The Late Night Whatifs Of A Real Estate Transaction

When I was in 3rd grade one of my favorites authors was Shel Silverstein. He had a collection of funny poems that not only entertained you but had a message behind it. One of those poems was called Whatif. It was centered around a child laying in bed who couldn't sleep & his/her mind begins to let a bit of paranoia or whatifs invade it. What started as small thoughts of things that could happen to him/her quickly snowballed into pretty outlandish concerns that realistically could not happen.

That's pretty much how the whatifs play out most of time. Small fears quickly grow into a monster of fears if left unchecked by a level head. When buying or selling a home many people lay awake in the quiet hours of the night and let those fears in a real estate transaction overwhelm them and snowball.

Most buyers especially first time home buyers worry about how much the mortgage of the house will be and will they be able to afford it. Whatif the closing cost changes at the last minute to an amount they can't cover and they lose the contract and earnest money. Whatif the homeowners association is to stringent with their covenant, codes & restrictions requiring everyone to paint their house purple. Whatif the school they are purchasing a home in is not the one they wanted for their children. Whatif the ac unit doesn't work or the roof caves in on them the day after closing. Whatif aliens from the planet Lunstra in outer space move in next door and ask to borrow sugar every other day.

Sellers aren't immune to the whatifs either although their concerns may be a little different. Whatif the buyer sends a low ball offer do I have to accept it. Whatif the ac unit starts sputtering two weeks before closing. Whatif the mortgage payoff is more than what you expected. Whatif the neighbors are really zombies and won't allow you to move. Whatif you have to leave your favorite chandelier behind, the one your mother gave you for heavens sake. She will never let you forget you did that! Whatif the homeowners association makes everyone paint their house purple two weeks before closing.

Will you get the whatifs as a buyer or seller in a home sell, (sure you will.) However, there are ways to keep many of them at bay and limit those restless nights. One way is having a great team around you to help you navigate the sell. Most agents are going to walk you through the process and explain some of the whatifs that could happen & ways to work through them or avoid them all together.

As a buyer many of the problems such as the last minute changes to closing cost and fees are a thing of the past. Nowadays disclosures must be seen 3 days prior to closing so their are no surprises. You can also ask the lender to give you an estimate of your mortgage amount for that approval price. Love a particular home in an HOA community? You and I can request those covenants, codes & restrictions to look over and ask questions about the rules before you make a final decision. For your protection as a buyer I would also recommend a home inspection which can give you better insight on the condition of the home your purchasing. You will have time during the contract period to do your due diligence such as checking out the schools and the community.

As the seller if their are concerns about leaving that chandelier or any sentimental or valuable pieces there's and answer for that to. Lets make sure to elaborate on the sellers disclosures what items are staying with the home and which ones aren't. Your realtor will also instruct you to get a mortgage payoff which is different from your mortgage balance.Your mortgage payoff will include a total fee of what is owed to close out the remaining loan. Low ball offers may come remember you can choose to decline the offer or counter the offer. You can also choose to negotiate other terms in the offer that will help keep your bottom line in check. Appliances that go crazy because your selling can be remedied by a sellers home warranty which can be placed on the home when selling it. This home warranty can also be transferred to the buyer at closing.

The No Money Down Misconception!

      Many times we think we have come across a great deal as soon as we see that (no money down!) flashing across the screen. Wow, this is to good to be true!" So you wait on pins and needles the entire week to run down to the store and get whatever has caught your eye for that week just to be deflated at the register. You saw the flashing lights but failed to see the fine print at the bottom of the screen. I have been that girl more than once because I'm a dreamer by nature and my practical side always seems to be delayed or better yet suppressed.

                When it comes to purchasing a home a lot of first time buyers are told they qualify for down payment assistance and there will be no money down. So imagine their sticker shock when they find out that no money down doesn't mean no money out of pocket. So lets make sure when your ready to purchase you have a good understanding of what you can expect.

   When you begin the process with a lender you may be told that you qualify for down payment assistance. Down payment assistance are funds that a buyer may qualify for to use toward the purchase of a new home. It helps alleviate some of the monetary burdens associated with the home purchase. For instance an FHA home loan normally requires a 3.5% down payment. As an example if you were buying a 100k home your down payment would be $3500.00. The down payment program could be used to cover some or all of that cost. That's normally what your lender is referring to when they says no down payment.

   On the flip side there are always other cost associated with a home purchase. Earnest money is one that comes up in almost every transaction. The amount of earnest money varies with each transaction and what has been agreed on. A seller may require $1500.00 to take the home off market while your under contract, as a show of good faith. A builder can typically ask for once percent of the purchase price of the home. It's negotiable but whatever the cost it's not apart of the no money down payment category.

The appraisal is another cost that a home financed through a lending institution will be subject to. Your appraisal could be $650.00 and if the appraiser has to go back out to the property they may charge an additional fee. Lets talk about the home inspection depending on the company you use, the homes sqft and the services they offer the home inspection could start at $350.00. There may also be additional closing cost, last minute charges that have crept up on your credit report and a few other fees that could arise.

I know this has all of a sudden seemed quite daunting. It's not meant to scare you just to make you aware that no money down is different than no money out of pocket. Your lender and realtor will work as a team and help you through the process. You will more than likely have a good understanding of what to expect with the right team in place before you truly begin the process. A good first step is to always set up an initial consultation with your realtor. This way your able to get the facts without the fluff.

Tips to help avoid septic tank disasters

        Now of course there is not a 100% fail proof way to keep your septic tank from ever backing up. However, you can help ensure the longevity of your septic tank by doing a few things to enhance its performance and keep it working more efficiently.

First what is a septic tank really?
    The typical septic tank is a large buried container made of fiberglass, concrete or even polyethylene. Used water from your home to include your bath, laundry, sinks or toilets drain inside of the tank. Some of the lighter solids such as grease rise to the top. Heavier solids settle to the bottom where bacteria inside the tank can partially decompose them leaving sludge. Think of it as an onsite sewage area or system. Just like anything else in your home it must be maintained and cared for. Neglecting a system and allowing small problems to become bigger over time will results in a higher cost to repair or replace.
                  A good start to take care of your system is to find out when the system was last inspected or pumped. If it has been over 3-4 years make an appointment with a qualified professional to have this done. The cost to pump the septic tank is usually under 400.00. Once you have done your initial inspection of the tank and cleaning, plan to do it every 3-5 years depending on the size of your family to help maintain working efficiency.

