You know, I love my Keller Williams Office Spaces in Huntsville and Conroe, but there's something about working from my home office every now and then.

Home-Made Coffee, tea with fresh herbs from my herb garden. YUMMM...

And the Elkins Lake Sunsets from our porches--they sure are Pretty!

Pretty Relaxing too!

Now, don't get me wrong, I am not relaxed all that often. But a few days from Christmas, taking time to "decompress" a little is a GOOD thing!

And how could this view NOT have a somewhat sedating effect?!

SO, Trying to NOT lose your mind in all of the Holiday Hustle Bustle????

Here's a "Self Diagnostic" to see how that's going.

1. Have you taken time to appreciate beauty today?

2. Have you stopped for JUST One (1) minute to breathe deeply---taking a LOW breath and exhaling through your mouth SLOWLY. (THIS Works!)

3. You,ve heard all of your life, probably, to take time to "stop and smell the roses." I know this is usually intended in the "figurative" sense. But, how about taking it literally?

Pick up an inexpensive arrangement of fresh flowers--or just a single stem-- at the grocery store or Wal-Mart, next time you are there.

Then, smell that bouquet or single flower.

Close your eyes---imagine where that fragrance could co-exist in the world.

Maybe in the rolling hills of Tuscany, or on a street vendor's fresh flower cart in "Gay Paris."

Let you mind wander for a minute-----a mental vacation!!!

because beauty feeds the soul.

"Eat up, y'all" That nourishment is calorie free!

Do the Right Thing--For Your Protection-Get a Home Inspection

Home Buying 101--

Definitely get the home inspection.

Sure, you--the buyer--pay for the home Inspection, but that makes total sense so that you are the party who chooses your inspector. Think about it, do you want the seller choosing YOUR inspector??.

The price of Inspections vary with the size of the house, whether or not it has a pool, a septic system, etc. The price also varies with the market area.

In the Lake Conroe, Huntsville, Lake Livingston, TX market areas, inspections start at about $250.00. Again, depending on the size of the home and amenities, the price fluctuates. Be sure you have at least 2-3 or more Inspectors from which to choose.

Call them, ask questions. No question is too small or inconsequential.

Once the inspection is completed. within 48 hours, you should have in your possession a written inspection report.

2. How long have you been practicing in the home inspection profession and how many inspections have you completed?

Be sure your inspector is licensed with the proper licensing entity--in Texas it is TREC (Texas Real Estate Commission) and be sure the inspector comes highly recommended.

The house may look great-but you want to see what is not obvious--latent defects. "Latent defects" are those defects you cannot necessarily see.

Okay, it's Saturday night. And.....I just toured the Christmas display at the Bellagio!

I haven't had the opportunity to go to Vegas to see any of the attractions, but I have heard ALL about Vegas from my husband who has been there many times.

Not sure why I have never been--

Well, I enjoyed the heck out of my tour of the Bellagio. It is Amazing! The deer are my favorite part. Check it out. I can't believe the scale of the display!

But, I "reckon" that's Vegas... And VB, you are the quintessential "Vegas-ite."

Okay, VB, what is the BEST restaurant??

Bobby Flay's, Emeril's, Mario Batali's, Wolfgang Puck's???????????????/ I want to go and enjoy the perfect meal with the perfect red wine.

Murder She Wrote -- I Had a Haunted Murder Scene "Under Contract"

I was not prepared for the call that came yesterday. It was from a client.

We had been looking for a waterfront property on Lake Livingston. We found a Great One!

21 Redbird Lane Coldspring TX

A really cool property on Lake Livingston located in San Jacinto County on "Old 224," just across the water from Cape Royale. It had a wonderful 2nd floor deck off of the main living area and bedrooms.

The Headline should read:
"Lovely Houston Couple Find PERFECT Second Home on Lake Livingston."

Instead it read:

The back bedrooms on the 2nd floor had some weird finds---some "decorating": that caused the hair on my body to "stand on end," and had the same effect on my client. Dolls---freaky, weird, dolls with a "spirit" all their own. I know this sounds weird, and IT WAS. You truly had to be there.

