How do you actually begin to get out of debt, to begin face up to the debt. Debt is split into two categories sometimes referred to Good debt and Bad debt. An example of good debt is a mortgage unless you cant afford to keep up with the repayments that is and a bad debt would be an expensive APR credit card maxed out with overspending on consumables or doodads often referred to in Robert Kiyosaki Book Rich Dad Poor Dad a great read by the way well recommended by me.

You are waking up every day dreading the day, dreading even going to work, you have a constant dry throat, you have feelings of guilt shame and general dread. You dread the phone ringing again because you know its another credit card company calling you up for a payment you have missed again with difficulty or in some cases no hope of finding. If the doorbell rings you need to know who it is in case its the bailiff calling un announced. Worse still although you have family around you you haven't told them whats going on maybe they sense something is wrong. Maybe you have be laid off from work lost your job watched your business collapse in front of you. To make yourself feel better you return to the debt spiral and take out the credit card and going shopping or maybe just log on to the www and start to add and fuel the problem. Deep down you know you need help you don't have the answers and you wonder is there any way out of this mess.

I know because I have been right there having covered up my debt problems from my wife

and family and worse still being in Financial Services i was supposed to know better.

August 2007 came along the new modern day equivalent of the 1930s Crash, that's still hurting us all in 2012, its actually going to be longer and more painful for many people than the 1930s. Does the government have the answer? Are we on the right track?

Its the old Ostrich principle of head in the sand it will go away,

.In one case I had just 6 days to stop a family being put out on the street for £6500 of mortgage arrears. By the way for all readers this is leafy Surrey we are talking about is this supposed to happen in 2012 in Surrey. Well frankly yes and to deny that in Surrey and any other County in England people are really struggling right now and looking to themselves for answers, is an injustice.

So yes I am still in recovery getting free and well from my sick finances and making them well again even rebuilding my broken business so yes i feel very qualified to write this piece and help you out it can be done can be fixed can be mended.

The Beginning of Facing up to the Mountain

Facing up to whether you are over extended or whether its good or bad debt isn't really the problem its the guts to face up to the fact you have a problem you know it, haven't in the past faced up to it and the quicker you do accept and turnaround and make a decision to face up to it you will start to deal with it. in my experience we all leave it to late to talk about it talk about the guilt the shame the difficulty, its not cool and it leaves your street cred in tatters but it is the beginning of the face up to reality and the cry for help is the start of the healing process, so its necessary.People i have worked with like myself should have done this much earlier. The family i worked with in 6 days to file a court hearing and draw up a plan with to get to court to fight a warrant of repossession order left it to close to the wire for me and for them, even though we were successful it could have gone horribly wrong.

Facing up to it could be alone although it doesn't have to be. I always recommend you sit down with your close relatives or a friend and admit you have a problem and if they are able to give you space and emotional support seek their counsel and get the help together. There is practical help at the Citizens Advice Bureau (CAB)

The problem is you may have to wait to see the right person, they are suffering cut backs which means in most places they are suffering over stretched resources and immediate help financial and emotional surgery is required on the spot, so as a stop gap or alternative solution i offer my own concept detailed below for immediate roadside assistance

So get out of the Armchair this Saturday walk the dog and locate and find your local Bootsale flea market and get busy sorting through all that old memorabilia and look for items you are interested might know something about that you could describe as Collectible, memorabilia, antique, old. You see whilst your neighbours have no spare cash or interest in you flea market goodies and finds your neighbours in Australia, America, Germany and many more have cash to burn you just need to be able to take a picture push a few buttons and sit and wait a few days its that simple. Every day items sell for many times their purchase price.

As you look at the pictures I cant resist the fact some of you are thinking, but they are just examples of when you were lucky and of course you are absolutely right. You see you make you own luck. Or thats not a great deal of extra money but multiplied by a number going to different countries all from the armchair laptop its a 2nd part time income.

How to get an income if you have just lost your Job?

I am going to explain to you how, you can recreate, replace your income when you have lost your job with a little logical helpful system.

I shall call workit.or workatit if you prefer, until i can think of a better name you call it what you want the important thing is it must work for you..

Lets suppose you have just lost your job, maybe today. You have been made redundant, laid off or reduced hours. Whichever all will lead to one main result a major loss of income. So many people I know are facing this dilemma right now and as you read this i am sure you will know of friends, family neighbours or even work colleagues to whom this will apply. In fact this evening as I write this i am sure that many thousands are facing these problems or will be about too in the coming days. How can we know this because in the country there are over 2.7 million unemployed and its rising daily towards the magic 3 million number, although there is nothing magical in having 3 million unemployed in your country.