Shrubbery & trees near your tank can puncture or crack the septic tank walls resulting in leakage. Make sure to clear out any trees or shrubs to close to the septic tank and be mindful of certain trees that have especially deep roots.

        Just like the old saying you are what you eat, the same goes for your septic tank in a sense. If your pouring harmful chemicals down your drain it will upset the balance of good bacteria in your system. This good bacteria breaks down the solids in your septic system. Diapers, feminine products, harsh detergents & coffee grounds are just a few things that should not be flushed down your system.

            Install low flow faucets, toilets and shower heads to help reduce the amount of wastewater. Excess wastewater is one of the main causes of septic system failure. Also talk to your tax representative to see what tax breaks or credits can be given for installing low-flow systems in your home.

If you have a septic tank do not install a garbage disposal because of the solid waste build-up it can add to your septic. This can lead to extra septic tank pumpings and throw off the balanced bacteria used to breakdown the waste emptied into the system.

To sell or not to sell that is the question?!

Over and over for the past few months I have heard many conversations by sellers debating on selling there home. Even though the market has changed for the better many are not sure if they should wait it out for a while longer. The truth is there is no easy answer to this question. The reason for this is everyone's motivation for selling may be different. Some may want to downsize, others may need to relocate to be closer to family, for some it may be a rental property they want to get rid of. The list of reasons can go on and on. A few things you can do to help make the decision for you and your family are below.

* Have a family meeting this will give you insight and valuable input from those it will affect directly.

* Narrow down your reason for selling. This will help you gain clarity on what your goal is. It will also help you think through your decision and stop any impulsive acts that may in the long run not be beneficial.

Have a plan in place. If you were to sell this home where would you move to if it is your primary residence? How long would you need to find another residence. Are you planning on renting or buying after the sell?

Repair cost may be a factor. Many seller may choose to sell the home in as-is condition excluding the required lender repairs that may be needed to pass the appraisal. However as you may know the more appealing the home is the more it could sell for. Are you prepared to crack open that piggy bank & put in a little elbow grease to get the wow effect?

Can you afford to move? Although home values have improved has your market area improved enough for you to sell your home? At the end of the day there is always cost with selling a home. Having to clear the existing mortgage on the home is one of the biggest. Contributing toward closing cost for the buyers. Professional fees such as taxes, Agent fees, lawyer fees, transfer fees to name a few.

Start with a cma. In order to know what your home may be able to sell for you must know what your current market is doing. Have an agent familiar with your area and the home values in that area perform a competitive market analysis. By comparing similar homes in the area that have sold within the last 6 months or less you can have an idea of what your home may sell for.

Great House Plants For The Novice..

       Like many of you I have done my share of laying to rest a vast number of house plants. You buy a bunch of seeds or potted plants with the best of intentions and within a month or two that vibrant green color has been replaced with yellow & brown. The problem may not be that your green thumb challenged you might need to start small.

   I know what your thinking "Why should I care about learning to take care of plants when I can buy artificial ones that don't wilt?" Plants not only add beauty to a room they also provide clean air, boost your mood, improve sleep & lower the risk of illness. All of these are great reasons to invest in a few house plants.

       The Peace Lily-(Spathyphyllium) native to tropical regions of the Americas and southeastern Asia does not need a lot of water or sunlight to survive. Your are able to water this plant once a week. You don't need to over water the soil dampening it should be adequate. The best sunlight for this plant is indirect sunlight. You may also need to re-pot the Peace Lily every 1-2 years.



   The Spider plant (Chlorophytum Comosum) also called Airplane plants are native to Tropical Southern Africa. They thrive in bright indirect light & a good amount of water. Avoid making the plant to soggy. The spider plant can begin sprouting flowers in spring. This may not always be the case depending on the care of your plant. Watch for sticky & yellow leaves as this can be a sign your plant may be unhealthy.

Aloe Vera Plant grows wild in tropical climates & is used for medicinal & agricultural purposes. It requires well drained soil & bright and sunny conditions. However to much sun can burn the plant. Unlike the Peace Lily which is beautiful to look at but can cause a nauseous feeling & difficulty swallowing if ingested the aloe plant is hailed for its therapeutic uses by many.

A few other honorable mentions for great indoor plants are Golden Pothos, Snake Plant, Rubber Tree, English Ivy & Philodendron. As always do your research before buying any of these plants to make sure there safe for you & your family.

The Inground Pool -Pricey or Priceless?

I have wonderful memories as a child living in Orlando Florida playing in the pool until I was a wrinkled prune and loving it. Since the climate was so accommodating many longs days were spent horse-playing at home in the pool. Our parents knew where we were and they didn't have to drive my sisters and I to Daytona or Cocoa Beach every weekend. However, some days it was inevitable because the home pool didn't come with the benefits of making sand castles.

When we relocated to the Peach State I noticed many of the homes in my neighborhood didn't have pools. However a lot of money was spent on functional outdoor patios, decks & gardens spaces. One factor in deciding if a pool is a good investment is location & surroundings. If your living where a pool can truly give relief to certain climate conditions and can be used throughout the majority of the year it could be a great investment. If you purchase a home in a community where many of the homeowners have pools than not having one may put you at a disadvantage when selling your home.
Make sure your pool doesn't take the entire yard. How much backyard greenery will be usable once the pool is in place. Barbecues, parties & holiday gatherings are usually celebrated in the backyard. Many home buyers prefer a large fenced backyard instead of a pool. It's versatile and gives way to there imagination of the perfect oasis. Gazebos, extended decks, garden areas or a small fish pond could be a better way to see a bigger return when selling.

                   The average cost to get your 600 square foot pool installed & up and running can come with a price tag of $30,000 according to NAR. Don't forget about maintenance cost, and pool supplies to keep your pool in working order.

    You should also consider the safety guidelines for your state concerning fences and pool covers. How high does the fence need to be in order to be in compliance with local and state laws? Does the area accessing the pool have to be completely enclosed? A few other factors to consider before installing a pool is the added cost of insurance. If you plan to sell the home eventually what will the lender guidelines be before approving a loan on a property with a pool?

As you can see there are a few points to ponder when thinking about buying a home with a pool or adding a pool. I believe the answer lies with the individuals preference. As always you should do your research before you make a decision on anything that can impact your bottom line or impose a big commitment.

I will always cherish playing in the pool on hot days with my sisters. Arguing over who gets what float toy & pushing each other in the deep end of the pool when our parents weren't looking. The laughter, nostalgic feelings of love & our family gatherings spent around that pool are unforgettable. Although it must have come with a pricey tag for my hard working parents the memories shared there will always be priceless.

