SJC Hypothetical Question

I'm going to play devil's advocate a little bit and throw out a hypothetical question posed by one of our readers, Anthony Dominguez. What would happen if we were to shut down SJC and relocate operations to SFO and OAK? Before you light your torches, hear me out (and bear in mind I'm a big fan of SJC). With high speed rail, the trip from Diridon Station to SFO is going to be a ridiculously low 13 minutes. That's less time than it takes to park in SJC on a busy day. So what would we gain in exchange for losing one of the city's prime assets?

No building height restrictions in Downtown San Jose or other urban areas around the airport.
Faster approval process for high-rise development.
1,000 acres of prime, develop-able land in the center of Silicon Valley with immediate access to 3 freeways.
Substantially less noise for over 100,000 people that live in close proximity to the airport.
None of the liabilities that come along with managing an airport, especially one with declining passenger volume.

I'm not saying that this is something I support, again just playing devil's advocate ;). Below are some mock-ups that Anthony put together of what a consolidated airport at SFO could look like. If you have an opinion on this topic, as always please post in the comments!

That's right, Conan O'Brien is coming to the San Jose State Event Center on May 5th! I'm not sure if booking a Cinco de Mayo show in Downtown San Jose was intentional or not, but my recommendation to you if you were able to snag tickets... arrive early and avoid diving down Santa Clara Street at all costs.

If you don't mind going solo, you may still be able to buy tickets here. Otherwise, there's always Ebay :/.

If you've been to downtown lately, you've probably noticed that there are a few more lights on when you look up at the sky and a few more feet on the streets. Despite a rocky economy the heart of our city continues to grow in every way possible: density, eclecticism, and culture. It's becoming a place were people want to live, work, play, and just be. Every key that gets passed on to new condo owners chisels away at the stereotypes and misconceptions Downtown has dealt with for decades and paves the way for a much brighter future.

SAN JOSE (March 4, 2010) Sarah Ligda, a recent San Jose State University masters-degree graduate now working in high-technology in Silicon Valley, was heralded today as the 1500th new downtown resident of San Jose’s two-year surge of condominiums. A resident of The 88 highrise at 88 E. San Fernando, Sarah joins the growing population of singles, couples and families who are finding greater appeal in urban life than the previous generation, a lifestyle also seen as a path toward greater sustainability for the planet, according to officials who gathered downtown to mark the occasion.

Nearly two-dozen new downtown retailers were also feted, including 12 that have opened in 2009 and 11 more planned to open in 2010.

San Jose City Council Member Sam Liccardo, San Jose Downtown Association Executive Director Scott Knies and The 88’s Seth Bland of developer Wilson Meany Sullivan were among the officials presenting a basket of downtown retailer gifts to Sarah.

The 1500th resident marks the move-in of over 850 new buyers, plus a multiplier for household size, in nearly 20 downtown properties since late 2007 when the first highrise, City Heights, welcomed new residents, according to research by Pacific Marketing Associates.

“Sarah’s move to downtown is emblematic of our emerging Downtown populace,” said Liccardo. “She’s a young, well-educated, tech worker seeking an urban environment where she needs to walk no more than a block to encounter a yoga studio, Brazilian restaurant, grocery store, a live theater, and a comedy club. It’s all here.”

“Day by day, we’re seeing small but significant forward-steps downtown, and the addition of 1500 new residents plus our new retailers is part of that story,” said Knies. “The new downtown condominium buildings are bringing more vibrance and activity compared to a year or two ago, and you can see the incremental change every afternoon and evening on the sidewalks and in the restaurants.”

March 2010 Downtown Dimension Highlights

Here are my notes from the latest edition of Downtown Dimension (warning, this is going to be long because there is a lot of great content this month!):

Convention Center Expansion

$30 million in RDA funds were approved for the expansion, which will have a total cost of $130 million.
Completion is expected in less than 19 months.
Plans include 35,000 sqft of ballroom space with 30ft high ceilings, 25,000 sqft of new meeting room space, new food prep areas, new furniture and fixtures, restroom improvements, sidewalk improvements.
The hideous former MLK Library will be torn down (nice!)

