Why look at April in June? Well, that’s simply when we get the data from the Morrison School of Management and Agribusiness at Arizona State University’s Polytechnic Campus. Actually I am a bit late to report, also…&lt;br /&gt;&lt;br /&gt;While I have read several blogs and local publication with terms like “turning the corner” or “light at the end of the tunnel”; I prefer to look at April as nothing more than explainable. Before I offer an opinion, let me first put April’s numbers in perspective. In April 2008, the resales were listed at 5585. That is 1250 MORE resales in March 2008 and 730 MORE than April 2007. Surely there’s an explanation.&lt;br /&gt;&lt;br /&gt;With the national unemployment rate up in May from 5% to 5.5%, foreclosures up 7% from April to May, the obvious, gas prices at an all time high, there has to be some explanation for the April spike in resales.&lt;br /&gt;&lt;br /&gt;The most significant change in the market was the changes in FHA loan amount guidelines. Recently, FHA changed the guidelines from a maximum loan amount of $271,050 to $346,250. We also, see that the median home in now $210,000 - a $55,000 drop from April 2007.&lt;br /&gt;&lt;br /&gt;In my opinion, May will look similar to March (4335) numbers. Still, those numbers have yet to be published. With that said, in April, there are areas in the Valley still on the decline: Scottsdale, Peoria, Chandler, and Tempe. While the markets on the incline were: Phoenix, Mesa, Glendale, Sun City, and Gilbert.&lt;br /&gt;&lt;br /&gt;My recommendation for the declining markets is to focus on Property Management. Most people know it simply is a bad time to sell. Sure you can price it right and market it right, but the data will show it may be better to hold on to the property and let a renter assist with the mortgage payments.&lt;br /&gt;&lt;br /&gt;For the inclining markets, it’s the best time for investors to look for a great deal. Many homes on the market have tenants already living in the home. While the market seems to be in a state of schizophrenia there are people taking advantage of market opportunities. As a matter of fact, almost every business owner I’ve met will tell me they care about customer service. &lt;br /&gt;&lt;br /&gt;When I hear someone talk about the fact that they care about customer service, and then I see them fail at it on almost every interaction, I am not normally of the belief that they really just didn’t care.  What my experience has shown me is that there are two main reasons businesses fail at customer service:&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;1.  Businesses have decided to define what is important to their customer versus letting their customer tell them themselves.&lt;/strong&gt; &lt;br /&gt;&lt;br /&gt;When this happens, a business can rate itself “excellent” in its own evaluation of its customer service delivery by executing on some internally-defined metrics.  While they have achieved what they set out to do by asking the “right” questions and “meeting” customer expectation, the actual experience from the customer’s point of view is perceived as “less than excellent” or worse yet, as “poor”.&lt;br /&gt;&lt;br /&gt;While the management team is celebrating high marks on service with champagne in the executive board room, they are losing customers – not only the customer that experienced the less than par interaction or service, but also the customers that she told about the bad experience. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;2.  Management has lost touch with the customer experience.&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;You do not know what your customer is hearing or seeing if you are allowing staff to provide service without ever evaluating interaction, service delivery, or product match.  If your folks are interacting with your customers and you are not listening to phone calls or accompanying the sales team on sales calls from time to time, you cannot accurately represent your customer’s perception.  This is dangerous.&lt;br /&gt;&lt;br /&gt;Never underestimate the value of good leadership.  One of the primary components of good leadership is “expectation by example”.  If you are serious about customer service, let your team see you deliver.  And, let them know you are going to hold them accountable if they don’t deliver at the same levels.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Consistency and Follow Through&lt;/strong&gt;&lt;br /&gt;If there are two phrases that are going to build credibility around your ability to deliver “beat my expectation” customer service, they are consistency and follow through.  With that said, I’d never let them show up in a mission statement or service promise.  Too many people say they do these.  Sadly, few actually do.&lt;br /&gt;&lt;br /&gt;My business partner and I consistently instill one thing into our team:  If you said you would do something, it is &lt;em&gt;fact&lt;/em&gt; that it will happen.  It is not OK to follow through on your word “most of the time”.  If it came out of your mouth, it is law.  