Appliances Not Included

This may seem like a minor one but I can assure you its one of the most common problems that can arise during the buying or selling process. A lot of homeowners have taken great pride in upgrading and repairing there homes. New roofing, completing the basement, upgrades in the master bedroom that may include new fixtures, new carpet, double sided windows. Expensive lighting that may include dimmers and adding wall sconces for a more romantic feel. Upgrades to a home can become very detailed and intimate to the sellers needs.

One of the most expensive things on their to do list is upgrading the kitchen. From kitchen cabinets to new floors, back splash and that very expensive appliance package. The sellers have a right to take those appliances with them when they leave. At the very least a seller may have to replace them with something operable and functional before closing only if the lender requires it. Where does this leave the buyers who have fallen in love with the home and adores the kitchen? First let me give each person thinking about buying a home in the future a quick FYI. Never assume the appliances automatically comes with the sale. A lot of buyers think if its there when they view the home its included. Remember if the seller is still occupying the home then he/she will more than likely be using them. First review the property disclosures with your agent. What are property disclosures? It's a brief history of the property from the seller. It includes when the home was built, some of the repairs that have been done by the seller since they have owned it. If there have been any insurance claims on the home and other information. It also includes what will be sold with the home. If the appliances are not included have your agent request that they are sold with the home in the contract. The seller may be willing to this.

If the seller is on the fence about leaving the appliances you must be willing to compromise. A few things you can offer but are not limited to are.......

Increase your purchase price if possible. Remember you will have to go out and buy those appliances after you move in. After earnest money, inspections, closing cost, and moving cost you may be a little tight in the budget. However appliances are a necessity and one that is an immediate need. If you raise the price of the house a little and the seller agrees you can score 2 points. One you avoid additional cost and two the kitchen remains the way you saw it when you fell in love with it.

Forego some of the repairs in the inspection. If there are a few minor items in the report that your able to do after you move in, do them yourself instead of asking the seller. You can save the seller money by doing this and in return you can ask them to agree to include the appliances with the sell.

Volunteer to take care of the little trash or donation items after the move out for the sellers. Now there should not be a lot of mess left over. You shouldn't be looking at a heap of work just a few things that need to be taken to the goodwill or your local trash dump. The seller would more than likely greatly appreciate the gesture and in return you can ask for the appliances. Remember this should be written in the contract prior. Also you and your agent should be specific on what should or should not be left there and how much your willing to take.

Be creative and put yourself in the shoes of the seller. Remember if they choose to leave the appliances they will have to purchase new ones. We all know the feeling of buying something expensive and then having to buy it again for whatever reason. You must be willing to compromise to have a happy closing.

Five things you should never do when selling a home!

For most of us our homes are our biggest assets. When we decide to sell that asset we are looking for top dollar and for the buyer to love the home as much as we have. I believe for every home on the market there is a buyer waiting to find it and claim it as their own. Whether the home is a Colonial, Traditional, Victorian, Raised Ranch, Luxury Home or even a Craftsmen how it shows can make or break your bottom line.

      Literally selling the home as-is.....

It's okay to sell the home as-is you will be surprised how many buyers champion the do it yourself concept. However, as-is should not mean dirty and smelly. For those of you who have worked with me in the past or have read some of my blogs cleaning can be your best weapon in dazzling a buyer. Even on an as-is sale. Do no just limit yourself to counter tops and closets. I can assure you that buyers are looking at corners and baseboards as well. Pay special attention to bathrooms and Kitchens which are two of the biggest selling areas in the home.



Painting the walls loud colors.....
I have had the opportunity to view and sell many beautiful homes. In my experience I have found that the properties that have the most traffic and gain multiple offers quickly are the homes with neutral colors. Although Fuchsia is a gorgeous color it may be overwhelming for a buyer to see an entire room painted in the color. Neutral colors are calming and it is easier for a buyer to place themselves and their furniture mentally in the home.

    Allowing the homes curb appeal to fall flat.....
Don't let the phrase its a jungle out there refer to your back or worse front yard. As you know curb appeal is king. In the past I have encountered instances where I have driven buyers to a home they fell in love with online, to having them want to skip the property altogether when they arrived. Overgrown weeds, unswept sidewalks or driveways, raggedy gutters and screen doors, broken outdoor lights need I go on. Tsk, Tsk, Tsk you know better! If you didn't before now you do...

Letting the pets run loose.....
I am a dog & cat lover so I feel your pain on this one. However, the goal is to sell your home so allowing Fido or Felix to meet the buyer at the door is not a good idea. Some buyers aren't to keen on pets being in the house. Lots of buyers are afraid of animals. I have had many buyers that didn't want to see homes with carpet because of allergies. The added element of a pet in the home can be to much for a choosy buyer to cope with. I am not saying give your pets away once you decide to sell your home. Just tuck them away in a cage or kennel if possible.

Making the home hard to show.....
This is one of my biggest pet peeves. Accessibility for the buyer is key. If the home does not show it cannot sell. I know it can be tedious working around the buyers schedule but it is necessary. Most buyers are available to see homes after work and on weekends. I can't tell you how many buyers and agents pass up viewing a property that could be a perfect match because it was difficult to show.

As an FYI if the home is clean even if its sold as-is, If the colors are neutral and a buyer can picture themselves in the home, if the curb appeal is great, if pets are not meeting buyers at the door, and if the home is easy to show that home has a better chance of going under contract quickly.

Simple tips to save on your home energy bills.....

When I was a little girl I can remember my mom saying " If your not in your room turn the light off!" Another famous one " Stop coming in and out the air is on!" At the time I just thought it was just what mothers say. My friends would get scolded for the same thing. It truly wasn't a big deal. Fast forward a few years and I can distinctly remember saying the same thing to my own two. You learn very quickly about energy and how you use it or lose can make a big impact on your purse strings. With rising food prices and gas prices we must be more conscious about saving the money we make.

Lets start with one of the biggest energy wasters the washer/dryer. Instead of washing a small load wait until there is a full load to throw in. Never wash on the hot cycle your clothes will be just as clean in the warm or cold water rinse. If it is a warm day why not let the sun kiss those clothes dry.

