They want to buy a house and yet cannot get a loan so this could be a viable option for you both. They get a house and payments to make, knowing they will own the house at the end of the mortgage cycle. You get your house sold and are relieved of the payments you are having trouble making.</p>
<p style="text-align: justify;">The advantage of selling the house at the cost of paying off your mortgage as opposed to what the current market value would dictate might outweigh the disadvantage of having your name remain on the mortgage as the responsible party throughout the life of the loan. It is not possible for others to assume your loan with the lender. The buyer would have to qualify for their own loan so this is an alternative way to sell the house if you are desperate to get out of the mortgage obligation. There are details to be worked out, of course, regarding the future sale of the house and other situations, but if you haven’t been able to sell this could be an answer.</p>

They wonder if they should sell their current home first, and then buy their new house, or should they look for a new house first, and then sell the current house? You can understand the lenders’ position in being cautious about you taking on a second loan while still paying for the first.</p>
<p style="text-align: justify;">Being in this position can cause quite a Catch 22 but there is a solution. You can buy your next home and if time runs out you can sell your current house to a real estate investor for cash within a week or so. This leaves you free to buy your next home without being stuck paying two mortgages.</p>

If there are 10 feet of easement that now belong to the utility company, that fact must be listed as such. Find out what the laws are regulating title in your area. The National Association of Home Inspectors is one such group. The National Association of Certified Home Inspectors and the American Society of Home Inspectors are also member organizations dedicated to the training, certification, and licensing of professional inspectors that will give you a legitimate and useful inspection and write you a report that you can use to refer to when preparing your home for sale.</p>
<p style="text-align: justify;">The buyer will then most likely hire a separate inspector that will be representing him or her to take an objective look at your house. They will point out all flaws in the building and its systems and appliances. If you have received a report prior to putting the house up for sale, you will have taken care of most or all of the problems before the buyer even looks at the house for the first time. Expect to get a similar report from any professional inspector that you or the buyer hires. They have standardized checklists that they follow and this will give you a good guideline to follow.</p>

<p style="text-align: justify;">To take good pictures of the exterior of your house, start by preparing the areas you will be photographing. For best photos of the front, take the vehicles out of the driveway and away from the street in front of your home. At the entry way to the front door, trim back or remove any brush or vegetation that is in the way, overgrown, dead and dying, or otherwise ugly.</p>
<p style="text-align: justify;">Shoot pictures from an angle and as close as possible, including the whole house, but leaving out sidewalks, streets, and neighboring houses. Take pictures when there is no shade on the front of the house, making it appear dark or dreary.</p>
<p style="text-align: justify;">For the rest of the exterior shots, clean up the brush like you did in the front so the back door and any side doors look pleasant and inviting. Move bicycles, hoses, toys, pets, debris, and anything that doesn’t really belong there. Now mow the lawn and trim up the edges and weeds.</p>
<p style="text-align: justify;">In the yard area, you want to make it look as large as possible, so shoot long shots and pictures that make the yard look sizable. If you have a garage or outbuildings, clean up around them and take good pictures of those as well.</p>

The bidding would start at $100k plus your sale expenses. That way you are assured that your mortgage and sale expenses are paid off when the house is sold. In most cases the house will be sold and the deal settled very quickly once the auction has taken place. In order to bid, most have rules that require a specific amount to be presented at close of auction, and there is a date by which the remaining moneys must be paid.</p>