Now, what I am going to suggest to you is not expensive, difficult or hard, it takes little time little effort and next to no money. The benefits could be enormous get you moving quickly. allow you to transfer from one Industry to the other and regain your self respect self reliance and most of all start to solve your income problems.

You see this recession, is closing down whole industries, not so help full if you have been doing the same thing for 20 years. A little bit different if you are a school leaver with no experience of work but what I am going to explain will work for both and all situations, so lets begin.

Find a corner of your House, or a quiet coffee bar, a library, somewhere you can sit comfortably with a blank sheet of paper pencil and begin to draw a circle. In that circle draw a stick man or lady that represents you.
Now using basic mind mapping write down around the edge every skill and experience you have that could be useful for a potential employer.Think of everything that pops into your head go back over previous roles projects part time work. Look in your minds eye how your family friends and those close to you see you and tell you what you do well explore for a few moments close your eyes relax. Breath in four times deep breath hold and release slowly it will relax you stimulate your brain with oxygen and widen your thinking.

Around the edge list outside every skill and experience that could be transferred to another job or industry. Keep going for 10 to 15 minutes get creative. It doesn't matter if you have an up to date CV just keep writing as the answers and ideas come into your mind. Keep going make a separate list on a separate sheet of paper if you need to. Writing it down will focus you mind on producing more and more skills and valuable experiences that you have to offer the world and you will start to begin to see that you are an invaluable human being a unique highly skilled high prized with a wealth of experience. If you are a school leaver or student entering the work place for the first time you may not have experience but you do have skills talents and interests and you have enthusiasm and if you are a student or a schooleaver develop massive enthusiasm even if everyone around you tells you its bleak out there, because you will shine out like a light. It will carry you for miles you will look different and you will be very different and you will get noticed and lack of experience wont matter. If you have experience do the same develop massive enthusiasm.

Now you have your sheet nicely mind mapped simply with ideas skills talents interests potential you can offer an employer. So what next...

If you have a CV, look closely have you outlined clearly your unique selling points about your skills talents experience or enthusiasm , or do you need to modify it. Maybe you discuss this with relative friend or local recruitment centre.

If you haven't a CV perhaps you could start to construct one and approach the same people at first for help here.

Reach into your Library for a free copy of your local paper if you have money buy a local copy of your local paper get the one that is paid for usually around 60p and look in the jobs page. Look at everything consider how you might fit in even if its a different industry, it might give you a fresh start anew perspective it might lead somewhere new, exciting different. Don't worry about the money just think CV or application

When you achieve your interview/interviews, because you have been laid off lost a weeks work and the first interview is only giving you part time money 2 days a week and you used to work 5 go along go and enjoy the experience to gain the experience by practice.

By that I mean develop style, confidence, a great interview technique and self esteem. That's what you will gain even if you fail at interview 1 or 2 you are gaining valuable and insightful experience, interview techniques and the next will be easier. and confidence to go for the next one, and so on.

Be honest and demonstrate where you other industry skill could benefit them

Now if you are successful go to the job even if its lower, or low paid and offer one invaluable simple principle give 110 % effort

Go the extra mile

Deliver more than the role calls for
Get noticed, make your light stand out
Be different to those around you, be more enthusiastic
Work at it like it was your last job

Well done.

You have trained your brain to think differently you have developed an action plan not to be out of work you are trying new things, you are gaining insightful experience you will obtain your reward and you are learning to sell transferable skills. You will get noticed promoted quicker develop new areas skills interests move out of your comfort zone and you will progress again. It might be slower at first but you might have two or three part time jobs to replace one/ You will have variety and choices and new experiences and enjoy the rich tapestry of life meet new people and ultimately your life will be more enriched rewarding than claiming the basic job seeker benefits which whilst they help feed and pay for the road to a new job will not provide the above or that new start and who knows very soon an increased income.

Cant Afford a House ? Is Self Build the answer ?

Here is why this might be the solution you are looking for.

Working part time these days as I do for my Financial Services Company PAS Financial and Mortgage Solutions Ltd, because unlike the mantra the banks are lending they are not as much as they would like you to think they are. Sorry to disappoint but the truth is the truth my rant now over.

I was asked by a client today to explain how they might prepare for a self build property and purchase a piece of land as an alternative to the purchase of rather expensive and overrated properties they had looked at for the past month in Scotland near to Scotland rich oil and Gas fields.

As I worked through this with them apart for the chronic lack of sensible and creative lending that isn't taking place, even in this arena, and despite the husband being a very good lending prospect, as a higher rate taxpayer with a good history and still fairly young too, there is still a chronic shortage of willing and available lenders even considering the proposal.

