type="text">上个周末，去看了一些房子。看了4间排屋，竟然给我们看到2间很美丽的屋子。2间都是报价600K，只是地点不同。一间是Free Hold，一间是 Leasehold。真正吸引了我们的，是Leasehold 那一间。结果这2天在考虑的过程，非常痛苦。因为很喜欢那间排屋。本来我们的打算是这样的，买下一间排屋，出租2间房间。收取RM1200 type="text">继续分享我看中的单位的情况：目前这个Ｕｎｉｔ　是有租户的。每个月的房租是ＲＭ１４５０。估计每个月的开支，包括　Ｍａｉｎｔａｉｎａｎｃｅ　Ｆｅｅｓ　是ＲＭ２００。再扣除每个月额外开支Ｒｍ５０。净租金大约是ＲＭ１２００。我们借贷ＲＭ２５０Ｋ，每个月的Ｉｎｓｔａｌｌｍｅｎｔ　RM１０９５ per month。如果BLR 回到６。５％， type="text">看到一个网友询问如何付订金的过程。我分享一下自己付订金的过程。首先，我发现很多人都不愿意寻求律师的意见。其实，这些问题，都是免费的。现在的律师业务，也是竞争很大。服务不好，就可以过当了。我建议大家寻找自己信任的过的律师朋友。如果没有，我可以介绍我的同学给大家。他真的很懂得维护我的权益。这笔订金，通常是2% 。千万不要私下付给Owner。比较正确的做法是付给Agent Company，然后把2% Park 在那边。在屋子成交之前，是不应该给屋主任何钱的。在决定付订金之前，有很多东西可以先做。首先，就是先谈好在什么情况之下，可以Refund 2% 。当然，Agent Company 有它们的规定，可是不代表你要遵从。这是律师的工作。你的律师应该可以设立一些很好的条件，以防出现任何状况是，你就可以拿回2% 的订金。如果你舍得花费，应该交给律师去Draft 要大掉眼镜了。屋主要价RM260K。我们开价RM220K（我那个很敢死的女人开口的）结果，Agent 也没有料到Owner 这么等钱用，直接还价RM230K。经过我们计算过后，我们答应了，还自己多加 RM5500。迟点才向大家分享详细的情形。不过简单的说，就是银行给屋子的Value 是RM280K。我们决定Loan RM250K。一切费用加上屋价和租金，应该就是RM250K。所以在Strata
