肝解決左囉

原來因為windows 7 多左個option 比你選出icons唔出縮圖 thumbnails (其實呢個feature真係好多鬼餘,M$ 成日花埋D咁既心機落呢D "workaround"式優化solution, 但始終最多人用真係無計 )

解決辦法 The Solution:

Always show icons, never thumbnails <----------------- "Check it out 鉤"

前日想整到部機自動登入, 再放kiosk brower url shortcut 入windows startup folder

To begin, load the run box by pressing WINDOWS KEY + R, then type "control userpasswords2" and click OK:

This will load a list of all the user accounts within Windows. Select the account you wish to use as the automatic login by clicking on it, and then untick the "users must enter a username and password to use this computer" box. Then click apply:

Another window will then appear which prompts you to enter the password (twice) for the auto login account. Once you have done this, click OK:

Next time you start your PC you should now be logged in automatically.

C觀點 - 施永青: 醫保在本質上有缺陷

香港的醫療支出，若以佔生產總值(GDP)的比重計，比大部分採用醫療保險的先進國家低；而香港能提供的公營醫療服務，無論在覆蓋面或服務質素上，亦不比醫療支出與香港相若的地方差；反映香港的醫療制度應有一定的優越性。真不明白為何政府總想放棄自己的好制度，改用別人的壞制度。

醫療保險制度有本質上的弊端，天生的DNA有缺陷，後天想補救也不容易。無論對受保的消費者還是對醫療服務的提供者來說，醫療保險都會提供誘因，鼓勵兩者都按保險條款的最大容忍度去盡情花費，以至保險的成本必然會被愈推愈高。

我有參與不同性質機構的管治工作，有些機構有為員工提供醫療保險，有些沒有。有保險的員工，動不動就去看醫生。他們覺得，既然公司已付了保費，有免費服務為甚麼不用？結果，由於索償比承保公司原先估計的多，承保公司隨即要求提高保費。

相反，沒有醫療保險的公司，員工看醫生要自費，他們就傾向小病盡量不睇醫生。在大部分的情況下，身體自然會發揮出抵抗病菌的功能，一樣可以不藥而愈。其實，人的抵抗力需要經常鍛鍊，才會愈練愈強；經常借助外力，反會退化。香港人怕蝕底，看醫生會嫌醫生給的藥少，所以醫生多多少少都得開些藥給來看醫生的人，藥吃多了，不一定對人有好處。因此，沒有醫療保險的員工，健康狀況不一定比可以免費看醫生的人差。

另一方面，提供醫療服務的機構，為了收取更多的服務費，每當有人來尋求服務時，會先了解來者是否有醫療保險，如果已有保險，他們就按受保的範圍，盡量提供更多的服務；可用先進儀器作檢查的，當然確認一下最好；需要聽取專家意見的，當然找來一起會診；一切皆可以打著為病人著想的旗號出發。

負責承保的公司，當然不想醫療服務機構提供不必要的服務，但要挑戰醫生的專業判斷並不容易。於是承保公司也得聘用自己的專家，作抽樣檢查，令成本增加。有時承保公司還會想出自以為聰明的方法，去抑制花費。譬如要確定病情嚴重到某個程度，才可花費超過某個限額，而確認病情嚴重的方法，竟是看是否需要住院。結果，有些不用住院的小手術(如照腸鏡等)，為了可以要保險公司償付費用，都被安排住院，令花費反而更多。

以上皆是醫療保險制度可以衍生出來的弊端，要防範並不容易，徒增成本。相比香港現有的公營醫療系統，我們最大的優勢是只計成本，無需盈利；但保險公司與私營醫療機構皆以盈利為目的，市民為此付出的代價必然更大。因此，我不贊成把香港的醫療服務保險化，納稅人將為此而增加負擔。

現時政府的交通的基建發展方向, 大部份停留於流水作業的模式, 早晚返工放工都要迫巴士迫地鐵 ,未能發揮鐵路及道路網雙向並用的最大功效。

議案由謝偉俊議員提出，認為停建添馬艦政府總部，有助紓緩巿中心地區交通擠塞的問題，又建議政府部門應分設在不同地區，帶動偏遠地區經濟，又要求政府提供稅務優惠，鼓勵大機構在偏遠地區設立分部。

Caution in drawing large amount of Graphics WPF

For a recently project which draw large amount of object in the WPF application, it's redraw performance after mousemove event (or any animation across the background drawing) is not smooth enough. So I conduct a research and found that WPF use Retained-mode graphics (with modules communicate with Direct X), unlike C++ use GDI+ directly.

