This is generally not a good idea, but it happens, and I want to talk about the things you should never say to that buyer or that buyer’s agent.

We’ve had a pretty good year so far in 2016, with 11 of the hottest housing markets in the nation here in California despite the fact that we’ve got low inventory. That obviously helps sellers by driving the prices up, but it also makes things a bit harder for buyers.

We’ve had a pretty strong spring, and by all accounts, that’s going to continue into the summer based on the predictions we’re hearing. There are, however, two wildcards that could affect that. One is a potential interest rate increase this June when the Fed meets, and if that happens it could drive mortgage rates up. Those rates are still very low right now.

The second is the election in November. As I mentioned earlier this year, the housing market slows down around election time because people are a little uncertain about who is going to take office and what their policies are going to be. It’s not a political issue, it’s just that people become cautious.

“

The housing market slows down around election time.

”

Those are the two things that could be wildcards as we head into the fall. If you’re a seller, there’s still time to get your home on the market for the summer and take advantage of the strong activity we’ve had up to this point. We had a really good April and May in most markets in California. For buyers, interest rates are still historically low, and there’s still time to capitalize.

One is a potential interest rate increase this June when the Fed meets, and if that happens it could drive mortgage rates up. Those rates are still very low right now. "I
actually thought we got outstanding results. He priced the property
effectively. He was very proactive, very responsive. It's interesting because
we interviewed three different brokers. When we thought about putting the
property on the market, he actually said, "I think we can get a higher
price for this property," and he actually delivered on that, and we sold
in a relatively short period of time. From my standpoint, I'm extremely
satisfied. He actually set really high expectations for himself and told us all
the things he was going to do. The impressive part is actually he delivered on
everything he said he was going to do. From the interesting marketing ideas,
and getting the property out on the market and used social media, other
activities and different things he was going to do with other brokers,
etcetera. Everything he said he was going to do, which was kinda a lot, he did
it, which was a lot. I thought, if he does half of everything he's going to do,
that's great," and he actually delivered a 100% on it."

At the end of January 2016, the mortgage interest rates are lower than they were in December. Yes, we did have a federal funds rate increase, but it didn’t have very much of an impact on rates overall. Economic turmoil and the plunging stock market has caused rates to remain low.
If you were to go out today and get a 30-year fixed rate mortgage on a $350,000 home, you would be looking at a mortgage payment of about $1,630 per month.

If rates go up just 1%, that same 30-year mortgage on that same $350,000 home would now cost you $1,836 per month. That’s a $200 per month increase, and you’ll end up paying $2,000 extra every year on the mortgage, and $72,000 extra over the course of the loan. If you’ve been on the fence about buying, now is a great time to take the leap off and get a deal done. Prices and rates are low right now, but we’re not sure how much longer that will last. If you have any questions for us, we would be glad to answer them. Just give us a call or send us an email. We look forward to speaking with you soon!</itunes:summary><itunes:keywords>Real,Estate,for,sale,Real,Estate,agents,top,real,estate,agents,local,real,estate,agents,find,a,real,estate,agent,houses,for,sale,in,Canyon,Lake,home,selling,tips,home,for,sale,home,buying,home,buying,process,property,finder,property,search,pro</itunes:keywords>

When's the Best Time to List Your Home in 2016?

By all accounts, 2015 was a good year for real estate. The National Association of Realtors just came out with the figures, and home prices are up 8% here in the West. In 2016, we can expect home prices to go up again, but probably only by 4 to 5%. When is the best time of year to put your home on the market in 2016? The answer is right now. Here's why.

There are a lot of buyers in the market, and not many homes for sale.
Homes typically exit the market over the holidays, and most don't return until late spring or early summer. Inventory is currently low, and buyers aren't able to find the right house. If you're a seller, now is the time to list, because fewer homes on the market means less competition for you!

Interest rates are historically low. In fact, right now they are lower than they were at the end of 2015! Low interest rates gives buyers more purchasing power. For example, with a $1,600 monthly payment, a buyer can afford a $350,000 house right now. If rates go up 1%, like they're projected to, that same $1,600 a month will only get them a $310,000 house. If purchasing power goes down later in the year, that will hamper sales. Right now, buyers are trying to purchase before rates go up.

It's an election year. During election years, housing tends to slow down the closer we get to November. People wonder who will win, what policies will change, and how will the new President shape the economy? Most buyers take a wait-and-see approach, so you don't want your home to be sitting on the market at the end of December.

We really liked working with him. We were house
hunting for 6 months or maybe more and we just met him at an open house. He
listened to all of our crazy offers and he put them in for us. And we ended up
getting a really good deal on our house. He was very helpful to us. One thing
that was really nice in general was our house was kind of a lengthy process
because the sellers had a lot of issues and things that came up throughout it
so we were actually in escrow for several months in the end and it was a normal
sale so that was kind of difficult. But he was always there on top of things
and constantly updating me even to the very last thing of getting the garage
door opener and the mail keys from the previous owners; he was on top of it! So
in general he went above and beyond for us.”

