The deal has been concluded in partnership with investor CoRe Capital, and is another significant step forward in Numa’s growth across Europe. At a stroke, it will add 19 properties to the Numa portfolio, all located in districts of Lisbon. The addition takes the company’s portfolio to more than 11,000 units across 42 European cities, across 15 country markets.

An Established Portfolio

The LSA portfolio has been built up over more than 15 years, and includes high quality accommodation across Lisbon neighbourhoods including Chiado, Príncipe Real, Alfama and Avenida da Liberdade. The business was founded in 2009 by Luis Milagres e Sousa, who will be staying involved with the business in Portugal. For Numa, the additions create a strong presence in one of the European markets the company had identified as strategically important.

“Our ambition has always been to build Europe’s leading digital hospitality platform by partnering with exceptional businesses in the continent’s strongest urban markets,” said Numa Group CEO Christian Gaiser. “This acquisition represents another step in our continued expansion across Europe.”

The group currently operates two brands, Numa and Native by Numa; the latter was as a result of the 2024 acquisition of the UK Native business, which stamped Numa’s mark on the UK. Further strategic acquisitions are planned, in addition to the signing of individual properties to the portfolio.

In London, the group is shortly to open Native Fulham Broadway, its latest addition to the UK portfolio. This will have 41 rooms, a mix of double hotel style rooms, and studio apartments designed for longer stays. Fully fitted kitchens will feature, along with air conditioning, and super fast wifi. Art from local artists has been acquired, to adorn the walls and connect to the neighbourhood.

Three further UK properties are on the slate for opening in 2026. Native Fitzrovia is another London property, featuring 30 units. And in the Scottish capital, Edinburgh, there are two sites being completed. Native Edinburgh, Thistle Street is a 72 unit property in the city’s New Town, while outside the centre, Native Leith will open in winter 2026, with 45 apartments, designed to reflect the area’s industrial history.

Also in London, the group is investing GBP2 million in a refurbishment of Native Hyde Park. Its 62 rooms are a mix of studio, one or two bed units, plus several double rooms for short stay guests.

Winning Institutional Backing

Numa is also becoming an accepted operator among institutional investors, who are confident acquiring properties where the Numa brand has signed a long term operating lease. In the first quarter of 2026, Austrian developer Soravia sold Numa Munich St Paul, having converted the former three star hotel to a 50 unit Numa serviced apartment operation.

And Spanish REIT Vitruvio agreed the forward purchase of the upcoming Numa Malaga, which will open shortly, offering 48 rooms. This is part of the group’s Spanish growth plans, which also include Native by Numa Marbella, opening in autumn 2027.

Property History and Location

The Grand Hotel Europa opened in 1869 as Innsbruck’s first luxury hotel. It became a meeting place for aristocrats, business leaders, artists, and international travelers. In 1883, the hotel added the Barocksaal, or Baroque Salon, which has hosted receptions, balls, and social gatherings since.

The property has welcomed guests including Queen Elizabeth II, Albert II of Monaco, and The Rolling Stones. It sits within walking distance of the Golden Roof, Maria-Theresien-Straße, the Imperial Hofburg, the Court Church, the Stadtturm, the Hofgarten, and Congress Innsbruck. The location places the hotel close to Innsbruck’s cultural, tourist, and business attractions, with the Tyrolean Alps surrounding the city center.

Renovation Scope and Planned Facilities

The renovation will increase the number of guestrooms, add further floors to the building, and introduce a rooftop bar. Minor Hotels is positioning the property to serve both hotel guests and local residents once work is complete. The plan includes a restaurant and bar with external access, so non-guests can use these spaces directly.

Planned amenities include a wellness area and indoor and outdoor swimming pools. The property will also include dedicated spaces for meetings and events. The Baroque Hall will be revived as a venue for celebrations, events, and social gatherings, restoring one of its original functions from the 1880s.

Minor Hotels expects the property to reclaim a position among Innsbruck’s flagship hotels after the renovation. The plan combines the building’s historic character with the operating standards of the NH Collection brand.

Austria Expansion and Company Statement

Minor Hotels currently operates eight hotels in Vienna, Salzburg, and Graz. The Innsbruck signing extends the company’s presence into a fourth Austrian city, which Minor Hotels identifies as one of the country’s most important destinations.