We (my client and I) just looked at each other after seeing the "weird dolls." Honestly, they were "not alone," if you know what I mean.

Well,

back to the call I received yesterday morning.

My client told me the news. The house we had "Under Contract," was the MURDER SCENE.

They were watching the Houston News. There I was------------ in MY Market Area--I had no idea what had happened.

(My Market Area doesn't have "Breaking News Stories," except for on Facebook and Twitter.

Okay, this was really disturbing to say the least.

I still don't know the whole story. I am not sure anyone does at this point. But I do know it was horrible.

Children---huddled in the corner of the back bedroom ----attempting to escape the gunshots -----unspeakable.

The weirdest thing----it was the room where the Dolls were.

We live in a troubled world. And this news was more than troubling

I am not sure what else to say.

I just wish the sale had gone through-----that the house hadn't had so many issues that my clients were forced to exercise their option to terminate. Then, the house would have been SOLD---but,

........you know---I guess it would have happened somewhere else.

That is the tragedy. It is a HUGE tragedy.

Life's Ironies, On the Highway...Straight to YOUR Neighborhood!

So, there it was in all of its splendor-----a truck, a "semi" to be exact---- "Going Green" along Interstate 45.

Driving to my office the other day, I witnessed one of the many available visual ironies.

A semi -- hauling-----you guessed it----yet another trailer ("pups" as they are called) with the logo "Go Green!"

Hmmmmmmmmmmm..............

Kind of made me think of several things, besides the obvious irony.

For one, the House Hunters episode (I love that show) that was about a woman in Oregon looking to live in a Green Commune.

The concept is smaller living areas with the basics and a large main house where communal dinners are shared, and fresh organic vegetables from the communal garden are used.

Cool concept. In this country, we have SO much. America, the land of plenty and---- plenty of "waste."

So, in this "Green Commune," the neighbors mingled and talked with one another. There were lots of smiles.

People without kids enjoyed other folks kids. Older people shared their views and experience with the younger folks. (There are countries on this planet that hold their elders in high esteem)

In this "commune" there was much bike riding, smiling, laughing, and well...communicating. Neighbors talked to each other. What a great concept.

Why is that NOT the case these days, in the average suburban subdivision?????

Well, there's a problem. It usually happens that when you get kind of fired up about talking with your neighbor, making an effort, or at the very least, some eye contact, it seems that they have had a "crappy" as opposed to "happy" day. And, as they drive up at 5 o'clock their demeanor is not----well, let's say "neighborly."

So, besides getting the wind taken out of your sails, it happens that you almost get run over as they "step on the gas" with the singular objective to escape into their garage and completely disregard your existence.

So, you close your own garage door and, with "tail between your legs," you once again quietly retreat into the loving embrace of your favorite recliner. Ahhhh......

What is the Answer? I don't know.

Maybe keep trying to stay reasonably happy enough to not be part of the problem.

Here's another question.

Why does it take a natural disaster--- like a Hurricane--- to get neighbors to talk to one another---- and lean on one another?

I wish I had the answers. Alas, I don't. (Just ask my husband)

What My Husband Will and Will Not ...Allow Me To Do

Life is great when you have freedom. Freedom to speak, freedom to act, freedom to try new things.

As I drove through a drive through to pick up some lunch, a soldier in service to our great country crossed the parking lot.

I instinctively opened my window and shouted,

"Thanks for your service to us,"

he turned around, removed his cap, tipped his head, smiled broadly and said, "your welcome, mam."

We live in a truly great country. On a daily basis, it really helps to think about and appreciate all those freedoms.

In some of our households, however, those freedoms may or may not hold true.

I have a dear friend who lives across the country from me now who was married to a man who methodically took her freedoms away.

She is an artist. She loves to paint. She is really good at it. As a matter of fact, she had reached the point where she was being offered good money for her work.

It was at that point that her husband began to forbid her to paint. She tried to sneak in some work when her husband would leave the house. He would often leave to take care of church business. He was an elder and spent a lot of his time at church.

Needless to say, she couldn't take it anymore as her soul was being ripped from her body, as she was being forbidden to do one of the things that she was meant to do.