Today, we thought we'd do something a little different and share this festive video on holiday decorating tips from HGTV. Designer Angelo Surmelis shares several great ideas to spread holiday cheer throughout the home. Here are some of our favorites.

Pay attention to the mantle. If you don't have some already, buy some kind of garland to drape over the mantle. Next, use leftover ornaments and candles to add light and texture. When choosing ornaments and candles, ensure they are in the same color-palette. This helps make your mantle a great focal point!

Use smaller Christmas trees. Every house has their main Christmas tree. In addition, you can also purchase smaller, inexpensive, eco-friendly trees to place throughout the home. Decorate these trees with strips of fabric from a T-shirt in holiday colors to save money for the main tree.

Use what you have. Be resourceful. Adding a plate charge and place mat to your everyday dining set adds some jazz to your table. Fresh-cut flowers and candles will help finish the look. You don't need grand, expensive candles -- a little candlelight goes a long way!

As you can see, it doesn't take much to make your home feel more festive. If you have any questions, give us a call or send us an email. We would be happy to help you!

worked with us for a good 8-9 months helping us find a home. We looked all throughout
southern California specifically the Orange County region. I think the biggest
thing that I like about Justin, obviously, I think he's a friend of mine, but I
think the biggest thing I like about Justin is the fact that he's very knowledgeable
about not only housing or the neighborhood but more specifically how it was
built, the age of the home, is there an attic, is there not, when there's
challenges with the walls. He's a kind of a get-it type guy, he gets it and I
know that in two words “gets it” doesn't really explain it all but you know
there are some people out there who are sales people and there are some people
out there who are looking for your best interests and I think Justin is one of
those guys. Obviously he sells real estate but he is looking out for your best
interest.

wanted, but we just couldn't find it, and it’s really tough to find a house
here in Southern California in the 4-500,000 dollar range. That's kind of a starter house out here, so for us, we shopped, like I said, for a long time.
What was important for us, was not necessarily, we wanted to be in Orange
County, but what was important to us was a good school district for our
daughter and we wanted something that was in a good neighborhood and that
looked nice. It took us a long time but we finally made the decision and thank
God we had Justin in our corner. He stuck with us through thick and thin and
even through a lot of months we were frustrated. We just couldn't find anything
or we would find something and then we were outbid and so he was very patient
with us and I think patience is key. He took it on himself to come out and work
with me on the weekends for the first 6-8 weeks after we bought the place and
helped remodeled my kitchen."

One of the best ways to add value and appeal to your home is through home staging. You have a lot of options for how you want to go about it. You could hire a professional staging company, but that comes with a hefty price tag. Most of the time, a few simple fixes is all it takes to transform a living room.

Today we are going to go through some of our most favorite, inexpensive home staging tips or you. We hope these will help you save both time and money when it comes time to sell your home.

A fresh coat of paint is always a good idea. Neutral, warm colors work best for highlighting the natural light in your home. This will make it easier to punch up the room with some colorful accessories and pull everything together.

A common design problem facing many homeowners is that they have no real entry way, as their front door opens up to the living room. To fix this, you can add a table, some lighting, and a rug to "fake a foyer" and make it feel like the living room and entryway are two different spaces.

A patterned rug, some pillows, or bright curtains add a ton of texture and an eclectic layer to the space, which is essential to a well-designed room.

In some cases, a "make-under" is just what you need. In the case of most fireplaces, taking some accessories and clutter away enhances the look and feel of the room greatly.

Today, I'm joined by Taylor Loop of Movement Mortgage to discuss a great grant program for home buyers. This is free money that you can use for down payment assistance and closing costs.

It's an excellent government program that provides 5% for down payments and closing costs for FHA or VA transactions, and 3% down for USDA loans. The requirements are very flexible; this program is not limited to first-time home buyers, and if you sell the property later and move, you're not required to pay it back. The property just has to be your primary residence on the close of escrow.

Why? For one, there's peak inventory in August. This means there's the highest number of homes available on the market. Another reason why September is a great month for buyers is there's less demand, which means less competition. Also, interest rates remain historically low. There are signs that rates may rise soon, so September is a good time to take advantage of the current rates. These factors will probably continue into October. Generally, the winter season is when the buyer has the most power. This is why I'm suggesting that this is a good area for real estate investment such as rental property for investment purposes. There are a lot of affordable homes in the area. Nearly 80% of homes fall within the FHA loan limit, and there is a wide variety of neighborhoods within the area. There are a variety of home styles and communities in the area including horse properties, lakefront property, gated communities, and senior homes.