I don’t care if you lose your commission or miss your favorite holiday to deliver.  If you cannot count on someone’s word, credibility is shot.  And not just the credibility of the individual that failed – every team member, every colleague, every manager, and every business owner is represented by that mistake.  Don’t ever let that slip.  Not once.&lt;br /&gt;&lt;br /&gt;Now, with the last statements made, I’m realistic and know we live in a quickly changing world and one with high probability of unforeseen variables.  Acknowledged.  That’s OK.  Just don’t over promise.  Make sure that if variables exist, your client is well informed of potential surprises or changes.  If they are unwilling to accept these, perhaps they are not ready for this type of transaction or interaction.  Full disclosure.  Every time.&lt;br /&gt;&lt;br /&gt;Finally, mistakes happen.  Don’t try to hide them.  I recently had an experience when attempting to transfer a phone number from one provider to another.  The receiving provider cared about one thing – making the sale.  After subsequently losing all the phone numbers, the broadband internet service, and digital cable, the receiving provider &lt;em&gt;of the just one telephone number&lt;/em&gt; disappeared.  I couldn’t find anyone to help.  On the other hand, when I finally called the departing provider – the one losing the service – they were all over it on behalf of the NEW provider.  The mistake was made by the new provider.  I couldn’t get anyone to tell me that from that company.  Pricing was right, but so what.  Give me the up and up every time, even at a premium.  All my services are back with the original provider.&lt;br /&gt;&lt;br /&gt;We are in business to serve our customer and to provide the right product at the set expectation for a fair price.  Make sure you continue to evaluate your success in this area. Opportunity.</title><content type='html'>&lt;strong&gt;&lt;em&gt;Investor Opportunities&lt;/em&gt;&lt;/strong&gt;&lt;br /&gt;With Canadian to US monetary exchange rates finally favoring the Canadian dollar (CAD) against the US dollar (USD) – coupled with the decline in US home prices – now is a terrific time for Canadian investors to consider purchasing US properties. The Phoenix area is especially primed to capitalize on this opportunity.&lt;br /&gt;&lt;br /&gt;When taking a one year look-back (March 2008 to March 2007) you really get a sense for how much this market has changed and favors Canadian investment. Consider the following:&lt;br /&gt;&lt;br /&gt;The CAD to USD Exchange Rate in:&lt;br /&gt;March 2007 = 0.85562828&lt;br /&gt;March 2008 = 0.99753111&lt;br /&gt;&lt;span style=&quot;font-size:78%;&quot;&gt;Source: Bank of Canada&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;The Phoenix Area Resale Home Price Average in:&lt;br /&gt;March 2007 = $265,470&lt;br /&gt;March 2008 = $220,000&lt;br /&gt;&lt;span style=&quot;font-size:78%;&quot;&gt;Source: Arizona State University News; April 9, 2008&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;So, the Average Phoenix Home Price Purchased in Canadian Dollars:&lt;br /&gt;March 2007 = $310,260&lt;br /&gt;March 2008 = $220,545&lt;br /&gt;&lt;br /&gt;What this means is that a Canadian investor wanting to purchase a median-priced, resale home in the Phoenix area would have seen a 29% reduction in cost in just one year. In addition, since they will generally need at least 30% down if financing, what they bring to the table is reduced from $93,100 CAD to $66,200 CAD – a much easier pill to swallow. Of course, the lower monthly mortgage payment helps as well.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;em&gt;Taxation Considerations &lt;/em&gt;&lt;/strong&gt;&lt;br /&gt;While the US market is ready for investment, Canadian investors should make sure they are aware of the residency rules and subsequent tax laws that accompany purchasing, selling, or renting property in the US. We strongly urge you to seek tax advice if you are considering investing.&lt;br /&gt;&lt;br /&gt;There are rules that determine “substantial presence” that need to be understood. By understanding these rules the need to file a US IRS tax return can be avoided. A general rule of thumb would be to not spend more than 121 days in any tax year in the US as a foreign national.&lt;br /&gt;&lt;br /&gt;Finally, you should understand that under some circumstances it may be advantageous to file a US tax return. For instance, a 30% withholding normally applies to any rent paid to Canadians on real estate located in the US. By filing a US tax return and electing to pay tax on net rental income, the 30% withholding may be able to be avoided. &lt;em&gt;Again, seek legal counsel and/or tax advice in these areas.