				<content:encoded><![CDATA[<p style="text-align: center;">There&#8217;s a story rolling around the internet these days about a High School teacher who started a class <img style="float: left;" src="http://temeculahomesellers.com/wp-content/gallery/make-a-difference/makeadifference1.jpg" alt="Students with Blue Ribbons" width="239" height="178" />project of telling each student how they had impacted her life.  She then gave each of them 4 blue ribbons with gold letters reading &#8220;Who I Am Makes A Difference.&#8221;  The students were instructed to keep one of the ribbons and to tell one other person how they had impacted their life and to give them the remaining ribbons with the instructions to pay it forward (do the same for someone else.)</p>
<p><img class="alignright" src="http://temeculahomesellers.com/wp-content/gallery/make-a-difference/makeadifference2.jpg" alt="Student Handing ribbon to executive" width="250" height="155" />One student gave his extra three ribbons to a junior executive in a nearby company who had helped him with his career planning.  The executive in turn gave his two extra ribbons to his boss, who was a very difficult man to work for, but the executive recognized his intelligence as a businessman and told him of the positive influence he&#8217;d had, calling him a &#8220;creative genius.</p>
<p><img style="float: left;" src="http://temeculahomesellers.com/wp-content/gallery/make-a-difference/makeadifference3.jpg" alt="Father handing ribbon to son" width="293" height="222" />The business owner was moved by the experience and decided, since he had&#8217;t had much time with his teenage son recently, to give his extra ribbon to his son.  He told his son that he realizes how busy he&#8217;s been and that he&#8217;s been treating his son like an employee, never seeming to be satisfied with his performance.  He said he just wanted to take a moment to honor his son and tell him how much he matters.</p>
<p>The son broke down and wept.  <img class="alignright" src="http://temeculahomesellers.com/wp-content/gallery/make-a-difference/makeadifference4.jpg" alt="Gun and Suicide Note" width="196" height="130" />The father, not understanding, asked what was the problem and the son told him he didn&#8217;t think anyone cared about him.  He then went to his bedroom and brought out a suicide note and a gun.  He handed them to his father and said he had planned to use the gun that night &#8220;&#8230;but now I don&#8217;t think I&#8217;ll be needing them.&#8221;</p>
<p>Now it was the father&#8217;s turn to break down.</p>
<p>The business owner was never the same again.  He began treating everyone with respect and made it a point to honor his employees and his family, and to let them know how much they matter to him.</p>