The dishwasher is another big ticket item. When you have to use the dishwasher make sure its full. Instead of a costly heated dry allow them to air dry.
Change the filters, change the filters, change the filters, I can stress that enough. Clogged filters make it harder for any machine or motor to work. The harder that machine or motor has to work the more energy it pulls to do it. Not only does a dirty filter cause the motor to work hard it may also cause a system break down. A repair bill is never inexpensive even with a home warranty there is still a service see.
Keep your Ac between 70-75 in the summer. This will keep the house comfortable without breaking the bank.
If you don't have a tankless water heater consider getting one. This type of water heater saves energy by producing hot water only when its needed. Instead of the traditional unit that keeps the water in the tank heated.
Invest in a heat pump. A heat pumps saves energy because it does not produce heat it moves it around to where its needed.A heat pump is also powered by electricity.

A few other tips -

* use compact fluorescent bulbs
* install low flow shower heads
*caulk and weatherstrip doors and windows
*install storm windows over single pane windows.
*use ceiling fans instead of the AC
* fix those leaky faucets
*Choose a refrigerator/freezer with automatic moisture control
*Shut down home computers when not in use or put them on sleep mode

Make small changes and build over time believe me your wallet will thank you. Don't forget to drop a dime or two in the pig.

When a buyer enters a home with there agent they instantly know if this is the house they want to call home. In my years as realtor a few things have stood out as a priority to most buyers.

-Open floor plans are a huge plus for buyers that are looking for a home. It combines the kitchen and other living areas into one large space. Families are able to interact with each other and still cook meals or conduct other household activities. Many open floor plans may feature high ceilings making the space seem even larger.

-Sitting area in the master have become a great selling point. Today's bedrooms have become more functional. A sitting area can be used as an office or a mini lounge. They can also be set up as a small nursery area for newborns. The possibilities are endless making this a wonderful feature in a home.

-Large kitchens with an Island, eat-in area and granite tops. The kitchen has always been the center point of the home. A large amount of time is spent in the kitchen during holidays and gatherings. Cooking, socializing and being together in one central area. A large functional kitchen that stands out with beauty and style will get noticed.

-A separate tub and shower in the master bath is no longer a want but a necessity.

-Another necessity is dual vanities in the master bathroom. Most households have two working adults. The majority of the time morning schedules collide and not having to share a sink can be the answer to a happy morning.

-Large his and her walk-in closets with shelving is a plus. For those guys who have not figured it out yet the larger of the closets belong to us women.

Hardwood flooring is a plus. If you don't have hardwoods throughout the home a great foyer that showcases your gleaming hardwoods can also make a dramatic statement. A few other honorable mentions are a fenced backyard, 2 car garage, fireplace and a separate living and dining room.

To Rent or Not to Rent that is the question......

A few years ago before the housing crash it was hard to find homeowners willing to rent out there properties. Homes were selling, mortgages were in abundance and for those with less than perfect credit there was always creative financing. There was simply not a need to rent your home out unless you were an investor or a homeowner needing to relocate temporarily and on the fence about selling.

Jump into the present and you will find that renting a home is one of the most common request handled by Realtors. What has changed you ask yourself? The answer is almost everything.

The biggest change came with the market crash, home values took a nose dive. Sellers where no longer able to sale their homes for what they were worth. The only options available for sellers needing to relocate was to foreclose on the property, short sale it or rent it out. A foreclosure can devastate your credit and ensure you will not be able to buy a home for years. Short sales even though they are a much better option than a foreclosure are lengthy and you must meet certain guidelines by your individual mortgagor. A few highlights to this option would be that you would be able to buy a home again in 3 years with a FHA loan, 2 Years with a VA loan and 4 year for a conventional loan with a 10% down payment. You may also qualify for relocation assistance.

However for those that do not want to take either of those routes renting may be your best option. A few positive things to take into consideration are as followed

*Your able to count those rental payments as income after reporting it on your tax returns for two years in most cases.

*You will be able to relocate and still have your home mortgage payment covered.

*The property is not left vacant and subject to vandalism

* You may have a small monthly income if the home is paid for or if the rent payment is more than the monthly mortgage.

The cons of renting your home may outweigh the pros for many of you and should also be taken into consideration before making this decision.

*You have to have patience and be able to work with various personality types.

*Finding great tenants that pay on time and take care of the property can be an uphill battle.

*If the tenant loses there income late rent payments are more than likely sure to follow.

*If your home is in an hoa community you will need to make sure the tenant follows the rules.

*Most tenants have pets are you willing to allow pets in your home?

The list can go on and on. Before you choose ask questions. If you feel that renting is the best option for you give yourself enough time to find the best tenant possible. Have each prospective tenant fill out a complete application. Check everything written on the application and if possible partner up with a tenant screening company. Ask for references and call them. This is your home you owe it to yourself to know as much as you can about that applicant.

From Drab to Fab with Corian Countertops

As many of us can attest to the kitchen is an important centerpiece of every home. It is the central location everyone navigates to during special occasions such as family gatherings, holidays and parties. Therefore it should give the wow effect. Corian Counters have been around for over 40 years. They are manufactured by DuPont. Unlike many of its counterparts Corian comes in an array of colors most notably even stone. You can order it pre-cut and match it to your kitchen's style. This material is available in semi-gloss, matte satin and a very swanky high gloss finish.

Corian is very durable because it is solid all the way through. It does not fall apart or peel because of this reason. If you do happen to see minor imperfections you are able to gently sand it or give it a light scrub to repair it. Mildew and the growth of bacteria cannot readily grow on this surface. This is due to the material being nonporous. This also helps it resist stains.

Just like any other material there are things to consider such as the material scratches easily. Placing hot items on the surface for more than a few seconds can damage it. Using sharp utensils to cut with will damage the surface as well. One way to avoid scratching the material is to use a cutting board. A matte finish is recommended in many cases. Corian is expensive and depending on the size of your kitchen may not be the most economical way to beautify your kitchen space.

A great way to clean Corian is a little soapy water or a cleaner with an ammonia base. Be very careful not to let the surface remain wet for long periods. A film may appear on the surface and it will lose its luster.

Buyers Market! Going Going Gone!

Rewind back a few years ago and you may be able to recall the beginning of the housing crash. Sellers where unable to pay off there mortgages because they owed more than the home was worth. Foreclosures were unfortunately very prevalent in almost every community you visited. Lengthy short sales with there grueling paperwork and bank demands were a popular alternative. The housing market was a very grim place the last few years if you were trying to sell your home. The mere thought of putting a home on market for some sellers was just to painful to think about. Many of us could understand there pain.