&lt;/em&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;em&gt;Don’t Forget – You’ve Invested in Paradise &lt;/em&gt;&lt;/strong&gt;&lt;br /&gt;Once you have made the decision and understand the risk, rewards, and regulations involved with investing, take a minute to put down your portfolio statement. You get your information quickly and you get your information raw. Let’s take the subject of real estate, for example. I read an article over the weekend in a real estate magazine. The article talked about a market that was hot for investors and families relocating. The amount of readers that took that information to heart just increased home resale prices in that area. Real-time, I can give an accurate and credible tip about a market that is hot and investor ready. For the reader, you get the information as it happens and can make decisions accordingly. I have interviewed many Arizona real estate agents and brokers. In every interview there&#39;s a new view point, idea, and/or strategy that gets me excited about this market. Agents have so much insight into the current market. Forget about statistics or what you read in the local and national papers if they are chasing you out of the current buyer&#39;s market. Just talk to any agent that is beating the streets in Arizona. What I am more sure of than anything is that Phoenix is a hot-bed for investors right now.&lt;br /&gt;&lt;br /&gt;Everyone agrees that a great investment follows the strategy of &quot;buy low and sell high&quot;. It is rare that we can get that many of us together and I usually only see one of my sisters, Meg, one or two times a year.&lt;br /&gt;&lt;br /&gt;I was prepared to update the family with the latest and greatest and was certain that I would get all kinds of questions about my personal happiness and well being. When I walked into the house, Meg – who had heard some about the work I was doing with the Principal Realty Group – immediately cornered me and said: “Hey! Can you hook me up with a really cool trip to Phoenix?!?”&lt;br /&gt;&lt;br /&gt;When I got over the initial realization that the conversation was just not going to be about ME, I became interested in the fact that she was so excited over the prospect of a “cool” vacation in Phoenix. I had some questions to ask:&lt;br /&gt;&lt;br /&gt;Me: So, Meg, why is Phoenix a destination of interest for you?&lt;br /&gt;&lt;br /&gt;Meg: Well, being from Boise, Phoenix is one of the few non-stop flight destinations for us. Southwest Airlines flies there direct.&lt;br /&gt;&lt;br /&gt;Me: Oh, that’s right! You’re from Boise!! So Hades might also be of interest to you as one of the places that would be more interesting than Boise, right? (My family has always loved me for my unending repertoire of comic wit.)&lt;br /&gt;&lt;br /&gt;Meg (to no one in particular): Will someone remove one of the place settings from the dinner table? Bill won’t be eating with us tonight!&lt;br /&gt;&lt;br /&gt;Meg: Actually, Bill! While Boise has its own aura of charm, during the time that those of you in Phoenix are enjoying 70 and 80 degree weather in March and April, we can still get quite cold up there. It would be ideal to get away for a week or so and see Spring earlier than what we are used to.&lt;br /&gt;&lt;br /&gt;Me: So, what would you do while you were in Phoenix?&lt;br /&gt;&lt;br /&gt;Meg: Well, as you know, Steve (hubby) really likes to play golf. He doesn’t know the area so he would need help with what golf courses would be best to play as well as with getting tee times. And, since I don’t play, it would be great if he knew something about the people he would be playing with.&lt;br /&gt;&lt;br /&gt;Me: OK, well what about you?&lt;br /&gt;&lt;br /&gt;Meg: I want to hike. I’ve always heard about Camelback Mountain. I’d need someone to get me to the trail mouth and let me know which way to head. I’m also very interested in the Frank Lloyd Wright influence and would be very interested in seeing some of his homes and work. Being near a pool is important. And, finally, I would really like to know if there are any classical concerts that I might be able to go to when I came out. I have heard Phoenix is well known for its cultural opportunities.&lt;br /&gt;&lt;br /&gt;Meg: Oh yeah!! And spas!! I want to know about the spas!! I may not go, but if we come with friends they will definitely be interested. And, they would like to try a few different spas. They complain about always having to use the spa at the resort and not getting to try other options.&lt;br /&gt;&lt;br /&gt;Me: So you may come with friends?&lt;br /&gt;&lt;br /&gt;Meg: Sure. A family trip would be fun. There are five of us, though, so we need some room. I also travel with a group of friends from time to time. We like to try to stay together and it is great if we can share expense by cooking our own meals and stocking the refrigerator ourselves. We would like this to make good economic sense regardless of how we do it.&lt;br /&gt;&lt;br /&gt;Me: I’m sure I can set you up with the trip of a lifetime. This will be fun! By the way, dinner smells great! I’m starving!&lt;br /&gt;&lt;br /&gt;The point of going over the conversation is to say that no matter where I go, when people know that I’m from Phoenix I always hear something like “Oh, I love Phoenix!”, or “I have always wanted to go to Phoenix!”