2017 End of Year Market Report

Here is the year end market update from Truckee and N Tahoe real estate at the end of 2017. As we begin 2018, snow, or the lack thereof is on everyones mind. Low inventory is being found in just about every neighborhood and subdivision. Demand is actually ramp up again it seems after the holiday, and because of that and the positive signs that continue in the overall economy, prices are likely to keep climbing as we move in to the new year.

Truckee & Tahoe Real Estate Market Report – April 4, 2017

Here is a market update from Truckee and N Tahoe real estate at the end of the 1st Quarter. The market continues to be plagued with very low inventory. This is normally the time of year when things start to ramp up, but there is a lot of clean-up to do after the tumultuous winter. I have never seen the type of widespread damage to trees and limbs brought about by years of drought stress and severe ice from this January. As we move in to late spring, inventory should start to hit the market, but pent-up demand from buyers will see the good and well priced properties continuing to sell very quickly. As such, prices are likely to keep climbing in the short term.

Truckee & Tahoe Real Estate Market Report – March 1, 2017

Here is the synopsis from February from Truckee and N Tahoe real estate. The market is best describe up as “sparse”, with just not too much inventory for sale. There are only 29 properties available in Tahoe Donner. That’s from a pool of around 6000! This lack of inventory is certainly a by-product of our seasonal market and the copious amounts of snow we’ve received this winter. It’s hard to even see many homes from the street. If I were thinking of selling a home, I’d seriously consider doing it right now, even in the midst of all the snow on the ground. This spring, you’ll be competing, and right now you’re all alone.

Truckee Real Estate Market Report – February 20, 2017

The Truckee and N Lake Tahoe Real Estate market has cooled slightly over the first two weeks of February according to my data here, but the reason in my estimation is that buyers are having trouble finding what they are after. I have been showing plenty of homes in Truckee, Northstar and Squaw Valley, and when inventory starts to open up later this spring, there will be a lot of pent-up demand. For instance, there is only one home for sale in Glenshire under $1,349,000, as the other properties are all gated and on acreage. There are only 2 homes in Prosser Lakeview Estates for sale too, and both of those areas are predominantly “primary” areas for locals.

Truckee Real Estate Inventory Update – February 8, 2017

A lot of folks ask me when is the best time to buy or sell a home in Truckee or N Lake Tahoe. New homes are always coming on the market, but the late spring and summer months always see the biggest peak in inventory. So, if you’re a buyer, there’s more to choose from in the 2nd and 3rd quarter. But demand is also generally high. The fact that there’s more inventory is obvious to everyone at that point, and there can be real pent-up demand from buyers creating competition. If you’re a seller, it’s similar. You’ll be competing with many more sellers for those same buyers, so it can be harder to get your asking price and/or multiple offers in the “high season”.

Tahoe Donner Real Estate Street Map

Tahoe Donner is Truckee’s largest 2nd home subdivision. In-fact, around 75% of the homes in Tahoe Donner are not full-time residences. Did you know that Tahoe Donner is the largest planned unit development ever in the United States? It is. Around 6400 homes sites were on the original plans, and I can vaguely remember when some of it was still dirt road and it was vastly un-inhabited. For almost 20 years now, I have specialized in Tahoe Donner real estate, and it is where the many of the 2nd homeowners I meet ultimately settle in to.