Developments in Xiamen, Beijing, Chengdu, and Jiaxing have been signed, setting Tempo out on a growth track that aims to be part of a greater target for Hilton, of having 250 luxury and lifestyle hotels in the region. Deals have been agreed with a variety of development partners, with Hilton opting to spread the opportunity, rather than run with a single licensing or development partner, a path it has previously tested with other brands in China.

Growing a New Lifestyle Brand

Tempo is a relatively new brand in Hilton’s growing brand portfolio, having been launched in 2020. The first Tempo opened in Times Square, New York, and openings followed in key US cities including Washington DC, Nashville, Raleigh and Savannah.

In Europe, the first Tempo was signed in Belfast, Northern Ireland. The 144 room hotel is slated for opening in late 2026, following conversion of an office building. Further European signings have followed, with Tempo by Hilton Lisbon Parque das Nacoes due to open in early 2027. Also added to the pipeline is Tempo by Hilton Reykjavik, a 150 room new build that will bring the brand to the Icelandic capital.

The brand is also making headway in the Middle East. Tempo by Hilton Riyadh Al Narjis will open in early 2029 in Saudi Arabia, part of a twin hotel development that will also feature a DoubleTree by Hilton in the same block.

Tempo has been positioned as an “approachable” lifestyle brand, while for owners and operators, it is a limited service model. There is a focus on wellness, both in-room and with a hotel fitness centre.

“There was a rising demographic of ambitious and highly discerning travelers that weren’t engaging with the category,” notes Jon Witter, Hilton’s chief customer officer. “With Tempo by Hilton, we are able to reach these influential consumers through a new, elevated yet approachable class of hotels designed to surpass expectations of both customers and owners in truly meaningful ways.”

Rolling Out Brands in China

In China, the Tempo brand will be Hilton’s fifth lifestyle brand to launch in the country, joining Canopy, Motto and collection brands Curio and Tapestry. The company will open eight hotels in the country during 2026, under its luxury and lifestyle brands. The Curio Collection will open Xi Zhe Wuxi later this year, along with the Shanghai Parkview Hotel in the city’s Pudong district. Another hotel is also in the works for the city, Motto by Hilton Shanghai Wuliqiao opening in 2027.

Other recent signings in China include the Mountain The Sea Hotel Dali, which will join the Curio Collection, plus a second Curio property in Nanjing. And in Wuxi, the group plans to open a Tapestry Collection hotel with 140 rooms, launching in late 2027.

Vallarta’s beachfront wedding chapel is getting special attention. The company plans to give it a more polished, modern look for couples planning destination weddings. That chapel has long been a selling point for the resort, so refreshing it fits with keeping the property competitive in a crowded destination-wedding market.

New Music Displays and What Guests Can Expect

Both hotels will add new music memorabilia collections when they reopen. Hard Rock says the pieces will come from both legacy artists and current musicians, which lines up with the brand’s identity built around its collection of memorabilia. This isn’t new territory for Hard Rock, but it’s a way to keep the in-house museum feel current at these two properties.

General managers from both hotels weighed in on the changes. Ximo Blanch, who runs the Cancun property, described the renovation as a shift in how guests experience the space, pointing to brighter guestrooms and separate areas for kids and teens. Erika Cruz, his counterpart in Vallarta, framed the early booking window as a chance for repeat guests and new travelers to lock in a spot before the reopening.

Reservations for both properties are open now, even though the hotels won’t reopen until winter.

Why It Matters for the Region

Cancun and Vallarta are two of Mexico’s most established resort markets, and both properties have been fixtures there for years. A closure of this length is a notable move, since it takes rooms off the market during part of the year when demand is usually strong. Competitors in both destinations will likely see some of that shifted demand in the meantime.

Hard Rock frames the renovation as part of a broader push to stay competitive in Mexico’s all-inclusive segment, which has gotten more crowded in recent years.

After grabbing significant market presence across Asia and the Americas, the concept is now rolling out across Europe. Marriott has signed to create a Luxury Collection branded residence project in southern France, combining a resort and residences. The development will take place on a waterfront site in Marseillan, a picturesque village in the country’s Languedoc region.

A Project with Local Flavour

The development will be set within a 15 acre site just inland, overlooking the Thau Lagoon. It will feature a 72 room hotel, along with 189 branded residences, all designed in small blocks as an extension of the existing village. There will be no less than nine different culinary venues, plus a a spa and wellness centre.

For those investing in the residences, there will be a choice of waterfront or pool villas, apartments and penthouses. The aim is to complete the development for an opening in 2029.

