Inventory has dropped by 3% over the past couple of weeks and the market seems to be finding itself. Fannie Mae and Freddie Mac are coming out with new loan limits of $729,950 starting in May. This has helped elevate the median price over the past couple of weeks in anticipation of these new limits.&lt;br /&gt;&lt;br /&gt;As we exit the Easter holiday and pay our taxes we are heading into the prime buying/selling season for real estate. This is the time of year when more sellers decide to sell, and more buyers show up and buy their new homes. This is primarily due to school schedules. &lt;br /&gt;For the fist time in several weeks total sold plus expired, canceled and withdrawn homes has exceeded the total of new listings on the market. The total number of sales, 41, is the highest number of sales in one week this year. Interest rates have dropped below 5%, the bottom of the market is selling strong and Bank of America is coming out with a new Jumbo Loan Program in order to add liquidity to the upper end markets. Lets all keep a positive thought that this is the beginning of a turning of the tide towards stabilized markets.&lt;br /&gt;&lt;br /&gt;Sales in the first time buyer market are continuing at a strong pace. &lt;br /&gt;Inventory continues to grow in March. Total single family residences have increased in inventory by approximately 10% this month and 30% since the beginning of the year. The first quarter is usually characterized by a steady number of buyers with a slowly growing number of sellers. This year buyers have been few while sellers have been listing at a higher clip than usual. Inventory generally grows through the middle of June and I expect this year to be much the same.&lt;br /&gt;&lt;br /&gt;Sales in the lower end of the market have been strong over the past 12 months, in fact in San Bruno, the total inventory is less than half of the total available last year at this time. The market less than $650,000 has strengthened which helps to set a base for the balance of the market. FHA is still providing loans with as little as 3.5% down up to $625,500. In the years with the hottest market, January inventory has been below 150 homes in the first week. The higher the inventory in January the softer the market is likely to turn out. This years inventory is almost the same as last years 365 homes for sale in the first week of the year.   &lt;br /&gt;&lt;br /&gt;Why is Januarys, 1st week, inventory so important? The annual ebb and flow of available property starts with the low inventory mark, usually the 1st week of January, with net inventory growth weekly through the middle week of the year, the last week of June. Starting in July, due to vacations and so on the net inventory starts to shrink right on through the last week of the year. &lt;p&gt;While the rest of the world seems to be in dire trouble we have a protected pocket here in Burlingame, San Mateo, and Hillsborough.&amp;nbsp; When I say protected, I mean that it is protected from the standpoint of buyers wanting to buy into these areas.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I personally have eleven buyers ranging from $850,000 - $3,500,000.&amp;nbsp; The number of transactions in these areas is down 40% from last year.&amp;nbsp; Prices are ever so slightly higher in Burlingame in the popular Easton Addition, while the same is true for San Mateo Park and Hillsborough.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So, the question is, why is there so very little inventory? What is keeping sellers from coming to the party?&amp;nbsp; What are they waiting for?&lt;/p&gt;

<description>&lt;img src='http://www.thegilmartins.com/hosting_files/thegilmartins.com/files/images/system_thumbs/12248.jpg' right style='display: inline; float: right; margin: 0 0 10px 20px;' class='img_system'  alt='' /&gt;&lt;p&gt;&lt;br /&gt;&lt;br /&gt;What an interesting world we live in, especially in Residential Real Estate.&lt;br /&gt;&lt;br /&gt;Has the roof caved in?&lt;br /&gt;&lt;br /&gt;Has the floor fallen out from underneath the residential market?&lt;br /&gt;&lt;br /&gt;In some areas and for some people, it has.&amp;nbsp; These are the folks who either purchased or refinanced their real estate with &amp;ldquo;Funny Money&amp;rdquo; loans. &lt;br /&gt;&lt;br /&gt;These are people who purchased homes with zero down payment with very low interest rate &amp;ldquo;teaser&amp;rdquo; loans.&amp;nbsp; These are loans with starting interest rates of 1% or 2% that quickly jump up to 7%+ and are now strangling these home owners. &lt;br /&gt;&lt;br /&gt;It&amp;rsquo;s no mystery that these folks are having problems. Everyday the national television and print news media outlets scream &amp;lsquo;gloom and doom.&amp;rsquo;&amp;nbsp; Unfortunately this constant bombardment from the news media is caused by the relatively small number people with these funny money loans.&lt;br /&gt;&lt;br /&gt;What is the effect of all this?&amp;nbsp; &lt;br /&gt;&lt;br /&gt;In the vulnerable areas, the effect is two-fold:  &lt;br /&gt;&lt;br /&gt;#1 First time home Buyers and other Buyers of modest means are struggling to obtain a loan to purchase a home.&lt;br /&gt;&lt;br /&gt;#2 Solid equity homeowners residing in modest neighborhoods that attracted 1st time homebuyers with these funny money loans are experiencing a devaluation of their homes. &lt;br /&gt;&lt;br /&gt;What about the rest of the world, especially well-located Peninsula homes?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;The market remains strong in well-located neighborhoods that attract the solid down payment Buyers.&amp;nbsp; In these locations we are continuing to experience multiple offers on homes, especially the homes that are in good condition and are priced appropriately. &lt;br /&gt;&lt;br /&gt;Homes on the Peninsula in prime locations in Millbrae, Burlingame, San Mateo and Hillsborough are attracting Buyers and they are selling at a steady pace. &lt;br /&gt;&lt;br /&gt;Once again it proves the old adage in real estate; Location, Location, Location.&lt;/p&gt;&lt;img src="http://feeds.feedburner.com/~r/TheGilmartinGroupBlog/~4/sFHrzbomyB0" height="1" width="1"/&gt;</description>

