      <title>Ahwatukee AZ Real Estate Housing Market Report - July 2023</title>
      <description>Here is the most recent Ahwatukee AZ Real Estate Housing Market Report for July 2023: The average sales price of homes in Ahwatukee had been on a downward trend the last 3 months. After increasing last month, the price per square foot of Ahwatukee homes remained the same this month as last month at $288/sf for July. This is the 8th month out of the last 11 that the price per square foot has remained the same or has decreased. After decreasing 4 months in a row, the Ahwatukee days on market increased this month, going from 34 DOM in June to 56 DOM this month. There still should be demand for homes in Ahwatukee throughout the summer as we head into the slower part of the Arizona housing market.

      <description>Here is the most recent Tempe AZ Real Estate Housing Market Report for July 2023: After decreasing last month, the average sales price of Tempe homes saw a significant increase this month, going from $556,250 in June to $610,289 in July. After slightly decreasing last month, the average sold price per square foot of Tempe homes jumped up this month, going from $297/sf in June to $317/sf in July. After Tempe days on market increased last month, the DOM has decreased this month, going from 52 DOM in June to 49 DOM in July. Homes in Tempe are still selling reasonably fast, and sales should be a little slow through this summer, which is typically the time of the year when the Arizona housing market starts to slow as families settle in for the school year.

      <description>Here is the most recent Phoenix AZ Real Estate Housing Market Report for July 2023: The average sales price of Phoenix homes has increased after decreasing last month, going from $578,956 in June to $604,959 in July. The average sold price per square foot of Phoenix homes increased for the 6th straight month after decreasing for 9 months in a row. The average sold price per square foot of Phoenix homes has gone from $274/sf in January to $298/sf in July. After increasing for 9 straight months, the Phoenix days on market has now decreased for the 5th month in a row. The days on market went from 81 DOM in February down to 46 DOM in July.  Homes in Phoenix are still selling fast, but slower than the frenzied activity we saw in 2021 and the first half of 2022.

The average sales price per square foot of Mesa homes, however, increased after decreasing last month. The price per square foot of Mesa homes went from $263/sf in June back up to $268/sf in July. The average sales price per square foot of homes in Mesa has increased or remained the same in 5 out of the last 7 months, but is still lower than the same time last year by $13/sf. After increasing in March, the days on market for Mesa has decreased the last 4 months, going from 75 DOM in March to 45 DOM this month. Days on market for Mesa is relatively low compared to a more balanced housing market, but higher than it has been in the last 3 years for this time of year.

      <title>Gilbert AZ Real Estate Housing Market Report - July 2023</title>
      <description>Here is the most recent Gilbert AZ Real Estate Housing Market Report for July 2023: The average sales price of Gilbert homes increased for the second straight month, going from $631,161 in May to $660,281 in July. The average sold price per square foot increased after barely decreasing last month. The sold price per square foot increased from $274/sf in June to $279/sf this month. The overall trend has been downward since July of 2022. The average sold price per square foot this month is now less than it was in July of 2022 by -$25/sf. This is the 8th month in a row the sold price per square foot has been lower than the same month the previous year, and that had not happened prior to that since before 2020. Gilbert days on market has now decreased for 5 months in a row, going from 87 DOM in February to 39 DOM in July. The Gilbert DOM is lower than it was in July of 2019 and just barely higher than in July of 2020. Homes in Gilbert Arizona are still selling, but not quite at the frenzied pace they were in 2021 and midway through 2022.Things should start to slow a little in Gilbert now that we are nearing the end of summer and kids will be heading back to school in August. Plus, the increase in mortgage interest rates will continue to keep Gilbert homeowners from listing their homes.

      <description>Here is the most recent Chandler AZ Real Estate Housing Market Report for July 2023: The average sales price of Chandler homes increased quite a bit this month after decreasing last month, going from $608,524 in June to $632,009 in July. After decreasing last month, the average sales price per square foot of Chandler homes increased this month. The average sales price increased from $288/sf in June to $291/sf in July. This price is lower than the price per square foot of Chandler homes in July of 2022, by just $8/sf. The Chandler days on market has decreased for the 5th month in a row, going from 76 DOM in February to 36 DOM in July. The DOM has been reduced by half in just 4 months, and homes in Chandler are selling almost as fast as this time last year.This is the last month that typically signifies the peak of the housing season, so we should see a slowdown next month.