“Not only will this project introduce the first branded residences in France, it will also further strengthen our presence in one of the country’s most appealing leisure destinations,” noted Alexandra Goguet, Marriott’s regional vice president for development. “Together with Propriétés & Co, we look forward to creating a distinctive luxury resort and branded residential community that will further elevate the appeal of the Languedoc region for both international travellers and homeowners”.

This will be the fourth Luxury Collection property for Marriott in France. The brand is already represented by two hotels in Paris, and one in Nice.

Elsewhere across Europe, Marriott has just opened Amoh, a 197 room Luxury Collection resort on the Greek island of Rhodes. And in Frankfurt, the company is preparing to launch Roomers ParkView, with 136 rooms in a hotel set in a 19 storey modern city tower.

Into 2027, and Marriott will open the Luxury Collection Grand Hotel Locarno, a historic hotel that is being refurbished for the brand in Lucerne, Switzerland. Many of its 122 rooms will have lakeside views. It will be joined by another opening for the brand in Vienna, where a comprehensive refurbishment will see the landmark Hotel Bristol relaunch. And in Rome, the Marriott Grand Hotel Flora will be repositioned as part of Luxury Collection following a major makeover.

Reworking Local Landmark Properties

Looking further ahead, another German signing is a lakeside new build, Seegut am Tegernsee, which will open in 2029. This development will feature accommodation in a variety of small buildings spread across an expansive site in Bavaria.

The Luxury Collection is also looking to grow in the London market. There, plans have been drawn up to expand the group’s existing Park Tower Knightsbridge hotel. A major refurbishment aims to add a further six storeys to the to the top of the existing landmark tower, creating a range of new residential apartments with stunning views across the UK capital.

Bookings for the rebuilt Ulusaba Safari Lodge are already open. The lodges sit within Virgin Hotels Collection, the parent hospitality brand behind Virgin Limited Edition. Luxury Frontiers, based in Johannesburg and Memphis, designed the interiors for both lodges, while Orbic led the exterior redesign of Rock Lodge.

New Accommodation and Design

Rock Lodge, built on the granite koppie that gives Ulusaba its name, will offer nine rooms after the rebuild. That total includes five new Rock Suites and two new interconnecting Makwela Suites, alongside two existing Cliff Lodge suites that will remain bookable together exclusively. Children under 12 will continue to stay at Rock Lodge, which runs a Cubs Club program covering bush skills, animal tracking, and Africology spa treatments for kids.

Safari Lodge, set along a dry riverbed, will have 11 accommodation options once work finishes. Eight of these are new Elephant Suites, each with floor-to-ceiling glass doors and vaulted ceilings.

A separate enclave called The Hide will sit in an elevated position overlooking the Xikwenga Dam. It includes three suites and a shared living area with a deck and boma firepit, and it can be booked exclusively by groups. Luxury Frontiers designed Safari Lodge end-to-end, while Orbic focused on Rock Lodge’s exterior given the challenges of building into the koppie.

Wellness and Experience

Wellness facilities will become a central part of the guest offer at both lodges. Virgin Limited Edition is partnering with South African spa brand Africology on treatments built around ethically sourced African ingredients. Each lodge will include multiple treatment rooms, cold plunge pools, Himalayan salt saunas, hydrotherapy pools, and rasul mud experiences.

Guests will also have access to a tactile reflexology walkway and a yoga deck overlooking the reserve. A pickleball court is being added alongside the two existing tennis courts. Luxury Frontiers, winner of the Architectural Digest 2025 Great Design Hotel award, designed the interiors to reflect the surrounding bush and incorporate Tsonga-inspired detailing and craftsmanship.

Joe Margison, CEO of Virgin Hotels Collection, said, “Ulusaba is incredibly special to Virgin Limited Edition and its many loyal guests. This redesign is about carefully evolving what has made Ulusaba so loved over the past 25 years, while also future proofing the lodges for generations of guests to come.”

Sustainability and Community Commitment

The rebuilt lodges will run on up to 60% renewable energy when they reopen, using solar panels already installed at the site. This builds on Ulusaba’s existing conservation and responsible tourism work within the Sabi Sand reserve. The property’s design also draws on Tsonga craftsmanship tied to the surrounding communities.

Pride n’ Purpose, Ulusaba’s not-for-profit arm, will continue its community support work during the closure. Ulusaba staff members are volunteering across various community initiatives while the lodges are rebuilt. The organization has worked with local communities around the reserve for the past two decades.