&lt;p&gt;Currently Available SFR's&amp;nbsp; &amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;&amp;nbsp;&amp;nbsp; 526 Homes &amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;br /&gt;New Listings &amp;nbsp;&amp;nbsp;&amp;nbsp; (4/14 - 4/20/2008)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; 53 Homes&lt;br /&gt;Sold &amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;&amp;nbsp;&amp;nbsp; (4/14 - 4/20/2008)&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; 46 Homes&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;br /&gt;Expired, Canceled or Withdrawn&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;&amp;nbsp;&amp;nbsp; 21 Homes&lt;br /&gt;Net Inventory Change over week&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; (34 Homes)&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;br /&gt;&lt;br /&gt;If you have been following along, you noticed that I missed last week ending 4/13/2008. That week much like the one before saw new listings soar, especially in the southern portion of the selected market, with 91 new listings while new sales totaled 47 and expired, canceled and withdrawn listings totaled 34. Inventory was up by a net total of 10 new homes. This is normal for the market through this time of the tear. &amp;ldquo;Everyone&amp;rdquo; sells in the spring which leads to increasing supply usually through the middle of June.&lt;br /&gt;&lt;br /&gt;This week, possibly due to April 15 (tax day), inventory growth slowed, while sales along with expireds, cancels and withdrawns lead to a reduction in total inventory. This is somewhat of an anomaly for this time of year. Market trends, though, often start with an anomaly in the market. Stay tuned, if this becomes a trend we will see the market shift toward the sellers.&lt;br /&gt;&lt;br /&gt;Based on this information prices in San Mateo County should remain stable to soft.&lt;/p&gt;

&lt;p&gt;Currently Available SFR&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; 504 Homes &amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;br /&gt;Sold &amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;&amp;nbsp;&amp;nbsp; (3/30 - 4/06/2008)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; 39 Homes&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;br /&gt;New Listings &amp;nbsp;&amp;nbsp;&amp;nbsp; (3/30 - 4/06/2008)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; 80 Homes&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;br /&gt;Net Inventory Change over week&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; 12 Homes &amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;br /&gt;&lt;br /&gt;If you are following along with the math above and comparing to last week, you probably have some questions. For instance, How can there be 39 sales and 80 new listings, and yet the net inventory change by only 12 homes? The answer: Another symptom of the market and sign of unmet seller expectations. Last week, in the study area mentioned above, (selected San Mateo County cities), 29 sellers decided to withdraw their home, cancel their listing, or their listing expired from the market. &lt;br /&gt;&lt;br /&gt;New listings soured over last week with 80 new sellers (up from 66) over the past week, while sales slowed from the previous week to 39 (down from 44).&lt;br /&gt;&lt;br /&gt;The spring is when most sellers&amp;rsquo; decide to sell. In real estate the spring begins April 1. I expect to see inventory continue to grow right on through the middle of June, while demand should hold steady. &lt;p&gt;Sold&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; (3/24 - 3/30/2008)&amp;nbsp; 44 Homes&amp;nbsp; 0.07% or 8.94% of Inventory&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;New Listings&amp;nbsp; (3/24 - 3/30/2008)&amp;nbsp; 66 Homes&amp;nbsp; 0.11% or 13.4% of Inventory&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Net Inventory Change over week&amp;nbsp; 22 Homes&amp;nbsp; added to inventory&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Regardless of market news and information, take a moment to digest the statistic above.&amp;nbsp; Less than 1% of the total number of homes in the market are for sale. Of those for sale, almost 10% sold last week, which would exhaust the supply of available homes in ten&amp;nbsp; weeks, yet as always, people decided to sell their home last week as well. As a matter of&amp;nbsp; fact, more people decided to sell than were able to sell leading to an increase in the total&amp;nbsp; market of inventory. This is normal for the spring.&amp;nbsp; To add a comparison, last year at this time there were only 300 homes for sale and 64&amp;nbsp; homes sold in the previous week. Obviously March of 2007 was a stronger market than&amp;nbsp; today.&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;