Unless you use image (bitmap) class to render the graphical elements , all graphics in Path /in StreamGeometry/PathFigures or DrawingVisual would be repainted(internal process of WPF RetainedMode Grahpics) in a Vector format. Therefore, the dirty region redraw put burdern to CPU and result in a leggy UI experience.

So , if you need to draw relatively large amount of object in WPF (Vector format).
please have a careful consideration before and you can convert your vector geometry into Raster format by using RenderTargetBitmap. (link3 :putting DrawingVisual into RenderTargetBitmap )

Drawing Content in Visual Objects
A Visual object stores its render data as a vector graphics instruction list. Each item in the instruction list represents a low-level set of graphics data and associated resources in a serialized format. There are four different types of render data that can contain drawing content... skipped
Retained Mode Graphics
One of the keys to understanding the role of the Visual object is to understand the difference between immediate mode and retained mode graphics systems. A standard Win32 application based on GDI or GDI+ uses an immediate mode graphics system. This means that the application is responsible for repainting the portion of the client area that is invalidated, due to an action such as a window being resized, or an object changing its visual appearance.

In contrast, WPF
uses a retained mode system. This means application objects that have a visual
appearance define a set of serialized drawing data. Once the drawing data is
defined, the system is responsible thereafter for responding to all repaint
requests for rendering the application objects. Even at run time, you can modify
or create application objects, and still rely on the system for responding to
paint requests. The power in a retained mode graphics system is that drawing
information is always persisted in a serialized state by the application, but
rendering responsibility left to the system. The following diagram shows how the
application relies on WPF for responding to paint requests.

Intelligent Redrawing
One of the biggest benefits
in using retained mode graphics is that WPF can efficiently optimize what needs
to be redrawn in the application. Even if you have a complex scene with varying
levels of opacity, you generally do not need to write special-purpose code to
optimize redrawing. Compare this with Win32 programming in which you can spend a great deal of effort in optimizing your application by minimizing the amount of
redrawing in the update region. See Redrawing in the
Update Region for an example of the type of complexity involved in
optimizing redrawing in Win32 applications.

Vector Graphics
WPF uses vector graphics as its rendering data format. Vector graphics—which include Scalable Vector Graphics (SVG), Windows metafiles (.wmf), and TrueType
fonts—store rendering data and transmit it as a list of instructions that
describe how to recreate an image using graphics primitives. For example,
TrueType fonts are outline fonts that describe a set of lines, curves, and
commands, rather than an array of pixels. One of the key benefits of vector
graphics is the ability to scale to any size and resolution.
Unlike vector graphics, bitmap graphics store rendering data as a pixel-by-pixel
representation of an image, pre-rendered for a specific resolution. One of the
key differences between bitmap and vector graphic formats is fidelity to the
original source image. For example, when the size of a source image is modified,
bitmap graphics systems stretch the image, whereas vector graphics systems scale
the image, preserving the image fidelity.

In Windows Forms graphics, you have two main choices for drawing something:
either redraw it during a Paint event or draw it into a bitmap and then display
the bitmap. In the first case, you need to redraw frequently, keeping track of
whatever it is that you're drawing. If parts of the drawing move over time, you
need to keep track of where they all are during every redraw.
In retained-mode graphics, you define objects that represent parts of the
drawing: lines, ellipses, text, images, and so forth. WPF automatically redraws
any of them that need redrawing when they need it.
If you need one of the objects to move, you simply move it at the appropriate
time. WPF automatically redraws the object in its new position as needed.
Alternatively, you can define a WPF animation and let WPF move the object over
time. Furthermore, because the objects draw themselves as needed, you can zoom
in on them and they will redraw themselves with high precision, not the blocky
appearance you would get from magnifying a bitmap.

Images can be useful when you want to visualize a large amount of data for which
you have limited interaction. Some situations where this might come in handy are
when you are visualizing high-volume graphs or network monitoring tools that are
visualizing thousands of network nodes. In cases like this, even DrawingVisuals
become extremely expensive because each data item is a separate visual and
consumes CPU and memory resources. Using an image, and knowing that each data
point doesn't need to be interactive, you can visualize what you need without
bringing the host computer to its knees.

Since the Image class also has event handling support, we can attach handlers for mouse events that can query the pixel at the mouse's current coordinates and report information about that data
item. With a little bit of creativity and forethought, the Image class can be a
powerful tool in any developer's toolbox.