Although the drop in home values made it very hard on sellers there was one group that benefited greatly. Savvy buyers who were able to capitalize on the housing downfall. As a Realtor working in the field I was able to see first hand the deals that many buyers were getting on there home purchase. Homes that were once valued at 250,000 may have been sold at 175k or less depending on the current appraisal values. Programs such as the NSP program or other revitalization programs were actively helping buyers purchase more affordable properties. These homes were sold at a great price and were even refurbished. HUD homes added to buyers receiving homes at a great price by only requiring 100.00 down on FHA loans. It has been a wonderful time for buyers.

Fast Forward eight years and the market has begun to see change once again. The amazing deals that were everywhere have begun to dry up. Builders are coming back and although the homes are beautiful they are a far cry from the prices we were seeing. Sellers no longer have to take the first low ball offer that comes along. They are now in a position to pick and choose. The new language for banks and sellers alike seems to be (highest and best). For those of you that have been in the housing market recently you know exactly what that means. Makes most buyers cringe just reading the words.

Interest rate will Increase and will be closer to 5% by the end of the year on a 30 year fixed
Home prices have to cool off to much to fast may work against the recovery market

The Advantages Of Selling Your Home During The Holiday Season.

If your like many homeowners you think selling your home in the spring is the ideal time to capture buyers. In a way your right most buyers began there search in the spring. One reason may be because of tax time. Using there tax return for down payment or closing cost associated with the home purchase can be a great way to secure the home. Another reason may be due to the kids being out of school for spring break and the upcoming summer vacation.

Did you ever think that the reason some buyers began there search in the spring is because there are limited homes to choose from during the fall and winter season. Many sellers have followed suit and listed there home in the spring because that is what everyone else does. They may never stop to think about the benefits that are presented when you think outside the box.

Here are a few good reasons that selling in the off season may be beneficial.

Many buyers relocate for job offers. They may have a limited amount of time to find a home, close on the home and settle in before they began working for the new company. These buyers are wonderful for a seller to work with because they are motivated. They need to find a home and settle in quickly.

You have less competition during the off season months. This is a huge advantage for the savvy seller because it means you may be able to secure a higher purchase price.

Most buyers began there home search online. If your home is on market and what their looking for their going to call there agent to make an appointment to view it. In today's market buyers understand the phrase (if you snooze you loose!)

What home doesn't look great decorated for the holiday season. Most buyers are in good cheer during the holiday season. The aroma of vanilla and cinnamon bring a warm fuzzy feeling that can be enhanced as soon as they turn on your block and see your home illuminating with holiday lights. Makes them feel as if Santa made a special stop just for them.

The fall and winter season is also a great time to turn up the heat, blaze up the fireplace & walk barefoot across those heated floors. Show off those features that make your home spectacular which can't be showcased in the summer months.

Lending institutions may also slow down a bit during the off season meaning you get to the closing table faster.

Selling your home sooner can also help you and your family transition and free you up to by your next home. All the money you save by selling the home sooner can be put toward your next purchase. You may only have to pay for an additional 3 months of mortgage payments instead of 6 months. For example 900 x 3 =2700 / 900 x 6 = 5400. Which would you rather? The additional money paid could have been put toward your closing cost. If you wait you would still have to pay your mortgage while you occupy the home and whatever closing cost or additional fees have to be paid during the sell.

Remember the early bird gets the worm. Standout from the crowd and beat the competition!

           No matter where you live we all have a tendency to accumulate unused items. Thus robbing us of much needed living space. When you have a situation where there is more than one person living in the home space is not a small commodity but a necessity.

          When A seller puts his or her home on market one of the first things buyers look for is space. Is the home big enough to fit all of there belongings and is there space for there family to grow. This is a very important question considering most families will stay in there home for at least 5 years.

         One of the most efficient things you can do is de-clutter. You can make this a two week project breaking the cluttered areas down into sections. This will keep the task from being to overwhelming.

            Purchase a small file box and label the tabs to coincide with your important documents you will be storing. All other documents that are out dated or no longer needed discard by shredding them. Do this to ensure that your personal information is safeguarded.

               Instead of your home television set on the floor mount it on the wall. This will free up usable floor space allowing the room to be navigated through more easily. It will also aid in showing the size of the room and help buyers mentally place there furniture in the room.

              For those conventional sellers a wall bed is a very easy way to bring space to a room. It can literally transform your bedroom into a convenient home office space or sitting area.

               Nets are a great way to scoop up the children's toys off the floor so they can have room to move and play. You can place there stuffed animals, balls and anything light weight into the nets. It also makes for easy clean-up after playtime.

            Ottomans are wonderful for storing personal belongings. They come in all shapes and sizes not only adding extra hiding places for treasures but adding a decorative touch to a particular space. If you run out of seats these versatile must haves can be an instant lounge.

Kitchen cabinet space no matter how much you have you always seem to need more. Add additional cabinet space by investing in hanging racks for your pots and pans. It will keep you more organized during your cooking spells and add an extra little space for snacks.

Buying a home is vastly different from buying a new car or shopping for the perfect living room to accent your home. It takes great planning and care. For many buyers it can be a very stressful and turbulent time in there life if there not prepared ahead of time on what to expect. There are financial obligations as well as the added pressure to find a reasonably sound home that will increase in value over time.

First thing is first the best thing you can do to help you navigate the waters is to find a good Realtor. Assuming your reading this blog your ahead of the game because you have the name, email, and phone number of a great one. (How dare you look confused, you know I am talking about Morrishia Dooley!) Not only have I been helping sellers sale there homes successfully for over a decade. I also have assisted countless buyers in finding the perfect home to fit there lifestyle. Many of my sellers and buyers have worked with me repeatedly over the years because they know my number never changes and neither does my work ethic. There are many homes for sale with different types of financing and a vast amount of programs that you may be eligible for. Just to name a few HUD Homes, Homepath, Homesteps, NSP, Good Neighbor Next Door, USDA and the list goes on and on. Your realtor can direct you to a lender that has expertise in this field assuming you have not already secured financing They can also offer some input on what to expect when dealing with a some of the programs. We all love surprises however, surprises are the one thing you don't need when buying a home. You want to know the details of your loan upfront.

Secondly sit down with the person that will be actively taking part in this venture with you. Talk about what features are important. Take out a sheet of paper make a column for your wants and needs. This is very important because a need is something that in many cases may not be negotiable such as a third bedroom. Or a home that has a two car garage and a small storage area. A buyer can be a little more flexible on a want. A want may include granite counter tops, cathedral ceilings, sunroom, jetted tub or low hanging chandeliers. Things that may not be considered deal breakers.

