This residence was originally constructed in approx. 1930 in the “Bungalow” style, and has undergone several renovations.

This project consisted of adding enough space to the side and back of the house for a “guestroom” and small closet. We also expanded the master bedroom, completely remodeled the master bath, utility room, and the powder bath. We gave the front porch a “makeover” replacing the wood decking, adding rails and fresh paint.

We removed a portion of the existing back deck, moved and added walls, gutted the bathrooms, rewired to code, moved plumbing, insulated, installed the millwork, painted, installed tile, installed solid surface countertops, and installed new plumbing and lighting fixtures. We also added and finished new hardwood flooring.

Our primary challenge lay in converting the existing flat roof over a portion of the guest room to a roof that would drain properly when it rained. We resorted to re-framing over the flat roof and popping a portion of the guest room up above the existing roof for a kind of “tower” look which allowed us to increase the height of the ceiling in the “new” portion of the guest room to 12’. The flat portion of the roof that remained also presented us with a challenge because it was not insulated. Ultimately we were able to “blow” insulation through access holes we cut into the ceiling.

All in all approx. 150 sq. ft. of new space was added to the residence and approx. 600 sq. ft of existing space was remodeled at a cost of approx. $100 per sq. ft. A great value for the cost!

Farney – Daniels Law Firm located in the historic Makemson – Steele building in downtown Georgetown, constructed in 1870.

The challenges to working in a 140 year old building are many, but in re-purposing the available space, the satisfaction lies in overcome the obstacles that are encountered in doing so, all the while honoring and maintaining to the extent that is possible the original character of the structure.

Upon completing the design, required asbestos inspection, obtaining demolition and building permits, we began to renovate a potion of the 140 year old “back” section of the Makemson – Steele building on 8^th Street just off of the Square in downtown Georgetown. This section of the building has at various times in the past been part of a hotel, a mercantile, a bank, a restaurant, various storefronts, and office space, most recently housing the offices of Edward Jones Investing.

The primary focus was to provide a kitchen/break-room area for the employees of Farney – Daniels.

The back area where the break room was to go had not been touched for 20 years or so, and needed a complete makeover. The available plumbing and electrical service were not sufficient to meet the needs of the proposed usage of the space, the space was too small, and the floor and the ceiling were too low. We gutted the space down to the original hand hewn stone walls and the original roof trusses. We found and treated for termites. We installed new plumbing and a new 200 amp 3-phase electrical service. We raised the floor and the ceilings. We added structural elements to support enlarging the space. We re-framed new walls, and brought the entire space up to current building code standards. We added recessed can lighting and pressed tin ceilings throughout the space and finished all of the wall and flooring surfaces. We installed a completely new bathroom with a full shower. We upgraded the HVAC system and installed all new duct work. We added insulation to R-38 in the ceilings. We discovered extensive termite damage and another live termite colony living in the storefront entry to the office space. We rebuilt the store front and painted the entryway.

During the past when the space housed a Mexican restaurant a door to a back “patio” had been installed for access to the patio. Subsequently, during a major renovation of the main portion of the building a concrete loading dock was installed where the “patio” was and it “trapped” the door so that it was no longer operable or usable. We raised the door opening and in doing so had to acquire “permission” from the Historical and Architectural Control Commission because it constituted a modification to the exterior of a historical structure.

The new “kitchen” houses custom painted wood cabinets, commercial grade appliances including a  GE 21 cu. ft. counter depth refrigerator, a  GE 17.7 cu. ft. upright freezer, a GE fully integrated dishwasher, a GE over the range microwave oven, a 30” GE freestanding smooth-top electric range, and a commercial under-counter Scotsman ice maker that produces nugget ice. We also installed a Fagor “all in one” washer/dryer combination unit.

In addition to the new “break-room” we installed 2 custom-made 9’ x 3’ longleaf pine doors with Industrex obscure glass, and 3 custom partition windows with fluted glass to both allow access to and keep separated from the existing space in the rest of the building.

This project began in December of 2011 located in “Old Town” Georgetown Texas.  This is the second large scale residential remodeling project we have worked with these clients on.

Many of the properties located in this area of Georgetown were constructed in the early part of the 20^th Century and truly are “old”.

“Old Town” is situated within a City of Georgetown “overlay district” with its own particular requirements as to design compliance and regulatory oversight.

Any modifications to the exterior of an existing structure within the overlay district must be vetted and approved by the Historical and Architectural Review Committee (HARC).

Getting the necessary approvals from HARC and the City of Georgetown development office can take up to 6 months or longer so the pre-construction process can be lengthy.

Many of the old properties in “Old Town” have already been modified several times, which also adds to the challenges for remodeling in this part of town.

Master Bathroom and Guest Bathroom Remodel in Georgetown Texas

This is one of our better projects in our portfolio, it incorporated three phases ( four if you count landscaping) of a residential project.

First, we built an addition to enclose the area between the house and detached garage.  This became a “great room” with a wetbar, half-bath, home office, and a sitting/dining area.

It opens to the large patio which features additional seating under a nice pergola.  This attaches to a large flagstone patio leading to the new outdoor living/guest house.

The outdoor living features a large fireplace, wetbar, and grilling station.  The outdoor living area attaches to an 1800 square foot guest house.  The guest house is 1 BR/1 BA with a full kitchen, living area, and a laundry room.

The main house was then remodeled to tie the three projects together.  This includes knotty alder trim, doors, and cabinets.  New tile throughout laid in a pinwheel pattern .  The house also received fresh paint, many walls with a faux finish.