				<content:encoded><![CDATA[<p><a href="http://temeculahomesellers.com/wp-content/uploads/2011/03/denied-stamp-mortgage-loan.jpg"><img class="alignleft size-medium wp-image-560" style="border: 0pt none; margin: 5px;" title="denied-stamp-mortgage-loan" src="http://temeculahomesellers.com/wp-content/uploads/2011/03/denied-stamp-mortgage-loan-300x218.jpg" alt="" width="300" height="218" srcset="http://temeculahomesellers.com/wp-content/uploads/2011/03/denied-stamp-mortgage-loan-300x218.jpg 300w, http://temeculahomesellers.com/wp-content/uploads/2011/03/denied-stamp-mortgage-loan.jpg 400w" sizes="(max-width: 300px) 100vw, 300px" /></a>Buying property through a Trust Conveyance, “Subject-To” the existing loan, or via a similar tactic with a new name, “Mortgage Assignment” seem to hold promise for a sagging housing market in which sellers cannot sell and buyers cannot qualify through the banks’ new rigors.   It’s been said that in today’s economy, a homeowner’s loan may be worth more than the property itself because buyers recognize that paying more than market value for a home (by taking over the mortgage payments) may be the only way they will be able to buy at all, and “Anyway…” they are told, “prices will soon be going up and your home will be worth more than you paid for it even at an inflated price.”</p>
<p>But, is there a danger?  Prior to 1982, a homeowners in California had protection from lender interference in a Real Estate transaction, even if it involved the new buyer assuming responsibility for the existing mortgage payments.  Lenders were allowed to interfere with a transaction only when it was necessary to protect the lender’s security interest.   In 1982, these protections were superseded by a new federal policy (driven by lender lobbies) allowing lenders to add the infamous “Due On Sale” clause to every mortgage note.   Specifically this clause states that when the property is transferred to a new owner, the lender may call the loan due in full, without cause, and to foreclose on the property if it is not fully paid in 30 days.   This means that lenders now are motivated to make the decision based on what is most profitable for the bank without regard to the buyer or seller situation, stability or the security for the loan.</p>
<p>This clause has, and will c<a href="http://temeculahomesellers.com/wp-content/uploads/2011/03/QuestionMark.jpg"><img class="size-medium wp-image-557 alignright" title="QuestionMark" src="http://temeculahomesellers.com/wp-content/uploads/2011/03/QuestionMark-300x300.jpg" alt="" width="249" height="249" srcset="http://temeculahomesellers.com/wp-content/uploads/2011/03/QuestionMark-300x300.jpg 300w, http://temeculahomesellers.com/wp-content/uploads/2011/03/QuestionMark-150x150.jpg 150w, http://temeculahomesellers.com/wp-content/uploads/2011/03/QuestionMark-75x75.jpg 75w, http://temeculahomesellers.com/wp-content/uploads/2011/03/QuestionMark-100x100.jpg 100w, http://temeculahomesellers.com/wp-content/uploads/2011/03/QuestionMark.jpg 347w" sizes="(max-width: 249px) 100vw, 249px" /></a>ontinue to discourage Real Estate sales and the recovery because it injects a level of extreme uncertainty and risk for everyone involved.*    Or does it?  Ask almost any Real Estate Investor and you’ll be told that “The banks just don’t do that…” and they may cite hundreds of transactions over many years in which it wasn’t done.  BUT, the fact is, the banks do sometimes call these loans due, when it is in their best financial interest to do so.   Duncan Wierman, one of the top Real Estate Investors in South Carolina reports that it has happened to him twice and as a result, he will never do a subject-to purchase again.**   If it makes common sense to believe the banks will not call loans due and trigger foreclosures in a down market, it also makes sense that they will take such action as soon as the properties have equity and/or mortgage rates rise significantly…or just for no apparent reason like so many of the banks’ current choices: unpredictable and frequently counter to any reasonable logic.</p>
<p>Undoubtedly there are circumstances in which these subject-to type strategies pose an acceptable risk, for example in a case where the buyer has a time-frame in which to re-finance out of the existing loan.  Nevertheless, we as investors must build our business on as much certainty as possible and using these strategies with impunity could create a “ticking time bomb” that could put you out of business, and maybe in jail.   Just think carefully about what you are doing and consider any alternative that mitigates risk.</p>

				<content:encoded><![CDATA[<p>In virtually every investment circle, the name of Warren Buffett captures attention and, even though few of us can take direct action based on his comments&#8230;we all think about it.   It seems like just about every few months his investments make news and for the most part, he&#8217;s been investing in businesses, and big businesses at that, like his purchase of the Burlington Northern Railroad in 2009.  Well, what&#8217;s he bullish on now?  US Housing!  As he puts it, &#8220;A housing recovery will probably begin within a year or so.&#8221;</p>

<p>And, true to form, he puts his money where his mouth is, having just acquired a lead brick manufacturer in Alabama and a $55 million roofing plant in Ohio.</p>
<p>It seems to me that the banks have been holding the housing market hostage for about as long as they are able and pretty soon, the log-jam will break loose.  We wonder about the &#8220;shadow inventory&#8221; of housing waiting for foreclosure and release to the marketplace&#8230;will it cause a deeper decline in values?  a &#8220;double-dip&#8221;?  Nobody really knows but if it does, it is likely to be short-lived and when the recovery begins, it could accelerate very quickly.  Remember the housing &#8220;bubble?&#8221;  We all know it was created by over-inflated property values but now it seems things have over-corrected and we have just the opposite of the housing bubble.  When this one pops, market values may take off just as fast as they fell a couple years ago.  If they fell in your neighborhood (and whose didn&#8217;t?) then they will rise in your neighborhood.  If you have a chance to buy a home now, in Temecula or in any city, do it.  Do it now!  Again&#8230;just my opinion&#8230;but one shared (apparently) by Warren Buffett.</p>