Despite the lending restrictions,which isn't my clients fault the option is very viable for them to save a considerable amount of money and it could feasibly be a real go project for them.. So on that basis I though I might try to explain in simple term show its possible for an ordinary couple looking into this to start to consider the same option an alternative to purchase the standard way. So they are seeking to embark on what we call self build do it your self build a House basically. Although its wide to factor in professional builders and or project management.

Lending works like this.
Firstly the Mortgage lending would work in the same way as a traditional mortgage except you will at outset be underwritten for a full amount say £200,000 in our example. Now suppose you can find a clear piece of land very important point here is that when sourcing a piece of land for the new home to be built on then make sure its free of all buildings not even a broken shed to remaining.

Consider Finance
Now for Scotland at present a 75% mortgage facility would be provided subject to survey, in England and Wales its possible to raise up to 80% maybe higher in certain conditions. Lending conditions for the Land purchase meaning the client must find the 25% Deposit. So in the case of our example a piece of suitable land purchased at £100,000 could then be mortgaged for £75,000 in Scotland £80,000 in England and Wales.

There are four stages to the building and development. Some may run 5 but in essence these stages are the key basis of project managing each stage allowing for the drawdown of the lending and ensuring contractors payments are made in arrears after each completed stage. After all you as the client will have been underwritten for the full borrowing requirement and the contractor is secure in knowing as a professional skilled workman they will be paid for their work saftley as finance is available
A win win situation in this climate for both parties. As with all projects its all about managing the cashflow and building in contingencies, including whats expected of who and by when and how much the key questions that need to be answered on a day to day week to week basis. Many projects fail because common sense doesnt prevail essential questions havent been thought of or answered and nobody knows whats expected of them by when.

So the Four Key Stages to be Managed

Foundation -Stage
Timber Frame construction or Frame construction
Utility Stage Electrical Gas Water Sewage
Final completion Habitation Landscaping Habitation Certificate

At each stage the lender will re assess the completed work at each stage and advance 75% of the uplifted value. So in our example a piece of land with proper foundations dug may increase from £100,000 to £120,000 meaning potentially the client has the ability to draw down a further £15,000 or £16,000 depending on the loan to vale agreed with lender at outset providing the finance for the completed work and allowing for payment to the contractor

It works the same way through to completion using this 75% or 80% advance means to finance the development at each stage.

The obvious key advantages are the

Reduction of overall House Purchase Costs
Better say and control of your final House Home requirements

Disadvantages

Will require confidence in some form of Project management
Manage Cashflow or it could be a potential disaster

Overall its a very positive outcome for the Homeowner very satisfying rewarding and cost effective if done properly

Evidently if things progress at this pace it wont be long before we exceed and reach 3 million unemployed our younger generation in their 20s will become and live out being the lost generation...

So what exactly is the solution does anyone actually know?

Well Perhaps
The new generation will begin by working in the temporary part time sectors of society, the lucky few that is. Skipping from contract to contract, temporary post to post, across different industries, they will gain immediately. A small income, they will learn to make do in hard times, they will adapt and become more flexible and will learn new skills and have varied experience. They will be equipped to project manage work in short time slots, adapt their finances and plan ahead better than their predecessors, they will learn new survival techniques, better marketing skills and will gain confidence even if they have a degree from Oxford and have to start right at the bottom, with simple tasks like making the Tea, they will make it well and learn to make it outstandingly. They will joint venture, link skills, with their friends colleagues and they will parcel out their work. Their skills will really mean something and become far more transferable. For their employers the work place will become more adaptable, flexible and ready to change.It will become the beneficiary of creative employees who can deliver 110% even if a bonus isn't on the prize list this week.

The lack of opportunity today, will help them to evolve, create new adaptable and flexible skills for themselves and in the process their creativity will start the industries of tomorrow.

The world of the few Lucky Bankers enjoying fabulous Bonuses for gambling and loosing yours and my the tax payers money, will eventually die out become, a relic of the past .People who receive bonuses will receive them for not just doing their jobs well, but doing them outstandingly and will be few. In a sense nature will correct itself and redress the nonsense that has gone before, where somebody can justify a £500,000 pa salary and receive a £3 million bonus for a less than mediocre performance. Finally in our schools just 1 or 2 will be the A stars of the class that year, sorry but life is unfair it is about the survival of the fittest, We wont all be the Doctors and Lawyers of the future and if we become the Bankers we should be grateful that we are well paid as it is. If we cant provide outstanding performance, we should step aside and let the next man or woman. we will all eventually wake up from this bad dream and reality and normality will return instead of the land of stories and make believe, Walter Mitty

The new Industries of tomorrow will have different working expectations for its work force, more people will be adaptable and flexible able to work from Home, Project Manage better and as a result the Backbone in Britain will return to this great Nation.We will once again set our intellect and creativity to work invent design build and make new industries new ideas new exports. More and more people wont need to look for work they will create their own that will be Britain's future and and it will be a better one.

