We hear all about the importance of providing good customer service and top agent Jeffrey Young of Keller Williams has made it is mantra to do just that.

He has discovered that it’s not just about the sale but asking deep probing questions to get to the heart of what his clients are looking for. Then and only then can he provide a solution which in essence has positioned him and his team as consultants vs. sales people.

In this brief video interview Jeffrey shares some of his insights that I know you’ll enjoy.

To say it was a humbling experience for me would be a gross understatement because I was surrounded by some of the top agents in the country and here’s the thing … ALL egos were checked at the door.

There was a complete openness to share strategies, failures and successes.

Greg Gorman of John R. Wood Realtors was one of these agents that I interviewed who didn’t pull any punches when it came to offering advice … and there was nothing sugar coated about it.

With his sales record and years in the business you may want to take heart and pay attention … even if this is tough love.

I hope you enjoy the interview and please be sure to leave your comments below.

Episode # 53: It’s About Leadership and Telling the Truth with Tami Bonnell.

Last week I ran an “inspirational” video and the result was a storm of angry emails from agents across the country.

It wasn’t so much the content of the video that they were complaining about … rather it was about the message.

The common thread of the emails was that agents want the truth about this market, they want to hear it from high above and most important … they want leadership.

Well a little while back I did an interview with Tami Bonnell of EXIT and she did just that – no sugar coating … just the facts … so here’s a repeat performance of the video and the message is just as impactful.

It’s no secret that we are in a tough market – one that many agents, especially those who entered the business within the past 5 years or so have never seen.

Some brokerages are trying to paint a rosy picture and spinning yarns that everything is okay, just go out there and list or sell something and life will be back to “normal” soon.

The problem though is that agents today are looking for leadership and frankly … the truth!

Armed with the reality of the market conditions, how the brokerage is doing etc. will instill the confidence that agents need to survive and thrive … and this sort of leadership must come from the top down.

I was invited to EXIT Realty’s corporate office in Mississagua, Ontario Canada where I had the opportunity to interview Tami Bonnell; VP of US Operations.

Their corporate policy is very simple … here’s what’s happening in the real world, here’s what you need to do to thrive … now get off your butts and go and do it!

EXIT’s executive doesn’t waste time painting pretty pictures – they tell it like it is and best of all, their brokers and agents respect them for it.

I hope you enjoy this interview with Tami Bonnell as she shares some her insights.

As always I welcome your comments and feedback.

Recently I was at a 2 day real estate conference with power brokers, managers and agents alike and the prevailing theme was doom and gloom.

Frankly I would have had more fun catching the bouquet at a funeral.

There was one presenter however that had something positive to share … here name is Tricia Andreassen and the agents that she is working with have adapted to this market and are making money!

Tricia is with ProStepMarketing.com and half way during her talk she broke into song … no band, no music just vocal chords and determination.

The song is also a reference to a co-penned work entitled SHIFT by Gary Keller and Jay Papasan.

I asked Tricia if she would sing it again for me to capture on video to help inspire you.

Enjoy the video and please be sure to leave your comments below.

Have you ever been to Costa Rica?

Recently my wife and I spent a week in the jungles of Costa Rica with none other than Alex Szinegh; SR Regional VP of EXIT Realty International.

Now when I say “jungle” that’s partially true. You see Alex owns several homes in an exclusive enclave called Roma Del Mar, situated on a jungle mountain side overlooking the Bay of Nicoya.

With the ocean in the background and after a couple “fruit juices” it was hard not to appreciate Alex’s rags to riches success story and how he was able to make it, when so many other agents fail.

In this video he shares the 4 Steps to Success that he has discovered along the way that you too can apply.

I hope you enjoy it and please be sure to leave your comments below.

When you get a sign call or a prospective buyer is responding to your marketing efforts – what you say is crucial.

Keep in mind they generally do not want to speak to a salesperson – they want information and they want it fast so that they can eliminate your listing from their list and move on the the next one.

Brian Moses of Brian Moses and Associates uses a subtle approach that he calls Universal Appeal.

Basically his ads are not about a specific listing but serve as a broad description of a generic property.

This way when a buyer phones in he has a greater chance of engaging them using multiple listings.

This short video will give you a better understanding of what I mean AND please be sure to post your comments below.