				<content:encoded><![CDATA[<p>I&#8217;m working here today, listening to Ry Cooder from a 1974 concert at Filmore West, up in the Bay Area and it reminds me of how much things have changed in California since then.  I first came to San Diego in 1968 as a Navy Recruit.  Not much to say about that except how different things seemed to a homeboy from Minneapolis.  We&#8217;d heard of the Hippies, even made fun of them but I never imagined how quickly I&#8217;d join their ranks.  We believed in something back then that we don&#8217;t hear that much of these days and it&#8217;s worth remembering.  Times were tough in their own way.  We were young, but still so sad and angry about what we were doing to the folks in Vietnam…and what they were doing to us.  I remember the peace rallies, the amazing concerts and, yes some of the riots, but through it all was this unrelenting sense of incredible <strong>hopeFULness</strong> that we all felt every day.</p>
<p><img class="alignleft" src="http://temeculahomesellers.com/wp-content/uploads/2011/01/robopup-e1294878893767.jpeg" alt="Robopuppy" width="300" height="225" />Now, when I look around, we are living in the most incredible of times, with 3D films, HDTV, even 3DTV, home-ownership available to virtually everyone, and conveniences we only dreamed about in the Sixties and Seventies.  In so many ways, we&#8217;ve enjoyed forty years of ever-increasing prosperity, especially here in California.  Nonetheless, if anything, what I hear from folks is an incipient hopelessness.</p>
<p>It&#8217;s as if most people have such a fear of what&#8217;s coming that they can&#8217;t see what&#8217;s here, and if you really look at what&#8217;s here, you can&#8217;t help but be filled with enthusiasm for what&#8217;s coming!</p>
<p>For one thing, the housing prices have never been more affordable and the chance to become a homeowner in California has never been so great…or so easy!</p>

<p>“<strong>Freaky Friday</strong>” (yesterday’s races at Churchill Downs) as it’s now called saw Jockeys Calvin Borel and Javier Castellano trading punches after the first Breeders&#8217; Cup race, with an enraged Borel needing to be restrained.</p>
<p><img class="alignright" title="Breeders Cup Logo" src="http://temeculahomesellers.com/wp-content/uploads/2010/11/logoBC.jpg" alt="Breeders Cup Logo" width="199" height="183" />Already today, in one of the most amazing performances of all time, Pluck ran behind in the Juvenile Turf Race till the last quarter after almost running into Rough Sailing (jockey Rosie Napravnik) who fell just out of the gate, but amazingly, Garrett Gomez pushed Pluck to the front like being shot out of a cannon to take the win!  Fortunately, Rosie Naprovnik suffered no injuries but the horse, Rough Sailing, fractured a shoulder and had to be put down.</p>
<p>Another exciting event today already, <strong>Dakota Phone</strong>, a 37-1 long shot, came in from the back to win the<strong> BC Dirt Mile </strong>but the best so far was when Goldikova won the $2 million Mile for the third consecutive year, the first horse in history to earn the distinction of 3 Breeder’s Cup consecutive wins.</p>
<p><img class="alignleft" title="Temecula Horse" src="http://temeculahomesellers.com/wp-content/uploads/2010/11/horse.jpg" alt="Temecula Horse" width="120" height="180" />We are now just minutes from the Big Race and <strong>Zenyata’s</strong> chance to finish her career with a perfect record of 100% wins.</p>

<p>UPDATE : After 19 consecutive wins,<strong> Zenyata finally loses&#8230;</strong>but only by a nose in the Breeders Cup final race.  Zenyata had trouble at the beginning of the race and it almost looked like Jockey Mike Smith was pulling her up.  Through the first half we started thinking she had come up lame as she fell hopelessly farther back from the pack.  Even at the back stretch she was more than 18 lengths behind the leader when she started finding her legs and Mike Smith had to push her through the middle of the pack to shoot to the front.  It was one of the most spectacular moments in racing history to see Zenyata come from that far back to the front and only lose by a nose to Blame, the front runner.  Congratulations to Zenyata and to Mike Smith for giving us another memorable experience, and for being, in my opinion, <strong>the top horse in the world.</strong></p>

It is a town made famous by its hot springs, nice weather, rolling hills spotted with native trees, and friendly people. The neighborhoods wind around the 24 square miles of city in an elegant way. Walking or driving around the streets, you see beautiful homes with well kept yards and often times there are trees overhead. The historic old town in Murrieta has nice boutiques and restaurants.<br />

