The country has long built its tourism offer on the back of small, local businesses, with a focus on retaining its wilderness habitats, and offering a unique experience for visitors. Now, there is a gently rising tension, local media report, around the arrival of international hotel chains.

A Destination for Nature Lovers

With its many national parks, and its uniquely broad choice of habitats and native animals and birds, Costa Rica remains a destination favoured by those keen on the natural world. As a result, many places to stay are smaller and more local in style. Early boutique hotels are often converted family homes, for example.

That distinction around why Costa Rica, plus a national commitment to protect habitat, means the country’s coastlines are largely free of the large branded resort properties that can be seen along the beaches of Mexico. Many municipalities remain tough on branded hotel proposals, keen to retain Costa Rica’s distinct appeal. But there are changes evident.

In San Jose, Hyatt has just opened its Hyatt Place San Jose Cariari. With 120 guest rooms, the property sits close to the newly opened Costa Rica Convention Center, aiming to pick up business from major events and gatherings in the city.

Marriott has a strong pipeline in the country, and will shortly open the JW Marriott Costa Elena, an all-inclusive resort in the north of the country. This is a major development, with 415 rooms, eleven bars and restaurants, plus an extensive wellness centre. Also opening in 2026, in the same region, is the AC Hotels by Marriott Liberia Airport, a new build, 140 room property alongside an airport that is growing in popularity.

Into 2027, and a major new resort will open under the St Regis brand in Papagayo, Guangacaste province. This new build will combine 120 hotel rooms with 143 residences, with half a dozen restaurant choices. A beach club and many swimming pools will create a real destination resort. Also opening will be Moxy Hotel AIJS, in Rio Segundo north west of the capital San Jose, plus the 130 room Four Points by Sheraton Alajuela, also in the same region.

Hilton Joins Marriott in Seeking a Presence

Hilton, too is making its mark, starting with two Tapestry Collection properties opening later in 2026. The Herediano Stadium Hotel & Event Center will open north of the capital, San Jose, and it will be complemented by the nearby Montara Hotel in San Rafael, due to launch in October.

Looking further ahead, Hilton has also signed LXR Manuel Antonio, a 170 room luxury hotel to be built alongside the Manuel Antonio national park in Quepos. And the company will be adding to its inventory at San Jose airport, with a 150 room Tru by Hilton hotel aimed at meeting the growing overnight demand from travellers in and out of the airport.

Market Entry Timeline and Property Details

ASAI Hat Yai will sit on Samchai Road in the heart of Hat Yai’s city center, a commercial and tourism hub connecting Thailand with Malaysia and the wider region. And ASAI Patong Phuket will be located in the heart of Patong, five minutes from Patong Beach and around one hour by car from Phuket International Airport.

ASAI Hat Yai will offer 116 guestrooms, including larger rooms with bunk beds for families and groups of friends. Facilities will include an all-day dining restaurant, a café and bar, flexible co-working spaces, meeting facilities, and a fitness center.

ASAI Patong Phuket will feature approximately 85 rooms. The property will include a ground-floor café and social space built around ASAI’s Eat/Work/Play concept, a rooftop swimming pool, and fitness facilities.

Brand Portfolio and Pipeline

ASAI Hotels first launched in Thailand with ASAI Bangkok Chinatown in 2020. The brand has since expanded to ASAI Bangkok Sathorn and ASAI Kyoto Shijo in Japan.

The brand’s international pipeline includes ASAI Gamuda Cove in Malaysia, opening in the third quarter of 2026 within the 1,530-acre Gamuda Cove township near Kuala Lumpur. This will mark ASAI’s debut in Malaysia. ASAI Hotels will also expand into the Philippines with ASAI Oslob Cebu in late 2027 and ASAI Camaya Coast in late 2028.

Two experienced partners have come together for the initiative, convinced that they can see ways to grow a new hospitality platform in the country. Griffin Capital Partners is the investment and development partner, bringing with it more than 20 years of experience in the Polish property market. Primestar is a leading hotel operator across central Europe, looking to expand its influence in another major country market.

Eyeing a Variety of Opportunities

The pair will be looking to source projects across the country’s major hotel markets, including Warsaw, Krakow, Wrocław, Katowice, Łódź, Poznań and Gdańsk. Their sweet spot will be hotels with at least 100 rooms, ideally in the midscale, upscale and luxury market segments.

