For rent increases of conventional tenancies that take effect in 2012, the allowable amount is 4.3%.  BC hasn't seen this high of a percentage increase since before 2005. In addition, 40,000 people (or 18,000 households) move into the Lower Mainland every year. Those numbers are expected to rise as the region prepares for another one million people by 2040. This has Metro Vancouver mayors fretting over where to put the newcomers. The region needs 65,000 new rental units every year, yet only 600 purpose-built rental units have been created annually in the past five years.
