This week I interview Mark Gagner of Bridge Equity Group. Mark and I talk about his path as a Silicon Valley tech owner to a property flipper/investor.

One of the things that Mark prides himself on is his relationships with agents. He knows they are the life blood of his business. As a fellow licensed agent himself, he still chooses to buy and sell with agents as he understands the value of having professionals do what they do best!

In this episode Mark shares some of the secrets of his investing, but more importantly he shares how he finds his deals, how he rewards the agents who find them and how he makes it a win-win for everyone in the process.

We also delve into how agents can build stronger relationships with their investors and vice versa, as Mark truly believes that its important to be providing value to each other, and not just in the form of a paycheck.

About Our Guest – Mark Gagner

Mark Gagner is the founder and President of Bridge Equity Group, a multi-faceted real estate company investing in both single and multi family properties. The business focuses on singe family fix and flips in N CA and the acquisition of large apartments and student housing in emerging US markets. Currently, Mark owns single family homes in Atlanta, student housing in Philadelphia (12 units/43 rooms) and is a managing partner of Tree House apartments, a 172 unit apartment complex in Longview, TX. His portfolio has grown dramatically in the past two years by pursuing an aggressive strategy of reinvesting RE income back in to new investment opportunities and key partnerships.

Like many real estate investors in Silicon Valley, Mark got his start in hi-tech. To this day, Mark remains President of Gagner-Toomey Assoc, a local manufacturers Representative that sells electronic components and sub-systems to OEM manufacturers throughout Silicon Valley. His corporate tech career began in 1986, however he found his real passion for real estate investing in 2010. In January 2011, Mark acquired his CA real estate license and immediately began buying, fixing and renting distressed single family properties in the Central Valley. A year later, Mark earned his CA brokerage license and was now the proud owner of 7 single family homes in Fresno, all generating returns in the high teens. In March 2012, Mark decided to start his fix/flip business in the Bay Area (Bridge Equity Group) and hire the labor to do the work. Projects have consistently earned capital returns in excess of 100%. Mark was introduced to the world of multi-family investing in early 2013, and specifically the Dave Lindahl network of commercial real estate investors. Since then, his buy/hold strategy has been to acquire multi-family properties, including apartments and student housing.

This week I interview Chelsea Phillips about her incredible heart and her desire to make a change. We jump right into how she has sky rocketed onto the real estate scene in Savannah Georgia, and how she has made a name for her self by giving back to her community!

Not only does Chelsea have one the of biggest hearts I have seen, shes one of the nicest agents I know. She has made it her mission to connect with her clients, help her community, make a difference in peoples lives and to save people from bad agents.

She has accomplished all this (and more) by giving 10% of her sales to a local charity of her clients choice and by giving her time to causes that matter. Mike Stott is a “Veteran Coach” with over 34 years in real estate sales. He was licensed at 18 years old, so don’t read that as he’s an “old guy”! This week I wanted to share a video of a training I did recently at one of the local real estate boards. We had the incredible Michelle Hawco (aka The House Mom) who has really found her niche in the “mom community” as an excellent mother, and real estate agent, its no wonder shes having the success shes had.

Then next up we had myself, speaking about, of course, niches. I share where I came from, what I learned in my business and then what I have learned by doing this podcasts. Its actually one of the first times I have actually shared my story and been interviewed rather than being the interviewer on here. I hope you guys like it.

And then we have Jenny Kotulak as she shares her 25+ years experience in the business. As a trainer and office manager, Jenny has a lot of great insights into this business and what makes it work.

This week I interview Rachel Adams of Keller Williams in Sacramento California. If you haven’t guessed from the heading, Rachel has had tremendous growth in her real estate business. She accredits this to staying focused, staying in the game and learning the systems and models.

Rachel shares some of her insights that shes’s learned over the last 2.5 years that have helped propel her to be a mega agent. And she says you can do the same thing!

If you think you need money to make money in this business, have to have a ton of experience or you just have to have luck, Rachel can prove you wrong! She started young, was broke, was working a few jobs to pay the bills and all she had was her drive and experience. She knew she needed to focus and she did. But the results have been incredible.

Edward Peden and wife, Dianna Ricke-Peden, live in an Atlas E site near Topeka, Kansas. Over the last 20 years, they have lovingly transforming a structure designed for war and destruction into a warm and inviting home, they call “Subterra Castle.” Because of the outpouring of interest from the media and other people who desired to purchase similar properties, in 1995 they formed their company, naming it “20th Century Castles, LLC” as a way of saying that missile bases are the 20th Century’s version of European castles. Ed is an historian, former public school teacher, and a self-admitted “workaholic.” He has personally been into more than 70 different sites in varying degrees of repair. Through the Peden’s efforts, they have led 20th Century Castles into a unique position as the nations foremost experts on Cold War era underground structures, buying and selling more than 55 properties nationwide, virtually creating and dominating a niche market.

As mutual friends of the Peden’s they met at Ed & Dianna’s missile base home, fell in love and got married there, and have lived and participated in the community at Subterra. Since 2010, they have brought on 6 missile base sites, responded to countless customer inquiries and currently have sites under contract. Leigh Ann’s background in sales includes retail, B2B, referral marketing, and entrepreneurial endeavors. She also has experience in higher education program management, administration, and student recruiting; project management and is involved with community emergency response.
