COLUMBUS, Ohio (May 8, 2026) — Central Ohio’s housing market showed resilience in April, with home values climbing and inventory expanding even as overall sales volume moderated. April data from the Columbus & Central Ohio Regional MLS shows 2,202 closed sales, a 13.6% decrease compared to April 2025, though the year-to-date total of 7,617 closings remains within reach of last year’s pace, down 4.2% through the first four months of the year.

Inventory continued to build, with 5,027 homes available for sale, a 13.4% increase over April 2025, and new listings rose 7.8% to 3,992, bringing the year-to-date total to 11,803. The months’ supply of inventory edged up to 2.0, compared to 1.8 a year ago, offering buyers more options as the market moves further into 2026.

Home values remained strong. The median sales price in April reached $346,500, an 8.3% increase year over year, while the average sales price climbed to $396,480, up 5.9%. Homes spent an average of 39 days on market, up from 32 days in April 2025.

“April’s numbers tell an interesting story. We have more homes on the market and buyers are taking a little more time to decide. That’s not a bad thing; it means consumers are being thorough and intentional,” said Columbus REALTORS® President Gloria Alonso Cannon.

“I understand why people see slower sales and immediately wonder if prices are about to drop,” said Alonso Cannon. “The reality is that central Ohio is simply normalizing after years of unprecedented demand. As we head into summer, we expect price growth to moderate, but not reverse. This is still a very strong housing market.”

Franklin County recorded 1,077 closings in April, a 15.4% decrease from the prior year, at a median sales price of $331,688, a 10.6% increase. Delaware County held steady with 254 closings, no change year over year, and a median sales price of $539,000, up 10.5%. I am running a few minutes late; my previous meeting is running over.

In the local spotlight, Olentangy Local School District had a strong April with 132 sales, a 15.8% increase, and a median sales price of $581,703. Grove City Corporation saw a notable 36.5% jump in closed sales with 71 transactions, while Westerville City School District saw solid activity with 90 sales and a 16.1% rise in median price to $449,900. Lancaster City School District reported 58 closings, an 18.4% increase, with a median sales price of $285,000, up 9.2%.

Residents can bring confidential documents for secure shredding, along with many types of electronics for recycling and destruction. We’ll also have organizations for prom dress collection and furniture donations, which makes this a one-stop opportunity to declutter with purpose.

Examples of accepted paper items include:
tax returns, bank statements, and other confidential documents.

Examples of accepted electronic items include:
old laptops, hard drives, phones, tablets, iPads, keyboards, mice, printers, scanners, routers, modems, cables, DVD players, video game systems, cameras, speakers, small appliances, vacuums, microwaves, battery backups, and even some office equipment. The flyer also lists items such as air conditioners, dehumidifiers, power tools, projectors, servers, and stereo equipment. CRT televisions and monitors are accepted with a recycling fee, and larger TVs have a higher fee noted on the flyer.

The event also supports repurposing in ways that go beyond electronics. Gently used prom dresses, accessories, and jewelry can be donated through Fairy Goodmothers, giving formalwear a second life for students who need it. Gently used furniture and household basics can be donated through Furniture Bank, including items such as beds, living room furniture, dining room furniture, dishes, and cookware.

On March 17, The Shamrock Club of Columbus holds its annual St. Patrick’s Day parade; this is a tradition that’s been going on since 1936. The parade route starts at Washington Blvd & Broad Street right after the Mass and ends at the Greater Columbus Convention Center for the Irish Family Reunion.

Columbus Metro Parks and Rec Center Camps

Columbus Metro Parks offer a variety of camp programs for spring break. The Cap4Kids website has a list of the parks and links to the various offerings. They also have links for Dublin Rec Center, Worthington Rec Center, and the Jewish Community Center, all of which offer spring break camps for kids! The King Arts Center

The King Arts Center offers a Youth Arts Education Program for children and teens during out-of-school hours. At the time of publishing, the dates for the Spring Academy are not yet listed on their programming. Check their website, or call the Arts Center directly at (614) 645-5464.

SportsOhio Field Sports

Whether you choose a single day, a week of half-days, or a full week of full-day camp, there’s a ton of fun to be had at this SportsOhio Spring Break Camp! You and your camper can choose which activity themes are interesting, or go for the whole week and experience all of them. Includes Lunch (full day or combo camp), snacks, and a Field Sports t-shirt. YMCA of Central Ohio

The YMCA is dedicated to providing assistance and encouragement to children in communities throughout Central Ohio. They offer full-day child care services at specific branches from 8 AM to 5 PM. This ensures that children have access to a safe and educational environment to play and learn during days off of school. With the knowledge that your child will be having fun in a wellness-oriented environment, both you and your child can look forward to this spring break! Please note that pre-registration may be required.

Integrity Athletics

Integrity Athletics offers an exciting Spring Break experience for your child! They will have a great time playing fun games, participating in races, and tackling obstacle courses. In addition, they can bounce around on tumble tracks and try out different gymnastics equipment while making new friends.

Have the flexibility to choose the days your child attends the camp, whether it’s for a half-day from 9 AM to 1 PM or a full-day from 9 AM to 4 PM. This gives you the opportunity to have some peace and quiet while knowing that your child is safe and having a blast at Integrity Athletics. The camp is open to children aged 4-11 years old.

Bo Jackson’s Elite Sports (BJES)

Excitement is in the air at Bo Jackson’s Elite Sports’ 3-Day Spring Break Baseball Camp! Designed for players of all skill levels, this camp will focus on developing your child’s skills on throwing, catching, fielding, and hitting. The camp is open to ages 8-12 and will take place from March 30 – April 1. The cost per session is $135.

COSI

COSI isn’t offering a formal spring camp, but a day of hands-on science and exploration is always a great way to keep the kids engaged! From interactive exhibits to fascinating live demonstrations, there’s plenty to spark curiosity and learning. Keep in mind that young children will still need adult supervision during their visit.
