Keep an Eye on the Southeast

These four projects represent a cross-section of what’s moving through the Southeast pipeline right now at different markets, different construction types, and different stages. What they share is a region with enough demand diversity to support all of them simultaneously.

That range is part of what makes the Southeast worth tracking consistently, not just in snapshots. Beach markets like Gulf Shores operate on different cycles than urban neighborhoods like Wynwood or growing suburban corridors like Mebane—and the THP database captures all of it.

Servatur Isora Suites, which has 312 rooms, is location in Puerto de Santiago, and has been created following the refurbishment of the former Hotel Varadero. The property features four swimming pools, meeting the needs of its leisure guests, and is close to local coastal destination the Playa de la Arena.

A Growing Presence in the Canaries

Servatur is enjoying something of a growth spurt currently, opening four hotels across the Canary Islands during 2026. It has recently added three hotels in Gran Canaria. The company is rolling out its Servatur Holiday Resort concept, adding a full supporting programme of entertainment, wellness and gastronomy for guests to enjoy on the premises.

The Canary Islands have been one region in Spain where local people have demonstrated against the further growth of tourism, concerned that its impact is negatively affecting the lives of local people. Already, Spanish authorities and jurisdictions in some Spanish cities have moved to restrict the listing of holiday lets on platforms such as Airbnb and Booking.com.

Hotel development is also under pressure in some regions. In Barcelona, for example, the city’s mayor has effectively banned the development of any more new hotels in the central zone of the conurbation.

In the Canary Islands, however, hotel development is continuing, while many more owners are following a similar path to Servatur, and upgrading assets to attract higher spending guests. Owners of the Hotel Sahara Playa in Las Palmas, for example, have recently relaunched the hotel following a full refurbishment of its 38 rooms. The refresh has included a new, more energy efficient ventilation system.

Another major upgrade is preparing the Hotel Tenerife Golf & Sea View for launch later in 2026. Fuerte Hotels is extensively refurbishing the 125 room, four star hotel, which is inland, just a few minutes drive from Tenerife South airport. Further east, on the island of Fuerteventura, one major new property under development is the Hotel Elba Corralejo. Sitting close to the northern tip of the island, this 478 room property will be completed in late 2026.

Projects Under Construction on Tenerife

Back on Tenerife, another new build is the La Tejita Luxury Beach Resort. This five star development is another major resort property, with construction well under way. It will be just metres from the beach on the island’s south coast. Also in planning is Maguenes Resort Tenerife, a development to the west of the island, which will feature a 150 room boutique hotel, private members such and private villa residences, all spread across a hillside with great sea views.

And on the island of Lanzarote, Hyatt Hotels is planning the European launch site for its Alila resort brand. Alila Lanzarote will feature 150 rooms, promising innovative design by LTW Designworks, at an inland setting ideal for bespoke journeys and adventures.

The location is deliberate. The site sits close to Interstate 75, giving easy access to Kennesaw State University, the Town Center at Cobb mall, and Truist Park, which is home of the Atlanta Braves. Downtown and Midtown Atlanta are also within reach. For a mid-scale brand like Hampton, that mix of university traffic, sports visitors, and corporate travelers is a reliable demand base.

A Market That Keeps Growing

Cobb County has been one of metro Atlanta’s more consistent growth stories. Corporate relocations, residential development, and the pull of a major university have kept occupancy healthy across the corridor. Vector Hospitality knows this market well, as the company has been active in Kennesaw for nearly two decades.

“We continue to see tremendous long-term growth throughout this corridor,” said Aman Patel, Vector’s President, citing expanding business activity and the area’s links to major Atlanta destinations.

The hotel will offer the standard Hampton package: complimentary hot breakfast, a fitness center, meeting space, and outdoor gathering areas. Nothing revolutionary, but Hampton’s consistency is precisely the point. Business travelers and families visiting KSU tend to want reliability over surprises.