居安思危: 按揭收緊　觸發豪宅上會潮

雖然好多人講, 富豪買豪宅邊駛用按揭

但從商業角度黎講 ,如果手頭上有大量物業或一大疊樓的大商家、大財主，係利息咁低企嘅時候,
比起作資本性投資投的商業貸款(P+2~3%) , 用物業按揭(P-2~3%)套現的資金成本相對為低，極為吸引。

若果富豪間繼續用呢個途經，從以獲得大量資金去作非商業的投機活動
間接會蘊讓更多市場泡沫，增加出現金融海嘯第二波嘅風險。

所以我絕對讚成銀行係資金氾濫的情況下, 亦要居安思危，收緊對豪宅的按揭成數。

(星島日報報道)政府最近推出的收緊樓按措施，令近三周銀行申請樓宇按揭個案大增，觸發起豪宅「上會」潮，預料涉及按揭貸款額超過六十億元。
　　經絡按揭轉介首席經濟分析師劉圓圓表示，上月二十三日有關方面推出多項收緊樓按措施，包括降低二千萬元或以上物業之按揭成數，以及暫停租住物業按保申請，同時下調三個按保計畫之貸款額上限。二千萬元或以上的豪宅業主，須於政策實施後的一個月寬限期內、即本月二十三日或之前提出按揭申請。由於該批業主須提前於本月二十三日或之前申請按揭，因而觸發一股「上會潮」。
　　她指，措施出台至今，二千萬元或以上物業近三周的按揭申請穩步上升，其中十月最後一周之有關申請數量更按周大升兩倍，預料涉及按揭貸款額超過六十億元。
　　申請宗數一周升兩倍
　　根據該公司資料統計，須要申請按揭二千萬元或以上的豪宅業主當中，約六成業主需要六成至七成按揭貸款，預期該批業主影響最大。該公司指出九月份至十一月十日期間，逾二千萬豪宅之註冊量超過五百宗，當中大部分未「上會」，預期收緊按揭成數的政策將刺激業主加快申請按揭。劉圓圓又指，預料「上會」潮後按揭規模會縮減，以反映近期樓宇成交放緩情況，但仍然超越去年同期。
　　中小型物業市場方面，她表示目前按揭息率處於歷史新低，相信有能力負擔人士仍有置業意欲，但隨著豪宅市場這個火車頭冷卻下來，中小型單位交投量也會跟隨下降，但呎價仍維持在金融海嘯前的四千三百元水平。
　　至於連租約單位方面，由於按揭證券公司暫停租住物業的按保申請，將租住物業最高按揭成數由原來的八成半下調至七成，投資者須預留至少三成的首期購買物業，增加了投資成本，估計連租約成交將放緩。

舊酒係指DUAL BOOT 雙系統,
大家有用過Virtual PC, Virtual Server都可能覺得VHD(虛擬硬碟)唔係咩新鮮野,
但今次嘅新瓶就係將在無任何虛擬主機host PC( no PC virtualization)嘅情況下, mount VHD做logical disk 直BOOT

即係在Physical 硬碟中,建立多過以file 封裝起的VHD虛擬硬碟,
利用新的winPE 功能(原來BOOT 安裝碟時, 按SHIFT+F12便可進入)

The Command Sequence Used in the Video

Boot your machine with a blank hard drive using the Windows 7 DVD.
Click next on the language screen if English is appropriate.
SHIFT+F10 to launch a WinPE command console. Although the commands below are in upper case, the commands are not case sensitive. I am only using upper case for readability here.
Enter DISKPART to run the utility.
LIST DISK to see the available disks in your system. I am assuming a single raw disk.
SEL DISK 0
CREATE PARTITION PRIMARY
FORMAT FS=NTFS QUICK
LIST VOL
ASSIGN
LIST VOL
CREATE VDISK FILE=c:\windows7rc.vhd MAXIMUM=200000 TYPE=EXPANDABLE
SELECT VDISK FILE=c:\windows7rc.vhd
ATTACH VDISK
CRE PART PRI
FORMAT FS=NTFS QUICK
ASSIGN LETTER=V:
LIST VOL
LIST VDISK
exit DISPART
exit WinPE command console
Install to the newly created 200GB (fuzzy math) virtual hard disk which looks just like a partition to Windows Setup
Repeat steps 11-18 for the Windows Server 2008 R2 VHD but with the obvious changes for the vdisk filename, size, etc.
