			<content:encoded><![CDATA[<p>In the Tahoe basin there have been 11 new listings added to the existing inventory of homes and condos over $1m. They range from a lakefront unit in Tavern Shores to the beautiful sands of Four Ring Road on Rubicon&#8217;s Gold Coast. <a href="http://tsierra.paragonrels.com/publink/default.aspx?GUID=9d4a2649-7e32-4648-8093-b09296dfc365&amp;Report=Yes" target="_blank">You can view all of these Lake Tahoe luxury properties at this link.</a></p>
<p>There are currently 9 luxury homes and two condos in the Tahoe Basin (CA side) which are in escrow currently. List prices range from a lakefront short sale at $2.9m to gorgeous land on Sunnyside Lane offered at $13.5m; average list price of these homes is $3.1m.</p>
<p>In May there have been four luxury properties which have closed escrow &#8211; 2 were Tahoe lakefront foreclosures / REO&#8217;s (amazing). 			<content:encoded><![CDATA[<p>The Tahoe City lakefront foreclosure which went on the market in March finally closed escrow today. <a title="Tahoe Lakefront Sales Maps" href="http://www.thebigbluelake.com/sell/lakefront-sales-maps/">See all lakefront sales on my custom lakefront sales maps.</a> The selling price was $1.601m and the list price was $1.1m. From what I gathered at the time, there were about 11 offers submitted within the bank deadline of about 5 days after hitting the market. Interestingly the winning bid wasn&#8217;t cash. This probably explains the lag in closing escrow. Most of us expected it to close sometime around the estimated closing date of 3/30 but obviously things dragged on a bit. At this price it&#8217;s still a good deal. The setting was great &#8211; sited high on a bluff with additional views to the east and Dollar Point this was a nice piece of property.</p>

			<content:encoded><![CDATA[<p>You&#8217;ve probably heard about, or live in, one of the areas in Northern California with a very low supply of homes. This is resulting in a rebound of sales prices and many multiple offer scenarios. In Tahoe we are seeing both reduced inventory of homes for sale and multiple offers but neither are to the extent which we&#8217;re hearing about in other areas. I think this is a good thing and a more sustainable scenario. Note that this is the time of year when Tahoe inventory builds as sellers look to take advantage of our busy summer and fall selling seasons.</p>
<p>2012 Tahoe single family home sales units are just over half the number of homes currently offered for sale. But here&#8217;s where it gets interesting &#8211; there are just as many homes currently in escrow.</p>
<p style="text-align: center;"><strong>Put simply, 2012 sales + homes in escrow now = number of homes on the market.</strong></p>
<p>That&#8217;s great news for sellers because it means that buyer activity is ahead of where it normally is during a Tahoe Spring. It&#8217;s as if the listings are trickling onto the market as usual yet buyer activity is approaching Summer levels. Here is a chart created from MLS data which shows this happening now:</p>

			<content:encoded><![CDATA[<p>Typical for this time of year we are seeing a trickle of new listings enter the market. Dollar Point and Olympic / Tahoe Sierra Estates are two wonderful lakefront neighborhoods with great amenities and lake access. Currently Dollar Point has 11 listings ranging from $550k to $2.9m (no lakefronts on the market); there is one property in escrow (listed at $945k); and there have been 3 sales so far this year. Tahoe Sierra Estates has 2 high-end listings on the market (one lakefront) and has had one sale in 2012 (listed by my company for 96% of asking with backup offer in place).</p>

