Facade Renovation Begins at The Kendall School

We love building for great clients who do great things, and The Kendall School is no exception.

A Whole New Look

The Kendall School is a private school specializing in clients with autism. They serve clients up and down the Central Valley via multiple locations.

Their Modesto facility, located on 14th Street, is Trinity Renovation’s most recent commercial project start.

The scope of work includes demolition of the existing front facade, framing, roof patch, stucco, painting of the entire building, ADA upgrades and extensive landscaping. The capable team over at L Street Architects did a fantastic job of generating a cost-effective design for this project.

Trinity Renovation Begins the Davis Porch Addition

Modesto’s College Area is rich with classic homes in the craftsman and ranch styles, along with extraordinary trees forming a canopy above as you drive down the wide avenues. Such neighborhoods are a pleasure to work in, and the Davis home is a great example.

A Project with High Value

The Davis Porch Addition is a fairly simple add-on to the existing entry way of the home. The scope of work includes demolition, framing, roof patch, concrete and painting. This project, although small in scope, will greatly impact the street view of the home and provide guests with a better transition from exterior to interior space.

Project Complete – Clutch & Brake Water Damage Restoration

A back in February we encountered this rather odd water loss: a 2nd floor flood that actually stayed on the 2nd floor.

Turns out a plastic vapor barrier under the flooring of the 1st floor was to blame.

The Result

After a few months of work the Clutch & Break offices in Stockton are completely restored and better than ever.

Trinity Renovation Begins Golden Bear Physical Therapy Oakdale

There’s nothing quite as satisfying as watching clients grow their businesses year after year. A great example of this is Golden Bear Physical Therapy.

Expanding in 2012

Golden Bear Physcal Therapy, a Modesto-based company helping people recover from injuries and medical procedures, is opening it’s 4th and 5th locations in 2012. These new offices in Oakdale and Patterson will allow GBPT to better serve existing customers and also acquire new customers from adjacent medical practices.

Trinity Renovation first partnered with GBPT in early 2011 at their new Turlock location. We’re pleased to be partnering again, this time in Oakdale, CA.

The scope of this project includes demolition, framing, ceiling replacement, flooring, painting, electrical modification and much more. In order to meet the expedited timeline, Trinity Renovation worked directly with the design team to formulate the plans and secure the building permit.

Trinity Renovation Begins Papa John’s Pizza TI

Last week Trinity Renovation commenced work on the first of three Modesto-area Papa John’s restaurants.

The Retail Race

Modesto’s first Papa John’s pizza is located at 1320 Standiford Avenue Suite 13 and has a tentative opening date of July 1.

Like all retail projects, this job will be fast-tracked through construction. The name of the game in retail is speed, simply because the sooner the space opens, the sooner the tenant begins making a return on their investment.

Trinity Renovation uses an assortment of tools to expedite the project, from design coordination, to permit administration as well as extended working hours as needed.

National Association of Realtors Comments on Kitchen Remodels

While reading up on remodeling trends, we came across this article from the National Association of Realtors.

In their 2010-2011 Cost vs. Value report, they cite the minor kitchen remodel as the number 4 most cost-effective home improvement. Allow us to share an excerpt:

Project 4: Kitchen Remodel (Minor)

Cost $21,695
Resale value $15,790
Cost recouped 72.8%
(National averages)

What this project entails: In a functional but dated 200-square-foot kitchen with 30 linear feet of cabinetry and countertops, leave cabinet boxes in place but replace the fronts with new raised-panel wood doors and drawers, including new hardware. Replace the wall oven and cooktop with new energy-efficient models. Replace laminate countertops; install a mid-priced sink and faucet. Repaint the trim, add wall covering, and remove and replace resilient flooring.

“Too often, home owners overimprove their kitchen,” says Adam Bosworth, a sales associate at Peggy Parker Real Estate LLC in Norwich, N.Y. “That’s not cost-effective unless they’ll stay in the house a long time.”

To save a good chunk of money on a kitchen remodel, keep your existing electrical wiring and plumbing in place, Bosworth says.

Another idea: Considering painting your cabinets instead of buying new ones, advises Jude Herr, broker-owner of Boulder Area Realty in Boulder, Colo…

Rio Vista Remodel Update

The Rio Vista remodel is coming along since it’s start in February.

Custom Jobs Mean Challenging Lead Times

The more challenging aspect of custom remodels is the time it takes to procure materials. Many decisions can’t be made until demolition is complete, so there’s an inherent ”waiting for materials” phase of many project elements.

Here’s what we’ve done to date:

Re-glazed the mater shower and installed a new faucet, mixing valve, shower head and shower door.
Removed the hall bath tub and replaced with a new fiberglass shower pan and acrylic enclosure.
Demolished the kitchen counter tops measured for new solid-surface counters.
Re-framed the kitchen window.
Installed new custom cabinet extension and counter top sub top.
Re-framed for pocket door.
Roughed-in electrical for new lighting and switches in family room.
Installed new water heater and re-circulation pump.