Is this the world of Tomorrow

In these time of austerity and low growth and job and pay cuts, real values can once again be installed in to our blue print.
Values that will transform and help us to go forward we will become more imaginative and more creative and we will grow and step out of our comfort zones as individuals nations and globally

How to save and Find Money in the Street

What if I was to tell you that the street you live on or near or by is littered with money and that if you cant afford to save a bean, just by picking up all the coins and banknotes most people walk past you are leaving a small fortune on the ground.

Well, you might think well if I see a penny, I just walk past it and leave it where it is its not worth picking it up. But i want to tell you why you are wrong so wrong.

Perhaps you are really struggling financially now, perhaps your hours at work have been cut , perhaps you are in debt to Banks and credit card companies. Perhaps you have always wished you could start a Business and perhaps all you need is £50 to do just that. What if I said to you over a period of time you have walked past over £50 you never bothered to pick up.

You know the story Bill Gates, ex CEO of Microsoft, is so rich that if he dropped or found a £50 note on the ground it isn't worth him bending down to pick it up, well that's true because he would have earned significantly more in the time it would have taken him to pick it up. But for most of us you and I that doesn't ring true.

You see I consider myself a lucky person i would go out and about and had the uncanny knack of just looking down at the right time and finding anything from a 1p to £20

Yes its absolutely true i would continually find on the ground very regularly money even banknotes. To date, I have found every Banknote except a £50 although I quite believe in time I will find one of those. Now I am not talking about money somebody who is walking in front of you drops accidentally, that would be dishonest like finding a wallet or purse and not handing it back. I am talking about the coins and non identifiable Money that is around every street corner, every day of the week, where its really finders keepers. If you do what most people wont do and pick it up.

You see in my household it became a joke at the frequency and amount I was finding. I even taught my young son to do it. Its like having a secret antennae it just happens when you least expect it you look down and there in front of you is a 50p and 10p a pounds two pound coin or even a £5 or £10 note.

My 10 year old, has the same ability now I have taught him from my findings and i will teach you also if you are willing to try this out for yourself.

I decided some time ago to keep a record and i did and just below in a few minutes I will show you too.

Here is the last few weeks finding actual coins picked up as I keep them in a tin and bank them every so often in a separate account.

Okay so if you waiting for how do I do this without really looking here are my two tips

Always believe you will find money and will look down at just the right moment to notice it without really consciously seeking it out

Always pick up the money even if its a 1p forget the embarrassment just do it because then the universe will supply you with more 20p, 10p, 50p, one pound coins and so on

Do what I did open a separate bank account and keep a record here is mine. I have in just over 3 years banked £75. Remember I could have walked just walked past that so its £75 for bending down and getting some exercise.

And remember what if you had a business idea you needed to start with £50 and that grew to £50,000 would you be glad you read this and picked up those dirty pennies

Of Course you would so get busy there is plenty out there we all don't live on the same street

I have found at least one £20 One £10 Two fives and several one and two pound coins and this is just since i decided to keep a record of my finds.

Although i have and own a metal detector I haven't found any of this with a metal detector so if you think you need one to do this your are wrong.

THE SALE AND RENT BACK MARKET IS NOW SHUT BY THE FSA

The FSA has temporarily shut the sale and rent back market.

Did this market work? Was it for helping the consumers and was it really ever an effective honest tool to help a distressed family from losing their home.

After their own review found that most of the transactions were either unaffordable or unsuitable, or should not have been sold

Apparently the FSA having reviewed all regulated SRB firms referred one candidate to its enforcement division the others agree to close down or suspend taking on new business or simply closed their permissions (licence to do new Business)

Clearly there was something radically wrong with this model in the first place consumers were put at risk and it was not a workable practical or fair solution to customers losing their homes.

At Green Shoots we do have a practical alternative, don’t go anywhere near a Sales and Rent Back scheme which can logically only benefit the provider. The Suspended Possession Order

In confidence once gain I share of the miraculous happenings for a couple in Surrey I have been assisting to avoid losing their Home. Important point here is their Home not even their House, although yes of course it is actually their House. For over 2 years the family have struggled on trying to exist whilst they live with a Suspended Possession order hanging over them every Day. Let me just explain here this is a legal term for an order which empowers the Plaintiff, usually the lender to be able to force a warrant of Eviction on the Defendants without the need for a court hearing only the legal formality of issuing the eviction warrant for full Repossession usually set for 14 to 30 days from the date of issue depending on how busy the Bailiff is that week.