Options might include acquisition and repositioning, development or conversion, across a range of ownership models which might include leased, managed or hybrid operating structures. The aim is to work with international brand groups including IHG, Hilton and Marriott, while also selecting properties to run under Primestar’s own JUNE brand.

“This partnership brings together highly complementary capabilities,” noted Nebil Senman, managing partner at Griffin. “Primestar’s established hotel operating platform, technology-driven approach and strong brand relationships, alongside Griffin Capital Partners’ local market expertise, experience in building and scaling businesses, and long-standing relationships with international investors and strategic partners.”

He added: “Together, we are building a strong institutional platform for investors, owners and brands seeking access to one of Central and Eastern Europe’s most attractive hospitality markets.” The partners say they already have several deals progressing, and will announce them in the coming months.

The Polish market is growing fast, with consultants counting more that 530 chain hotels in 2026, in a market of over 2,600 properties. International chain market penetration is less than 50% currently. The Top Hotel Projects database tracks more than 70 live hotel construction projects.

A Modest Development Pipeline in Warsaw

In Warsaw, there is a modest pipeline with just four hotels due to open before 2029. The AC by Marriott Port Praski Warsaw will be the first to show up, adding 113 rooms to the city’s inventory from launch in late 2026. Into 2027, and the Canopy by Hilton will open, along with The Cloud One Warsaw, a 362 room hotel that will be part of the Upper One project. Also completing will be a conversion that will deliver a Staycity aparthotel, opening in the second quarter of the year.

In Krakow, three international brands will arrive in the city during 2027. The Hoxton Krakow will inject its style and swagger, and is being created within the former Imperial Royal tobacco factory. Marriott will see two more of its brands represented, with the opening of the 120 room Le Meridien Krakow Royal, and a JW Marriott, being created by converting another of the city’s landmark buildings.

The Movenpick brand dates from 1948, when it was established by Swiss restaurateur Ueli Prager. And to this day, food and drink remain core to the brand’s offering at all its hotels, while the brand has continued with a welcoming ethos, open to all, whether travelling on business, or taking the family on a leisure trip. French group Accor acquired the Movenpick business in 2018, and has since taken it to new heights.

Plentiful Opportunities to Grow

Today, there are more than 140 hotels across 40 country markets, a spread that leaves plenty of blank spaces on the map for more Movenpick hotels to open. As well as growing its hotel portfolio, the brand is also moving into the increasingly popular branded residence space, with new developments featuring a combination of hotel and residences, on the same site.

In Islamabad, work is under way on Movenpick Hotel & Residences Capital Smart City, with a 361 room hotel that will be the group’s second site in the city. The property will have a mix of hotel accommodation and serviced apartments, and is due to open in 2028. And in Oman, Movenpick Hotel & Apartments Bausher Muscat will again feature a flexible accommodation mix across 250 rooms and suites.

Additions to the portfolio in the last few months include the Movenpick Hotel & Residences Teuta Kotor Bay, the brand’s first property in Montenegro. Located in the historic destination of Risan, its 151 rooms offer views across the Bay of Kotor, with facilities including a sauna and infinity pool.

Along the Adriatic coast, the brand is preparing to open a second hotel in Croatia. Movenpick Hotel & Residences Kvarner Bay will feature the largest wellness facility at any hotel in the country, with 198 guest rooms.

Another recent opening, Movenpick Yerevan, celebrates another launch into a new country. The 126 room hotel is a first for Armenia, located in the country’s capital. And in Uzbekistan, Movenpick Tashkent Old City has just opened. The hotel has 120 rooms and again features the Movenpick hallmarks of a major wellness centre and spa, with indoor pool and saunas.

Arriving Soon in the UK

The brand is also planning its first hotel in the UK market, opening in late 2027. Movenpick Hampshire – Old Thorns will open following the substantial renovation of an existing hotel, set in 300 acres of countryside, around an hour from London. The new resort will have 194 rooms, and features a championship golf course and conferencing facilities. It will also have a ballroom, with a capacity for 500 guests at major events. 

In Singapore, work is under way to deliver the largest Movenpick hotel in Asia. The conversion of an existing property, it will have 808 rooms, as well as a small number of additional longer stay suites, designed for longer stay guests, under the sub brand Movenpick Living.

