Another Roney Mateu Home Hits The Market

I recently wrote about the home for sale located at 2560 Tigertail Avenue designed by architect Roney Mateu which came on the market at a list price of $2,750,000 (see post here). Since that post, the home has temporarily been taken off the market. There is now another Roney Mateu home for sale in the North Grove. 2259 Tequesta Lane hit the MLS last week at a list price of $1,675,000. Number Of Homes For Sale In Bay Heights? Zero!

We all know that the inventory is low in the Grove but nowhere is it more apparent than in Bay Heights. As you can see from the map above, there are exactly “0″ homes for sale right now in this section of Coconut Grove. The last 2 homes that came on the market in Bay Heights were under contract in less than a month. Why the high demand? Buyers often find that they can get more house for their money in Bay Heights, they like the close proximity to downtown Miami as well as the sidewalks and patrolling police car.

Pending Sales Show Positive Signs For Coconut Grove Real Estate

Right now in Coconut Grove there are 40 single family homes under contract. The good news is that the average list price per square foot of many of these properties is well over $300.00 per foot. Considering that the average “sale price per square foot” in the Grove has dropped to $261.00 during 2012, it is encouraging that we have several good comparables coming on to boost the figures.

Grove At Grand Bay Update

Progress is moving along nicely for Coconut Grove’s next luxury condo building, The Grove At Grand Bay. They currently have 16 reservations and plan to have 20 tied up by the end of the month. I believe very strongly about the success of this new project and I already have two clients who have reserved units here. The combination of Bjarke Ingels Group, a world renowned architect, and the esteemed developer Terra Group is sure to produce a high-end condo like no other in South Florida.

I am pouring over the statistics and trends in preparation for my real estate talk this Monday. Since I have been tracking the market for so many years, I have data that is unavailable to outside sources. For example, for the past 5 years I have broken down the active single family homes for sale in the North and South Grove by price point. Take a look at the charts below. You can see that although inventory has drastically dropped overall in Coconut Grove, the number of homes priced over $1,000,000 have remained relatively stable. This means that if you have a home for sale in this price range you may not be seeing the dramatic increase in activity this year that homes priced under $1,000,000 are experiencing.

Flip Hits The Market In Coconut Grove

The home located at 2510 Inagua Avenue sold back in November of 2011 for a sales price of $250,000. It has been completely gutted, renovated and placed back on the market for $650,000. The home offers 3 bedrooms, 2 baths with 1,923 square feet of living space on a 7,545 square foot lot and listed by Roque Castro of EWM.

I think it is great for the Grove that investors have come in and taken some of the distressed inventory off the market and are giving us new, quality homes to sell.