Hyatt will be rebranding The Kingdom Hotel, which has been closed since 2023, and was more recently acquired by Dubai-based investment group, ASB Hospitality. ASB already collaborates with Hyatt, having purchased the group’s first hotel in the country, the Meikles Hotel in Harare. ASB is an affiliate of Albwardy Investments, and Hyatt has signed a management agreement to take on the hotel.

Revival of a Local Landmark

Prior to opening as the Grand Hyatt, the property will undergo a major refurbishment, which will see the room count reduced to 245 rooms, from the previous tally of 294. The hotel was originally opened in 1966, and was substantially redeveloped in 1999, and over the years has welcomed thousands of guests looking to visit the famous Victoria Falls waterfall, a UNESCO World Heritage Site. The hotel is just a five minute walk from the Victoria Falls rainforest.

This signing marks a significant milestone in Hyatt’s continued expansion across Africa,” commented Hyatt regional vice president Ludwig Bouldoukian. “It reinforces our commitment on growing our brand presence in the region and providing World of Hyatt members more travel choices in inspiring destinations.”

Victoria Falls is a serious investment hotspot for hotel development, acknowledging the destination’s strong international appeal. IHG is preparing to open two hotels there, the House of Chinhara, which will join its Vignette Collection, and also Six Senses Victoria Falls. This latter hotel will open in late 2027, offering guests the unique experience of a stay in tree level lodges.

Alongside the luxury projects in the region, there are also growing four star choices. Accor is developing Novotel Victoria Falls, which will open in early 2028 in the Eagle Heights precinct, the group’s first Zimbabwe hotel. Also in the works is Park Inn by Radisson Resort Victoria Falls, another four star choice that will open in early 2029, with 150 guest rooms.

The Zimbabwe hotel joins Hyatt’s African pipeline, which already has three properties scheduled to open during the rest of 2026. These include the Hyatt Regency Lagos Ikeja, a five star, 142 room property preparing to launch in Nigeria. Another hotel for the same brand is due to launch in Zambia, following the refurbishment of the Pamodzi Hotel in Lusaka. With 170 rooms to fill, Hyatt Regency Lusaka The Pamodzi will open in autumn 2026.

Expanding Across the Continent

The brand’s third African opening of the year will be in Morocco, close to the continent’s northwestern coast. The 122 room Hyatt Regency Mazagan will be located in El Jadida, not far from Casablanca.

Into 2027, and the new build Hyatt Regency Abuja will be opening later in the year, adding 145 rooms to Hyatt’s inventory in Nigeria. A further Hyatt Regency will also be opening on the island of Sal, part of Cape Verde, offering guests 150 rooms and proximity to beautiful beaches, and the restful pace of island life.

That pitch appears to be working. New properties are opening in South Korea, Portugal, India, and Costa Rica, among other places, as WorldHotels pushes into markets it has not touched before.

First-Time Markets and New Residences

The brand’s first branded residence project is in Ho Chi Minh City, Vietnam. Essensia Sky and Parkway Saigon will include 74 villas and 424 apartments when it opens in September. It marks WorldHotels’ first move into residential real estate, a category many hotel brands have chased in recent years.

Several other openings mark firsts for the company, too:

• Ecoland Hotel in Jeju Island, South Korea, the brand’s debut in that country.
• Resort Country Club near Manesar, India, its first property in the Indian market.
• Hotel Máxima Santarém in Portugal, set to open in 2027 and located a 30-minute train ride from Lisbon.
• Clarita’s Beach Bar & Resort in Jaco, Costa Rica, adding to the brand’s Latin American footprint.

Growth Through Partnerships

Much of the brand’s recent growth has come through the WorldHotels Crafted collection, a group built around independent hotels with strong local character. A partnership with De Historiske, a Norwegian group of more than 100 historic hotels, restaurants, and ships, brought several heritage properties into the fold. Kviknes Hotel and Fleischer’s Hotel, both in Norway, joined through that deal, along with The Vault Hotel in Sweden and Collini Rooms in Milan.

WorldHotels is also building out its outdoor and wellness offerings under a newer label called WorldHotels Backdrop. Asheville River Cabins in North Carolina is one early addition. Two wellness-focused properties, Hotel Terme San Michele & SPA in Ischia, Italy, and Acqua di Mare Resort in Roatan, Honduras, round out that push.

Behind all this, BWH Hotels is leaning on its Upscale & Luxury Worldwide Sales division to connect these independent properties with corporate and leisure travel buyers.