Narrow down the cities you want to live in. The broader the range the more confusing it can become. Is there a centralized place you both would like to be near? Begin with that area and broaden your search outward from that point. If your moving from another state talk to your agent about what is important to you. Whether it is a great school, welcoming church, a place more geared to a single lifestyle or more family oriented, your agent will be able to help you find the resources to make an informed decision

Last but not least trusting your instinct. You know what is right for you and your family. Remember home is where the heart is. Whether you seek the mansion on the hill or the cottage at the end of the street. Choose what your vision of the perfect home is. Listen to other peoples input if its good advice but make sure the final choice is yours. Your imagination and love can flourish within those walls and a loved home is a well kept home.

The No Down Payment Loan

In the Market for A home? It's true that most loans require the buyer to bring money to the closing table to cover there down payment. Fha normally requires a 3.5% down payment. Conventional loans can require as much as 20% down in some cases. However for those that qualify and don't mind living a little outside the box there is another option. This option not only helps you forgo the down payment but comes equipped with a few other perks as well.

The loan is the Rural Development Guaranteed Housing Loan program or for short the USDA LOAN. This loan is primarily used to assist low income families or individuals obtaining houses in rural areas. You can find homes that qualify for this loan in most counties such as Henry, Clayton, Cobb, Newton, Gwinnett and other surrounding counties. The best way to tell if a home qualifies for this type of loan is to ask your lender or you can go on the USDA website and enter in the address.

Funds for this program can be used to renovate, build or repair a home. You can also use the funds to relocate a home & to purchase and to prepare sites. You must be able to qualify for the program income wise and the home you choose must be one that qualifies for the program. Families and individuals must still be able to afford the mortgage payment on the home to include the taxes & insurance. This is generally about 24% of an applicants income. .

First time home buyers are great candidates for this program but repeat buyers can also benefit from this loan. Loan terms are up to 33 years fixed however, they can go as high as 38 years with an applicant who's income is below 60% of the ( AMI ). This is due to the applicant having difficulty affording a loan with a 30 year term. Buyers can receive a gift from family members or non-family members toward the purchase of the home with a gift letter. If you are a w-2 employee you can be eligible for this loan right away in most cases. Less than 2 years on a job may dis-qualify you from using bonus income to obtain the loan. Self employed applicants must supply two years of tax returns.

Lenders have the flexibility to offer great loan terms without requiring great credit
The terms of the loans are 30 year fixed or over.
There is no prepayment penalty meaning you can pay this loan off early.
Properties being sold must meet the minimum standards.
The seller can pay closing cost or if the home can appraise the cost can be rolled in.
You can also finance your Upfront Mortgage Insurance.

Who Needs A Home Warranty??

It's the Holiday season your preparing dinner for 15 and setting up the guest rooms for your relatives. You have spent a small fortune on making sure the refrigerator is stocked with holiday sweets & treats. Turned up the fireplace to enhance the ambiance of the holiday season and cleaned the carpets in every room. Your feeling good and with the roast simmering in the oven your ahead of schedule. You decide to take off your apron and sit down on the couch for a little rest & relaxation. Life is good and today your at the top of your game.....
All of a sudden you hear your dishwasher make a strange noise and before you can stop it suds and hot water began seeping from under it all over the kitchen floor. As you begin to clean up the mess you notice you do not hear the soft hum the refrigerator normally makes. You make your way across the kitchen and open the refrigerator door to your dismay its hot inside. Your Chocolate Moose Dessert has melted all over the Banana Cream Pie you slaved over. From experience you know bad things usually come in 3's so your not surprised to see your dog in the bathroom barking uncontrollably at the toilet he usually drinks from. You have reached your breaking point if one more thing breaks down your going to jump off the roof!

It’s a product that allows you to convert part of the equity in your home into cash without having to sell your home or pay additional monthly bills. The Federal Trade Commission (FTC), the nation’s consumer protection agency, wants you to understand how reverse mortgages work, the types of reverse mortgages available, and how to get the best deal. In a “regular” mortgage, you make monthly payments to the lender. In a “reverse” mortgage, you receive money from the lender, and generally don’t have to pay it back for as long as you live in your home. The loan is repaid when you die, sell your home, or when your home is no longer your primary residence. The proceeds of a reverse mortgage generally are tax-free, and many reverse mortgages have no income restrictions.

Types of Reverse Mortgages

There are three types of reverse mortgages:

single-purpose reverse mortgages, offered by some state and local government agencies and nonprofit organizations

That’s important to consider, especially if you plan to stay in your home for just a short time or borrow a small amount. HECM loans are widely available, have no income or medical requirements, and can be used for any purpose. Before applying for a HECM, you must meet with a counselor from an independent government-approved housing counseling agency. Some lenders offering proprietary reverse mortgages also require counseling. The counselor is required to explain the loan’s costs and financial implications, and possible alternatives to a HECM, like government and nonprofit programs or a single-purpose or proprietary reverse mortgage.

The counselor also should be able to help you compare the costs of different types of reverse mortgages and tell you how different payment options, fees, and other costs affect the total cost of the loan over time. You can visit HUD for a list of counselors or call the agency at 1-800-569-4287. Most counseling agencies charge around $125 for their services. The fee can be paid from the loan proceeds, but you cannot be turned away if you can’t afford the fee. How much you can borrow with a HECM or proprietary reverse mortgage depends on several factors, including your age, the type of reverse mortgage you select, the appraised value of your home, and current interest rates. In general, the older you are, the more equity you have in your home, and the less you owe on it, the more money you can get.

The HECM lets you choose among several payment options. You can select:

a “term” option – fixed monthly cash advances for a specific time. a “tenure” option – fixed monthly cash advances for as long as you live in your home. a line of credit that lets you draw down the loan proceeds at any time in amounts you choose until you have used up the line of credit. a combination of monthly payments and a line of credit.

You can change your payment option any time for about $20. HECMs generally provide bigger loan advances at a lower total cost compared with proprietary loans. But if you own a higher-valued home, you may get a bigger loan advance from a proprietary reverse mortgage. So if your home has a higher appraised value and you have a small mortgage, you may qualify for more funds.