She doesn't live there anymore. She started a new life.

She is now a thriving and happy artist remarried to a wonderful man.

Freedom is a great thing.

Oh, and what my husband doesn't allow me to do....be unhappy. Thanks baby. You're the best.

What I Love About Being a Realtor

A surprise by its very definition is unexpected. And often, the unexpected joys in life are the ones that keep us doing what we do. I have had the pleasure of helping numerous families find home. And, among those families, a couple of pretty large families. Families with 5 children (yes, each) to find a home they all love.

What I didn't expect was to find the joy of connecting with the children that I have missed so much since leaving the teaching/Choral Director profession. I taught voice and choirs for 25 years. And with a very special young lady from, I had the opportunity to teach a voice lesson beside a picturesque pond on a beautiful property that will welcome a family ready to fill the house with new memories.

You see, when I left teaching, I didn't know how much I would miss my kids. And as I listened to a lovely young voice belonging to the oldest girl, I was inspired to sing an aria in the woods. I also met a young writer, the second oldest at 13. And a very energetic and loving 8 year old, and finally, two rambunctious and well mannered young men. I have a deep respect for the parents of these incredible children.

On the way to the early 20^th century home, a chorus of voices merged to form absolute chaos in our Excursion. That's what happens when 5 children are packed in a car on the way to there new possible home. So I throw in my occasional thoughts along with the babble that sounded like something along the lines of a school cafeteria.
We pull up to the house and there is a silence that just so happens to be extremely rare, believe it or not. White columns line the wraparound porch and windows overlook a quiet pasture where three horses graze, unaware of the mayhem that awaits their quiet home. Doors open and, like a herd of rampant animals, children pour out of the green excursion. A medley of cheery voices ring out and the kids spread around like a handful of ants. They run up and down the front yard and crowd up at the fence, calling, ‘here horsey horsey!!' in an attempt to coax the stallions to their outstretched hands. Eight People in the Butler's Pantry

In a flurry of pebbles and dust, our realtor, Mari Montgomery, pulls up and steps out of her car. I follow her, along with all of my siblings and our parents, to the front door where we file into the house.
Once inside, the chaos resumed as children's voices staked their claims on certain rooms and they dashed back and forth, exploring the new layout. Ten little feet ran to and fro, and the occasional look at this, oh wow!, and come see, come see, spurt forth from all around the spacious house. Eventually, the chaos dimmed and all the children were rounded up for the "real" tour. We walked through the house slowly, looking at the fixtures and old time charm of the house built in 1908.
Everything is going good. I'm counting down until someone among my family causes a large mishap and our wonderful streak is ruined. Then... we reach it. Mrs. Montgomery announces cheerfully, "And this is the ...butler's pantry."
Oh wow. Two seconds earlier the children had their hands folded behind their backs. Two seconds earlier they had been silent, perfect little ladies and gentlemen. But, now. The kids explode! A fusion of Butler!?!, A what?, What's that mommy?, Huh?, and giggles rise from their mouths and all my siblings laugh hysterically at what they think is the biggest joke of the century. The tour continues and the rest of the home and grounds are lovely but, it will be the butler's pantry that is talked about after and the butler's pantry that will be the laughed about for nights on end.
Fun things happen in large families. Funny stuff happens when you go house hunting with your somewhat eccentric realtor.
Memories happen when you have eight people... in the butler's pantry.

Okay, maybe too easy, but let's look anyway.

Both available in many different varieties

The quality of both are judged on the shell's various levels of permeating moisture
The response to offers?? Definitely"Flounder."
Both are available in "Crappie."
The "Gar" variety has good "bones," but no meat
The "Perch" variety depends on elevation
Both are easily digested if not the "raw" variety
The "Dogfish" variety...not EVEN going to go there

And Lastly...
Both are great if consumed right away...but if they sit around long enough, either starts to ......(You guessed it)

So it's Fifteen Per Cent. FIFTEEN per cent, 15 PER CENT, FIFTEEN PER CENT ?!
Someone, please help me to understand the source of information for that statistic.
Was it a...........

study?
Report?
UFO?