Why This Deal Is Worth Watching

For Hilton, this is routine portfolio maintenance—adding rooms in a suburban market where demand justifies it. For Vector, it represents something more. Doubling down on a market you know well, with a brand that travels easily and carries strong consumer recognition, is a lower-risk way to grow. Financing a new-build in the current environment is not simple, so breaking ground signals genuine confidence in the submarket’s trajectory.

The project will also generate construction jobs before transitioning to permanent hotel operations, which gives local officials another reason to welcome it.

Hampton by Hilton sits within a parent company that now runs more than 9,000 properties across 139 countries. At that scale, a 123-room suburban Atlanta hotel barely registers globally. Locally, though, it fills a real gap—and for Vector, it adds another piece to a growing portfolio.

The development in the city centre will build on a growing trend, which is making a virtue out of delivering great value city centre accommodation, by providing rooms that do not have a great view of the city – but are nevertheless in a great central location. This is a trend that has already gained traction in the UK, and other parts of Europe, but remains forbidden by regulations in some key city markets.

Working with a Partner Developer

The 135 room Scandic Go hotel will be created by investor Axfast, as part of a reinvigoration of retail and warehouse space along Stockholm’s Drottninggatan street. The updated real estate project will include the hotel, retail and office space. Hotel check-in will be at the first basement level, while rooms – all windowless – will be arranged on four floors.

“This new hotel is an exciting part of our growth strategy, where we’re now going to open our first underground hotel in an extraordinary setting in downtown Stockholm,” said Scandic CEO Jens Mathiesen. “Our new Scandic Go will strengthen our position in the rapidly growing economy segment and complement our existing hotel offering in the capital perfectly.”

Other hotel brands that are consciously developing hotel rooms with no windows include Zedwell in the UK, which is fast developing hotels in city centre locations, by converting existing office or retail space. Whitbread is also using windowless rooms in some of its compact Hub by Premier Inn hotels, another brand designed for guests wanting city centre locations, but on a budget.

In busy urban environments, having no window is sometimes an advantage, as it means less intrusive noise, and a better night’s sleep. “This reflects a growing international trend in which people are seeking optimal conditions for rest and relaxation,” said Jesper Engman, Chief Development Officer at Scandic. “We look forward to welcoming guests to an out-of-the-ordinary experience.”

Scandic Go is the Scandic group’s newer brand, designed at a lower price point for budget-conscious travellers. Already the brand is growing across Scandinavia, and will shortly open Scandic Go Oulu Torihotelli, a 144 room hotel taking the brand into Finland.

A Two Hotel Project Planned for Helsinki

A further pipeline project in the country is Scandic Go Garden Helsinki, which will open in 2028 as a dual hotel project. The 232 room Scandic Go will be alongside a 227 room Scandic, with the pair opening onto Garden Helsinki, an indoor entertainment space that its promoters expect to become a key event destination.

Also opening in 2028 will be Scandic Go Stavanger, in Norway. This 152 room hotel will be created from the interior of an existing office building in the city centre.

The hotel’s owners have appointed RBH to take over running of the 194 room property, following a recent refurbishment that has positioned the asset to command better room rates. It builds on recent momentum at RBH which saw the group add Staybridge Suites extended stay hotels in Newcastle and Liverpool to its roster.

A Growing Cluster in Liverpool

RBH now operates a major cluster of branded hotels in the Liverpool area. Alongside the newly added Radisson and Staybridge, it also manages Aloft Liverpool for Marriott, the Liverpool MGallery for Accor, and The Municipal Hotel.

“This appointment represents a positive step forward for the recently refurbished hotel and reflects the confidence both ownership and Stonemoss Hospitality Asset Management has in RBH’s operational expertise and market presence,” commented Allan Davidson, managing director of Stonemoss. “Liverpool continues to be one of the UK’s most dynamic hospitality destinations, and we believe this partnership positions the hotel strongly for long-term success while building on the significant investment already made into the property.”

The Radisson sits in a city market that has absorbed much new inventory in recent years, but now faces a period with few new hotels coming to the market in the immediate future. Progress for some will be reliant on finding funding, while other projects will face challenges winning planning approval.

