What is the easiest way to make a modular factory fail? Treat it like traditional construction. I have seen many discussions about modular construction focus on technology, automation, or factory size. But factories rarely fail because they lack machines. A modular factory is not a construction site under a roof. It is a production system. The easiest ways to struggle are surprisingly predictable (also, I've tried them all): ⚠️ Start production before the product design is mature. Repeating mistakes at scale is expensive. ⚠️ Accept constant late design changes. Factories rely on stability, planning, and flow. Endless redesign destroys throughput and drives cost. ⚠️ Build for every possible customer. Without a clear market fit and repeatable customer need, standardization becomes impossible. Factories end up building outside their scope, increasing cost and complexity. ⚠️ Invest in equipment before understanding process. Machines do not solve weak planning, poor logistics, or unclear interfaces. Automation also introduces new requirements: manufacturing engineers, software expertise, and maintenance capability. ⚠️ Confuse utilization with efficiency. Keeping everyone busy is not the same as creating flow. Many modular factories carry more people than the process actually requires. ⚠️ Separate manufacturing from customer need. Industrialized construction only works when production logic and market demand fit together. A high-quality pipeline is crucial, a high-quality backlog is not only desirable, it is bankable. 60 Bowden Street tells two stories at once. On one side, the heritage brick towers and Danforth Avenue façade of the former Danforth Baptist Church remain intact, preserving a neighbourhood landmark that has stood since 1931. On the other, an eight-storey mass timber addition is rising over the retained church basement, with exterior cladding now being installed over mineral wool insulation and a SIGA Majvest air barrier system. Recent site photos show the wall assembly coming together: sheathing, continuous insulation, and the first porcelain panels going up over the rainscreen. Inside, the CLT ceilings and glulam columns are exposed and ready, with steel stud framing and drywall staged for partition build-out and MEP rough-in. Once complete, the building will deliver 50 affordable studio and one-bedroom homes for at-risk seniors, operated by WoodGreen Community Services. The program also includes a commercial kitchen, community food bank, landscaped courtyard, and dedicated worship space for the Danforth Baptist Church congregation. After years of working across #design, #preconstruction, #construction, #BIM, and #digital project delivery, one thing has become clear to me: The next phase of BIM will not be defined by who can produce the most detailed model. It will be defined by who can structure, govern, preserve, and activate project information across the full asset lifecycle. #AI will not create meaningful value in the built environment unless it has access to clean, classified, traceable, and reusable data. Without that foundation, AI remains a powerful engine without reliable fuel. BIM, at its highest potential, is the information infrastructure that connects design intent, construction knowledge, operational feedback, organizational IP, and future decision-making. This is where I believe the industry is heading: from model production to knowledge activation. Precast is one of the most misunderstood tools in housing. Some people treat concrete like the answer to everything. Others assume wood is always cheaper and faster. Reality is more nuanced. The smartest projects use hybrid systems. And that’s where precast becomes incredibly powerful. Precast makes the most sense when you need: • repeatability • speed at scale • structural durability • fire/acoustic performance • reduced on-site labour • winter construction resilience • long-span or multi-storey capability That’s why you increasingly see it used for: • podiums under modular wood buildings • stairs and elevator cores • balconies • parking structures • corridor systems • structural walls • affordable mid-rise housing • student housing • seniors housing The key insight: Concrete is not always the cheapest material. But it can become the cheapest SYSTEM. Especially when: • labour is constrained • weather delays matter • projects repeat • approvals are standardized • installation speed affects financing costs • durability lowers lifecycle costs In many hybrid prefab builds, precast solves the parts of construction that are hardest to standardize on-site. And when paired properly with: • panelized systems • volumetric modular • light-gauge steel • mass timber • prefabricated MEP racks …it can dramatically compress schedules. The industry keeps arguing: “Wood vs concrete.” That’s the wrong question. The future is system orchestration. Using the right material in the right place for the right outcome. A lot of people underestimate how far a group can go when everyone moves with the same purpose. Talent matters. Skill matters. But alignment is what creates momentum. The strongest teams are not built on everyone being identical. They are built on people bringing different strengths together and moving in the same direction. One person fills the gaps of another. One person’s energy lifts the whole group. That is why teamwork creates results that are difficult to achieve alone. You learn faster. You recover faster. You stay motivated longer. And during difficult moments, the right team keeps you moving when your own motivation starts fading. Real teamwork is not about competition inside the group. It is about trust, support, and knowing that everyone benefits when the whole team improves. People achieve more when they stop trying to win alone. 🤝 The right team can turn individual effort into unstoppable momentum. 🚀

Prefab will not scale in Canada through factories alone. But let’s be clear: Canada absolutely needs more manufacturers. More modular capacity. More panelized capacity. More prefab components. More regional production. The mistake is thinking manufacturing capacity, by itself, solves the housing delivery problem. It doesn’t. If the system around those factories is not ready, they will be underused, underfinanced, or trapped in one-off projects. Canada needs a complete industrialized housing delivery system. Eight things have to come together: 1. Predictable demand Manufacturers need visible pipeline: public land programs, municipal portfolios, repeatable housing templates, and multi-site procurement. Factories do not expand for “maybe.” They expand for committed demand. 2. Offsite production finance Traditional construction financing was built around “work in place.” Prefab creates value in a factory before it is attached to the land. That requires production finance, not just construction finance. 3. Standardized approvals Every project cannot be treated like a new experiment. Canada needs pre-reviewed assemblies, repeatable code pathways, manufacturer QA documentation, and warranty/insurance clarity. If every building department, lender, and insurer has to relearn prefab from scratch, speed dies. 4. System procurement Prefab should not be bought like a commodity. It works when buyers procure the full delivery system: design, engineering, manufacturing, logistics, installation, warranty, commissioning, and operations. Procure it like infrastructure. 5. Hybrid coordination Hybrid is probably Canada’s real path. Panelized systems, volumetric modular, precast, mass timber, conventional cores, prefab MEP, site-built foundations, and high-performance envelopes can work together. But without BIM coordination, design freeze, factory/site scheduling, transport planning, crane strategy, inspections, and strong owner’s rep control, hybrid becomes chaos with better branding. 6. Manufacturer assurance Everyone asks how we protect the developer or lender if the manufacturer fails. Fair. But who protects the manufacturer? They are being asked to reserve factory space, buy materials, engineer drawings, carry labour, and start production before projects are fully funded in the old lender sense. If manufacturers carry too much risk, they raise prices, slow down, or refuse the work. 7. Skills and installation capacity Prefab does not eliminate the labour problem. It changes it. Canada still needs trained people for factory production, transport, site prep, craning, setting, MEP tie-ins, inspections, commissioning, warranty, and operations handoff. 8. Smart operations after occupancy Affordable housing cannot just be cheaper to build. It has to be cheaper and better to operate. The real win is not: “We built it faster.” The real win is: “We built a repeatable housing asset that performs better for 25+ years.” Canada keeps treating prefab as a construction choice. It is not. It is a full-stack delivery model. The countries making progress are building manufacturing capacity and redesigning the system around speed: finance, procurement, approvals, quality assurance, skills, logistics, installation, and operations.
