average sale price&lt;/span&gt;&lt;/b&gt;&lt;b&gt; of single family homes in San Diego
County declined the third quarter of 2011 by -3.8% compared to the third
quarter of 2010. &amp;nbsp;The attached home
prices were flat from year to year.&amp;nbsp; Relative
to the second quarter of this year, the prices for single family homes are down
-2.2% and attached homes are down -3.3%. &lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;span style="font-size: small;"&gt;
&lt;span style="font-family: georgia,palatino;"&gt;
&lt;/span&gt;&lt;/span&gt;
&lt;p&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;&lt;b&gt;The
year to year seasonal trend in &lt;span style="text-decoration: underline;"&gt;home sales&lt;/span&gt; in San Diego County can be
observed in the chart to the right.&amp;nbsp; The
most interesting observation is that single family home sales are up this year
in the third quarter by 7.1% compared to last year.&amp;nbsp; Whereas attached homes are flat compared to
last year.&amp;nbsp; For this year third quarter
sales are down slightly compared to the second quarter which is a normal
seasonal trend.&lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;span style="font-size: small;"&gt;
&lt;span style="font-family: georgia,palatino;"&gt;
&lt;/span&gt;&lt;/span&gt;
&lt;p&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;&lt;b&gt;&lt;span style="text-decoration: underline;"&gt;Distressed
sales&lt;/span&gt;&lt;/b&gt;&lt;b&gt; in the third quarter were reduced to 45%,
with 25% short sales and 20% foreclosures which is exactly the same as the
situation a year ago.&amp;nbsp; Hence, it appears
we made no progress in ridding ourselves of distressed property over the last
year.&amp;nbsp; It is real obvious that we will
make no progress in reducing distressed property sales until the economy turns
around and real jobs are created. &amp;nbsp;&lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;span style="font-size: small;"&gt;
&lt;span style="font-family: georgia,palatino;"&gt;
&lt;/span&gt;&lt;/span&gt;
&lt;p&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;&lt;b&gt;&lt;span style="text-decoration: underline;"&gt;Mortgage
interest rates&lt;/span&gt;&lt;/b&gt;&lt;b&gt; are in a free fall as indicated in the
chart.&amp;nbsp; Just when you think they could go
no lower they do.&amp;nbsp; We have clients that
are getting a 30 year fixed rate mortgage at 3.875%.&amp;nbsp; What a buying opportunity we have today in
one of the most treasured assets.&amp;nbsp;
Several people are buying homes as investment property for future
retirement as you can have positive cash flow from renting right away even with
a mortgage and 25% down.&lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;&lt;b&gt;As
the summer draws to an end the remarkable thing in the real estate market is
that interest rates continue to fall. &lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;
&lt;/span&gt;&lt;/span&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;&lt;b&gt;The
average sales price of detached homes in San Diego county is down -3% compared
to this time last year.&amp;nbsp; Attached homes
are actually up 6% in the same time period.&amp;nbsp;
Month to month detached homes are down slightly by -2% while attached
homes are up 8%.&amp;nbsp; Remember, this is an
average for San Diego County and every area responds differently. This increase
is likely price point driven.&lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;
&lt;/span&gt;&lt;/span&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;&lt;b&gt;There
were 2,841 homes sold in San Diego County in August which is up about 2% compared
to this time last year.&amp;nbsp; However, 1,305
were distressed sales with 25% short sales and 21% foreclosures.&amp;nbsp; &lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;
&lt;/span&gt;&lt;/span&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;&lt;b&gt;Just
when you thought interest rates could not go any lower take a look at the
chart.&amp;nbsp; As of this writing, the September
rate for a 30-year fixed is 4.17%. What an opportunity to buy or refinance a
home.&amp;nbsp; However, there is a huge amount of
documentation required by the lenders now, so you must be patient with your
loan officer who has to follow the new rules imposed by the government.&lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;&lt;b&gt;The
average sales price of homes appears fairly stable over the year, but that does
not give the full picture.&amp;nbsp; If you
examine the chart at the bottom it is apparent that the price per square foot
has fallen over the last year which means that for a given size home the price
has declined.&amp;nbsp; It has declined -4.8% for
single family homes and -3.1% for attached homes.&amp;nbsp; Remember, this is an average for San Diego
County and every area responds differently.&lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;span style="font-size: small;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;
&lt;/span&gt;&lt;/span&gt;
&lt;p&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;&lt;b&gt;Home
sales for single family homes have increased by 5% compared to this time last
year whereas attached home sales have declined by -7%.&amp;nbsp; Good news, distress sales fell this month to
44% with 23% foreclosures and 21% short sales.&amp;nbsp;
&lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;span style="font-size: small;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;
&lt;/span&gt;&lt;/span&gt;
&lt;p&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;&lt;b&gt;Homes
are selling as it is a buyer&amp;rsquo;s market with incredible prices and the average
30-year fixed interest rate is now 4.54%.&amp;nbsp;
It is actually less costly per month to buy a home than rent it and that
does not include the additional savings from tax deductions for income and
property taxes.&lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;/span&gt;&lt;/span&gt;
&lt;p&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;&lt;b&gt;If

