 <title>BCREA 2012 4th Quarter Mortgage Forecast And Economic Outlook</title>

 <description>&lt;p&gt;The British Columbia Real Estate Association (BCREA) just released its 2012 Fourth Quarter Mortgage Rate Forecast. Canadian mortgage rates have held steady since the end of the second quarter, BCREA anticipates they will continue to do so over the next year. The yield on 5-year Government of Canada bonds, a common benchmark for 5-year fixed rate mortgages, remains very low and is forecast to rise gradually over the next year.&lt;/p&gt;
&lt;p&gt;The last increase in the 5-year fixed-rate came when the 5-year bond yield was roughly 30 basis points higher than it is today. BCREA&#039;s forecast for bond-yields over the next year - the 5-year mortgage rate is unlikely to rise from its current level of 5.24 per cent until early-to-mid 2013. Moreover, Banks and other lenders will likely be in no hurry to raise rates as moderation in the national housing market further intensifies competitive pressures. The 1-year and variable mortgage rates are also likely to stay flat over the next six months while the Bank of Canada remains on the sidelines. We are forecasting that the current 1-year rate of 3.1 per cent will prevail until mid-2013 while the variable rate will hold steady at the current Prime lending rate of 3 per cent.&lt;/p&gt;

Multiple Listing Service® (MLS®) residential sales in British Columbia are forecast to decline nearly 10 per cent to 69,200 units this year. Stronger consumer demand in the Okanagan, Kamloops and the North is being offset by fewer home sales on the Lower Mainland. In addition, recent tightening of mortgage credit regulations has squeezed some potential buyers out of the market. Reducing the maximum amortization for high-ratio mortgages from 30 to 25 years was equivalent to a 100 basis point increase in the mortgage rate for first-time and early move-up home buyers.&lt;br /&gt;&lt;br /&gt; Most regional markets remain tilted in favour of home buyers, meaning there is ample supply for house hunters. Against this backdrop, home prices are expected to remain relatively stable for the balance of this year and through 2013.&lt;/p&gt;

 <description>&lt;p&gt;OTTAWA, Aug 8 (Reuters) - Bank of Canada Governor Mark Carney indicated on Wednesday that the red-hot Canadian housing market is starting to cool, but said vigilant policy makers, including the central bank, stood ready to take further action if needed. &lt;br /&gt;&lt;br /&gt;The booming real estate market and the related problem of soaring household debt have become the biggest domestic risk for the Canadian economy and a headache for the central bank, whose rock-bottom interest rates have contributed to heavy borrowing. &lt;br /&gt;&lt;br /&gt;&quot;I think an adjustment is beginning in the Canadian housing market,&quot; Carney said in an interview on Wednesday with CTV television in London.  <title>Less Volatility In The BC Housing Market</title>

 <description>&lt;p&gt;According to the BC Real Estate Association&#039;s Chief Economist, Cameron Muir, the British Columbia housing market is expected to underperform it&#039;s ten-year sales average again this year. While this is notably unexciting, the level of consumer demand is nevertheless enviable in many parts of the world.&lt;/p&gt;
&lt;p&gt;The key market driver continues to be interest rates. Historically low borrowing costs have bolstered household budgets and kept prices relatively buoyant. Mortgage rates are unlikely to begin a normalization trend until the end of 2012 at the earliest. Overall supply conditions are expected to be tilted slightly in favour of home buyers. Expect home prices to go nowhere fast, even declining a few percentage points in some of the more oversupplied regions of BC.&lt;/p&gt;

 <title>BCREA 2012 1st Quarter Housing Forecast</title>

 <description>&lt;p&gt;The British Columbia Real Estate Association (BCREA) released its 2012 First Quarter Housing Forecast today. “Modest economic growth at home and abroad is expected to limit growth in consumer demand both this year and in 2013,” said Cameron Muir, BCREA Chief Economist. BC Multiple Listing Service® (MLS®) residential sales are forecast to increase 2.1 per cent this year, increasing a further 2.7 per cent in 2013.&lt;br /&gt;&lt;br /&gt; “While European sovereign debt concerns and a sluggish US economy will continue to impact consumer confidence, strong demand in the bond market is expected to keep mortgage interest rates at, or near, record lows for most of 2012,” added Muir.&lt;/p&gt;
&lt;p&gt;The number of residential sales in the Okanagan are forecast to increase 4.1% in 2012, while the average price is predicted to rise 0.6% to $382,000.&lt;/p&gt;