Living for 2 years with this threat, my Friends and clients were struggling to raise the necessary Mortgage payment to repay the lender and to come up with the additional arrears requirement since Mr G ran a success full Business in 2006 but like many was the victim of the Credit Crunch of August 2007 and the continuation of trying to manage cash flow in a Business where your customers are unwilling and more often unable to pay.

Now logically it absolutely makes sense to sell up your property while you can, consolidate your debts and move forward . Great on paper great advice, but still to rent a property as an alternative costs money and with the continuation of cutbacks and reduced or non existent benefits it seems that this is a close to impossible situation. So after nearly 2 years of this my clients faced the most wonderful of Christmas presents the end in sight and eviction warrant for early January 2012 served up prior to Christmas 2011 enough to ensure you choked on your Christmas Turkey, not that they could afford a Turkey this year.

Christmas Saved the Day

Well with the prospects of such a disaster in place to happen in January and the Eviction to the outside street on January 2012 as a Christian I was overwhelmed myself and I set about prayer and help from friends in the form of prayer, then I set about a course of action for the 1st Week of January 2012, to avoid the Eviction on the 2nd week of January 2012.

As for the couple concerned they also turned to prayer and Mr started to come to church, which was great news. Now the maths didn't work properly as is usual with my Recovery work you see i absolutely believe in working with logic and due legal processes and the Professionals but when they give up or advise its hopeless my job becomes harder, because I have to work beyond logic and what the numbers tell me and step in to the grey zone the Non black and White and find a way.

As it was with this case with a requirement for over £7000 to be paid in full under the breach of terms of the Suspended possession order of Mortgage Arrears and the client not having access to this money in the required timescale i needed to get a court hearing booked and did so for the 1st week of January 2012. From a recovery situation with a discussion with third party legal advisers i could at least get the right back to this couple to have the control and choice to sell their property that was all i could perhaps hope for and fight with them for and so i explained just that.

Now it had transpired as I advised that the family should approach and tell their immediate family the bad news and then try to get them to rally around them. I have found this is difficult because in general terms British people in trouble especially Financial don't want to talk about it less alone share it. My belief is that if you don't give people the chance to help you before the tragedy of losing your home it isn't much good being told after the event they could have helped if they had known that must be like the roof caving in for a 2nd time. So Christmas time actually was they key to this and it just stepped in. The delay meant the bailiffs couldnt come out until January despite the cunning lender seizing an early Christmas present and using Christmas time as a chance to end their long tested patience i will admit on a 2 year Suspended Posession order, but not going about it this way is where I beg to differ.

The Son had just returned from abroad on a Business Deal having £4,500 in cash just before Christams the father was unaware of, which was to save for a house deposit with his partner. The father Mr G spoke with the immediate family including the son and agreed to borrow the £4,500 temporarily, meaning their would be something constructive to talk about at the awaited court hearing and something to encourage the Lender to call of the eviction warrant.

Going to Court on a Wing and a Prayer

I arranged for a meeting with the Son oversaw the transfer of money to the Lender and approached the Lender to explain with a week to go until the eviction on £7000 we would need to get the eviction warrant for repossession lifted. They insisted they wanted £5,000 which meant Mr G was still no nearer to getting the eviction warrant lifted and the Lender was at an additional stressful time seeking to impose additional restrictions and requirements against Mr and Mrs G. So for the sake of the court hearing and £ 45 cost we set about applying for the court hearing. I had to make a further call just before we took the decision with Mr and Mrs G to speak with the lender when we had arranged to have £5000 in total available with the further imposition of arranging the transfer of the money. Upon this phone call the lender decided they had made a mistake and we would need now £6,200 to be less than 2 months in arrears a technical breach of arrears.

In one of the most difficult meetings i have ever encountered as i was ill with severe toothache and pains in my face having just got over very bad flu, we set about the decisions to be made against a seemingly unhelpful and confused lender. I explained that Mr G not in the position of being flush with cash would be unable to seek legal advice or get a solicitor in the time scales but be assured I would ask seek and get a court hearing for them in 3 days , to ask for a kind and friendly Judge to see the reasons for not putting this couple on the streets of leafy Surrey.

Christmas had once again saved the day over the Christmas period Mr G had become a a regular at Church and although people around him were very un aware of the plights around the corner for them, people knew who he was and his enthusiasm to help and serve as a new church member

So it was a fateful Monday I took the decision to go ahead with an application for a court hearing on a wing and a prayer in excruciating pain to my face and Teeth , I made the half hour journey to the Court House, only to be told with the cutbacks the court wast shut as it was afternoon and we were their 1 hour to late.

