Inventory is at record lows, and we haven’t seen our real estate market this busy since 2006. We currently have the highest prices we've seen in 16 years!

However, if you’re also looking to buy, you may be worried that you won’t find what you want. Many potential sellers tell me they’d love to sell, but they don’t know if they’ll find the right home to buy next. We have plenty of buyers waiting for the next home to come onto the market. So we’re specifically proactively networking &amp;amp; targeting to find properties in communities where we have buyers.

I’m on the phone and out in the community every day speaking to buyers and sellers alike, and &lt;b&gt;I know where the shadow inventory is&lt;/b&gt;. Shadow inventory is inventory not available on the market, so the general public doesn’t know these homes are for sale. There’s less competition for these houses, so you won’t have to contend with 10 or 15 other buyers, and that could mean you’ll get it for a better price. Despite the pandemic, the numbers are high. &lt;b&gt;Sales have increased by 44%&lt;/b&gt; while prices have risen 17% compared to this time last year, and inventory has decreased by 61.5% since this time in 2019.