If there were real statistics involved, what was the time line from which that data was gathered? ..... 2005,
Or....

maybe it was gathered BEFORE the dissolution of the gold standard (circa 1933 to 1971)
maybe the natural choice---the time of the introduction of credit cards circa 1958, accelerating into full swing after the final "pulling of the plug" of the gold standard in 1971 !

Or.....................was this 15% figure...

A Guess?
A Dream?
A premonition?
Intuition?
A Hunch?
An Omen?
A Guesstimate?
Conjecture?
Supposition?
Presumption?
An Estimate?

MAYBE the quote was from Commissioner David "Stern" of the NBA, not FHA, explaining the efficacy quotient of Tracy McGrady's body of work.

Okay, HERE IS THE QUESTION:

I would sincerely like to know the basis, the source, the information portal from which the 15% figure was derived.
Wait a minute.....................

Is this a rant?
Am I furious?
Is this statement "Requiring a 640 credit score excludes about 15 percent of FHA borrowers" the biggest load of excrement you have ever heard?

Does the Pope run in the woods?...........Is a Bear Catholic?....(or something like that)

You "BETCHA!"

And..
How about the constantly changing definition of "good" credit. This is information that has been reported over the years to attempt to assist the consumer sort out the confusing world of "credit scores" and what they mean.

We interrupt this report for this "breaking news" "CREDIT SCORE "FUN" HOUSE Findings:"

Is that CRAZY, or what. Almost every source has a different interpretation and it ALSO changes by year.
No wonder no one has a clue. It is time. It IS time for SANITY !! Because it is INSANE to suppose that the Real Estate Industry will fully recover when such a LARGE percentage (NOT so much 15%--by the way)
CANNOT buy a home with the minimum REQUIREMENT AT a MID SCORE of 640 !!!!!!!
Yes, SOMETHING needs to be done to STOP punishing the working (if they still have a job) middle class.
Yes, I understand that rising credit score requirements in lending are a reaction to the bottom dropping out of the industry. But WHY did the proverbial bottom drop out of the industry?
The same "excluded 15%--or in real world talk 95% or EVERYONE except for the top 5% wage earners, (or the "tippy-TOP 1%--the just plain rich folk") were "played."

Easy credit,
Rising credit lines last week the credit limit was $5000, $10,000, $18,000 all in a period of 5 months. New job? No. Anything changed, No. Just Higher Credit Limit.
NO interest for 6 months....12 months....24 Months---
BUY NOW, Buy Often, the money is FREE!!!
8% interest, 9% interest, 3% interest, 0% interest----puffery-----
Then.............................................................................. BAM !

                                                                    Holy Trickery, Batman!
Credit lines were lowered ---overnight, so the majority of credit card holders' balances became a "risk." Credit Card holders were all of the sudden, Too CLOSE to the limit. As a result, Percentage rates rose.
What a game! What a scam! And this is just ONE of the scams. All of the sudden, as if overnight---BECAUSE IT WAS OVERNIGHT (it was OVERNIGHT so that the Credit Card Companies could avoid the passage of the impending legislation to prohibit such activity)
Result: Credit Card Holders could not---CANNOT get ahead on their principal balance, they fall behind-interest has gone from 6% -9% to 26%-27% and more---OVERNIGHT!
The Middle Class tried to keep up, they got second, third jobs............then.... they default on one account , two accounts..... on something.   CRASH---one of the spinning plates smashes into a million pieces on the floor (you know the same floor of new travertine tile----it's on the Visa card). BUT---they held on long enough to fill creditors coffers and botch their credit scores.

WHY? Because in this game, the "house" ALWAYS wins. Its Vegas, baby, and the poor saps (now "poor" Figuratively AND Literally) can't win this bet. The cards are stacked.   The HOUSE WILL win.
All of this activity is concurrent with our rapidly declining education system. Is it:

indifference
an accident
a coincidence..... "ALL of the above" or........hmmmmmmm.

Please tell me, How have we gotten to this point------ The point at which the decision makers / policy makers are SOooo out of touch with the majority of Americans?
So, Commissioner Stevens, 15%, huh? I beg (which, as a REALTOR® is what I may be doing full time soon) to differ.