Loan Features

Reverse mortgage loan advances are not taxable, and generally don’t affect your Social Security or Medicare benefits. You retain the title to your home, and you don’t have to make monthly repayments. The loan must be repaid when the last surviving borrower dies, sells the home, or no longer lives in the home as a principal residence. In the HECM program, a borrower can live in a nursing home or other medical facility for up to 12 consecutive months before the loan must be repaid. If you’re considering a reverse mortgage, be aware that:

Lenders generally charge an origination fee, a mortgage insurance premium (for federally-insured HECMs), and other closing costs for a reverse mortgage. Lenders also may charge servicing fees during the term of the mortgage. The lender sometimes sets these fees and costs, although origination fees for HECM reverse mortgages currently are dictated by law. Your upfront costs can be lowered if you borrow a smaller amount through a reverse mortgage product called a "HECM Saver." The amount you owe on a reverse mortgage grows over time. Interest is charged on the outstanding balance and added to the amount you owe each month. That means your total debt increases as the loan funds are advanced to you and interest on the loan accrues.

Although some reverse mortgages have fixed rates, most have variable rates that are tied to a financial index: they are likely to change with market conditions. Reverse mortgages can use up all or some of the equity in your home, and leave fewer assets for you and your heirs. Most reverse mortgages have a “nonrecourse” clause, which prevents you or your estate from owing more than the value of your home when the loan becomes due and the home is sold.

However, if you or your heirs want to retain ownership of the home, you usually must repay the loan in full – even if the loan balance is greater than the value of the home. Because you retain title to your home, you are responsible for property taxes, insurance, utilities, fuel, maintenance, and other expenses. If you don’t pay property taxes, carry homeowner’s insurance, or maintain the condition of your home, your loan may become due and payable. Interest on reverse mortgages is not deductible on income tax returns until the loan is paid off in part or whole.

Getting a Good Deal

If you’re considering a reverse mortgage, shop around. Compare your options and the terms various lenders offer. Learn as much as you can about reverse mortgages before you talk to a counselor or lender. That can help inform the questions you ask that could lead to a better deal.

If you want to make a home repair or improvement – or you need help paying your property taxes – find out if you qualify for any low-cost single-purpose loans in your area. Area Agencies on Aging (AAAs) generally know about these programs. To find the nearest agency, visit www.eldercare.gov or call 1-800-677-1116. Ask about “loan or grant programs for home repairs or improvements,” or “property tax deferral” or “property tax postponement” programs, and how to apply. All HECM lenders must follow HUD rules. And while the mortgage insurance premium is the same from lender to lender, most loan costs, including the origination fee, interest rate, closing costs, and servicing fees vary among lenders.
If you live in a higher-valued home, you may be able to borrow more with a proprietary reverse mortgage, but the more you borrow, the higher your costs.
The best way to see key differences between a HECM and a proprietary loan is to do a side-by-side comparison of costs and benefits. Many HECM counselors and lenders can give you this important information. No matter what type of reverse mortgage you’re considering, understand all the conditions that could make the loan due and payable. Ask a counselor or lender to explain the Total Annual Loan Cost (TALC) rates: they show the projected annual average cost of a reverse mortgage, including all the itemized costs.

Be Wary of Sales Pitches

Some sellers may offer you goods or services, like home improvement services, and then suggest that a reverse mortgage would be an easy way to pay for them. If you decide you need what’s being offered, shop around before deciding on any particular seller. Keep in mind that the total cost of the product or service is the price the seller quotes plus the costs – and fees – tied to getting the reverse mortgage.Some who offer reverse mortgages may pressure you to buy other financial products, like an annuity or long term care insurance. Resist that pressure. You don’t have to buy any products or services to get a reverse mortgage (except to maintain the adequate homeowners or hazard insurance that HUD and other lenders require). In fact, in some situations, it’s illegal to require you to buy other products to get a reverse mortgage. The bottom line: If you don’t understand the cost or features of a reverse mortgage or any other product offered to you – or if there is pressure or urgency to complete the deal – walk away and take your business elsewhere. Consider seeking the advice of a family member, friend, or someone else you trust.

Your Right to Cancel

With most reverse mortgages, you have at least three business days after closing to cancel the deal for any reason, without penalty. To cancel, you must notify the lender in writing. Send your letter by certified mail, and ask for a return receipt. That will allow you to document what the lender received and when. Keep copies of your correspondence and any enclosures. After you cancel, the lender has 20 days to return any money you’ve paid up to then for the financing.

Reporting Possible Fraud

If you suspect that someone involved in the transaction may be violating the law, let the counselor, lender, or loan servicer know. Then, file a complaint with the Federal Trade Commission, your state Attorney General’s office, or your state banking regulatory agency. Whether a reverse mortgage is right for you is a big question. Earnest Money-Let The Buyer Beware.....

Earnest Money has become one important component in most real estate contracts. It is the assurance the buyer gives to a seller to show that they are serious about buying there home. When a seller puts there home on the market to sell they are looking for the best terms, highest net and fastest closing time frame. Once the home is under contract it is taken off market and put into pending status. This normally halts the activity on the property while it is under contract. Any interested buyers other than the buyer under contract with the seller can now only be entertained as back-ups. Should your contract fall through it gives the back-up offers a chance to be in first position to purchase the home.

A contract can have a life span of 30 days up to an astounding 120 days or more depending on the type of sale it is or the terms of the contract. Most short sales can be very lengthy and cause the home to be off market actively for months. Even if the home is a regular home purchase with no special circumstances such as a Foreclosure, Estate Sale, or a Divorce Sale it can still be at least 45 days before it escrows. Keep in mind the entire time the home is not being marketed to additional buyers because the seller has committed to the buyer that won the contract.

This is where earnest money comes into play. The buyer offers earnest money of usually 500.00 or more to solidify the contract. It is an act of good faith towards the seller. Earnest Money assures the seller that he/she is taking there home off market for a willing, ready and hopefully an able buyer.
In some cases 500.00 is sufficient for earnest money. In a market where there are multiple buyers bidding on one home or if the seller has already had a bad experience with another buyer, they may raise earnest money to 1% of the purchase price or more. It can be a hefty price tag and is normally paid per the contract guidelines once the home is under a binding agreement.

Earnest money is one of the first expenses buyers encounter when buying a home. If you have not been informed by your agent or lender during your buyers consultation it can hit you by complete surprise. Also if you do not perform to the terms of the contract or fail to secure your loan to purchase the home before your financing contingency is up, you may be in danger of losing your earnest money to the seller. There is also a due diligence period that a buyer uses to get an inspection, find out about the HOA Covenants Codes & Restrictions, conduct a survey or anything you choose to use that time for to find out if this is the right home for you. All of these are conducted at your own expense. However, if you fail to inform the seller before your due diligence period ends that you no longer want the home ect, than you may be in danger of losing your earnest money to the seller as well.

It is so important to work with an agent that can help you navigate through the process. To let you know which contingencies in the contract apply to your circumstances. Also to inform you when your in danger of losing your earnest money. Or when you need to put an amendment to the contract in play to safeguard your earnest money.