This is the 7th month out of the last 10 that there has been a decrease in the average price per square foot of Ahwatukee homes. After increasing 7 months in a row, the Ahwatukee days on market dropped for the 4th straight month, going from 83 DOM in February to 34 DOM this month. There still should be demand for homes in Ahwatukee throughout the spring during the Arizona housing market busy season.

Homes in Tempe are still selling reasonably fast, and sales should pick up through the spring, which is typically the time of the year when the Arizona housing market picks up.

The average price of Scottsdale homes per square foot has also increased for the 3rd straight month, going from $436/sf in March to $457/sf in June. The average sold price per square foot in Scottsdale has increased in 4 out of the last 5 months. After decreasing two months in a row, Scottsdale days on market has increased this month, going from 66 DOM in May to 69 DOM this month. Inventory remains low, reducing the number of homes sold.

The average sold price per square foot of Phoenix homes increased for the 5th straight month after decreasing for 9 months in a row. The average sold price per square foot of Phoenix homes has gone from $274/sf in January to $295/sf in June. After increasing for 9 straight months, the Phoenix days on market has now decreased for the 4th month in a row. The days on market went from 81 DOM in February down to 49 DOM in June.  Homes in Phoenix are still selling fast, but slower than the frenzied activity we saw in 2021 and the first half of 2022.

The average sales price per square foot of homes in Mesa has increased or remained the same in 4 out of the last 6 months, but lower than the same time last year by $28/sf. After increasing in March, the days on market for Mesa has decreased the last 3 months, going from 75 DOM in March to 54 DOM this month. Days on market for Mesa is relatively low compared to a more balanced housing market, but higher than it has been in the last 5 years for this time of year.

      <description>Here is the most recent Gilbert AZ Real Estate Housing Market Report for June 2023: The average sales price of Gilbert homes increased this month after decreasing last month, going from $631,161 in May to $650,339 this month. The average sold price per square foot barely decreased this month even though the average sales price increased. The sold price per square foot decreased from $275/sf in May to $274/sf in June. The overall trend has been downward since July of 2022. The average sold price per square foot this month is now less than it was in June of 2022 by -$36/sf. This is the 7th month in a row the sold price per square foot has been lower than the same month the previous year, and that had not happened prior to that since before 2020. Gilbert days on market has now decreased for 4 months in a row, going from 87 DOM in February to 44 DOM in June. The Gilbert DOM is now very close to where it was in June of 2019 and 2020. Homes in Gilbert Arizona are still selling, but not quite at the frenzied pace they were in 2021 and midway through 2022.Things should be picking up in Arizona now that it is springtime, but the increase in mortgage interest rates are keeping Gilbert homeowners from listing their homes.

After increasing for two months in a row, the average sales price per square foot of Chandler homes decreased this month. The average sales price decreased from $293/sf in May to $288/sf in June. This price is lower than the price per square foot of Chandler homes in June of 2022, by $23/sf. The days on market has decreased for the fourth month in a row, going from 76 DOM in February to 37 DOM for June. The DOM has been reduced by half in just 4 months, and homes in Chandler are selling almost as fast as this time last year.This is the time of year that typically signifies the peak of the housing season.

      <description>Here is the most recent Ahwatukee AZ Real Estate Housing Market Report for May 2023: After reaching an all-time high of $701,303 in May of 2022, the average sales price of homes in Ahwatukee had fluctuated up and down but has been on a downward trend. The average sales price of Ahwatukee homes decreased for the second straight month going from $632,798 in March to $608,666 in May. This is the 7th month out of the last 10 that there has been a decrease in the average price per square foot of Ahwatukee homes. After increasing 7 months in a row, the Ahwatukee days on market dropped for the 3rd straight month, going from 83 DOM in February to 51 DOM this month. There still should be demand for homes in Ahwatukee throughout the spring during the Arizona housing market busy season.

After decreasing the last two months the average sold price per square foot of Tempe homes has increased this month, going from $282/sf in April to $300/sf in May. After Tempe days on market increased 8 months in a row, Tempe DOM has now decreased 3 months in a row, going from 79 DOM in February to 43 DOM in May. Homes in Tempe are still selling reasonably fast, and sales should pick up through the spring, which is typically the time of the year when the Arizona housing market picks up.

