Kramer Construction Update!

The Kramer Place building and site are really looking good!! Here is a construction progress update.

SITE:

Asphalt paving will be complete by the end of the week
Landscaping is 50% complete
Temporary trailer is gone
Permanent security fencing will be installed by the end of next week

BUILDING:

First floor sprinkler system final inspection is next week, once complete the entire system will be ready to go
Site lighting is installed and on a dusk to dawn photocell control
Fourth floor is completely drywalled and drywall finishers will be starting this weekend
Interior trim finishes will begin in a couple of weeks

The construction fences have come down and the building is really looking good! The Kramer Place Superintendent has reported the following status on construction progess.

Building exterior caulking is complete
Drywall hung on all 2nd floor unit walls & ceilings
Exterior lighting is on the building and the pole lights in the rear are installed and on
Rough plumbing, electrical and mechanical systems are complete
Building sprinkler system is complete and waiting for final test
All concrete work is complete
Asphalt paving is scheduled for the 2nd week in September
Irrigation system being installed late this week or early next week
Landscaping to be installed next week
Permanent fencing at the south end of the site will be installed 2nd week in September
With the exception of the 2nd & 3rd floor balconies and painting, the exterior of the building is complete

"As of Thursday, August 2nd, the exterior of the building is complete except for the caulking and the balcony painting. All of the balcony rails & garage security grilles are in. The roof is complete except for a little more flashing & caps. As this project continues to shape up, stay tuned for other 'building completion' updates."

The Design of Kramer Place

Highland and F.A. Goodman Architects set out to create a structure that would respond to the character of the area. Keeping in mind the rich ethnic heritage of Italian Village as well as its industrial past, Ted Goodman and his team of Architects and consultants wanted a building that would do what he calls "remembering". Many Italian Village residents were employed by the railroad or by the nearby Wonder Bread Bakery, Jeffrey Manufacturing Company and the Smith Brothers Hardware Company, from the late 1800s through the Great Depression. The building is intended to act as an architectural transition from the boxy industrial buildings to the south, to the residential-scaled buildings to the north. Therefore, Kramer Place Condominium's facade changes dramatically from south to north, thus re-establishing the 4th Street "edge" of the past. Utility-sized brick and large banks of square windows, emulate the factories and manufacturing plants that stood in the area for over 100 years. The northern portion of the building has lower sloped roofs, dormers, lighter colored brick and accent bands which deliberately and effectively relate to the residential scale of the neighborhood. By combining a variety of materials, textures, details and fenestration, the architecture of Kramer Place Condominiums weaves together industry and artistry, the past with the present.

Kramer Place Condominiums bring new life to Italian Village
Highland Management Group breaks ground on new condominiums

For immediate release 7/7/2006

Columbus, OH - Just blocks away from downtown's Short North art district and the newly added I-670 cap, Kramer Place Condominiums, a new four-story, 46-unit building currently under construction, will bring urban living to Italian Village.

According to developer Highland Management Group CEO Scott Mallory Kramer Place takes its name while paying homage to the former Kramer Paints store whose space the condominiums replace. Kramer Paints provided Italian Village with gallons of hues for years until the property was sold to Highland Management Group for redevelopment.

Mallory said Highland recognized the historic presence Kramer Paints brought to the area and will maintain the architecture that represents the flavor of the former industrial space along with European architecture. Kramer Place will "be historically responsive" said Highland's Vice President Construction Services Dann Goodson.

Mallory said Kramer Place will be open to residents in the spring of 2007 with pricing for a variety of floor plans starting at $180,000. The second and third story condos will provide one and two-bedroom units ranging from 1,000-1,200 square feet. The fourth floor houses penthouse units featuring glass fronts and terraces.

Goodson explained the Fourth Street and First Avenue address, just across the street from Jeffrey Place, will make city living convenient for residents.

"A secure, gated garage will offer ample parking, often hard to find in other downtown or surrounding condominiums," said Goodson. "Retail space with an outdoor piazza on the ground level aims to bring a sense of community to the area; an ideal rooted deep within Italian Village's history," Goodson added.

Former denizens of Italian Village were able to work and live all within the same community. Wonder Bread, Jeffrey Manufacturing and the Smith Brothers provided thousands of jobs in the late 1800's and through the Depression. Kramer Place Condominiums and other similar construction in the area will bring this livelihood back to Italian Village said Goodson.