Plans for a Motto by Hilton hotel in the city, to be located in the city’s Cavern Quarter, were abandoned in early 2026. The project developers, Greenwood Developments and JSM, have instead opted to convert former retail space to 85 luxury serviced apartments.

Other projects in early planning stages in the city include the conversion of the former Fruit Exchange into a luxury hotel. The property, built originally in 1888, could potentially deliver a hotel of around 80 rooms. And a second conversion could also see the former magistrates court and adjacent fire station, also dating from the 1800s, reimagined as a boutique hotel. Both projects will require considerable investment, and are likely to take some time to execute.

A Modest Local Pipeline

Australian group Veriu is looking to bring its Punthill brand to Liverpool, as it looks to expand into the UK market. The company has plans to launch a new build project with 93 one and two bedroom apartments in the city, opening in 2029.

One other location in the city where a new hotel is under consideration, is the Liverpool cruise terminal. Global Port Holdings has signed a long term lease to operate the terminal, and is planning a major upgrade to enable the asset to handle larger cruise liners. The upgrade will likely include a new 200 room hotel to accommodate those departing on cruises, or completing their travels on the water.

Nalu, designed by Ludovica Serafini + Roberto Palomba for Talenti, belongs to the latter category: a family of furnishings capable of interpreting contemporary outdoor living as an aesthetic, sensory and architectural experience. The collection now continues its evolutionary journey by introducing a new chromatic variation that amplifies its visual identity: yellow. A luminous, vibrant and deeply Mediterranean shade that brings new energy to the collection through different textile interpretations, from solid colours to stripes and geometric textures with a strong decorative impact. A choice that does not simply represent a palette update, but rather a further chapter in Talenti’s design research on the relationship between colour, material and landscape.

Of Hawaiian origin, “Nalu” means “wave”: an evocative term that perfectly encapsulates the essence of the collection. The wave as continuous movement, fluid harmony and natural strength. But also as an element capable of shaping surfaces, volumes and perceptions. The reference to the sea runs throughout the entire project, reinforcing the connection between design and the nautical dimension, which has always been an integral part of the Talenti universe. Soft and enveloping shapes dialogue with rigorous and lightweight structures, creating a sophisticated balance between comfort and architecture.

Research into materials finds one of its most distinctive expressions in the ceramic stoneware table tops, characterised by a tile composition reminiscent of contemporary mosaics. Each element is individually enamelled, generating shades and chromatic vibrations that create an almost liquid effect, enhancing the artisanal character of the collection and the continuous dialogue between industry and craftsmanship. An aesthetic and material research that contributes to defining the sophisticated identity of Nalu, where decorative surfaces, technical materials and sartorial workmanship coexist in perfect balance.

With Nalu, Talenti interprets outdoor living as an open, flexible system increasingly close to the language of interior design. The collection includes sofas, lounge chairs, dining and coffee tables, sunbeds, seating and accessories, creating a coherent ecosystem in which every element interacts through materials, proportions and sartorial details. The designers’ approach is inspired by the great masters of Italian design from its golden years, reinterpreting their rigour through a contemporary sensibility. The result is a transversal, elegant and versatile collection, designed to inhabit residential spaces, hospitality, yachts and contract architectures with the same naturalness.

The partnership isn’t new. Meraki Land already operates Moire Hoi An under IHG’s Vignette Collection and co-owns Crowne Plaza Danang City Centre. This deal doubles that relationship to four hotels.

Ho Tram: Closer to the City Than You’d Think

The headline property is Regent Ho Tram, a 220-room beachfront resort scheduled to open in 2032. It will sit on a private stretch of Ho Tram beach, less than two hours from downtown Ho Chi Minh City by car, making it the closest luxury beach option to one of Southeast Asia’s fastest-growing urban populations.

The resort’s design includes 30 Skyvilla Suites with private pools, 80 villas each with their own pool, and wellness programming from Raison d’Être. There are also 95 branded residences attached to the project and multiple restaurants and bars.