Portfolio and Management Scope

Sharjah Collection includes seven properties located across the emirate’s coastal, desert, mountain, and heritage landscapes. The properties are Al Badayer Retreat, Al Faya Retreat, Kingfisher Retreat, Moon Retreat, Najd Al Meqsar, Al Rayaheen Retreat, and Nomad. The 400 room hotel overlooks the sheltered Nichupté Lagoon, occupying one of the last large sites within Cancun’s Hotel Zone, and will truly provide everything a guest could want for an immersive leisure stay. Alongside it, Ennismore is delivering another first, the brand’s first branded residential project in Mexico.

A Wealth of Experiences to Enjoy

Set in an expansive landscape, the hotel will feature an extensive programme of curated entertainment and activities. It has no less than 10 eateries, and six bars, including Allegra, which features Cancun’s longest rooftop infinity pool. The resort’s Bungalow Beach Club will provide guests with access to an exclusive private beach. For those seeking an even more exclusive stay, there are Mondrian+ suites, on the upper floors, featuring dramatic terrace views, and butler service.

There will be 328 branded residences, with one to three bedrooms each. The properties are being developed by Murano Global Investments, in partnership with Ennismore, combining avant garde design with premium residential living. Properties are to be delivered fully fitted, a turnkey solution with a rental programme that owners can join, should they wish.

“The arrival of Mondrian represents a defining milestone in the evolution of this project and reinforces our commitment to creating long-term value,” said Marcos Sacal, CEO of Murano Global Investments.

The Cancun region continues to draw investment, and is a leisure destination for US travellers where many of the big international brands seek to have representation. The Mondrian Cancun will be joined over the coming months by a string of other new openings.

Before 2026 is out, Hyatt will have opened two new resorts. It is lining up the 500 room Grand Hyatt Cancun Beach Resort, on the eastern part of the Yucatan Peninsula. And that will be joined by Park Hyatt Cancun, a beachside resort with 150 rooms, opening in the fourth quarter of the year.

Openings for later in 2026 include the launch of another Accor group brand, Rixos, in Cancun. The 345 room luxury project will be a fully serviced resort, promising guests a truly immersive stay. And Club Med is nearing completion of a rolling refurbishment programme at Club Med Cancun, a 436 room resort that will receive upgrades such as a new infinity pool.

Refurbishments Ensure Resorts Stay Relevant

Existing assets need to keep pace with the changing competition. Melia has just relaunched its 800 room Paradisus Cancun, following an extensive refurbishment of the five star resort. While Spanish peer H10 Hotels has just opened Ocean Allure Costa Mujeres, another substantial project with 599 guest rooms.

Riu Hotels & Resorts has two local resorts, which are both undergoing refurbishment. Its Riu Palace Mexico Playa del Carmen will relaunch as an adult-only destination, while Riu Palace Peninsula is also enjoying an update. The Sens Cancun is also undergoing an update, and will relaunch as part of Hilton’s Tapestry Collection.

Accor currently operates more than 830 hotels across Greater China, spanning over 50 cities, 17 brands, and more than 140,000 rooms. The group aims to reach 1,600 hotels in China over the next five to six years.

Strategic Partnerships Strengthened

Accor has worked with Jin Jiang International Group for ten years, a partnership anchored by the Peace Hotel. The two companies also collaborate on ESG initiatives and Shanghai community projects. Accor and Jin Jiang International signed a Framework Cooperation Agreement for a luxury hotel project in Shanghai during the press conference.

Accor and H World Group built a partnership more than a decade ago to drive international brand development in China. Last week the two companies expanded that partnership across direct booking and loyalty platforms.

Accor has partnered with Sunmei Hotels Group twice within three years, extending from Mövenpick by Accor to The Sebel.

New Luxury Signings Span Multiple Regions

Accor signed several new luxury hotel projects across Northern China, the Yangtze River Delta, and western markets. The properties include Fairmont Hangzhou Huagang, Sofitel Xi’an Chanba, MGallery Collection Hangzhou Jianghehui, MGallery Collection Pujiang, Swissôtel Hangzhou Westlake, and Pullman Shanghai Qilu. Accor also signed an intention to collaborate on a project in Sichuan Wolong.

Accor operates more than 50 luxury hotels in Greater China under brands including Raffles, Fairmont, Sofitel Legend, Sofitel, MGallery, and Swissôtel. Raffles operates in Hainan, Shenzhen, and Macau. Sofitel Legend People’s Grand Hotel Xian is one of six Sofitel Legend properties worldwide, and Sofitel Legend Wuxi, signed in 2025, will become the second Sofitel Legend property in China.

Sofitel has opened recent properties in Changzhou and Anji. Accor also has more than 40 luxury hotel projects under active development in China.