In desperation and in so much pain I looked up in the air to the ceiling and in my head shouted to God do something I am desperate and tired and fed up and scared for my friends.

And guess what he was actually listening . Right their in the entrance to the court a security guard with a heart of golf heard and felt the plight and somehow got a message to an Angel of a lady who approached us both and asked what the problem was. I was now in so much pain i couldn't even think straight less alone apply for the usual court hearing i am now used to doing. She took note of the facts told us both we where absolutely doing the right thing and even asked when exactly would we like the hearing wow.. Yes she actually put the slot together first thing Thursday morning 3 days later exactly the optimum to give as the fairest chance of being heard and having proved we had done our best. But wasn't all when God foes to work its like a tidal wave my friend and fellow Christian phoned and said to me you aren't going to believe this i said try me..

People around the community thorough the church had got wind of Mr and Mrs G s plight
and there was in operation pledge and money transfer of up to £2000 when did we need it.
Then the phone rang for Mr G it was news he had been awaiting for over 6 months a big piece of work was going to go ahead he was elated and relieved I was gobsmacked and my pain in my teeth and face was abating.

The miraculous had occured. On Wednesday night at 4.30pm we finally got the lender to agree and accept £5000 cleared funds I authorised a transfer from pledged funds of £900 to make the £6200 figure to be met for safety and proceeded to walk into Court on the Thursday to collect the court order to remove the warrant as experience sadly has taught me not to trust what people say get hard evidence.

There is a glimmer of light at the end of the Tunnel this is absolutely true and is still ongoing .

God willing this will be a real story of Miracles to a very desperate situation i am amazed myself by what i have seen and to God be the Glory.

A Real live Case, Real Couple in Debt Distress Facing Reposession soon in Modern day Britain in leafy Surrey Day 1

Day by Day Account of a real distressed Surrey Family receiving help from The Green Shoots of Recovery, but facing the reality that time is running out and homelessness is the reality and price for failure at this stage.

Okay to protect the identity of this Surrey Family I will call them Mr and Mrs , only
The bottom line issue, is Mortgage Arrears and facing Eviction Reposession for Mortgage Arrears of over £6,000.

As a first step in using my 3RS approach,

Resolve

Right Track forward.

I have met up with Mr, at his home Mrs is still yet to be told of the problem,the family is facing I have therefore suggested that Mr, tells Mrs, the whole story the bad news as part of the healing process and stopping the aftermath of the blame game whoose fault is it???

The diagnosis and the interogation isnt going to get hold of the problem or the solution for that matter. I know to have any chance to help them I have to get them on board with me fully engaged quickly as I need them to give this problem 110% effort to avert the current course of homelessness...
So I quickly explain as a Christian I feel the need to pray for wisdom and guidance to help this situation right now and Mr accepts and listens

I pray with Mr, today for wisdom, then I go to work first the lender who is frankly very un helpfull in the first instance and therefore needs me to call the solicitors to discuss the eviction order awaiting my clients.They agree to speak to the lender and promise to come back to me with the relevant information, the basic mathematics how much is owed in total why the heavy handed approach and so forth. They are receptive and helpfull and co operative but like most solicitors sadly lacking in the follow up they forget to phone back. However perhaps I can forgive them within 15 minutes a call comes back from a more senior and helpfull gentleman from the Mortgage Lender.
On behalf and speaking for the client I advise that I am a qualified Mortgage Broker for my sins but also recovery expert, here to help the client and lender reach agreement and we seek to negotiate a settlement for half an hour on the phone.
One hour later we have arrived at a proposal for a £1500 payment lump sum against the £6000 plus arrears and a payment of the current mortgage in July 2011. This is progress believe me my client is in my opinion at his tougest point, right now its his toughest ever eveing assignment for homework.
Here is why

1 He is advised by me to tell his wife the bad news to be honest.
2 He has to seek family friends help begging letters etc to get his £1500 lump sum together.
This is because it gives friends family chance to help, say no if they have to but at least if he lost his house he can look them in the eye in the future knowing he had faced up to his situation and given his freinds the chance to assist and not having a conversation in a pub with one of his mates saying I would have lent you £100 if only you had told me.

Despite the lender wanting and saying they would help assist they still want to hold the eviction action in place through the solicitors and so in response, we advise just in case like them we will hold onto the security of a court hearing court hearing to try to stop the eviction going ahead as a finalback up plan.Two Hours later I am pleased with the small progress and the honesty of the situation and my customer says he feels a bit better slightly, lighter thats great news these are his darkest days he will see that shortly prayfully. Tonight will be his tougest and by getting him to face and deal with the small issues underguidance he will restore his confidence in his ability to reach a resolution and conclusion and regain the intiative
Most importantly as there is over £100,000 of potential equity in the property very important the family retains total control of future potential sale of the property not a third party.
When Mr goes to sleep eventually tonight he can know help will be available to him
This is paramount and key in this situation knowing you are not alone....