The average price fell 8.1%, up 4.9% year-over-year.&lt;br /&gt; &lt;br /&gt; The median price for condos fell 5.5% to $585,000, good for an annual gain of 11.3%. The average price was up 7.3% to $608,147, up 7.3% year-over-year.&lt;br /&gt; &lt;br /&gt; Condo sales fell 4.7% from October, and were off 35.7% year-over-year. Year-to-date, condo sales are down 24.4%.&lt;br /&gt; &lt;br /&gt; Inventory of homes finally started to fall, with single-family homes down 7% from October and up 35.7% year-over-year. <title>San Mateo County Home Sales Bounce Back in October</title>

Year-to-date home sales are down 14.4%.&lt;br /&gt; &lt;br /&gt; The median price for homes in San Mateo County rose 14% from the month before, up 21.8% compared to last October. The average price rose 8.6%, up 19% year-over-year.&lt;br /&gt; &lt;br /&gt; The median price for condos gained 3.4% to $619,000, good for an annual gain of 8.6%. The average price was up 9.4% to $661,528, up 10.3% year-over-year.&amp;nbsp; Condo sales fell 5.6% from September, and were off 37% year-over-year.&lt;br /&gt; &lt;br /&gt; Inventory of homes has continued to rise, with single-family homes up 1.7% from September and up 20.6% year-over-year.&amp;nbsp; Condo inventory was down 1% month-over-month, and up 24% compared to last October.&lt;br /&gt; &lt;br /&gt;&lt;/p&gt;&lt;img src="http://feeds.feedburner.com/~r/TheGilmartinGroupBlog/~4/XKcyPclM2mQ" height="1" width="1"/&gt;</description>

<title>San Mateo County Home Sales Fall in September</title>

Sales of single-family, re-sale homes fell 28.8% from the month before, and were off 33.7% year over year. We expect sales to be slow this month, then start to recover at the end of the quarter as the credit crunch is alleviated.&lt;br /&gt; &lt;br /&gt; The median price for homes dropped 3.5% from the month before, but is up 10.3% compared to last September. The average price rose 4.8%, up 14.7% year over year.&lt;br /&gt; &lt;br /&gt; The median price for condos fell 0.3% to $598,500, good for an annual gain of 11%. The average price fell 8.7% to $604,466,&amp;nbsp; up 4.5% year over year.&lt;br /&gt; &lt;br /&gt; Condo sales fell 23.1% from August, and were off 32.8% year over year.&lt;br /&gt; &lt;br /&gt; Inventory continued to grow, with single-family homes up 4% from August and up 10.8% year over year. <title>Investment Real Estate in San Mateo County</title>

The latest mortgage (subprime) scare has increased the cost of money and reduced the supply (options) for new financing and/or refinancing. This all translates to increased cost to own a home. In San Mateo County the cost is already astronomical, yet residential rentals have lagged far behind the market. I predicted an increasing rental market during a luncheon last September (2006) that I expect to see continue unabated through next September (2008) wherein the rents will increase by 50% over the 9/2006 levels. Interestingly, this is happening as I write this, yet only those owners who are acting aggressively are learning of the new demand. Sale prices have remained stable over the past 12 months while rents have increased by at least 25% which provides an strong, short term opportunity to obtain property in San Mateo while the increasing rents are not being fully (or over) factored into the price.&lt;br /&gt; &lt;br /&gt; The best investment opportunity in San Mateo County Real Estate is in Residential Rental (Apartment) Buildings. Rents that were obtained during the "dot com" boom have still not been reached. My expectation is that rental rates will break through old highs sometime before the end of the 2nd quarter of 2008. From there, given current costs of occupancy, rents could explode with one bedroom one bath units reaching $2,000 per month on average. These rents will make the current $175,000-$200,000 per unit price seem very cheap.&lt;br /&gt; &lt;br /&gt; Why apartments investments in San Mateo County now? The cost to own a home has gone through the roof during the current cycle, while the cost to rent is still lower now than at the beginning of the cycle. As cycles go, what goes down must go up and vice versa. Rents are now on there cyclic push to find a new high level. Add this trend to the fact that over the past 25 years, the interest rate for apartment buildings has seldom been lower than today. Moreover, the opportunity to obtain a fixed rate loan for an apartment building in a market of increasing income has very positive implications.&lt;br /&gt; &lt;br /&gt; San Mateo County as a Real Estate investment location has all of the classic ingredients for an extraordinary market: limited land, a strong labor base, excellent transportation system, highly educated work force, coastal proximity, mature economy, significant barriers to entry, exactly between San Francisco and Silicon Valley and more.&lt;/p&gt;&lt;img src="http://feeds.feedburner.com/~r/TheGilmartinGroupBlog/~4/amV1yxcmK6s" height="1" width="1"/&gt;</description>