<p>Around town you can find nearly 50 different parks and more than 15 hiking trails. There is a community center that offers a myriad of activities for people of all ages. There is also a skate park and a new veterans memorial. There are plans underway for the development of a huge retail complex in the area known as the Golden Triangle, where the 15 and 215 intersect.</p>
<p>Since the early 80&#8217;s when the I-15 was run through the valley, it has been a place of constant growth. Murrieta really is a town on the move. In 1980 there were only a couple thousand residents. Compare that with 24,000 when Murietta became a city in 1990. Today the city is home to more than 100,000 residents. Notably, Tom Cruise and Katie Holmes live in Murrieta.</p>

The city is also notorious for being one of the safest in the entire country, with a crime rate that is very low, by far the lowest in the Southern California area. <p>The largest farmers market is in Old Town Temecula on Saturdays from 9-1 on 6th and front street. There is also a farmers market that takes place at the Promenade Mall in the lot by Macy&#8217;s &amp; JCPenny on Wendesdays from 9-1. They both have some of the same vendors, and offer a whole lot more than just fruits and veggies. They have honey, bread, oil, live plants and even worms and their castings for organic growers!</p>

<p>We prefer these stores to the big  supermarkets, although both stores mentioned do have supermarket-like qualities. If possible, plan ahead and go out to the local farmers market. You&#8217;ll be glad you got out of the house on a sunny afternoon for the healthiest stuff in town!</p>

It is a great reason to go out and enjoy the town on a sunny Saturday afternoon. It will be covering six blocks of Old Town Temecula where there are a variety of shops and restaurants. There is an area where vending of quilts and other events will be happening. A certified quilt appraiser will be there and numerous quilts are available to see and purchase. <br />

<p>Old Town Temecula is a neighborhood full of buildings and homes dating back to the late 1800&#8217;s.  Theres lots of shopping and specialty food, and the town has events like this one throughout the year.</p>

They planned to stay at the same hotel where they spent their honeymoon 20 years earlier. Because of their hectic schedules, it was difficult to coordinate travel schedules.</p>
<p><span id="more-141"></span>The wife had to work all week so the husband left Minnesota and flew to Florida on Thursday, with his wife flying down the following evening. The husband checked into the hotel. There was a computer in his room with internet, so he decided to send an email to his wife. Using a webmail service without his normal address book, he accidentally left out one letter in her email address and without realizing his mistake, he sent the e-mail.</p>
<p><img class="alignleft" src="http://temeculahomesellers.com/wp-content/uploads/2010/09/omg-small.jpg" alt="Temecula Woman Fainted" width="200" height="269" />Meanwhile in Temecula a widow had just returned home from her husband&#8217;s funeral. The widow decided to check her e-mail expecting messages from relatives and friends. After reading the first message, she screamed and fainted. The widow&#8217;s son rushed into the room, found his mother on the floor, and saw the computer screen which read:</p>

<p>Subject: I&#8217;ve Arrived</p>
<p>Date: September 16, 2010</p>
<p>I know you&#8217;re surprised to hear from me. They have computers here now and we are allowed to send emails to your loved ones. I just arrived and have been checked in. I see that everything has been prepared for your arrival tomorrow. Looking forward to seeing you then! Hope your journey is as uneventful as mine was.</p>

Kenny Loggins will also be playing in concert at the Pechanga Resort and Casino on October 29&#8217;th, and tickets are just about sold out already. They probably won&#8217;t be available in a week.</p>

She has early ties to the Temecula area.  Back in 1959 at age 18 she played leading role in the Ramona Pageant in Hemet. You may remember her in an animal hide bikini back in the 1960&#8217;s remake of <em>One Million Years BC</em> where her role as a prehistoric diva made her an instant sex symbol. She has starred in numerous roles and has Succeeded as an award winning actress for decades.</p>

<p>The third celebrity that will be at the festival is Eric Roberts. He is receiving an award for outstanding career achievement in acting, and his career shows just that, spanning 32 years of television, film and stage acting. He can be seen in his recent roles on episodes of <em>Entourage</em>,<em> Heroes</em>, and<em> Crash</em>. He will be on an episode of <em>Chuck</em> airing October 11&#8217;th on NBC.</p>

Expect September 19&#8217;th to bring flashing media cameras and excited fans as the festival&#8217;s final night begins!</p>