Day 2   Got to get a Court Hearing
Tomorrow is going to be a court visit lodging a £40 form to seek a hearing in front of a judge back up plan whilst the lender holds theirs in place only fair really.
Okay here we are day 2 a visit to the court and a £40 fee, inflation its just increased form £35, has just been paid an a court hearing has been arranged a safety net to couneract the lenders reluctance to life an eviction order. As for telling his wife Mr still has to tell Mrs the bad news. To help out i have asked one of my current clients who has just gone through this stage having to ask over 17 people in order to raise £5,500 around the world and suceeding in his task to call Mr and offer some words and comfort and empathy as he is still in this situation of potentially loosing his house
For me the idea that Green shoots could actually provide a self help mentoring type arrangememt, where real people in distress can help assist and advise other real people in distress is just starting to become apparent.
This is really exciting and is convincing me whats lacking in Britain is a mentoring self help mechanism for people in this situation, where people who relate to each others distress can exchange ideas help but the stronger life and help the weaker.
Having someone facing the same as you who is facing it dealing with it and gradually helping to lift up his fellow man is fantastic....

Day 3
Yesterday I successfully arranged for one of my Clients who has just been to court with me having found a condiserable sum of money in time to avert eviction and reposession to mentor my friend Mr in similar distress. They began a conversation yesterday and although they live 4 miles from each other I know I have done the right thing, allowing each the choice to talk to each other and yet they can both help each other, this is the mentoring idea in action. Because of Data Protection and the need not to discuss confidential personal information they are free to discuss their respective case histories with each other my Green Shoots involvments and free to individually come back to me for ongoing help, advice etc.
This programme I now intend to role out across Surrey in the coming weeks
We are stifled with bureaucracy in this country, to the point we could be restricting people from getting quick help proper help fast....

Day 4
A conversation with the lender today in preparation for a court Hearing this week organised by myself as a safety net and vack up plan if necessary to ask for the courts help in obtaining more time. My client owes more than £6000 in arrears payments on their Mortgage, i have managed to secure a deal for the client to have to find £1500 continue from July with their normal mortgage payment and £200 extra on the £800pcm mortgage payment. Thats a tall order when you have to figure out where to get £1500. I then seek about mentioning to my local church home group the clients basic need for prayer only disclose no personal information other than the first intial of their name and they receive no less than 10 people praying for help.

So we await and see the progess...

Client has finally told his wife now just as well as party to the mortgage the court hearing papers have arrived. My advice to anyone in this situation is part of the process of dealing with the overwhelming problem is to figure out what part is holding you back from facing your fear head on and dealing with it. I pressed my client for 2 days to say you must tell your wife the truth, the reality even if she cant deal with it right now and then get back to focusing with me 110% on the solution to the problem.
A call later, tells me my client has now raised over £700 in cash against the £1500 required, so it looks like we are making steady progress and I am resolved that these good people are not going to lose their Home when I   am on watch.
This has been my clients darkest hour but with a combination of work, payments up front from their Business Clients and admitting where your at, asking family and relatives for help, i.e money on loan gifts of money etc, which isnt easy to face, my client is getting back control of the situation and feeling empowered again. This is vital to restoring shattered confidence and not feeling isolated and has put them back into the fight to keep control of their property.

3 Hours of discussions amd proposals with Client Mr and Myslef numerous phone calls to the Lender and solicitor we arrive at a resolution for the client to have to find £1500 lump sum prior to the eviction next week and the Mortgage monthly payment plus £150 towards the arrears
On the previous days of asking begging and working my client has arranged £900, payement to the Lender today and banked a cheque for £500. The next day we have a Court Hearing Booked.

Day 7

Success at last and a real result.
I attended the Court Hearing this morning which i instiagted on behalf of my client as the Lender was unwilling to remove the Eviction Warrant and therefore allowing the Bailiffs free rain to come and put my family on the streets of leafy Surrey.

Common Sense prevailed and we today got the Eviction Warrant lifted so that when the final money is paid next week my Client can catch up and get a good nights sleep.
I thank the fact we do have judges with common sense, but not enough. Still my client is elated and we go for a cup of Tea.

The satisfaction I feel is immense thIS was a worthwhile morning
Looking back this is remarkable we have saved Eviction in under a week as I only met up and started this project 1 week ago.