average sale price&lt;/span&gt;&lt;/b&gt;&lt;b&gt; of homes in San Diego County declined
the second quarter of 2011 by -1.5% compared to the second quarter of 2010. &amp;nbsp;Relative to the first quarter of this year,
the prices for single family homes are up +1.2% whereas attached homes are up

year to year seasonal trend in &lt;span style="text-decoration: underline;"&gt;home sales&lt;/span&gt; in San Diego County can be
observed in the chart to the right.&amp;nbsp; Home
sales are down compared to the second quarter of last year by -5% for single
family homes and -13% for attached homes.&amp;nbsp;
For this year second quarter sales are up approximately 30% compared to
the first quarter which is a normal seasonal trend.&lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;
&lt;/span&gt;&lt;/span&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;&lt;b&gt;&lt;span style="text-decoration: underline;"&gt;Distressed
sales&lt;/span&gt;&lt;/b&gt;&lt;b&gt; in the second quarter were reduced to
47%, with 24% short sales and 23% foreclosures, compared to 54% in the first
quarter which is a good sign.&amp;nbsp; However,
these distressed sales are at about the same level as they were a year ago and
we are all wondering when they will go away.&amp;nbsp;
It looks like it will be sometime before they decline.&amp;nbsp; A look at the home pricing forecast in the
next chart might give us a hint.&lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;
&lt;/span&gt;&lt;/span&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;&lt;b&gt;&lt;span style="text-decoration: underline;"&gt;The
US Housing Price Forecast&lt;/span&gt;&lt;/b&gt;&lt;b&gt; by a group of 108 diverse experts in
real estate is shown on the chart to the right.&amp;nbsp;
It indicates a -3.52% decline this year followed by positive increases
the next 4 years.&amp;nbsp; It looks like the end
of the second dip in home prices is this year or early next year where we
should reach the bottom.&amp;nbsp; With the home
prices at or near the bottom and interest rates still less than 5% indicates this
is the greatest buying opportunity in many years.&lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

average sales price of homes appears fairly stable over the year, but that does

has fallen over the last year which means that for a given size home the price

for single family homes and -7% for attached homes.&amp;nbsp; Remember, this is an average for San Diego
County and every area responds differently.&lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

sales have declined this month by&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;-14% for single family homes and -20% for
attached homes relative to this time last year.&amp;nbsp;
There were still 2,814 homes sold in May with 24% sold as short sales
and 23% as foreclosures.&amp;nbsp; &lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;/span&gt;&lt;/span&gt;
&lt;p&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;&lt;b&gt;Homes
are selling as it is a buyer&amp;rsquo;s market with incredible prices and the average
30-year fixed interest rate is now 4.51%.&amp;nbsp;
It is actually less costly per month to buy a home than rent it and that
does not include the additional savings from tax deductions for income and
property taxes.&lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

mentioned last month, the price per square foot for all homes has decreased -6%
over the last year.&lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;&lt;b&gt;Home
sales have increased to a total for the month of 2,872 sales which is the same
level as the month of April last year.&amp;nbsp;
Homes are selling as it is a buyer&amp;rsquo;s market with incredible prices and interest
rates below 5%. &amp;nbsp;&amp;nbsp;The most affordable
market in 40 years. &lt;br&gt;&lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: georgia,palatino;"&gt;&lt;b&gt;Distressed
property sales accounted for 48% of the home sales last month.&amp;nbsp; This is a welcomed decline from the first
quarter numbers of 54%.&amp;nbsp; Short sales were
25% of all sales whereas foreclosures accounted for 23%.&amp;nbsp; &amp;nbsp;This is
more in line with what was observed last year.&lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