Everyone wants to sell there home for the maximum price. Forget what you have been told in the past no two homes are exactly alike. Yes, they may have the same style and number of bedrooms but there is always that one item that sets the homes apart. Making one home more desirable and appealing then the other. It could be the marble bathtub, or the heated floors that makes the home stand out. Maybe its the rose bushes out front or the updated appliances that sends a buyer into that got to have it mode. Whatever the case we can all agree that the home that is most appealing is the one that will sell.

Here are a few inexpensive ideas that can help your home stand out.....

Clean, clean, clean, clean, clean and the clean some more. One of the best things an owner can do is to clean the home before it hits the market. The kitchen and bathroom are the two major places in the home that buyers scrutinize. Clean counter tops, floors,windows,wipe down appliances and handrails just to name a few things. The most important dirt is the dirt you think they are not looking for. The grime in the corners or the baseboards. Wiping down the blinds and the ceiling fans. You could have the nicest lot on the block. If a buyer can't visualize themselves there because its not tidy than it will never sell for the price you want. Go back to basics like the Karate Kid wax on wax off..

De-clutter the home and open up the possibilities. One of the worst things you can do is put your home on market before you have removed excess baggage. Decluttering the home gives added space. After a buyer has seen the kitchen and the bathroom there headed full speed ahead to check the closet space. Get rid of all those extra clothes or shoes you can no longer wear. Ladies, I am pretty sure those striped bell bottoms with the rhinestones on the pockets aren't coming back in style this season. For the men you must get rid of that Members Only jacket. I feel your pain my husband just got rid of his a few weeks ago for the 8th time. If he pulls it out of the trash one more time when I am not looking I will be forced to bleach it. Let it go!

The garage is another place where we love to place unwanted items that we just can't seem to throw away. Go through and get rid of it. When in doubt throw it out. Or better yet have a garage sale!$$$

Painting not only gives your home a fresh smell it also brings a dull home to life. However, this isn't the time to let your creativity be your guide! Remember paint soft colors an eggshell, or pastel green. Refrain from wall paper because most buyers have remove wall paper on there to do list right under change shag carpet in the living room.

If you can get away with a good vacuum and cleaning of the carpets, it will not only save you a small fortune it will also enhance your homes appeal. Hopefully most of the carpet is neutral in the home. This way the buyer will not have to worry about buying new carpet as soon as they move in.

You don't have to break the bank on the outside of your home unless it really needs its. Keep the lawn mowed and the edges trimmed. Stop in at your local garden supply store and pick up a few colorful flowers to plant. If you pass a garage sale buy a few small statues to go on display around the yard. Don't forget the welcome mat.

Doing these things can add hundreds to your bottom line without spending a fortune. It's important to remember that although you want to do things that make your home standout your selling this home. Those costly upgrades or expensive additions will unfortunately not be yours to enjoy once the home is sold. Instead benefit from the money you saved by putting it in your Rainy Day Fund..

The 411 on Down Payment Assistance..

Years ago potential homeowners had to come up with there own down payment assistance (dpa). Many home buyers saved for years or had to borrow the money from somewhere else making the home buying process often daunting. Dpa use to be as high as 20% of the purchase price. In many cases this was extremely difficult for most potential home buyers. Luckily in recent years this number has shrunk dramatically to about 3.5% for FHA.

A down payment represents a fraction of the total cost of a home. For instance if your buying a home for $100,000 with a down payment of 3.5% your down payment would be $3500.00. If you were purchasing a home in the amount of $180,000 with a down payment of 3.5% your down payment would be $6300.00. When you factor in other cost such as closing cost, moving cost and other fees buying a home can get pretty expensive.

Down payment programs enlist participation from nonprofit organizations or municipalities. They assist families in covering the cost of there down payment. Many people believe (dpa) is only for low-income families. This is truly not always the case. Although there are guidelines for each program dpa is worth looking into. Many agencies require that a buyers loan have full documentation. They also require the buyer participate in a home buying class.

There are different types of assistant programs for instance some programs may only be available in a particular area like the Citylift or Beltline program. Or if the buyer is in a particular career field such as the Good Neighbor Next Door Program. This program is available for teachers, fireman, police officers or emt's. There are also programs with guidelines on income.

Whatever your individual circumstance everyone should look into down payment assistance programs. As Benjamin Franklin once said ( A penny saved is a penny earned!)

Be Choosy When Choosing Home Insurance ....

The past few weeks many areas have been hit with extreme storms. Whether its Global Warming or good old Mother Nature causing these storms, homeowners should get the facts about what they need to do if there home is damaged. The first thing to do is read over your policy and talk with your insurance provider to find out what would be covered if the unfortunate should happen. No two policies are the same, limits of liability, coverage levels and exclusions can vary.

There are different types of coverage included in a homeowners policy for instance

Coverage A -Damage to your home
Coverage B -Damage to other structures including garage, deck or swimming pool
Coverage C -Loss or damage to the contents of your home
Coverage D -Loss of use in case your home is not inhabitable
Coverage E -Personal liability to third parties
Coverage F -Medical payments to third parties

You will need to check your individual declaration page to find out what coverage you have. A policy will usually cover replacement or repair of your house and its contents up to the expressed limits. Many standard policies cover storms including hail, tornados & you guessed it wind damage. Most policies don't cover earthquakes and floods unless the homeowner adds additional coverage beyond the basic. Homeowners can be hesitant to file a claim because they do not want a rate increase. Most states prohibit insurance companies from canceling your coverage or singling you out for a rate increase due to an Act of God damage claim. Every insurance carrier is different there may be a policy in place on making excessive claims or other policies that may hinder you from making a claim. There are a lot of homes for sale on the market at this time. Great deals seem to be around every corner. Many of the homes are in older subdivisions that were built prior to 1978. These homes may have paint that contains lead called (lead based paint). Lead from paint, chips and dust can pose serious health hazards if not taken care of properly.

Knowledge is power! Here are the facts to help you make an informed decision!

Lead can enter the body in many ways here are a few
* Putting your hand or objects covered with lead dust in your mouth.
* Eating paint chips or soil that contains lead
* Breathing in lead dust (especially during renovations that disturb painted surfaces)

Who can be harmed by lead based paint?
* Everyone can be harmed by lead based paint especially babies and young children. Children's growing bodies absorb more lead. Children's brains and nervous systems are more sensitive to lead. Also expecting mothers need to be guarded against the harmful effects of lead.