Other RDA Projects moving forward:

$4 million to complete the Civic Auditorium renovation.
$3 million for the North San Pedro housing development.
$30 million in land acquisitions for a new baseball park south of Diridon Station!

Goals from the city's 2010-2015 economic strategy for downtown:

Fill up office space.
Expand the convention center.
Complete the San Pedro Square Urban Market.
Support more events.
Attract more start-up companies and create a sense of community among downtown entrepreneurs (damn good idea).
More live music aimed at broader audiences.
Continue to invest in SoFA (keep it up, doing a great job so far)

Zanatto's is stepping up its game to be more competitive with The Market. They'll offer wine dinners and expand inside seating for lunch and dinner customers.
Tres Gringos is expanding to SJC (FYI, their fish tacos are amazing). Also coming to the new terminal is Sonoma Chicken Coop and Original Joe's!
CJ's Cafe & Catering is now offering breakfast and lunch at 303 Almaden Blvd.
Downtown San Jose's Fourth (seriously, fourth??) Subway is oping on the ground floor of Three Sixty Residences (the high-rise condo building in SoFA).
As reported here several months ago, the Montgomery Hotel will be re-branded as a Four Points by Sheraton Hotel. This will be the First Starwood Hotel in San Jose. Starwood also includes Sheraton, Westin, W Hotels, Luxury Collection, and St. Regis brands.
Pizza Chicago can now roll-up most of it's walls for an open air dining experience (think The Counter at Santana Row)

Cinequest Comedy Short Films

Last weekend I was fortunate enough to catch Cinequest Shorts Program 7: Comedy Favorites, and the films were thoroughly hilarious. While I enjoyed them all, I have to particularly point out my 2 favorites. The Action Hero's Guide to Saving Lives and Ducked and Covered: A survival Guide to the Post Apocalypse.

The premise behind Hero's Guide is that a police officer's sister was kidnapped and the hero--Patrick Warburton (Elaine's car salesman boyfriend on Seinfeld)--has to charge in Die-Hard style and save her. The catch is that every time the action hero or one of the good guys dies, the story resets and takes you down an alternate path until they succeed. The story gets more hilarious with every failure, and by the end I was laughing so hard there were tears in my eyes. Since the last showing was 2 days ago, there is no way to watch the full version of the short although there are some talks about potentially making a full-length feature based on it. You can watch the trailer over here, but it doesn't do this masterpiece justice.

Ducked and Covered is a post apocalyptic survival guide as if it were made in the early 80s. No actors, just a few images and a voice-over... simple yet extremely effective. The person that put this together is brilliant! Fortunately I don't have to describe this one much because you can watch it in full OVER HERE.

The icing on the cake was that at the end of the shorts, several actors and directors from the films came to the front of the theater and did a Q&A session. It was like being in the middle of a DVD bonus feature =). The extra layer of icing on top of that were the free gift bags.

The moral of this post is that there are many awesome things to see and experience at Cinequest, and you still have 7 whole days to enjoy the film festival. This is one of the top 10 film festivals in the world, there's no reason no to head down!!

The Sobrato Tower May FINALLY Get a Tenant!

In today's San Jose Business Journal, there is an article saying that PricewaterhouseCoopers is considering moving into the shiny blue Sobrato tower at 488 Almaden downtown. Nothing is set in stone, but they are looking to expand into a larger building when their lease expires in Dec. and this building is on the shortlist.

I've been in the Sobrato tower once, and the view from the top floor is stunning. The fact that this building has been vacant for more than half a decade now is just plain sad. This is the nicest office tower in all of downtown San Jose and PWC would be lucky to call it home!

