I got an email recently from someone thinking about getting into the real estate business who asked me whether they should hire a coach.

In my opinion, yes you should hire a coach. All professionals have coaches. The most successful people in the world have coaches and consultants. I have a coach named Bobby Corcoran, whom I’ve coached with for several years and consider the very best coach in the business.

No matter which path you take, you need a real estate coach. Whether it’s a systems coach, a scripts and dialogue coach, a marketing coach, or you join a team that already has a top agent doing the existing coaching for them. Having a coach means having someone who will hold you accountable, which is crucial to success in the real estate business. A coach can notice things that you don’t notice, give you action plans, and teach you from experience what works for their most successful customers.

Hiring a coach is crucial to success in the real estate business.

As far as what kind of coach you should hire, that depends on what kind of agent you intend to become. Are you an individual agent? Are you a team member? Do you want to focus on a certain niche in the business? What do you want to get out of your real estate career?

The most important piece of advice I can give to you is if you’re going to hire a coach, listen to them. I can’t count all the times I’ve talked to other coaches in the business who’ve told me they’re frustrated because someone is paying them great money but they’re not listening to them. If you’re going to hire a coach, trust them and listen to their advice. Most of the time, they’re probably right.

What’s an Agent’s First Year Really Like?

What can a new real estate agent expect in their first year? To give you an idea, let me summarize how my first year as a real estate agent went.

I was in my mid-twenties with a college degree in hand. I had been in a sales position for several years, but then I decided to join a real estate company. In my first year, I lost money. I sold very little real estate and just wasn’t very successful at all.

Unfortunately, that’s the story with most first-year real estate agents. A high percentage of them don’t make the cut and never come back because they go to the wrong place and believe they can generate enough business to have a successful income. Fortunately, I was able to persist, educate myself about the business, and become very successful.

Don’t have high expectations about your production in your first year.

You shouldn’t have super high expectations about production in your first year, though. Your first year is about building a pipeline, covering a niche, and figuring out what you’re good at and what you’re not good at while you adapt to an independent contract-type career. Focus on getting as much education as you can and learning the basics.

If you’re an independent agent, you’ll have to do a lot of these things on your own. If you join a team, however, there is marketing, education, training, coaching, and leads immediately available to take advantage of. For anyone getting into the business, joining a team is the option I would encourage.

They have 3 brands: Express, Horton and Emerald.

The Express brand is more for the first time home buyer because it's more price and payment sensitive. These homes take about 5-6 months to build.

The Horton brand is for those consumers who want one that is more customized - their lot, their colors, etc. It usually takes about 6-7 months to construct.

Last is the Emerald brand which is their luxury brand. This would take about 9-10 months to construct.

For those who don't have the time to wait, DR Horton's goal in every community is to have at least 6-10 inventory homes. Some of them at some form of construction but are ready to go. Some you can close as quickly as you get your mortgage approved while others may take about 60-70 days.

BPG Home Inspections cover from Citrus County all the way to Bradenton, Port Charlotte and Punta Gorda. They cover from Tampa to Orlando
all the way to Lakeland. They cover the whole central market.

Chuck Bakker is new to BPG but aside from his years of experience in the home inspection busines, he also has 30 years renovation experience which could be very handy when they have buyers who have lots of questions about how much repairs are going to cost or about how things will work in the house.

So what is the role of a home inpsector? They are there to see what the systems and make sure all of them work. Home inspectors are probably the least biased person in the whole transaction. They remove the emotion from the whole experience.

Andrew believes that the real estate agent, specifically the buyer agent, has no business being at the home inspection because it adds more pressure to an already tense situation. It's not like their presense is going to change anything or affect the home inspector's mind. He share some instances where agents would argue with the home inspector because he's trying to keep a deal together.

Randy talks about how some sellers being present during the inspection which could also add pressure to the situation. What some sellers don't realize is that home inspectors are not there on their behalf. They work for the buyer and they are there to make sure that all the systems are working in the home they are planning to purchase.

How The Duncan Duo handles a low appraisal for a seller

He goes through a few scenarios and steps they take with the seller if an appraisal comes in low. Ultimately it's up to the seller to make a decision but some of the options are: to dispute the appraisal and provide other comps; to put the home back on the market because they don't agree with the appraisal and if there were multiple offers; sometimes appraisers view things differently; and sometimes they might encourage the buyer to choose another lender to get a new appraisal; or lowering the price.

Sometimes the seller would agree because they don't want to go through the hassle of putting the home back on the market and wait 30-60 days again for another buyer; and if there is enough interest in the home, due to the supply and demand, some buyers end up paying the difference in cash if the appraisal comes in short.

Tampa and Sarasota Real Estate Statistics for Home Sales & Values for January 2016

There has been an 8% year after year increase in the average sale price in Tampa. Inventory is up for the first time in several months - 4.1 months of inventory from a low of 2.9 months the previous month. Part of the inventory increase is because of the decrease in the number of sales. One thing Andrew noticed is that the luxury market is starting to get saturated again.

Sarasota stats after the month of January experienced a slight 1.2% increase in total sales while condos were down 5.2% and Manatee Single family homes were down 5.4 % from last year. There was a robust increase in sale price in both counties. Single family homes in Sarasota increased 21.3% and 10% in Manatee.

Sarasota & Manatee 2015 Real Estate Stats EOY and how they compare to Tampa

Last weekend on The Duncan Duo Real Estate Show on 970WFLA, Andrew Duncan spoke with David Diaz about the EOY 2015 real estate statistics for Sarasota and Manatee Counties. They discussed how prices have risen as have the # of sales, but that condo and townhome values are starting to soften. They also compared the stats to Tampa’s home sales stats and discussed how the peak periods in the 2 markets are different (Sarasota can see a peak in winter months due to population increase, retirees/vacation buyers) whereas Tampa’s strongest months are generally in the summer (December due to homestead exemption still continues to do well though). However, the 2 markets do not see large fluctuations in # of sales like northern states do in the winter.