Proximity helps the business side of things. The nearby Grand Ho Tram Strip, The Bluffs golf course, and the upcoming Long Thanh International Airport—due to open in 2027 — all make Ho Tram an easier sell to international guests who want beach access without having to give up connectivity.

Binh Duong: Where the Business Travelers Are

The second property, Crowne Plaza Saigon Binh Duong, will open in 2029 in Thuan An, about an hour from central Ho Chi Minh City. Binh Duong is one of Vietnam’s largest industrial zones, home to more than 30 operating industrial parks with another 19 in development.

That’s a lot of multinational companies needing somewhere to put their visiting executives. The 221-room hotel will offer over 1,000 square meters of meeting space across six rooms—clearly built with corporate demand in mind.

IHG’s regional head Vivek Bhalla framed the dual approach simply: growth in resort destinations and high-growth urban markets, at the same time. Vietnam, with its combination of growing tourism and expanding manufacturing base, is one of the few markets where that line of thinking holds in both directions at once.

For Meraki Land, the deal cements a position as one of IHG’s most active development partners in Southeast Asia.

What These Four Accor Projects Tell Us

Four projects won’t capture everything moving through Accor’s pipeline, but they illustrate something important about how the group builds: across brands, across markets, and across stages of development. Sofitel Legend in Giza and TRIBE at Basel Airport are not the same conversation, and that’s the point.

For hotel suppliers, the variety here is worth paying attention to. A luxury icon under construction in Egypt and a planning-stage lifestyle hotel in Switzerland will have different timelines, different decision-makers, and different procurement needs. The THP database tracks all of it, including projects and the contacts behind them. The two projects still in planning, Mercure Siliguri and TRIBE Basel Airport, are especially relevant for suppliers looking to get in early: that’s when the most important decisions are still being made.

The company is to partner with well known hotel management specialist Highgate, across a broad spectrum of operations. The pair aim to work together on hotel management, technology and marketing, and the development of skilled people across the globe, with a focus on the Americas, and Asia. The partnership is kicking off with immediate effect, as Highgate takes over day to day management of the Lotte New York Palace hotel.

Supporting a Landmark Hotel

For customers, there will be no obvious change at the 909 room Lotte New York Palace, a landmark luxury property on the city’s Madison Avenue. And for Highgate, it will mean the addition of one more local hotel to its management roster. The company is already the largest owner and operator of hotels in New York City. Highgate will run the property day to day, covering everything from staff management though sales, marketing and revenue management.

Lotte acquired the hotel in 2015, as its first venture into the US market. More recently, the company purchased the freehold land asset beneath the property, from the Archdiocese of New York, a clear signal that Lotte expects to hold the asset for the long term.

Since picking up the Palace hotel, Lotte has added three further US hotels. These are The New Yorker Hotel, an art deco landmark that is already operated by Highgate. In Seattle, there is the Lotte Hotel Seattle, a hotel designed by renowned stylist Philippe Stark, while the fourth hotel, in Chicago, operates under Lotte’s L7 brand.

“Lotte is one of the great hospitality and consumer companies of our era, and the opportunity to build a long-term, multi-platform relationship with an organization of its calibre and ambition is rare,” commented Richard Russo, principal at Highgate. “The broader collaboration across hotels, distribution, technology, and the wider business ecosystems both companies bring is where the long-term value for both Highgate and Lotte will be created.”

Lotte continues to look for international expansion opportunities. Later in 2026, it will open Lotte Hotel Sochi, on the Black Sea coast. The five storey property will have 181 rooms, with guests enjoying their own private beach.

Lotte Expands L7 Brand

And a second US destination for the L7 brand is planned in Westfield, Indiana. A 228 room luxury hotel will be developed for opening during the first half of 2028. L7 Westfield by Lotte is being designed by architects Andmore Partners with an elegant, curved facade.

Highgate, meanwhile, is busy supporting a growing number of hotel brands around the globe. The company is currently working with sector visionary Ian Schrager, completing a hotel transformation to deliver the PUBLIC Hotel West Hollywood, a 139 room property in California that will reveal Schrager’s latest innovations in the hotel space. The property is expected to open in the coming months.