			<content:encoded><![CDATA[<p>It took a grand total of 17 days but the Chinquapin lakefront foreclosure / REO went into escrow today (list $1.11m). It was priced well below competitive lakefront listings in the complex. In the Tahoe Basin alone, there are 8 <a title="Tahoe Luxury Property" href="http://www.thebigbluelake.com/buy/tahoe-luxury-property/">luxury properties</a> in escrow. The lowest-priced one barely makes the cut on price (normally luxury pricing starts around $850k) but it&#8217;s a very nice property offered for $799,000. The highest priced contingent property is a <a title="Tahoe Lakefront Sales Maps" href="http://www.thebigbluelake.com/sell/lakefront-sales-maps/">lakefront</a> in Tahoma which is on for $3.9m. The lakefront foreclosure in <a title="Tahoe City CA Homes for Sale" href="http://www.thebigbluelake.com/buy/map-search/tahoe-city/">Tahoe City</a> / Lake Forest is still in escrow although it was supposed to close over a week ago &#8211; this is the one that had multiple offers within hours of hitting the market at a paltry $1.1m. A TC lakefront short sale has been on the market for a long time but it&#8217;s still holding an escrow together; list price $2.9m.</p>
<p>Days on Market: Not counting the lakefront short sale, average days on market for these 8 homes is 90. This isn&#8217;t too bad considering the time of year. It means that buyer confidence is climbing. As we approach summer, the numbers of listings and active buyers will increase. It&#8217;s hard to compare contingent homes&#8217; days on market to non-contingent homes. This is because there are 19 active Tahoe luxury properties with over a year on market. Not counting them (!), the average is 181 days.</p>
<p>The market in the Bay is heating up &#8211; towns like Lafayette can&#8217;t keep listings on the market for very long at all. Not as related to Tahoe, but Phoenix, AZ is very hot right now. Big signs like these bode well for our market and this summer should be a busy one. Underground Note: Keep an eye out for up to 2 very considerable lakefront listings way down the West Shore&#8230;</p>

<p>NOT YET ON MLS: Two Very Large, Adjacent Properties on Rubicon&#8217;s Gold Coast: One is the Schilling Estate called <a href="http://www.thebigbluelake.com/2012/04/lake-tahoe-lakefront-update-active/schilling-paradise-flat-2/" rel="attachment wp-att-3048">Paradise Flat</a> (family originally from Portola Valley). Both are priced over $20 million</p>
<p>3 Days on MLS: 656 Olympic: This one has been on and off MLS a number of times but this time it&#8217;s bigger and better than ever. <p>In the condo world, Chinquapin is seeing one of it&#8217;s first foreclosures ever. It&#8217;s got a price of $1.1m which is very competitive for a lakefront (other lakefronts are $1.4m and $1.6m). It&#8217;s been on on the market for 18 days. 			<content:encoded><![CDATA[<p>Here&#8217;s a quick update on lakefront sales so far this year. January saw three sales including one split lakefront with a nice pier in Tahoe Vista for $1m even. Two adjacent listings &#8211; a lot and a single family home, both with acreage, sold simultaneously as the neighbors each bought one (the lot was reported on MLS, the home was not). In February the Flick Point Estate sold for $8.6m and I&#8217;ve noticed that the trees along the driveway have the required 2&#215;4 protection when building or major remodeling is going on. March had 3 lakefront sales including a King&#8217;s Beach lakefront foreclosure / REO selling for a record breaking $900k (no pier, strange modern architecture). A Dollar Point lakefront dropped price to just below market value and received 5 offers in 5 days. Then a very nice Carnelian Bay home with very interesting waterfront amenities (railroad-type, remote control boat launch system) sold for $5.6m. There are <a href="http://tsierra.paragonrels.com/publink/default.aspx?GUID=f0c3b770-256d-4d75-9272-25a967984a0e&amp;Report=Yes" target="_blank">2 lakefronts in escrow right now.</a></p>

			<content:encoded><![CDATA[<p>47 properties sold in March which is almost exactly the number sold in January and February combined. That&#8217;s over 40% more than were sold in July 2011 (as you probably know, mid-summer is our busiest time of year). I&#8217;d say that qualifies as a good month and a noteworthy improvement, wouldn&#8217;t you?! Some high-end lakefront numbers pulled the averages up in Feb and March. I like to look at the sold price as compared to the list price and here are the percentages for each month: Jan sold price = 90% of list price; Feb 88%; March 92%.</p>
<p>More listings are coming to market so inventory is improving. But for now what we have is similar to what is happening in the Bay and Arizona: Low inventory and healthy demand creating multiple offers on good properties.</p>