. I think it can be easy to take for granted when you live here – and I can complain about the heat in August with the best of them – but Phoenix is a great place to live.&lt;br /&gt;&lt;br /&gt;Here are just a few links of what to do while you’re here, whether you are visiting or a regular:&lt;br /&gt;&lt;br /&gt;I have been to a TON of zoos. I was here for almost three years before I went to the Phoenix zoo. I now take everyone that visits there. I was expecting just to see cacti and lizards. It was SO much more than that! My twin sister, Karen, told me that they took entire family vacations hiking to see big horn sheep. We went to the zoo and not only did we see them, we saw them in their natural habitat. It compared data from March 2007 to that of March 2008. Specifically, it reported that the number of home resales was down nearly 20% and the median selling price was down just over 17%.&lt;br /&gt;&lt;br /&gt;As I read this, it occurred to me how bullish I continue to be on both the real estate resales front as well as that of property management opportunities.&lt;br /&gt;&lt;br /&gt;The Phoenix area is experiencing its fair share of the problems associated with the nationwide housing and economic downturns. With that said, Phoenix was, is, and always will be a destination spot for a wide brush of both vacationing and resident demographics. Add to that a high inventory of homes currently available. Opportunity exists.&lt;br /&gt;&lt;br /&gt;Understanding that the economy has forced consumers to closely watch the use of their discretionary dollar, it must still be understood that they will still take vacations. The difference might be that they are driven to well-managed residential properties in groups that share cost as an alternative to high-end resorts and room service. Now add the ability to offer concierge services to make golf tee times, restaurant reservations, and the car service to get them there, and you have a great value proposition. Well managed residential property managers – especially those representing luxury properties – are sitting in the driver’s seat.&lt;br /&gt;&lt;br /&gt;With regard to real estate sales in Phoenix, history has always shown this area to weather market slumps much better than most of the rest of the nation’s major markets. Some of the reductions cited in the first paragraph can be explained by those high-end property owners that remain on the sideline as they anticipate market recovery.&lt;br /&gt;&lt;br /&gt;Home owners need to be presented with creative solutions when faced with their own financial reasons to either sell or rent. For the buyer’s broker, patience as well as understanding the comp market on a REAL-TIME basis is imperative. Before living here I have also lived in Arkansas, Texas, Illinois, Massachusetts, New York, California, and Ohio. I have only lived in Phoenix for just over three years, but I can tell you I love living in Arizona.&lt;br /&gt;&lt;br /&gt;I was recently offered a job to go back to the Midwest. As I considered the opportunity I made the decision that even if I went, there was no way I was going to part with my killer condo in the Biltmore area. I knew I’d always be coming back to Phoenix – even if it was just for vacation – for the rest of my life, and that condo is where I was going to want to stay when I was here.&lt;br /&gt;&lt;br /&gt;With this in mind, I began to search for a company that would manage my property the way I would manage my own property. I knew I needed help keeping it occupied and with ongoing upkeep and maintenance. But I also knew that there were consumers out there that love to come to Phoenix and would love to be in a property like this one. (I’m that consumer!!)&lt;br /&gt;&lt;br /&gt;So, I began my search for a Phoenix Property Management Company that understood the care needed for a high-end property and its owner. I was certain that this same Management Company would also be able to find the consumer that wanted a luxury vacation rental in the Phoenix area. Perhaps this management company would also be able to provide concierge type services to the rental tenant to make sure he came back to use them again next year.&lt;br /&gt;&lt;br /&gt;After calls to half a dozen different companies, including multiple follow ups, I found that not only could I not find anyone to take the property – most of them didn’t return phone calls!&lt;br /&gt;&lt;br /&gt;As it turns out, I’m not taking that job back in the Midwest. As a matter of fact, not only am I not leaving Arizona (ever!), I am now a partner of a real estate venture here in Phoenix.&lt;br /&gt;&lt;br /&gt;Competitive pricing and prudence in dealing with clients and customers in this market is very important. With that said, high-touch customer service is paramount. This is true both for the property owner as well as the tenant. Obsessive follow up and follow through are what build the property manager’s credibility whether they are managing long or short term.&lt;br /&gt;&lt;br /&gt;Owners need to know their property is being cared about – not just maintained. And tenants are more than just a rent check.