Joint Venture Index of Silicon Valley 2010

The latest Joint Venture report evaluating the current status of our region has been unleashed. Thankfully it's not all doom and gloom. Here are a few of my favorite statistics:

30% of ALL Venture Capital invested in the US, is invested in Silicon Valley (Pop: 2,900,000, less than 1% of the US population).
The proportion of VC funds we're receiving in relation to the rest of the country actually increased in 2009 (so we're getting an even larger piece of the funding pie).
12% of ALL US patents originated in Silicon Valley.
In 2008 more patents were filed in San Jose than any other city in the US (and by a wide margin).
3% of vehicles registered in Silicon Valley are hybrids or electric (as opposed to 2% in the rest of California)

Here are my notes from the latest edition of Downtown Dimension:

Mayor Chuck Reed addresses the Redevelopment Agency

Financial situation is not good, may be able to borrow $30M this year.
The 2 highest RDA priorities right now are the downtown Baseball Stadium and the Convention Center expansion. These are the 2 with the biggest bang for our buck.
Regarding building heights and the airport, he indicated that the airlines have choices and we can't just tell them to do it our way shove off. They can cut flights and move to other airports in the Bay Area, we don't want to give them any more reasons to not fly out of San Jose.

The High-Speed Rail Authority is again reconsidering the potential of an underground HSR station in San Jose, although they made it clear it is not their preferred alternative.
Some additional news regarding the San Pedro Square Market:

They want to have a weekend farmer's market instead (or in addition to) the Friday one.
The targeted tenant distribution is 80% food and beverage and 20% hard goods.
A special area for kids is also in the works.

The 20th annual Cinequest Film Festival kicks off Feb 23 and runs all the way through Mar 7. This year it will feature over 200 films from 40 countries.
On March 5 from 5:00-7:30pm, there will be another high-rise condo open house. This will coincide with both Cinequest AND South First Fridays. Another great reason to spend March 5th downtown (you'll also get free pedicab rides between the high-rises and art venues).

The Rental Market downtown has been booming. 90% of The Globe is leased, 80% of the Sainte Claire Apartments above Original Joe's are leased, and 94% of the Twohy Lofts are full.

BuyBuyBaby Opening First West Coast Store in San Jose

BuyBuyBaby--a subsidiary of Bed, Bath, & Beyond--has decided to open their very first store on the west coast in San Jose. It's always nice to host a west coast premier! As you can probably tell by the name, this store specializes in baby products and this will be their 29th store. BuyBuyBaby will occupy a 38,000 sqft space formerly held by now-defunct Circuit City in Almaden Plaza (the center with Costco, Barnes & Noble, Trader Joe's, etc.).

Veggielution Farmstand Opening

Last weekend the Veggielution farmstand finally began selling to the public! Almost 56 pounds of fresh, organic, (very) locally grown produce was sold during the soft opening. Everything is sold on a sliding scale. Price 1 is $0.00 for those that are in true hardship, Price 2 is what you would pay at a typical grocery store for standard veggies, and Price 3 is what you would pay for organic produce at a specialized store (this is the support Veggielution pricing!).

The sheer fact that we now have an active farm in the middle of San Jose in 2010 is already mind-blowing... but the care and passion that goes into this production is what makes it truly special. I was fortunate enough to get a behind the scenes tour of "the acre" and everything is tended to by the hands of enthusiastic volunteers. Even the fertilizer is made on-site from scratch and is fed live to the crops (vs. pre-packaged dead fertilizer with fewer nutrients). Hopefully later this year their little acre will expand and they'll be able to offer an even wider variety of produce.

Please support the effort by visiting their farm stand at 647 S. King Road, Saturdays from 2:30pm-3pm! I picked up some broccoli and cilantro last weekend and can attest to the quality... amazing stuff. They're also looking for volunteers if you're interested in contributing to the healthy, local, organic foods movement!

Target Coming Soon to N. 1st St

According to the San Jose Business Journal a massive 138,000sqft Target could be making it's grand opening later this year on 1st St. by Highway 237. This would be the 10th Target in San Jose and would anchor a new shopping center called @First. The finished development will also include 70,000sqft of restaurants and smaller shops, two 5,000sqft pads (one of which will go to a bank), an upscale 225-room hotel, a 168-room Sierra Suites hotel, and 1.35 million square feet of office space (850,000 of which will go to Brocade).
