			<content:encoded><![CDATA[<p>Our good friend at JPMorganChase, Brian Cavanaugh, just emailed us an article from <a target="_blank" href="http://www.bostoncondoblog.com/www.cnnmoney.com">CNNMoney.com</a> which was about how home prices have plummeted to a new record.  It stated that national prices feel 15.4% in the past 12 months according to the latest S&#038;P/Case-Shiller national home price index report!</p>
<p>We thought to ourselves, wow&#8230;this is not good news!  But then I did a little more reading and found that there were a couple of exceptions, Boston being one of them. It went on to say &#8220;Denver and Boston were winners for the month, with home prices climbing 1.5% and 1.2% respectively.  Both of these markets have had three consecutive moths of higher prices.  Charlotte and Dallas, both up 1%, have recorded four straight months of gains.&#8221;</p>
<p>Even with some of the worst hit neighborhoods such as Dorchester and Roxbury lumped into the Boston total we still reported a gain over the past 3 months.  That&#8217;s amazing in a market where oil is sky high, the stock market has gone down the tubes, and gas prices are higher than they have ever been!</p>

<p>&#8220;We would not have been able to move forward without the tax credits,&#8221; said Eric Ekman, project manager for Berkeley Investments Inc.  Berkeley Investments is currently working on one of our favorite <a href="http://www.warrenre.com/boston_luxury/fp3-boston" target="_blank">luxury loft projects in Boston called FP3</a>.  FP3 is a multi-unit luxury condo/loft project in <a href="http://www.warrenre.com/neighborhood/Boston/Seaport+District" target="_blank">Boston&#8217;s Seaport district</a>.  Barbara Lynch will be opening 3 restaurants in the retails space of the development.  Berkeley is also developing a huge condo coversion of the old Watch Factory in Waltham. </p>
<p>I love these types of conversions.  The history and character of these factories are what make these loft condos so attractive.  I can&#8217;t wait to see what else can be done with Massachusetts mills, especially in the Seaport District!</p>

<p>I think this is new legislation could definitely be a step in the right direction.  Green building should be a high priority but we need to find a way to make it affordable.  I have to really give a hand to the Pappas family who developed the <a href="http://www.warrenre.com/luxury_buildings/details/the-macallen" target="_blank">Macallen building</a> in <a href="http://www.warrenre.com/neighborhood/Boston/South+Boston" target="_blank">South Boston</a>, it&#8217;s first green building.  Even with construction costs being significantly higher to build this way, they felt it important to be pioneering.</p>