Inventory remains low, reducing the number of homes sold.

The average sold price per square foot of Phoenix homes has gone from $274/sf in January to $293/sf in May. After increasing for 9 straight months, the Phoenix days on market has now decreased for the 3rd month in a row. The days on market went from 81 DOM in February down to 58 DOM in May.  Homes in Phoenix are still selling, but at a slower pace than the previous 4 years of frenzied activity.

The average sales price per square foot of homes in Mesa has increased or remained the same in 4 out of the last 5 months. After increasing in March, the days on market for Mesa has decreased the last 2 months, going from 75 DOM in March to 65 DOM this month. Days on market for Mesa is relatively low compared to a more balanced housing market, but higher than it has been in the last 5 years for the spring.

      <title>Gilbert AZ Real Estate Housing Market Report - May 2023</title>
      <description>Here is the most recent Gilbert AZ Real Estate Housing Market Report for May 2023: The average sales price of Gilbert homes has decreased this month after increasing the last two months, going from $648,835 in April to $631,196 this month. The average sold price per square foot increased this month even though the average sales price decreased. The sold price per square foot increased from $271/sf in April to $275/sf in May. The overall trend has been downward since July of 2022. The average sold price per square foot this month is now less than it was in May of 2022 by -$30/sf. This is the 6th month in a row the sold price per square foot has been lower than the same month the previous year, and that had not happened prior to that since before 2020. Gilbert days on market has now decreased for 3 months in a row, going from 87 DOM in February to 59 DOM in May. The Gilbert DOM is almost exactly 3 times as high as it was in May of 2022. Homes in Gilbert Arizona are still selling, but not quite at the frenzied pace they were in 2021 and midway through 2022.Things should be picking up in Arizona now that it is springtime, but the increase in mortgage interest rates are keeping Gilbert homeowners from listing their homes.

      <title>Chandler AZ Real Estate Housing Market Report - May 2023</title>
      <description>Here is the most recent Chandler AZ Real Estate Housing Market Report for May 2023: The average sales price of Chandler homes increased for the second straight month, after decreasing in March, going from $599,307 in March to $648,212 this month. After remaining the same in February and March, the average sales price per square foot of Chandler homes has also increased for the second straight month. The average sales price increased from $278/sf in March to $293/sf in May. This price is lower than the price per square foot of Chandler homes in May of 2022, by $22/sf. The days on market has decreased for the third month in a row, going from 76 DOM in February to 58 DOM for May. Homes in Chandler are still selling, but they have certainly slowed down over the last year.This is the time of season where the housing market starts to pick up throughout the spring.

      <description>Here is the most recent Ahwatukee AZ Real Estate Housing Market Report for April 2023: After reaching an all-time high of $701,303 in May, the average sales price of homes in Ahwatukee had fluctuated up and down but has been on a downward trend. The average sales price of Ahwatukee homes decreased from $632,798 in March to $621,951 in April. This is the highest it has been since December of 2022. After increasing 7 months in a row, the Ahwatukee days on market dropped for the second straight month, going from 83 DOM in February to 54 DOM this month. There still should be demand for homes in Ahwatukee throughout the spring during the Arizona housing market busy season.

Homes in Tempe are still selling reasonably fast, and sales should pick up through the spring, which is typically the time of the year when the Arizona housing market picks up.

Inventory remains low, reducing the number of homes sold.

      <description>Here is the most recent Phoenix AZ Real Estate Housing Market Report for April 2023: The average sales price of Phoenix homes has increased for the 3rd straight month after decreasing for 3 months in a row, going from $522,613 in January to $567,787 in April. The average sold price per square foot of Phoenix homes also increased for the 3rd straight month after decreasing for 9 months in a row. The average sold price per square foot of Phoenix homes has gone from $274/sf in January to $288/sf in April. After increasing for 9 straight months, the Phoenix days on market decreased for the second month in a row. The days on market went from 81 DOM in February down to 62 DOM in April.  Homes in Phoenix are still selling, but at a slower pace than the previous 4 years of frenzied activity.