The Big Society In Action but not in the local Council

The Big Society in Action

On the theme of recovering people, I have another case of debt distress involving Council Tax with the local authority and the Bailiffs with whom the local council have every confidence unfortunately I don’t share their enthusiasm and rightly so.

My customer complained that the said Bailiffs used by the council to recover council tax arrears where operating a rather shoddy practice of not turning up when agreed and my client was losing income taking time off from work.

In a discussion with my local council Recovery Department, I put this point to them only to be told they were very good no real problems with them after relaying the above information to the official.

Then I pointed out that the bill, red letter from the bailiffs, demand for payment didn’t have an adequate breakdown of the total figure, so we couldn’t establish if this was correct or not. Again it was pointed out the excellent bailiffs, had delivered good service to the council, it struck me that perhaps with their Rose tinted specs, they didn’t want to hear the bad critical news I had to offer for my client to them.

Then I explained the breakdown didn’t allow the customer to check the amount of the demand payment and couldn’t ascertain it was correct, surprise again that I should even think it to be wrong

After a few minutes deliberation council official rings Bailiffs office to find bill for £500 is only overstated by £200, the same efficient careful considerate Bailiffs in question i had dared to question were not as good as the Council would like to believe and perhaps my clients points were valid.

My point is are these players in David Cameron’s Big Society, just spectators, rather do they suffer from the delusion of their own genius and value that allows their Ceo to collect a salary of at least twice the Prime Ministers. Perhaps David Cameron would be advised to take a good look at our local Councils value propositions for tax payers and efficiencies and general flexibility to learn from admit mistakes willingness and ability to correct and put things right, especially when it involves sorting out inefficient third party suppliers. They need to scrap the need to hide behind bureaucracy and that’s the way we have always done it that’s the people we have always used. It seems to cloud one’s ability to listen and to see the obvious.

A few "green shoots" of economic recovery.

Since then it seems everyone is searching for them except for a few bankers whose increasing bonuses and salaries have convinced them they will no longer need to seek them. But for the rest of us a glimpse of an upturn in our economy would be a real sense of relief.

For the past few months well over 18 months to be precise I have succeeded in adopting a hand holding approach with the help of relevant professionals in my local area to assist individuals people and small SME Businesses to a point where they can see light at the end of the tunnel, re structured their businesses, stopped the bailiffs evicting them from their homes kept their cars for work and given them back a sense of proper worth, self respect and dignity.

The next step, plan is that in Dorking where I set this in motion we are about to embark on a small group meeting of some affected individuals, at their choice and discretion to share encourage and help others who are going through, have been through or are in the same Hell, so as to encourage a self help type programme and possible mentoring relationship with each other. The Mentoring idea not new not rocket science simple and effective. One Surrey familiy linked with another where both famlies go to bed at night with Suspended Posession orders over their homes to contend with. Perhaps their first conversations with each other is about how to deal with being awake half the night or dealing with sickness from worry.

In my opinion this has encouraged people to look at picking themselves up taking responsibility facing up to their situation and moving forward on a more goal orientated and structured basis.

Whats clear and evident is that the people I have personally been helping come from all age groups, professions, walks of life and often just need someone, who will be with them through the whole process. This has been tested in full as I have personally now attended court for many of them personally , as a Mackenzie Friend, when solicitor help, was either un available or cost prohibitive. The results were often positive. We were able to delay legal proceedings; repossession dates to enable time to put plans in place seek alternative arrangements again building hope, a way out and restoring the persons self respect and dignity

So what is the Green Shoots Concept all about?

Well as a trained professional from the Finance Industry with over 25 years experience I am convinced we can as a Country do more to help those in this unfortunate situation and we can make a real difference in these people’s lives. With personal debt levels at over £1.4 Trillion its strikes me there are a lot of people, who frankly need this help some so far into denial they don’t realise it yet?

So my principle is to offer support to walk as far as we can with them, share their load and show them how to fish or refish rather than throwing them a fish as to often to me the current Business solutions on offer, are nothing more than sticking plaster used for a gaping wound.

So what is that we do that makes us at Green Shoots so different?

Firstly

We are more flexible I don’t just come to the table from Finance or Recovery but both and with strong Christian applied principles, we can move quickly in different directions, between the two

Secondly

This gives people what they want and need first a chance to off load with sufficient time to be listened to, that’s before any practical plans solutions, or consultations with professionals is on offer and a chance to way up all the options.

Thirdly

If there are none as it’s too late or very desperate then a helping hand to realisation of the options prayer and support. Question does it work?

I should say so, just ask like the lady losing her car with only prayer left £10,000 turned up rather unexpectedly and saved her car paid off all the finance and bailiff charges, quite a result.

Then logically we apply the 3 Rs approach
